Important Repairs to Make Before Listing a House
There are some important repairs to make before selling a house, so don’t be in too much of a hurry to get your home listed. Selling your home might feel like a rush to the finish line. The market is hot right now, you think—so you should hurry up while you can still get a good price. Or perhaps your dream home was just listed, but you can’t move in until your current place sells... so you should expedite this, right?
The problem is, if you move too fast, buyers see right through the fact that you skipped important home renovations. And this, my friends, might end up costing you time and money. Lots of both, in fact.
So take the time to sell your home right. These six important repairs to make before selling a house will make your home sell faster and for more cash. And some of them aren’t even very much work.
Spruce up the grounds
This is one of the easiest—and cheapest—tricks in the book: Good landscaping can add up to 28% to overall home value. Why pass up free money?
“ When it comes to houses, they are often read by their cover,” says Helaine Newman, a Realtor in Fairfax, VA. “ Homeowners should make sure their home is nicely landscaped so buyers want to come in.”
Hire a landscaper to give your front yard the once-over, or just clean up the details yourself (e.g., edge the lawn, plant flowers), and update the outdoor furniture on the front porch to give the space a fresh, “buy me now” appeal.
But if you don’t have time for a full overhaul of your front yard, small changes can still have big impact.
“At least replace your welcome mat with a new one and paint or restain your front door,” says Kary J. Bartmasser, a Realtor and broker in Beverly Hills, CA.
Love the hardwood
Still rocking that old-school carpeting? Get rid of it, like, yesterday.
“One of the biggest turnoffs for buyers is dirty old carpet,” says Newman. “ To get the best price possible, it is worthwhile to invest in wood floors.”
Right now, carpeting isn’t just an aesthetic choice—it’s a choice that can actively turn away buyers who can’t see beyond it. Instead of noticing what a wonderful, light-filled living room you have, they can think only about just how much money it will cost to get rid of that nasty old carpet. Do it yourself and save them the trouble. What you have underneath might be far more presentable, with a bit of cleaning and refurbishing. If it isn’t, a new floor is a worthwhile investment.
Decided to keep your carpet? At the very least, make sure to clean it thoroughly before buyers come trekking through your home.
Fix windows and doors
So you’re selling an older home, complete with creaking windows and doors that don’t open and close easily after years of use. Maybe you’re hoping buyers will overlook the problems in favor of “charm.” Think again.
“ You’d be surprised how many people list their property thinking no one will notice that the windows and doors are not opening and closing because they look pretty,” says Lori Aronsohn, a Realtor in Los Angeles. “ When the showings start, believe me, potential buyers are going to open and close windows and doors and learn that something is awry.”
You’re not just irritating buyers by refusing to fix broken windows and doors. Ignoring basic repair work might actually cast a pall on your entire home.
“ Buyers will suspect that other hidden items in the house haven’t been kept up either,” Aronsohn says.
Paint (and wash!) walls
If any of your rooms are doused in a dark shade, such as eggplant or emerald, cover it up with a coat of light or neutral paint. Buyers find it easier to picture themselves living in a home with neutral walls—plus, they’ll make your home seem larger, cleaner, and far more appealing.
If you still can’t bring yourself to paint over the hues you’ve so carefully selected, consider this: After living in a home for a few years you may become a bit blind to how your walls are showing to newcomers.
“ Peeling paint, fingerprints, and dings seem to go unnoticed in a lived-in home,” Bartmasser says. “ Fresh paint on the walls in a neutral color is always best, but if your budget does not permit that, washing the walls and doors goes a long way.”
Clean the cabinets
If you’ve never sold a house before, you might be surprised by how bold buyers are. Digging through your drawers? Peeking inside your cabinets? How dare they! But buyers are expected to be little investigators—so be prepared before they start sleuthing.
Buyers “should be able to see how much storage is available rather than the clutter you might have there,” says Will Johnson, a Realtor with the Sell and Stage Team in Hendersonville, TN.
Also, check for any loose drawers, hardware, or shelving so buyers don’t wonder what else might be amiss. And hide those strange or semi-incriminating items that aren’t at all meant for public display.
Update the lighting
Before putting your home on the market, bring in a second set of eyes (your Realtor or stager is perfect for this) to look over your lighting. Is it dated? Does it serve the space poorly?
“Lighting is similar to clothing or hairstyles,” says Karen Gray Plaisted, stager and owner of Design Solutions KGP in Warwick, NY. “They can go out of fashion and make a beautiful home look dated. Finding relatively inexpensive light fixtures can make a big impact and be well worth the investment.”

