Love Local!

Love is in the air this February, and in this special Local Love issue, we’re celebrating the people, places, and passions that make our community shine. Whether it’s the businesses that bring us joy, the events that bring us together, or the organizations that give back, there’s so much to love right here in the Pascack Valley.

This month, we’re stepping onto the dance floor with the Fred Astaire Dance Studio in Oradell, where movement and connection come alive. Dancing is not just about steps—it’s about creating moments, and this local gem is helping couples and individuals alike make memories to cherish.

Looking for the perfect gift to show your love? We’ve curated a stunning jewelry gift guide from La Mirage Jewelers, featuring timeless pieces that sparkle as brightly as your loved ones.

We’re also shining a spotlight on the Shop & Sip event hosted by SOCEITY Femme and SOCIETY Men in Westwood to benefit St. Jude Children’s Research Hospital. This heartwarming initiative combines local shopping with a purpose— raising support for life-saving medical care. Giving back never looked so good!

Of course, we couldn’t forget some local flavor—literally. For those who like a little heat, we’ve featured a local hot sauce that’s spicing up kitchens across the area. It’s proof that love can be bold, fiery, and delicious.

And finally, we’re honored to highlight the Park Ridge Rotary Gift of Life program, which is transforming lives by providing life-saving medical care to children in need. It’s a powerful reminder that love, in its purest form, is about compassion and community.

Whether it’s sharing a dance, finding the perfect gift, giving back, or simply connecting over something you love, this issue celebrates the many ways love shows up in our lives—especially here in the Pascack Valley.

Thank you for being part of this incredible community. Let’s continue to support one another, celebrate local businesses, and share the love all year long.

DANCING

LIFE THROUGH

The Azconas Journey to Building a Thriving Dance Studio in Bergen County

When Nikki and Jaime Azcona first opened Fred Astaire Dance Studio in Oradell in 2019, they had no idea what was in store. Having just moved to Bergen County, they were ready to embark on a new chapter in their dance careers. Little did they know, they would soon be dancing through a pandemic while building a thriving community of dancers who would become like family.

As the dynamic husband-and-wife team behind Fred Astaire Oradell, they are not just teaching dance—they are helping to build connections, enrich lives, and spread joy throughout their community. For them, it is not just about the steps; it is about the people. And that is what sets them apart in our "Love Local" issue.

“We met in the Dominican Republic and then kept the relationship long-distance for about five years. We both loved dancing, but we didn’t know we were both dancers at first!” - Nikki Azcona

FROM LONG-DISTANCE TO DANCE ENTREPRENEURS

The Azconas’ love story is as unique as their dance studio. Originally from the Dominican Republic, Nikki and Jaime met through a cousin and quickly discovered they shared a passion for dance. After years of a long-distance relationship—connecting across continents during spring breaks and study abroad programs—the couple finally reunited in the United States.

“We met in the Dominican Republic and then kept the relationship long-distance for about five years. We both loved dancing, but we didn’t know we were both dancers at first!” Nikki laughs. “I used to travel back and forth

Nikki and Jaime Azcona

to Dominican Republic to see each Jaime but while attending Syracuse University during a study abroad program, we met up in Chile, where we decided we wanted to build a life together. It’s a pretty cool, international love story.”

Their shared love for dance, coupled with a desire to help others, led them to Fred Astaire Dance Studios in Montville. After years of teaching there, the couple was offered the opportunity to open their own studio in Oradell, and they eagerly jumped at the chance.

“We love what Fred Astaire stands for—enriching people’s lives physically, mentally, socially, and emotionally. We knew we wanted to bring that to Oradell,” Nikki says.

MORE THAN JUST DANCING: BUILDING COMMUNITY

At Fred Astaire Oradell, it is not just about mastering the chacha or perfecting a waltz. It is about creating an environment where everyone feels welcome, whether they are four or 94 years old. The Azconas have built a community where dance is a bridge to personal transformation—from rekindling romance in relationships to overcoming personal struggles.

“One of the most rewarding things we hear is how dance helps our students through difficult times—whether it’s grief, stress, or a rough patch in their relationship,” Jaime shares. “We had one couple tell us that dance saved their marriage. That’s the power of what we do.”

