A SPRING KIND OF CLEAN

TIP #1 Freshen up the Kitchen

A fresh, clean kitchen impacts the entire home. To freshen up the sink, Kim says, “Run hot water while pouring in equal parts of baking soda and white vinegar through the disposal. Follow with a few drops of blue Dawn Dishwashing soap to cut away any grease buildup. Sharpen the disposal blades by running cooler water and ice through it. For a fresh smell, grind a few slices of lemon, lime or orange, removing any seeds first.”

To clean everything else in the kitchen, including counters and stainless-steel appliances, use a microfiber cloth and a solution of 2-3 drops of Dawn mixed with water.

TIP #2 Spruce up the Living Room

The living room also deserves special attention. Kim says, “Start by pulling furniture away from the walls, vacuuming and dusting behind it. Make sure you dust air vents as well. Then, pull all of the furniture cushions off to vacuum underneath and in crevices. It’s always good to rotate and fluff cushions too.”

To banish dust from your furniture, Kim suggests using a good microfiber cloth that is slightly damp instead of furniture polish, which can leave a build-up on furniture that actually attracts dust.

TIP #3 Brighten up Windows

Brighten up your whole home by intentionally focusing on the windows. “Homeowners often forget about the inside of the window,” says Kim. “They dust the blinds or the shutters, but when the blinds are pulled up, the windows often have dust or a film on them.” Kim suggests cleaning the inside of the windows on a cloudy day to reduce streaks. “A good glass cleaner with a microfiber cloth works really well. If you still have streaks, try using a little bit of rubbing alcohol.”

In an ever-changing real estate market, we wanted to talk with an expert in the mortgage industry about what options people have in the Santa Ynez Valley. WHAT SHOULD HOMEBUYERS KNOW BEFORE APPLYING FOR A LOAN?

Lack of inventory continues to be one of the biggest challenges to prospective homebuyers. It’s essential for a homebuyer to have as many “ducks in a row” as possible before submitting an offer. One such item is being pre-approved before shopping for a home. We gladly assist our clients in obtaining pre-approval at no charge. At the completion of our initial one-on-one conversation, we will follow up with an e-mail to the client itemizing the specific income and asset documentation needed.

WHAT COMMON MISCONCEPTIONS ABOUT MORTGAGES WOULD YOU LIKE TO DEBUNK FOR POTENTIAL HOMEBUYERS?

There are a few misconceptions out there. One is the need for a 20% down payment. This is not the case. For first-time homebuyers, they can proceed with as little as 3% down for Conventional loan programs. Other programs (FHA, VA, USDA, Jumbo) have differing down payment requirements. Secondly, many clients think they must find a property before talking to a lender. This is certainly not the case. We have spent months talking with clients before they are in a position to purchase a property. Lastly, perfect credit is not needed before starting the home-buying process.  Specific programs are more lenient than others with credit history and score requirements. We are happy to assist a client with recommendations on steps to improve credit.

WHAT ADVICE WOULD YOU GIVE TO PROSPECTIVE BUYERS WHO ARE UNSURE WHETHER TO BUY NOW OR WAIT, GIVEN THE CURRENT HOUSING CLIMATE?

There is a lot of market uncertainty out there. It’s important to note that for the majority of Californians, their greatest asset is their real estate. The concern about the current interest rates is understandable; however, most of us in the industry do feel that we will see lower rates on the horizon.  The anticipation that a homebuyer today will be able to refinance into a lower rate down the road is a good incentive to at least secure the property and begin the homeownership journey now.

TIPS FOR STARTING YOUR HOME GARDEN IN 2025

Make 2025 the year that you finally start your home garden. Whether growing a small box of herbs in the window or trying to maximize your vegetable yield in the backyard, there are so many health benefits to growing your crops. I know my children love to be a part of the process from seed to harvest, in addition to all the health benefits of them snacking on blueberries and green beans rather than Cheez-Its and Goldfish. But in order to make the most of this season’s fruits and vegetables, let’s go over some good tips and tricks to be prepared this year.

First, map out your desired area for planting. Ace Hardware in Solvang and Santa Ynez have great prefabbed options for smaller boxes, and Nielsen’s Building Material can help you with the larger scale selections. The staff at all those locations are very helpful and eager to offer answers to your questions.

Second, make sure you have the right soil. Many areas in the Santa Ynez Valley do not have the perfect sand, dirt, and mulch ratio. Delicate plants like fruits and vegetables need good drainage and the minerals and nutrients from a good dirt and mulch mixture. Windmill Nursery in Buellton is a great place to purchase crops and soil amendments as needed. The staff there is also extremely helpful and knowledgeable.

Third, the timing of the planting. April 13th is considered planting day, but once the frosty mornings stop, you’re fine. The tricky part, and anyone who has lived in the valley for a while knows, is that there is ALWAYS a super late frost in mid/late April that can mess with your plants. If the late frost is just a once or twice occurrence, there shouldn’t be a problem.

Lastly, don’t hesitate to take chances and have fun doing it! I never thought I would grow broccoli and blackberries, but my children love it so much that it’s been a wonderful experience. Teaching them about responsibility, nutrition, and where food comes from has also been very rewarding.

