As we dive into this Home issue, I’m reminded of the incredible spaces we create, not just with bricks and mortar, but with our love, care, and stories. Welcome to an issue that celebrates what it means to truly be “at home”—in our spaces and in our community.
Home has been many places for our family. Fun fact that makes friends chuckle and acquaintances gasp: Over the last 12 years, we’ve purchased eight homes. Even typing that number makes me cringe a little. It wasn’t a path my husband and I planned; rather, it seemed to unfold on its own. We became somewhat unintentional house flippers, putting our touch on each home and selling it for a profit. Behind each move was a reason greater than our own understanding, which was the beautiful thing. The people and neighbors we have met along the way have shaped our lives today.
In 2020, we made the move from DFW to Dripping Springs, so house number six was a “coming home” for me as a native Austinite. And yes, if you’re doing the math, that means we’ve lived in Dripping Springs for fewer than five years and have purchased three homes—cue another cringe. But through all the moving and unpacking, one constant remains: Home isn’t about the walls or the address; it’s about being with the people you love.
This month’s issue dives into what makes our town—a place many are proud to call home—unique. Hunter Dolinger always knew his key to success would be helping others through hard work. Raised in Portland, Texas, a small town outside of Corpus Christi, he wanted to live in a friendly, tight-knit community like the one he grew up in. He chose Dripping Springs because he wanted to know and help his neighbors. His companies now provide the livelihood for dozens of local tradesmen and their families, helping countless clients—both in times of need and prosperity.
Dolinger cherishes his close relationships with neighbors and local clients. “You get to know the community in a way that’s impossible in a big city,” he says. With a team of 40, his companies combine industry expertise with a deep understanding of Central Texas’ unique needs.
A majority of Black Slate Roofing’s work involves insurance-related claims. Hunter understands that navigating insurance processes can be frustrating and confusing for homeowners, especially following a devastating event. “The average claim is 30 to 40 pages long, filled with foreign information for those who haven’t been through it before,” he notes.
Dolinger prides himself on educating clients, empowering them to understand their rights and the complexities of their claims and making what could be an overwhelming process much smoother. “We help assist with insurance claims from all providers. We work hand in hand throughout the process, ensuring our clients understand their options every step of the way,” he says.
He offers a wide range of services, from roofing systems to siding, windows, gutters, and even painting. This ability to manage projects from start to finish allows his team to maintain a high level of quality control. “We don’t leave a job unfinished. We show up and get it done,” Dolinger states. This commitment is crucial in times of crisis.
Such dedication is evident in feedback from his clients. “I called Hunter after my smoke alarm had water dripping from it,” shares a local real estate agent. “His team found the source, quickly repaired the roof, and even helped with drywall. It was a great experience with communication the whole way through.”
Started in 2012, Black Slate Construction Company works across the Austin area building projects from the ground up. “We do full construction service from the foundation to the roof and use all local trades, architects, engineers, and interior designers. We build local. Keep the money local,” Dolinger says. “It’s important to build in my own backyard. And since we use all the same tradesmen on all our job sites, we understand the intricacies of our area.” The company also holds a master electrician license and offers a wide range of electrical services.
Dolinger is also a real estate investor, and he understands the best ways to maximize a landowner’s return on investment with an eye toward resale. Outside of work, he enjoys fishing in Port O’Connor, Texas, where he finds peace on the water.

“We’re raising four kids here in Bunker Ranch, so we’re deeply tied into the schools, sports teams, and community events,” Killebrew shares. His wife, owner of GLOW MedSpa, is equally involved, running her own business in the heart of town. “Our lives are all about Dripping Springs, and that connection shapes everything we do, including Ranch Road Pools.”
Killebrew’s journey to pool building is as unique as the pools he creates. Starting in commercial construction, he managed large-scale projects that honed his skills in design, management, and problem solving. “I fell in love with the
process of taking an idea and turning it into something tangible,” he shares.
After selling his previous business, Killebrew sought a career that would allow him to stay closer to home and be more involved with his family. He spent a few years learning the trade and partnering with some great pool builders in and around Hays County, and his passion for the new trade led him to create Ranch Road Pools. What sets Ranch Road Pools apart isn’t just its commitment to quality but also its efficiency. While many pool builders take months to complete a project, Killebrew’s team finishes most pools in just six to eight weeks.

We’ve all been there—scrolling through jaw-dropping before-and-after photos of major renovations, tempted to transform our own spaces into the latest Instagram-worthy masterpiece. But let’s face it, not every home (or budget) is built for an extreme makeover. And that’s okay.
Sometimes, the most magical transformations are those that honor the character of a space while breathing fresh life into it. Renovations don’t have to wield a wrecking ball to make an impact. There’s a certain charm, even poetry, in reviving what’s already there and allowing the original beauty to shine through.
This philosophy guided my recent project in Dripping Springs, where a Mediterranean-style home with exquisite architectural details begged for a kitchen update, one that respected its history while elevating its function and aesthetic.