And it is not just about the physical benefits of dancing—it is about the social and emotional connections that come with it.

“We have students who’ve formed real friendships here,” Nikki adds. “It’s not just about coming in for your lesson. It’s about building a community. We have students who meet up on the weekends and do things together outside of the studio.”

THE MAGIC OF DANCE FOR COUPLES

For couples, there is something uniquely special about sharing the experience of learning to dance together. Whether it is learning to trust each other or simply having fun on the dance floor, the Azconas believe dancing can help couples communicate better and reconnect in meaningful ways.

“There’s something magical about learning to dance with your partner,” Nikki reflects. “It’s about trust, especially for the women, who have to let go and let their partner lead. But at the same time, it’s about the woman finding her voice through musicality and expression. It’s a delicate balance that, when done right, can really bring couples closer together.”

Jaime adds, “It’s like learning a new language together. The connection that comes from that is something special. And it doesn’t matter if you’re a beginner or have been dancing for years—there’s always room for growth.”

WHY ORADELL? WHY BERGEN COUNTY?

The Azconas are passionate about the community they serve in Oradell and beyond. While their journey brought them to New Jersey, they truly fell in love with the diversity and charm of Bergen County.

“We love the little towns and the different personalities each community has,” Nikki says. “Especially with three kids. There’s a lot of character here, and it’s a great place to live with a family. We meet people from all over the world, and it’s just such a welcoming environment.”

Jaime adds, “It’s a mix of everything—small-town charm, but with a lot to do. Plus, it’s so accessible to New York City, which gives you the best of both worlds.”

Their passion for the area shines through not just in their studio but also in the events they host to bring the community together, like the monthly social dance parties, group lessons, and upcoming trips, such as the dance competition cruise they

are hosting next year. “We want our students to have experiences outside of the studio too,” Nikki shares. “For some, it’s their first time on a cruise. For others, it’s their first time competing in a big dance event. It’s about giving them opportunities they wouldn’t have otherwise.”

THE FUTURE OF FRED ASTAIRE ORADELL

Looking ahead, the Azconas are excited about continuing to grow their studio and enriching more lives through dance. After five years of owning the Oradell location, they are focused on expanding their reach while staying true to the core values that have made their studio so successful: inclusivity, community, and empowerment.

“We’re always looking for ways to connect with more people and help them experience the power of dance,” Nikki says. “We want to keep growing, but we’ll never lose sight of what’s most important—making a positive impact in people’s lives.”

As for their future? They are not slowing down anytime soon. “Dance is part of our DNA,” Jaime reflects. “It’s something we’ll always do. It’s what keeps us connected, both with each other and with our students.”

In a world that often feels divided, Fred Astaire Oradell is a reminder that, sometimes, the best way to connect is through something as universal as dance. Whether you’re looking to improve your social life, strengthen your relationship, or just have fun, Nikki and Jaime Azcona invite you to step into their world of rhythm, movement, and community.

After all, life is better when you dance through it together.

Berry Sweet Love

The Ultimate Valentine’s Day

Valentine’s Day is all about celebrating love, and what better way to show someone you care than with a dessert that’s as sweet as they are? This Berry Sweet Love Trifle is a delightful mix of juicy berries, fluffy cream, and soft sponge cake—perfect for sharing with your special someone or treating yourself!

Ingredients:

• 1 pound fresh strawberries, sliced

• 1 pound fresh raspberries

• 1 package of vanilla sponge cake (or ladyfingers)

• 1 cup heavy whipping cream

• 8 oz cream cheese, softened

• 1/2 cup powdered sugar

• 1 tsp vanilla extract

• 1/2 cup raspberry jam or preserves

• Fresh mint for garnish (optional)