The mission at Stepping Stones is to connect horses and people regardless of circumstance and wealth with low-cost riding lessons and horse experiences. They are located in the beautiful Santa Rosa Valley Equestrian Park, giving riders access to excellent facilities with direct access to miles of trails.

In today’s digital age, many of us feel more connected than ever before. However, the quality of these connections can sometimes leave much to be desired—especially when it comes to our emotional and mental well-being. While social media may create an illusion of closeness, it is face-to-face relationships that are essential for fostering long-lasting health and emotional resilience. As a licensed marriage and family therapist, I’ve seen firsthand how meaningful connections are crucial to reducing stress, promoting longevity and enhancing life satisfaction. Now, more than ever, we must recognize the healing power of relationships.
THE POWER OF RELATIONSHIPS
Studies consistently show that individuals with strong social support networks experience lower rates of anxiety, depression and
emotional distress. Caring, trusted relationships help us navigate life’s challenges by providing emotional comfort and reassurance, especially during grief, trauma or loss. Conversely, loneliness and social isolation significantly increase the risk of mental health issues, such as depression and cognitive decline. It’s not just about the presence of others; it’s the emotional quality of those interactions that fosters mental wellness.
STRESS REDUCTION THROUGH CONNECTION
One of the most immediate benefits of social connectedness is stress reduction. When we experience stress, our body activates its “fight-or-flight” response, releasing cortisol. However, the presence of emotionally supportive relationships triggers the release
of oxytocin, a hormone that reduces cortisol levels and promotes feelings of calm, trust and safety. In therapy, we emphasize “co-regulation”—the ability to share emotional states with others, which helps regulate our own feelings and physiological responses. This explains why spending time with a trusted loved one can feel so soothing after a challenging day.
SOCIAL CONNECTEDNESS AND LONGEVITY
The benefits of social connectedness go beyond mental health—they are also linked to physical health and longevity. Research shows that people with strong social ties live longer, healthier lives. Social engagement encourages healthier behaviors, adherence to medical treatments and motivation for physical activity. For older adults, chronic loneliness is a major risk factor for cardiovascular disease, depression, anxiety and dementia. Cultivating meaningful relationships is one of the most protective factors against physical and mental health decline.
QUANTITY VS. QUALITY OF CONNECTIONS
It is crucial to recognize that the value of relationships lies in their quality, not their quantity. Many people find themselves with large social circles but still feel emotionally disconnected. Research suggests that having a few close, trusted relationships—whether with family, friends or a supportive partner—is far more beneficial than maintaining many acquaintances. These deeper connections offer emotional security, foster vulnerability and provide a sense of belonging that builds resilience in facing life’s challenges.
FOSTERING SOCIAL CONNECTEDNESS
As a therapist, I work with clients to help them build and nurture authentic, supportive social networks. One of the first steps is prioritizing face-to-face interactions. Sharing time and space with others deepens emotional bonds, whether through a shared meal, a walk together or meaningful conversation. Authenticity is key—being vulnerable and sharing both successes and struggles with others strengthens trust and emotional intimacy.
In addition to prioritizing close relationships, we must also be proactive in seeking out opportunities for social engagement. Reaching out to a friend, joining a community group or volunteering are all ways to reinforce your social connections. Small, consistent efforts to engage with others can go a long way in fostering emotional resilience and enhancing overall well-being.