BALANCING OLD AND NEW
When I first walked into the home, I was immediately struck by its intricate wood trim and craftsmanship. The natural warmth and elegance of these details couldn’t be ignored. It was clear that this renovation wasn’t about erasing the past; it was about enhancing it.
The journey began with the cabinetry. The original wood finish flowed seamlessly with the home’s trim, so instead of replacing it, we opted to refinish it with a satin stain, preserving its connection to the rest of the house. From there, we tackled the kitchen’s more dated elements, like the oversized travertine range hood and green granite countertops, which made the space feel dark and heavy rather than the light, airy chef’s kitchen the homeowner envisioned.
THE TRANSFORMATION
Our first design decision set the tone: Taj Mahal leathered quartzite countertops. Their soft, creamy texture not only modernized the space but also added a luxurious, yet understated, feel. To create visual continuity, we extended the quartzite up the walls as a backsplash, which immediately made the kitchen feel clean, cohesive, and elegant.
We squared off the island to emphasize clean lines and redesigned a custom dry bar with dual beverage refrigerators for a stylish, functional addition—perfect for entertaining. Mixed metals played a starring role in the design: We introduced brushed gold knobs and pulls for the cabinetry and selected oversized island pendants with clear glass shades to keep the space feeling light.
The pièce de résistance was the custom mixedmetal range hood, which became the stunning focal point of the space. Its steel construction introduced a subtle industrial edge, perfectly balanced by the softness and warmth of thoughtful details like brushed gold hardware and the quartzite’s rich, natural tones.
To complete the transformation, we refreshed the walls and ceiling with a brighter, creamier white, replacing the former beige tones. It’s proof that you should never underestimate the power of paint. This simple change brought the entire room to life, making it feel bright, airy, and entirely refreshed.
SUSTAINABILITY MEETS STYLE
One of the joys of this project was showing that updates don’t always need to be dramatic or cost prohibitive. By preserving elements like the cabinetry and wood trim, we embraced a more sustainable approach while respecting the home’s history. Whether it’s a bold centerpiece like a range hood or subtle details like glass pendants, every design choice worked together to create a space that’s as functional as it is beautiful.
A RENOVATION PHILOSOPHY
This kitchen reminds us that renovation isn’t about chasing trends or reinventing the wheel. It’s about honoring what makes a space unique and using thoughtful design to amplify its beauty. So, if your kitchen feels more “yesterday” than “today,” remember that you don’t need a wrecking ball to make it shine. Sometimes, a little love and a lot of intention are all you need.

There’s a saying in life that resonates deeply with me: “Burn the boats.” The phrase refers to a commander who leads his troops into battle and orders them to burn their boats upon arrival, leaving no option for retreat. They had to be all in, fully committed to moving forward. That philosophy is at the core of my life and my business, and it’s never felt more relevant than in today’s housing market.
For many people, 2020 to 2022 will go down in history as the “golden age of homebuying.” Mortgage rates hit record lows and buying a home wasn’t just practical; it was an amazing investment. If you bought or refinanced your home during that time, chances are you locked in one of those dream rates.

In 1999, when I started working with my sister and brother-in-law, Amy and Donnie Garcia, on their vision for The Terrace Club, weddings were typically held in churches or country clubs. Creating a dedicated wedding venue in Dripping Springs was a leap of faith rooted in a desire to bring something truly special to the community.
In 2003, my husband, Pat, and I exchanged our own wedding vows right here. So in 2006, when we took over The Terrace Club, it wasn’t just a business decision—it was part of a deeply personal journey. Pasta One Two Three Brings Families to the Dinner Table
My grandma always used food to bring our family together. Whether it was Christmas dinner or an ordinary Tuesday, she served up a delicious and thoughtful spread that pulled us all from our own worlds into one.
As everyone gathered around the table, filling our plates and conversing about our day, “Manga!” grandma would insist. Eat!
Living with my grandma brought me a lot of wisdom; however, it was the idea of togetherness in the home that really stuck with me. The love in the meal spilled into our home and seemed to make all of life’s worries disappear, just for a moment.
The heart of our home was at that kitchen table, and it prompted me to go to culinary school. I’ve now opened a business inspired entirely by her—down to the recipes we use. I clearly remember measuring all of my grandma’s pinches and handfuls so I could continue her legacy, and now here I am, doing just that.
Looking back at my journey, I now see that it was the love between my grandma and me that really drew me to cooking. We shared so many laughs while I learned the secret to delicious fall-apart meatballs, and we had serious, thoughtful talks while endlessly kneading dough for raviolis.
Whenever someone asks me to choose my favorite dish to cook, I always answer: whatever the person I am cooking for likes. That is because food is just a tool for me to provide joy to others, just like my grandma provided when we were growing up.