Instructions

1. Prepare the Cream Layer: In a large mixing bowl, beat the heavy cream until soft peaks form. In a separate bowl, beat the softened cream cheese with the powdered sugar and vanilla extract until smooth. Gently fold the whipped cream into the cream cheese mixture until combined, creating a light and fluffy cream layer. 2. Assemble the Trifle: In a trifle dish or large glass bowl, start by layering pieces of vanilla sponge cake (or ladyfingers) at the bottom. Drizzle a small amount of raspberry jam over the cake for extra flavor and sweetness. 3. Layer the Berries: Add a generous handful of sliced strawberries and raspberries on top of the cake layer. You can arrange them however you like to create a colorful contrast. 4. Add the Cream: Spoon a thick layer of the cream mixture over the berries, smoothing it out with a spatula. Repeat the layers (cake, jam, berries, cream) until you’ve filled the dish. 5. Top it Off: Finish with a final layer of berries and a light dusting of powdered sugar. For an extra touch, add a few fresh mint leaves to the top. 6. Chill and Serve: Refrigerate the trifle for at least 2-3 hours to allow the flavors to meld together. Serve chilled and enjoy this sweet, fruity treat perfect for sharing with your Valentine.

HOW TO MAKE

DIY GOLD LEAF JEWELRY DISHES

These cute and colorful dishes work perfectly to organize and display your jewelry, keys, or you name it! And you know what? They’re so easy to make!

supplies you’ll need:

• Wooden bowls, trays, etc.

• Gold leaf (or metallic gold paint)

• Gentle Gold leaf brush

• Mod podge (or gold leaf adhesive)

• Acrylic paint

• Paint brushes

• Painters tape (optional)

steps to do:

• Grab a wooden bowl, some acrylic paint, and a brush.

• Hand paint some paint on one section of the bowl.

• Let the first coat dry and paint another two to three coats of paint until you’re happy with the result.

• Let the paint fully dry.

• I wanted my gold leaf paper to overlap the paint for a layered look, so I took a paint brush and painted some Mod Podge in an overlapping pattern.

• Once the Mod Podge gets tacky, use your hand to apply the gold leaf and accompanying wax sheet.

• Push the gold leaf onto the tacky glue, then remove the top layer of paper.

• Use your fingers to gently push the gold leaf onto the glue a little further.

• Next, use the gold leaf brush to smooth over the whole area and gently wipe away any excess gold leaf. Pay extra attention to the edges.

• Next, smooth the gold leaf section as much as possible, but don’t worry about any imperfections. The organic look of the gold leaf being imperfect gives the piece character.

• Next, work your way to the outer edge.

• Once the gold leaf is perfected, gently brush over the leaf with some Mod Podge to seal it to the bowl.

• Let it completely dry and enjoy!

“They’re a great and affordable gift idea for friends.”

“There’s a sense of pride in helping people build their brands while staying true to our roots here in Bergen County.” - Justine Santaniello

Justine Santaniello Brings Big-City Flair to Bergen County
Justine Santaniello

Bergen County's vibrant community flourishes with the support of one of its most passionate advocates, Justine Santaniello. A longtime on-air lifestyle expert and entrepreneur, Santaniello has built her career around connecting with audiences. Now, through her multifaceted business, JustHaves Studios, she creates opportunities for others to thrive.

For Santaniello, the journey to Bergen County mirrors the familiar story of a city family seeking suburban charm.

“My husband, Dan, grew up in Rivervale and always spoke highly of the area,” she recalls.

After an impromptu house hunt in Bergen County, the family found their dream home, moving in just weeks before the COVID-19 pandemic reshaped the world.

“It ended up being a blessing in disguise. We got our home at a great time, and this ‘starter’ house became our forever home,” Santaniello reflects.

She quickly discovered that Ridgewood’s community-focused culture was the perfect fit for her family.

“The schools, events, and connections are unmatched. It’s a place where families genuinely support one another,” she shares.

BUILDING COMMUNITY

For Santaniello, it’s about more than business; it’s about giving back to the community that welcomed her family so warmly. Ridgewood’s close-knit atmosphere has been a revelation for her.

“The schools here focus on connecting parents and fostering a real sense of community,” she explains. “My husband participates in Dad’s Night at Somerville Elementary, and we’ve made lifelong friends. It’s the kind of environment I dreamed of for our kids.”

This emphasis on connection inspired Santaniello to move her thriving production business, JustHaves, from Manhattan to Paramus, making Bergen County the home base for her studio. The facility has since become a creative hub for video production, photography, and collaborative projects.

“Why were we taking our resources to New York when we could invest locally?” she asks. “So many of our freelancers and contributors are in Jersey. It just made sense to bring everything closer to home, and it’s been so rewarding.”