Family, friends and community members gathered to commemorate the founding of the Mark and Jacob Foster Care Ministry at the Westlake Yacht Club on October 20.
Established to honor Mark Iskander, 11, and Jacob Iskander, 8, who were struck and killed by a vehicle while they crossed the street with their parents and siblings in Westlake Village on September 29, 2020, the foundation will provide support to underserved children.
The Iskander family aims to honor the boys’ lives through the foundation, turning unspeakable grief into hope by supporting foster youth and their families. With the help of the community, the nonprofit exists to build a brighter future for children in need and to provide vital resources to help foster parents continue their important work. The vision of the organization includes establishing a foster care wellness center in Oxnard that will include a bio-parent meeting room, a therapy room and emotional counseling support services. Funds raised will also support transportation services for youth appointments and support services for foster youth with special needs.
“We are gathered here for a joyous occasion to remember Mark and Jacob and to celebrate the kindness and generosity of the community which has provided the Iskander family with hope and courage during their darkest days,” shared event organizer Julie Cohen. “The boys’ presence is felt in every smile and hug here and 2025 will be the year we honor them in a way that shares their love.”

The statistics regarding the urgent need for foster families are astounding, Cohen shared, noting that in Ventura County, there are more than 700 children in need of a loving home every day.
“Foster parents sometimes quit serving—they need a lot of support,” Cohen noted. “Donations to our organization will enable foster families to continue serving needy children and will allow them to offer the foster children the same opportunities that Mark and Jacob had. Together, we can all save and improve foster children’s lives.”
The event included an expression of gratitude for prosecutors Ryan Gould and Jamie Castro, who persevered in the years-long criminal case charging Rebecca Grossman for striking the boys while speeding through the crosswalk. The occasion also honored Captain Jennifer Seeto of the Lost Hills Sheriff’s Station and Chief Drew Smith of the Los Angeles County Fire Department. The officials participated in a dunking contest at the event to contribute to fundraising efforts.

“Our agency is fully inclusive: we provide training, assist with certifications, conduct home inspections with a dedicated social worker and stay by their side every step of the way,” Cohen explained. “Nancy Iskander, the victims’ mother, personally supports foster families throughout the entire process.”
Elaborating, Cohen added, “Families can’t foster through Ventura or LA counties directly if they work with us. Dealing with county workers is challenging to say the least. Having someone as compassionate and dedicated as Nancy guiding foster parents may inspire more people to consider fostering—something we urgently need.”

Your Health is Your Wealth
Our bodies are our own personal machinery, do you agree? Why do we not all honor it and cherish it?
Sometimes we feed it food that is not good for our system, and when we’re tired, we keep going. We often don’t give it all the exercise it needs, and we don’t drink enough water.
Most of us either abuse or starve our bodies; we simply don’t always put ourselves and our health first.
I’ve heard so many people say if I knew I was going to live this long, I would have taken better care of myself. Well, wherever you are in your journey of life, put yourself on the top of your list. Take a personal inventory of what you can do to better your health.
When you wake up, are you starting your day in a positive way? Reading or watching something positive, stretching, taking a walk or working out—anything that brings joy or adds positive input to you and your body.
Practice something new and upskill yourself, personally and professionally. Make sure that you’re doing something fun every day and have something to look
forward to. Probably the No. 1 thing is to have a purpose for getting up each day.
Worry is another thing that can rob you of your joy and health. My dad gave me this book many years ago: Why Worry?: How to Stop Worrying and Enjoy, by Sue Breton.
Life is for living, so take care of your biggest gift: your body, your mind and mostly your heart and soul. Love yourself, and be kind because if you don’t love yourself, you teach others not to love you.
Continue to shine from the inside out and for everyone you come in contact with, be kind to them as you never know what someone is going through, and your kind words could be all they needed to survive their day.
I hope this is a reminder of how precious our time here on earth really is, as we all really need to honor our bodies so health will represent our wealth. As the saying goes, eat, drink and be merry my friends. Live your very best life with passion.

