am so excited that Lexington Family Magazine has brought my idea for a Lexington Relocation Guide to life. ouisville may have the Kentucky Derby on the first Saturday in May, but the year-round heart of the horse industry beats in Central Kentucky. Champion horses, who reportedly thrive on the calcium-laden limestone in the Bluegrass, are bred here. After their racing days, those champions stand at stud at the area’s farms. The annual yearling horse sales at Keeneland draw international buyers who spend more than a quarter of a billion dollars on thoroughbreds. Consider these other numbers: 400+ horse farms; $3 billion economic impact; 40,000+ jobs; 320,000+ horses in the state (one for every 12 people); and No. 1 – for Keeneland Race Track, which has been ranked the top track in North America. Keeneland’s spring and fall meets draw the world’s best horses, trainers and jockeys. The track’s intimate, picturesque setting is a favorite among Bluebloods and railbirds alike.

Where We Live... Real Estate Market: Steady Growth

Home Ownership Is Sure Bet in Bluegrass

O

ne of the many comforts of Bluegrass living is the area’s stable, reliable real estate market. Lexington, the hub of Central Kentucky, has been all but immune to the boom/bust real estate swings that afflict other U.S. cities. Even when the nation’s real estate bubble burst a decade ago, home prices in Lexington remained steady. From 2005 to 2011, the median home sales price dropped a mere $2,500 to $150,000. This year, the median home price has climbed to $178,000, an 18.7% increase. (Please see the chart on this page). Many neighborhoods, particularly those inside New Circle Road and near the University of Kentucky or

downtown, have shown dramatic increases, as much as twice the rate of growth as the rest of the city. Chevy Chase, which sits just south of downtown and east of UK, boasts median home prices twice and three times as high as those in the rest of the city. Communities just outside Lexington if anything have grown even more impressively. Scott County, home of Toyota manufacturing plant, is the state’s fastest growing county, and Eastern Kentucky University and Berea College have helped drive growth in Madison County. A variety of forces converge to drive the Bluegrass real estate market, primarily a diversified economy that features three state universities and

six private colleges that bolster an educated work force. Horses make up the area’s signature industry, but healthcare is another economic engine. With five hospitals and a vibrant retirement living sector, Lexington is a medical hub for all of Central and Eastern Kentucky. The demographics of the area show nothing but growth with even more population expansion on the horizon. Good schools and safe neighborhoods attract families, and countless college students call Lexington home after graduation. All of which constitutes a recipe for a thriving real estate market – another signature calling card for the Bluegrass.

Bible Belt Culture

t’s only a slight exaggeration to say that there’s a church on every corner in this Bluegrass Bible Belt culture. In one poll, Lexington ranked 10th in the U.S. among Bible-minded cities. Area churches date back to original pioneer settlements, and today the most popular denomination is Baptist, followed by Catholics and an array of Protestant denominations. The area is also home to its share of megachurches, including the state’s second largest – Southland Christian. Two Temples serve Lexington’s Jewish population, and the area is also home to Mormons, Muslims, Buddhists and Hindus. 17

Is the Grass Really Blue?

Kentucky is not named “The Bluegrass State” only because of the music that is rooted in Appalachian tradition. Bluegrass is the common name of poa pratensis, a smooth meadow grass found all over the United States. But Kentucky bluegrass looks as green as any other grass. That’s because the leaves of bluegrass aren’t blue at all. The blue-purple seed-heads of bluegrass are only visible when the grass is allowed to grow to its natural height, about two feet tall. When European settlers arrived to what is modern-day Kentucky, the tall unshorn grass would have been a visage of beautiful blue.

ikers and climbers from all over the country make the trek to Central Kentucky to experience Red River Gorge. This canyon system, most of which sits in the Daniel Boone National Forest just east of Lexington, is known for its sandstone cliffs, rock shelters, waterfalls and natural bridges. Throughout the Gorge, climbers find traditional and sport climbing routes, and more than 60 miles of hiking trails ranging from beginner to advanced difficulty. Visitors can backpack and camp in the Gorge itself or check out the many nearby campgrounds. The nearby Natural Bridge State Park features the area’s largest sandstone arch, which spans 78 feet and is 65 feet high.

Street art found a niche in Lexington in 2010 with PRHBTN, an annual celebration of art forms often criminalized in the mainstream. Huge murals grace the sides of buildings from a 60-foot tall multicolored portrait of Abraham Lincoln to vibrant blue horses leaping across a garage. Kentucky: A County Kind of Place

D

on’t be surprised if you ask a Kentuckian where he’s from and the answer is not a city or town. Instead, a typical Kentuckian will name his county of origin. “Hi, I’m from Owsley County.” Don’t worry. Odds are, you won’t have heard of the county nor know where it is. After all, when it comes to counties, the Commonwealth has 120 of them. Only Texas, Georgia and Virginia have more. Even with school consolidation, the preponderance of counties also results in small school districts outside of the Louisville and Lexington areas. Many of these small counties have more than one school district, so you wind up with Paris Independent Schools and its high school of 203 students. County pride manifests itself in many ways, but none more visibly than the Sweet 16 basketball tournament. The high school basketball playoffs culminate in the Sweet 16, played every year in Rupp Arena. If the team from Owsley or Menifee or Greenup county advances to the Sweet 16, expect a parade of school buses with cheering students and fans from said county to roll into Lexington for the Big Dance. One more thing. If you meet a Kentuckian whose roots date to the Revolutionary War, he’s likely to know this piece of trivia. Name the Kentucky counties with the same name as a former U.S. president.