This community-driven mindset fuels the work at JustHaves Studios. The studio not only produces Santaniello’s nationally syndicated lifestyle show, Lifestyle Today, but also collaborates with local businesses and content creators. Whether it’s helping a restaurant owner create a promotional YouTube series or providing a space for local influencers to film their podcasts, Santaniello remains committed to uplifting others.

“We recently hosted a photo shoot for a Jersey-based entrepreneur and partnered with a local restaurant to develop their digital content,” she mentions. “There’s a sense of pride in helping people build their brands while staying true to our roots here in Bergen County.”

FROM LOCAL TO NATIONAL

Lifestyle Today, a 30-minute show produced in-house at JustHaves Studios, exemplifies Santaniello’s dynamic approach to content creation. Featuring everything from holiday gift guides to celebrity interviews, the show airs in seven major markets, including New York and New Jersey.

“Instead of traveling for on-air segments, I decided to create my own show where I could spotlight the topics and brands I love—and bring other creators along for the ride,” Santaniello explains. “It’s thrilling to include local businesses and restaurants on a platform that reaches a national audience.”

The show has also become a springboard for initiatives close to Santaniello’s heart, such as supporting Ridgewood’s Feed the Front Lines during the pandemic and collaborating with organizations like Oasis to assist underserved communities.

LOOKING AHEAD

As JustHaves Studios continues to grow, Santaniello has big plans.

“I want this studio to be a welcoming resource for anyone—whether you’re a local podcaster, a small business owner, or a content creator. We’re here to make the creative process accessible and enjoyable,” she says.

Santaniello is also passionate about exploring new ventures within the community. She plans to actively engage with local organizations, host workshops, and collaborate with area entrepreneurs to build a network that fosters creativity and growth. Through mentorship and hands-on support, she hopes to empower others to turn their ideas into reality.

“I’d love to see more local podcasts, collaborative projects, and even hyper-local lifestyle shows emerge from this space. The possibilities are endless,” she adds.

For Santaniello, it’s about using her expertise to empower others while celebrating the community that inspires her.

“I want people to know that they’re never too small to dream big, and I’m here to help them bring those dreams to life,” she affirms.

As Bergen County thrives with businesses like JustHaves Studios at its heart, Santaniello’s story reminds us why supporting local matters. It’s not just about boosting the economy; it’s about creating a community where everyone has the opportunity to shine.

“I’d love to see more local podcasts, collaborative projects, and even hyper-local lifestyle shows emerge from this space.”

Shop and Sip for a Cause

A Heartfelt Event in Support of St. Jude Children’s Research Hospital

This past December, SOCIETY Femme and SOCIETY Men hosted a memorable Shop and Sip event that brought the Bergen County community together for shopping, holiday cheer, and giving back. Guests enjoyed exclusive shopping opportunities, cocktails, and festive vibes—all while supporting a cause that touches the hearts of many. A portion of the event's proceeds was donated to St. Jude Children's Research Hospital, a nonprofit known for its groundbreaking work in treating and curing pediatric cancer.

The event highlighted the power of local connections and the spirit of giving. Reflecting on the three-day event, it’s clear that it wasn’t just about shopping or sipping cocktails—it was about coming together as a community to make a difference. By supporting St. Jude, SOCIETY was able to contribute to the hospital’s mission of providing life-saving care for children battling cancer, regardless of their family’s ability to pay.

The SOCIETY team expressed deep gratitude to everyone who made the event possible, especially generous community partners and local businesses. Special thanks were extended to Balloon Chica for the festive balloon decor, Despina's Cream Bakery, and La Vie En Rose Bakery Cafe Waldwick for their

delicious contributions. Whether through donations or simply lending a hand, the support from these businesses and individuals ensured the event's success.

“For us,” Mary Alice Farella, the owner of SOCIETY Femme and SOCIETY Men, shares, “it’s events like these that mean the most. Giving back to the community that gives us so much is what keeps the spirit of generosity alive. It’s a reminder of how important it is to support the people and businesses around us, not only during the holidays but throughout the year.”

Bergen County thrives on collaboration, kindness, and a shared commitment to making the world a better place. Events like this exemplify the unique connection between local businesses, residents, and charitable organizations.