When you want to get away sans stress and beaucoup bucks, hop aboard Amtrak’s Pacific Surfliner for an easy, breezy trip along the beautiful California coastline.
One of the smoothest (and inexpensive) ways to travel, Amtrak offers scenic routes both north and south of the Conejo Valley. The Pacific Surfliner train runs from San Diego to San Luis Obispo, with multiple stops in between the two popular destinations. The most difficult part of the whole journey is deciding which way to go! With so many iconic places to explore,
traveling aboard Amtrak may become your favorite way to get out of town.
Choosing to take the SLO (San Luis Obispo) route provided an epic adventure filled with special memories that my daughter and I will always cherish.
We boarded Amtrak’s Pacific Surfliner in Ventura, parking for free at the Ventura Fairgrounds across from the train station and settled in for a 3.5-hour tour up the coast. The friendly conductors welcomed us aboard with fresh coffee and pastries, complimentary

with business class seats. Reclining chairs complete with table trays and footrests made us comfortable as we gazed at the scenic beauty through panoramic windows located alongside every seat.
Relaxing as we sipped our drinks and caught up with one another without worrying about watching the road or driving, we took in the incredible views of the expansive Pacific Ocean and green meadows that you can only see along Amtrak’s coastal route.
We delighted with every animal sighting—starting with a seal cruising through the gentle waves close to shore, egrids, pelicans, cormorants, cows and even a couple deer standing in the field on the cliffs overlooking the ocean. Visiting the onboard café, we found an array of cocktails and food to choose from. Opting for a

SAN LUIS OBISPO
San Luis Obispo is a laidback town chock full of history. Located within an easy walk from the train station
in the city’s historic district, Hotel Granada was built in 1922 and preserves its original charm while providing comfortable modern amenities. The rooms are tastefully furnished with plush bedding, gas fireplaces and big screen TVs. Bikes and helmets are available for guests to ride around town, and the hotel’s central downtown location makes for an easy stroll to the area’s many shops, restaurants, bars and museums. The onsite Bistro serves up some of the most flavorful food in town—try the beef bourguignon, local scallops and crispy Brussels sprouts for a meal you’ll savor for years to come.
We ventured out for lunch, taking a short walk from the Granada Hotel to Novo Café, a cute little eatery with a rustic outdoor patio overlooking the San Luis Creek that runs through the town. After feasting on the best salmon bisque ever and an equally delicious Caesar salad, paired with SLO’s famous Hard Cider, we set out to see the sights of SLO.
Crossing the wooden bridge spanning the creek below, we followed the meandering pathway along the flowing stream. We learned about the Steelhead trout that spawn in the creek every season and admired the eclectic sculptures dotting the waterside. A few steps up from the creekside path led us to the San Luis Obispo Mission, built by Spanish explorers at the turn of the century and still serving as a focal point of the town today.
Steps away from the mission, we visited the SLO Museum of Art with its colorful and whimsical exhibits by local artists and noted the intriguing Children’s Museum next door. In our short time exploring, we discovered Louisa’s Place all-day breakfast, Saints Barrel Wine Bar and the Ah Louis store. SLO is also home to the Cal Poly San Luis Obispo campus and award-winning wineries.

Created in 2012 as part of the Conejo Recreation & Park District's 50th Anniversary, Play Conejo raises funds helping CRPD maintain quality parks and offer diverse and affordable recreation programs. To date, park improvements have primarily been funded by fees for new residential development. As new Conejo Valley housing projects slow to a trickle, so too do funds available for park improvements. Through grants and charitable contributions, Play Conejo helps the District with funding for park improvements such as new playground equipment, restrooms, walking paths and refreshed landscaping.
Play Conejo also supports a scholarship program to place children with limited means into recreation programs. Kids who exercise and are engaged in their community are more likely to be healthy and grow into productive, contributing members of society.