We all need connection, especially in our homes. Despite social media’s attempt to bring people together, it has actually pulled us away from that face-to-face interaction we truly crave. Many residents of Dripping Springs and its surrounding communities rely on a private domestic water well as their primary source of potable water. In 2019, the United States Geological Survey estimated that 15 percent (43 million) of the U.S. population relies on a residential well as their primary water source.
Whether you depend on a public water supply (PWS) or private well, if you live in Dripping Springs, there’s a good chance that the water supplied to your home is from a water well. In addition to a raw water contract with the Lower Colorado River Authority for surface water, the Dripping Springs Water Supply Corp. operates four PWS wells to supply water to residents.
So, what’s the difference if your water comes from a private well or PWS? The primary difference is treatment. A PWS distributor is required to treat the water they provide to make it safe to consume. This raises the question, “Is the water from my private well safe to drink?” Many times, the answer is yes. There are many solutions to treat a residential well to ensure the water is safe to consume and use throughout your home. Collecting a sample from the water well and testing it for known constituents that could impact water quality is the easy first step.
If your home is set up with treatment, consider a checklist for keeping track of routine maintenance to ensure your system is operating at peak performance. We get a lot of questions from customers experiencing a sudden loss of pressure in their water system. Most of the time, a loss in pressure is directly related to a blockage in the system; typically, that blockage occurs from a clogged or neglected filter. We recommend changing filters on a 30 to 45-day basis.
Most UV light systems require an annual bulb replacement and will notify the homeowner with audible and visual signals. Keep an eye on your system and how it performs, and adjust the schedule as needed. Are fixtures and appliances not lasting as they’re intended, or is there a heavy accumulation of hard minerals on the fixtures? It’s possible the softener was not set up or sized
correctly based on your well’s water quality, or the softener may have reached its life expectancy.
The other big questions we receive are related to aquifer levels. Many people are aware that these levels are currently lower than average, and this impacts all of us. Conservation is the number-one way to help preserve aquifer levels. There are many ways to conserve water, such as using efficient fixtures, reducing irrigation duration, and fixing leaking water systems and infrastructure. Many groundwater conservation district (GCD) websites, such as Hays Trinity GCD, provide information about the best ways to conserve water.
Water storage systems provide many benefits to the user and can significantly aid in drought and emergency situations. Most residential water well storage systems are designed with a 2,500-gallon storage tank reserve. If the homeowner experiences an unfortunate issue with their well pump or other component, the reserve can supply water to the home while the issue is resolved.
Water wells are a lifeline for many homes in our community, and proper care not only ensures your family has safe and dependable water but also contributes to preserving our shared aquifer resources for future generations.

Bumping over grasses, rocks, and rough dirt roads, our Polaris weaves through a maze of trees, down rocky slopes, and along cliff bases. Suddenly, a hidden gem emerges—a majestic grotto, its smooth stone walls sculpted by Mother Nature herself. Small ferns unfurl from its hollows, adding splashes of life to this raw Hill Country landscape.
My tour guides on this chilly, deceptively sunny day are Mike and Kim Clinard, founders and developers of Ranches at Dripping Springs, a premier luxury neighborhood unlike any other.
At a time when Drip is feeling the growing pains of rapid development and population surges, the Clinards are committed to preserving the area’s natural beauty and conserving precious reserves. “We have created a 389-acre, low-density luxury community with upscale ranch-style living that will never have more than 26 homesites, protecting this land from over-development and playing our part in protecting God’s creation,” says Kim.

Michelle Leonard is a heartful, intentional, and talented interior designer, mom of two, and military wife. It’s her life’s calling to create spaces in your home you never want to leave.
Her love for design, art, and beauty began when she was a little girl growing up in Virginia. She constantly redesigned and organized her bedroom, swapping colors and rearranging. After graduating from college with her degree in education, Leonard met and married her husband, who has served in the Marine Corps for all of their 30-plus years of marriage.
Even as a teacher, Leonard naturally gravitated toward design, spending hours rearranging and designing her classrooms. Once her children were school-age, she went back to school herself to study interior design.
Leonard encourages other moms to chase their dreams. “You’re your children’s
role model. Let them see you taking a chance on yourself,” she says. “Your kids will be proud of you, what you accomplish, and your determination to always make it work. It may require going at a slower pace, but that’s a great excuse to involve your children in your passion.”
In the three decades her husband was in the military, Leonard and her family moved 23 times, from Rhode Island to California to Hawaii and everywhere in between. Even so, she took time to paint the walls and invest in the space of each home they lived in.

Work in threes. “As an interior designer, I tend to work in threes and odd numbers as I add design elements, mimicking nature.” 3. Utilize textures. “Use pillows to add warmth, color, and dimension. If you are working with smooth chrome, add something fuzzy. Varying contrasting textures is a subtle way to elevate your home.”

• Dried lavender
• ½ ounce Earl Grey simple syrup (see directions below)
• 3 Earl Gray tea bags
• 1 cup boiling water
• 1 cup sugar
directions:
1. Place one Earl Grey tea bag and dried lavender in a heat-safe liquid measuring cup.
2. Pour boiling water into cup and let steep for three minutes.
3. Remove the tea bag and pour through a strainer into a mug.
4. Stir in Earl Grey simple syrup and vodka.
5. Warm/froth the milk and pour over top.
6. Garnish with white chocolate, dried lavender, or cinnamon.
To make Earl Grey simple syrup:
1. Place three bags of Earl Grey tea into a heat-safe liquid measuring cup.
2. Boil one cup of water, pour into the cup, and let steep for five minutes.
3. Remove tea bags and pour the liquid into a saucepan.
4. Add one cup of sugar and simmer over medium heat, stirring until dissolved.