To everyone who attended, donated, and volunteered—thank you for your generosity and for making this event a success. The team looks forward to continuing their tradition of giving back and supporting the community in 2025 and beyond.

CELEBRATING COMMUNITY

“Our goal is to highlight what makes this area unique and help people connect with the businesses and individuals who make Northern Highlands a great place to live and work. We want every reader to feel inspired, proud, and connected to their community.” - Anthony Rizzo, Publisher

This past October, we proudly introduced Northern Highlands City Lifestyle , the latest addition to the City Lifestyle family, during an unforgettable launch event at the Jack Daniels Porsche Showroom in Upper Saddle River. This expansion brings a new platform to Bergen County, designed to connect and celebrate the dynamic community that defines this vibrant region. Covering Upper Saddle River, Allendale, Saddle River, and Ho-Ho-Kus, Northern Highlands City Lifestyle serves as a complement to our Pascack Valley edition, providing readers with another resource to explore the best of Bergen County.

The evening began with a ribbon-cutting ceremony hosted by the North Jersey Chamber of Commerce and led by Upper Saddle River Mayor Arman Fardanesh. Joining him were Jack Daniels Porsche COO John Nunley and General Manager Peter Helou, along with Northern Highlands City Lifestyle Publishers Anthony Rizzo and Jake Slowinski, and local council members, including Upper Saddle River’s Donna Friedlander and Joanne Florio, and Allendale Councilman Daloisio. The ceremony symbolized more than just the debut of a magazine—it marked the launch of a platform dedicated to showcasing the stories, businesses, and individuals that make this area extraordinary.

A NIGHT TO REMEMBER

The launch event brought together local leaders, business owners, clients, and friends, creating a buzz of excitement throughout the showroom. Guests enjoyed handcrafted cocktails by Born to Rum, delicious dishes from Iachetti’s Kitchen, and the opportunity to explore Porsche’s all-new 2024 Macan EV, which embodied the innovation and forward-thinking spirit that aligns with our publication.

The atmosphere was brought to life with stunning balloon installations by Balloon Chica, elegant floral arrangements by Wyckoff Florist & Gifts, and lively entertainment from JJ Entertainment, whose DJ sets and photo booth kept the energy high. Guests were welcomed by a custom sign from CXB Designs, and Curbside Confections added a playful touch with their candy truck, offering sweet treats throughout the evening.

HEARTS ACROSS BORDERS

Park Ridge Rotary and the Gift of Life of District 7490 Program Brings Hope and Healing

For Robert Bustard, a longtime member of the Park Ridge Rotary Club, and his wife, Rosemary, giving back comes naturally. As a key supporter of the club’s involvement in the Gift of Life of District 7490 program, Bustard has witnessed firsthand how compassion and community can transform lives—literally.

Vhine's homecoming post surgery!

“It’s eye-opening for them to experience such generosity, and it’s equally rewarding for us.”

“There’s no greater reward than knowing you’ve changed a life.” - Robert Bustard

“I got involved in Rotary back in 2004 because I wanted to make a difference,” he explains. “When I learned about the Gift of Life program, it immediately struck a chord with me. It’s incredible to see how many lives it changes.”

The Gift of Life of District 7490 was established in 1986 by then District Governor Art Scialla as the defining program of his year. Its mission is to provide life-saving heart surgeries to children born with congenital heart defects from emerging countries where such care is either unavailable or unaffordable. Families pay only for their flights to the U.S., while Rotary members coordinate with hospitals for discounted procedures and offer host families for the children and their guardians during their stay.

The very first GOL child, Julissa Martinez from the Dominican Republic, was sponsored by the Rotary Club of Park Ridge.

CHANGING LIVES, ONE HEART AT A TIME

Bustard shares a touching story about Vhine, a young mother from the Philippines, who was too weak to walk 100 feet without gasping for air. “When Vhine and her mother arrived, they were scared and overwhelmed,” he recalls. “But over time, she became like a second daughter to us. I’ll never forget the Father’s Day card she gave me before her surgery, just in case she didn’t survive. It was deeply moving.”

Fortunately, Vhine's surgery was successful, and her life changed dramatically. “She went from barely functioning to living a full life. Moments like these remind us why we do this work.”

