This month, take a look around your community and see what you can do to make a difference in your environment. You can volunteer to clean up a park or plan a community outing to clean up the beach. Here are a few things you can do to continue to “Live Green.” Energy Savings – Change out light bulbs from incandescent bulbs to energy saving LED bulbs. Recycle or dispose of batteries and chemicals properly - hazardous waste cannot be placed in the trash or recycling bins. Upcoming Events

Lincoln Celebrates Friendship Month

Over the last year and a half, we have learned new ways to connect and even tapped into some old ways to keep our friendships strong. In celebration of #NationalFriendshipDay on August 1st, Lincoln is celebrating Friendship Month for all of August. Here are some tips to help you keep in touch:

• Reach out to old friends from school, your neighborhood,

or friends you met at a previous duty station. Reconnecting and reminiscing could bring some much needed laughter and good vibes during a tough time.

• Build new memories and meet new friends by joining one of

Lincoln’s upcoming events. These events will allow you to connect with other military families. In August, Lincoln will be hosting Spouse Mixer, A 20 Year Celebration, and Social Media Giveaways.

• Zoom and other video conferencing platforms are a great way

to have facetime with people you’re missing. If you’re finding video calls exhausting, Facebook and Netflix now have Watch Parties to allow people to watch videos together.

• Mail cards to let your friends know you are thinking of them. This is a great way to send a long distance hug.

• Call your friends and check on them. Friendships add support and comfort during tough times, your friends might need a friendly voice to cheer them up.

• It’s PCS season, plan a BBQ for you and your new neighbors.

It’s a great way for you to get to welcome the new families on the block.

Resident Reminders Community Centers All Community Centers are exclusively for the use of residents of Lewis-McChord Communities. Any resident in good standing (i.e. no balance owing) of any community may reserve any Community Center for personal social events. Reservations and security depost is required. Restrictions may apply. A Community Center may be reserved for military functions such as FRG meetings, unit picnics, etc. on any available Mon-Thurs. Military functions will not be scheduled Fri-Sun. A LMH resident is responsible to complete the Community Center form and submit a security/cleaning deposit at the time the reservation is made. Please visit your District Office for more information.

Moving Out When it’s time to move out, we have a few simple requirements: 1. You must visit your District Office to complete a Notice to Vacate. At that time a pre-inspection appointment will be made. The date and time of your final inspection will also be scheduled at this time. 2. You must provide us with a valid forwarding address. 3. As required by your lease, you must leave your home in the same clean, undamaged and ready-to–rent condition as when you moved in. Ordinary wear and tear will be taken into account. Ordinary wear and tear would include such things as traffic wear across the carpet, but not damage such as burns or stains. When you vacate your home, any personal property left behind will be considered abandoned and may be disposed of without liability to us, subject to applicable laws. Any incurred costs for cleaning, repairs, trash removal or items left behind after move out will be the responsibility of the vacating resident.

Late Fee’s Resumed July 1, 2021 As a reminder, if you do not pay your rent when it is due, we will assess late fees as follows: A late fee of 10% (or, if less, the maximum amount permitted by applicable law) of your monthly rent (or any portion thereof) not paid when due will be charged for the month rent is due with an additional $5.00 per day (or, if less, the maximum amount permitted by applicable law) until rent is received. Similarly, if your check or other form of payment is dishonored by your bank, we will assess an additional NSF fee of $40 per check. All other above mentioned fees apply as of the date rent was due.

Window Safety Window Safety - Here’s What You Can Do Window safety starts with you. There’s no substitute for adult supervision when children are near windows. Always supervise children when playing around windows. The number one preventative measure against window accidents is adult supervision. Here’s how you can protect your children from accidents involving windows. • Do not place anything a child can climb on underneath windows. This includes furniture like beds and sofas along with dressers, tables, and nightstands. • Teach children to play in areas away from windows. • Do not set up play areas underneath or near windows. • Remind caregivers and children that screens keep bugs out. They do not prevent children from falling. • Keep windows closed and locked when not in use. • Ask about window safety when your child visits other homes.

Seasonal Reminders Air Conditioning Requests

Personal Swimming Pools

Air Conditioner Standards - Be in the know Important information regarding Personal Swimming Pools before you install! Window mounted Air Conditioner Unit for first floor windows only. Window mounted Air Conditioner units above the first floor windows of your home are not allowed and no structural modifications are allowed to accommodate window AC units. Also, the following restrictions will apply: • Unit Size: 6,000 BTU maximum • Unit Weight: 46 pounds maximum • Power Requirements: 110 Volt, 5.6 Amp maximum. No 220 Volt units are permitted • Clear plexi-glass material or plywood material painted to match the color of the window frame must be used for all exposed areas of installation. • LMC will not be responsible for added electrical loading imposed by your equipment. (I.e. added utility costs on your Minol utility billing). • LMC will not be responsible for any damage to the window or structure, including but not limited to window warping, mounting hardware damage, condensation leakage, or residue from foams or tapes, charges may apply for these damages.

Wading pools are allowed without prior written approval. Wading pools are defined as being no more than 18 inches in height. They are temporary and seasonal and do not include ladders or pumps. For safety and health concerns, they must be emptied and put away daily. You may install an above ground pool in your fenced backyard. You are responsible for getting annual prior written approval from your District Manager. You will be required to fill out the necessary paperwork and pay all deposits associated with pool. You must display the Lewis McChord Communities Approved Pool sign in a visible street facing window any time the pool is set up. All requests must be made annually in writing and include the following: • A drawing that details the location of the pool. • Size, to include height and capacity of pool. • Approved fence request form, fence must be a 6ft privacy fence with self-latching gate. Fence must be approved and installed prior to submitting pool request. A refundable deposit of $100 will apply. This deposit is refundable at move out.

It’s time for back-to-school shopping. Shop sustainable! As you’re buying school supplies, remember to buy sustainably sourced products, such as recycled notebooks and paper, and eco-friendly pencils, pens and binders. Sustainable products have a minimum of packaging, can last and be reused through the years.

When cars are washed on paved surfaces, like a driveway or parking lot, the soap, automotive fluids, oil and roadway dirt that gets washed off goes to nearby storm drains. Instead, take your car to a commercial car wash where they’re better equipped for proper drainage. Because #PugetSoundStartsHere!

As an alternative, look into local “buy nothing” groups or thrift stores for supplies, school clothes and backpacks. Before you shop, take stock of what you already have around the house and sort through your supplies on-hand. Lewis-McChord Communities
