SOMETHING OLD, SOMETHING NEW… SOMETHING BLUE. This became a thread through this Westlake Hills Estate family home. A love story with a house began as this family lived life and memories lingered in its walls. So as the family outgrows the walls and it is time to refresh the interiors … to move or not to move became the question. After much consideration, the love for the house and it’s beautiful estate property won. The task of designing, remodeling and furnishing took shape. The challenge at hand, was to create an open concept plan, add square footage, and keep a sense of traditional elegance while adding some modern touches. The word “PRETTY” became the wife’s guiding word for the project, while the husband wanted a bit more clean and modern. A marriage of styles and minds… Something old and something new.

INSPIRED BY
the real estate expert ABOUT STEPHANIE NICKS
STEPHANIE NICKS IS ONE OF THE TOP PRODUCING AGENTS IN THE AUSTIN REAL ESTATE MARKET AND FOR THE REPUTABLE KUPER SOTHEBY’S INTERNATIONAL REALTY. She began her business career in the marketing and public relations field. She was originally a marketing manager for a large public relations firm in the Bay Area, and worked for a large publication selling advertisements before she started-up her own marketing firm in Denver. Establishing and maintaining strong, key relationships among business partners has always been a requirement for her business. Merging her advertising/PR background with her expertise and understanding of the real estate market – at the local and national level has allowed for all of her success over the years. Here’s what she had to say to us! WHEN DID YOU GET IN THE REAL ESTATE BUSINESS AND WHAT INTERESTED YOU ABOUT IT? I have been selling real estate in the Austin area for 15 years. I was always interested in development and the home industry but never explored it until I moved to Austin when I decided to begin my second career. With a background in advertising and public relations, I knew my experience in establishing strong relationships while creating/ executing targeted marketing programs would be beneficial in helping achieve the maximum results for my clients. WHAT IS YOUR FAVORITE PART ABOUT BEING A BUSINESS OWNER IN SUCH A POPULAR CITY LIKE AUSTIN? My favorite part is providing my clients with the “lifestyle” they want to live. Often times, they don’t know what they’re searching for in a home when we begin, but once I begin to ask in depth questions and learn more about their lives, I can then help determine what lifestyle, and therefore home, that will best suit their needs, preferences and budget. Living in Austin allows you the choice to experience downtown, hill country, waterfront, country club communities, suburbia, ranch… the list goes on. It’s been exciting to see the evolution of our city where I raised my children. I remember moving here about 25 years ago and clearly the city was not what it is today – I enjoy being a part of the growth of not only the central city 20

but also the surrounding suburban neighborhoods. In

WHY SHOULD YOUR CLIENTS SELECT KUPER SOTHEBY’S OVER YOUR COMPETITORS? Selecting a brokerage is very difficult and overwhelming in a “hot” market LIKE Austin. However, when you partner with KSIR you are receiving the utmost desirable concierge service in the nation. Whether you are in the market for a lease, a sale or a purchase, the quality of service does not demise. One of my biggest goals in every deal is for the sellers and buyers to feel confident and secure during the transition of their investment. Transactions are emotional and business-oriented, so one must understand how to incorporate both sides – emotional and transactional services. WHO WOULD YOU SAY IS YOUR IDEAL CLIENT? Anyone who is serious about acquiring an ideal property which reflects their personal taste but compliments their everyday lifestyle; and in Austin there are many lifestyles to seek…urban, suburban, hill country, waterfront, country club, golf community, etc. Anyone who is wanting to enhance their life to fit their lifestyle. WHAT DOES THE FORECAST LOOK LIKE FOR THE REAL ESTATE MARKET IN 2020 FOR THE AFFLUENT COMMUNITY HERE IN AUSTIN? Lots of potential! You must purchase your lifestyle now before our market skyrockets to other National Markets’ prices! Lake Austin has seen an increasing number of affluent individuals purchasing properties over the past couple years, breaking records for homes sold per square foot. The market will only continue to rise over the future years to come, our market data is very similar to the Bay Areas’, in the sense where it rises at an astronomical rate over a short period of time but yet retains the value and will only increase in future measurements. WHAT IS THE BEST REAL ESTATE ADVICE YOU COULD OFFER SOMEONE WANTING TO PARTAKE IN THE MARKET? BUY NOW! Look for “sleepy” neighborhoods. Don’t buy JUST to buy. Look at purchases with a “resale” mindset.

SAFE envisions a world where everyone is safe from violence and abuse and thrive together in a free, safe community. To her colleagues, friends, and family, Jacqueline prefers to go by Jacque. She stated to us that she is a creative introvert who is deeply committed to my faith, my family, and my community. I value and appreciate the work I do at SAFE because it speaks deeply to my commitment to social justice, survivors who have experienced varying forms of trauma and violence, and my belief that with mutual respect, love, and a belief in everyone’s individual dignity and humanity, violence and abuse can end.