Since its inception, the Gift of Life program has supported more than 2,000 surgeries through partnerships with hospitals and Rotarians. Patients have come from nations as diverse as the Philippines, Ukraine, Central and South America.

A COMMUNITY EFFORT

The program thrives on dedicated volunteers who host patients and their families, drive them to medical appointments, and integrate them into the local community.

“These families are so appreciative,” Bustard notes. “They often come from incredibly modest means. One family even refused to use our washing machine and hung their clothes to dry outside because they didn’t want to waste electricity.”

While hosting a patient might seem daunting, Bustard emphasizes the joy it brings. “You don’t have to be a host to make a difference. Even giving rides or taking a child to a local basketball game can have a huge impact.”

EXPANDING GLOBAL IMPACT

The Gift of Life program also scales its efforts by organizing medical missions abroad. Surgeons and nurses travel to countries like the Philippines, Vietnam, Bolivia, Kosovo, Peru, and Myanmar to perform surgeries, allowing the program to save more lives at a lower cost.

“While it’s cheaper to operate abroad, hosting patients here offers a personal connection that’s irreplaceable,” Bustard reflects. “It’s eye-opening for them to experience such generosity, and it’s equally rewarding for us.”

HOW TO GET INVOLVED

As the program grows, so does the need for volunteers and funds. Bustard encourages anyone interested to attend a Rotary meeting and learn more.

“There’s no greater reward than knowing you’ve changed a life,” he shares. “The more you give, the more you get back.”

Reflecting on the program’s mission, Bustard shares a poignant quote from Vhine that deeply resonates with him: “If you want to be happy for an afternoon, take a nap. If you want to be happy for a day, go fishing. If you want to be happy for a year, inherit a fortune. But if you want to be happy for a lifetime, help someone.”

THE SPICE BEHIND Dicey’s Spicy

When Brian Nacht launched Dicey’s Spicy, it wasn’t just another hot sauce brand hitting the shelves. It was a deeply personal project born out of a lifetime of culinary passion, a love for bringing people together through food, and an entrepreneurial spirit shaped by 15 years in the food import industry.

Nacht’s journey to founding Dicey’s Spicy began in the kitchen. Growing up, he honed his culinary skills with his parents—grilling with his dad and experimenting with recipes alongside his mom. Later, his love for cooking found its way into gatherings with friends in New York City, where he became known for hosting late-night pizza parties.

It was during one such gathering in 2023, for the NFL draft, that inspiration struck. Nacht experimented with flavors, creating a spicy Russian dressing-style sauce to complement a Reuben pizza. That one concoction—a blend of roasted jalapeños and creamy goodness—was a hit, and friends encouraged him to turn it into a business.

“I’ve always been passionate about food, but I never wanted to open a restaurant,” Nacht says. “The sauce idea was a way to channel my creativity without the demands of a brick-and-mortar space.”

FROM PASSION TO PRODUCT

Drawing on his expertise in supply chains and food manufacturing, Nacht spent a year perfecting his recipe and designing his brand. He created everything himself, from the bold orange checkered label inspired by New York City taxis and delis to the white kraft mailer boxes that make every delivery feel special.

“My goal was to create a product that stands out on a shelf and excites customers when they see it at their doorstep,” he says.

Launched in September 2024, Dicey’s Spicy is already making waves. Available online and at select local retailers, the sauce is gaining a loyal following. Nacht’s community has been instrumental in this success—neighbors, friends, and family have supported the brand by purchasing bottles and spreading the word.

LOCAL ROOTS, BIG IMPACT

Now a resident of Bergen County, Nacht is committed to fostering local connections. His partnership with Casa Del Sol in Woodcliff Lake, a neighborhood deli, highlights his dedication to building relationships with other small businesses. Dicey’s Spicy is featured on Casa’s shelves and menu, enhancing its sandwiches with a local touch.

“Food brings people together,” Nacht says. “Whether it’s a backyard barbecue or a deli sandwich, I love seeing how my sauce becomes part of someone’s experience.”

Nacht’s entrepreneurial journey is also a family affair. He involves his young daughter, who proudly dons a Dicey’s Spicy hat during local deliveries, turning the business into a teaching moment about hard work and creativity.