One of the most amazing parts of her job is that everyday is different she says! Yes, she has the typical responsibilities of answering emails, returning voice messages, and performing other tasks; however, aside from all this, she gets the opportunity to meet with local individuals and groups to talk about SAFE and their mission of supporting survivors of violence and abuse. A day in Jacque’s shoes can range from providing a tour of SAFE’s Children’s Shelter campus, meeting with corporate sponsors, or coordinating a corporate-sponsored activity for the youth they serve. She also has the privilege of educating new and existing donors about SAFE’s programs and resources by conducting presentations in the community. Her job is to promote safety, healing, and education to individuals and groups impacted by SAFE’s four main issue areas: child abuse, sexual assault, domestic violence, and human trafficking. Jacque contributes to several diversity and inclusion-equity committees to contribute to SAFE’s commitment to culturally–inclusive and equitable programs and initiatives for staff and clients. She stated, “I appreciate SAFE and really enjoy

FRESH BERRIES AND CREAMY CHOCOLATE GOODNESS ON A PLATE
chocolate strawberry cream cheese pie I ABSOLUTELY LOVE FRESH STRAW-
INGREDIENTS
BERRIES WHEN THEY ARE IN SEASON, AND MY FAVORITE WAY TO ENJOY THEM IS WHEN THEY ARE COVERED IN CHOCOLATE! My mom was always a great cook, as is my sister. But I never did well following recipes because I loved improvising. A few years back, I was about to make a cheesecake and some chocolate-covered strawberries for a neighborhood barbecue. True to form, I went off the grid and came up with this beautiful pie! I have entered this recipe in contests three different times and won every time. If you would like to impress your family and friends, give this a try. Beautiful, delicious and EASY, I promise!
+ 1 1/3 cups crushed graham cracker crumbs (substitute Oreo crumbs, if you really like chocolate) + 3 tablespoons granulated sugar + 2/3 cup melted butter + 12 ounces softened cream cheese + 1 1/4 cups semisweet chocolate chips (save 1/4 cup for top) + 1/4 cup packed brown sugar + 1 tablespoon vanilla + 12 ounces frozen whipped topping, thawed in refrigerator (very important!) + 1/2-inch square of paraffin + 1 quart fresh strawberries, sliced lengthwise about 1/8 inch thick
DIRECTIONS Preheat oven to 325 degrees. CRUST Combine cookie crumbs, sugar and butter well. Spray 9-inch pie pan lightly with cooking spray or lightly grease. Press crumbs into bottom and up sides of pan, distributing evenly. Bake for 10 minutes. Cool. FILLING Melt 1 cup of chocolate chips in a double boiler or microwave. Be careful the chocolate does not burn. Beat cream cheese until light and fluffy with electric mixer. Add brown sugar and vanilla. Mix well. Add cooled chocolate. Mix well. Fold in the whipped topping. Spoon the filling into the cooled crust evenly, smoothing out the top. Cover with foil and chill at least 4 hours. TOPPING Don’t top until just a couple hours before serving as berries can get soft. Start at the outer edge of the pie and make a row of strawberries overlapping the edge of the pie pan a bit. Continue laying out strawberries in circular, overlapping rows. Save one whole berry for the very center of the pie. Heat paraffin and remaining 1/4 cup chocolate (add paraffin if chocolate is too thick to drizzle). Drizzle chocolate from a small spoon over berries.

Most food subscription boxes will allow you to choose a delivery day and time frame that works best for you. Your grocery items will be packaged as intuitively as possible, with any refrigerator items tucked in with ice packs. Bonus: You can reuse the insulation and ice packs in kids’ lunch boxes, on road trips or in your own lunches at work.

ingredients + Prep
Depending on what you order, you may need some of your own supplies. When you select your meals, think about what you will need to cook the food in and if any other kitchen utensils would be helpful. Have them ready to go so you don’t have to make any last-minute trips to the store, defeating the purpose of getting your box delivered! If the meals are foods you would enjoy reheated, you could do all of your cooking the day you get the box to meal prep for your week, or you can just store the ingredients to the other meals in your fridge and cook them throughout the week.

cooking
If you’re a little less-experienced in the kitchen, meal kits are great for learning! Read the instructions carefully before you get started so you don’t feel frazzled while the heat is up high, and take your time. If you are a more seasoned chef, feel free to take your own spin on the recipes and add some extra flavor or swap out ingredients to make it perfect for your palate.

This is the really fun part! It’s time to start taste-testing. Make a note tab in your phone for tracking what you love and what isn’t your favorite. That way, when it’s time to select more meals, you know what you have tried and what you absolutely have to try again. Don’t forget to ask your family what was a hit and a miss. Who knows— maybe the kids love some of the Purple Carrot recipes and don’t even notice how many veggies they are eating!

A Word from the Doctor
IN MOST OF THE WORLD LIFE EXPECTANCY IN THE 20TH CENTURY HAS DOUBLED, MAINLY DUE TO THE ADVANCE-
MENTS OF ANTIBIOTICS AND ANESTHESIA WHICH HAS ALLOWED MEDICAL PROFESSIONALS TO PERFORM SUR-
GERY AND TREAT INFECTIONS. In an attempt to increase this effect, the US Department of Agriculture, mandated by government in the 1970’s, proposed a diet pyramid plan and ordered labels of content to all food products. The aim was to reduce cholesterol intake, and therefore decrease mortality from heart attacks, diabetes and obesity. Nevertheless, life expectancy in our country has not increased since and has actually decreased since 2014.