NEXT CHAPTER

Though Dicey’s Spicy is only a few months old, Nacht has ambitious plans. He aims to expand into more retailers while maintaining the brand’s local charm. His advice to aspiring entrepreneurs? “Start small, trust the process, and don’t be afraid to learn new skills. I built this brand by teaching myself how to design, market, and distribute a product. It’s rewarding to see it come to life.”

Nacht’s story is a testament to the power of passion, persistence, and community. Dicey’s Spicy isn’t just a sauce— it’s a celebration of flavor, creativity, and connection.

Pascack Valley Realty Market Report

Maximize Your Home Sale: What Every Seller Needs to Know About the New Commission Rules

The recent NAR settlement has sparked a lot of questions and concerns in the real estate world, particularly regarding how commissions will be handled moving forward. Initially, I, like many in the business, wasn’t sure what the big deal was. For years, I have negotiated full commissions for my listings, typically 4% or 5%, which were then split with the buyer’s agent. However, upon closer consideration, I began to realize the opportunities this new approach offers—especially in our local New Jersey market.

One of the most significant changes is the flexibility it introduces for sellers. In the past, commissions were essentially locked in; while we could negotiate the total commission, the buyer’s agent portion was relatively fixed. Now, sellers can be more strategic. There’s no longer a requirement to disclose how much you’re offering a buyer’s agent upfront. For instance, what if the buyer’s agent is willing to work for 1%? Or what if they bring a fantastic offer but ask for 3%, and the net to the seller is still better? Sellers now have more room to negotiate based on the value that buyer agents bring to the table.

Another benefit for sellers is the possibility that buyers may decide to cover their agent’s fee entirely. Especially in today’s competitive market with limited inventory, buyers are eager to make their offers more attractive. One way to do that is to absorb the cost of their agent’s commission, making the deal even sweeter for the seller.

This flexibility is particularly useful in markets like New Jersey, where inventory is tight, and homes are selling rapidly. In this environment, sellers hold most of the power and can negotiate every part of the transaction, including commissions. However, if the market shifts and inventory increases, sellers might need to start offering to cover part or all of the buyer’s agent commission as an incentive to draw in offers. The key here is being strategic with the terms and finding ways to maximize the seller’s net profit. This new landscape emphasizes more than ever the importance of working with the right real estate professional. It’s no longer just about putting a house on the market and waiting for offers to roll in. It’s about having the expertise to negotiate commissions and terms that protect your bottom line. As agents, our job is to craft a strategy that maximizes the seller’s return, whether it’s negotiating down the buyer’s agent fee or finding creative ways to attract buyers without sacrificing the seller’s interests.

The NAR settlement also brings more transparency for buyers. Now, buyers will need to sign formal representation agreements with their agents before home tours, clearly outlining the fees involved. This benefits both buyers and sellers by ensuring clarity from the start, but it also means that working with an experienced agent who can navigate this more complex process is essential.

From a buyer’s perspective, these changes present both challenges and opportunities. Firsttime buyers, who are already facing financial pressures, might find it harder to cover their agent’s commission on top of down payments and closing costs. However, more experienced buyers may see this as a chance to negotiate fees with their agent or request that the seller cover part of the commission. Ultimately, the flexibility offered by this new approach can be an advantage to both sides if navigated correctly.

Pricing is another area that could be affected by these changes. With sellers no longer required to pay the buyer’s agent commission, they may adjust their listing prices accordingly. In hot markets, we could see prices decrease slightly as sellers save on commissions. However, in buyer-heavy markets, sellers might increase their prices to offer incentives like covering the buyer’s agent fees. Again, the key here is strategic negotiation to ensure the best deal for the seller.

In summary, while the NAR settlement brings significant changes to how commissions are handled, it also offers new opportunities for sellers to take control of their expenses and negotiate better deals. In a market as dynamic as ours, working with a knowledgeable real estate professional who understands these shifts is crucial to maximizing your returns.

If you have any questions about how these changes could affect your buying or selling strategy, feel free to reach out to me, your local real estate specialist. I’m here to help you navigate this evolving landscape and ensure you make the most informed decisions possible.