SYHS Girls Tennis - CIF Champions!

Congratulations to the Santa Ynez Girls Varsity Tennis team for their historic victory, claiming the CIF Division 2 Championship with a hard-fought 5-2 win over Clovis West! This momentous achievement marks the first CIF tennis title in school history, and the team’s incredible season has earned them the honor of Pirate Athlete of the Month. The championship match highlighted the team’s depth and resilience. The Pirates led 2-1 after doubles, with #1 duo Keegan Withrow and Haley Townes dominating 8-2, and seniors Natalie O’Shaughnessy and Kate Mazza showcasing their chemistry in a decisive 8-3 victory. Singles competition brought even more drama. Freshman Haley Townes (#2) and senior Natalie O’Shaughnessy (#4) both delivered commanding straight-set wins, while Mazza clinched the match with a composed 6-2, 6-2 victory at #3 singles.

Although not all matches finished, strong showings from Danielle Hyland (#5) and Rylee Arellano (#6) reflected the team’s determination. This title follows a season filled with growth, grit, and redemption, as the Pirates overcame earlier setbacks to become champions. Under the guidance of Coach Rasmussen, a Santa Ynez alum and seasoned leader, the team blended veteran leadership with emerging talent. Juniors like Withrow and promising freshmen like Townes have set the stage for future success, while seniors Mazza and O’Shaughnessy leave a legacy of excellence and perseverance.

Congratulations to the Pirates for their unforgettable season and remarkable achievement. CIF Champions—Pirate Pride at its finest!

DESIGNING WITH PURPOSE

A Thoughtful Approach to Home Interiors

For many, a home is more than a structure—it’s a reflection of how we live and what we value, and it’s the repository of the memories we create. A well-designed space isn’t just about aesthetics; it’s about function, flow, and how a home supports the lives of those who inhabit it. That

philosophy—form follows function—is at the heart of every project designed by Paige Saltzman, owner of Nanci Paige Design, a local interior designer known for crafting spaces that feel as natural and effortless as they are beautiful.

“I design for my clients, not myself… My most important responsibility is to thoroughly understand how the clients live and use the space. I strive to create beautiful spaces that wrap seamlessly around the people who inhabit them so that the finished product is an extension of them, not of me.” Paige explains.

When asked about current design trends, Paige noted a loosening use of grays and blues that have impacted interior design for the last 10 years and white kitchen cabinets. Clients are now receptive to earthy, organic tones—muted but deep greens

married with greiges and layer whites that create a sense of calm and connection to nature.

Texture is another tool in the design toolbox. “I’m using a lot of texture for visual interest and contrast instead of relying on color, and the results are refined and lovely,” she says. She also mentioned something unexpected: wallpaper.  “It’s back, but it’s not your mother’s wallpaper,” she laughs. “Elegant handcrafted organic prints to fun, small-scale patterns - it’s all newly relevant again in the design world, and peel-and-stick options are perfect for clients who need frequent change.”

One of the biggest challenges in any project is the budget, but Nanci Paige Design adheres to a practice she calls Selective Opulence. “Certain design elements have such a huge impact on the final result that they’re not the place to save money.”

Flooring material, for example, is so impactful that it will speak the loudest in any design.”If the flooring is unworthy, the finished result will never look fine, no matter what you pair it with. I will allocate the bulk of the budget there and save on things like tile where creative layout can go far to offset a budget-friendly material.”  She can also offset larger expenses by repurposing an old piece, like turning a vintage dresser into a bathroom vanity.  Repurposing adds character while saving costs and hunting for the perfect piece can be fun. Valerie’s Vintage in Santa Ynez is one of her favorite sources for hidden treasures, and she encourages homeowners to explore flea markets and Craigslist for unique finds.

With open-concept living on the rise, the challenge of balancing aesthetics with practicality is very real. “A beautiful space only works if it supports the realities of daily life,” she notes, once again mentioning form following function. “There should be a place allocated for everything integral to living in that space. That’s the difference between an interior designer versus a decorator.”

At the end of the day, interior design isn’t formulaic. The best design is a space that feels functional and uniquely yours, as Paige puts it, “Purge! Purge everything that doesn’t serve you, fill your space only with things you love, and let your home reflect the life you want to live.”

Even with this growth, Padilla Tile remains a true family business, with cousins, nephews, godfathers, and even Roger’s wife playing key roles. His young daughters, though just three years and 18 months old, already take part in the company’s daily life—proof that the next generation of artisans is already being groomed.

According to Padilla Tile, current trends lean towards low-maintenance, high-impact designs. “Manufactured stone for countertops is hugely popular because it mimics natural stone while requiring little to no upkeep,” Roger explains. Large-format tiles are another rising trend, particularly for walls and floors. Not only do they create a seamless, sophisticated look, but they also reduce grout lines, making cleaning easier. • Granite: Lots of movement in the stone with veins, durable, minimal maintenance, great for indoor and outdoor applications, and heat resistant. Available in earth tone colors from Browns to Blacks.

• Marble: Light colors, mostly white and beige. Very soft and porous stone. Stains easily. High maintenance. Do not recommend it in kitchens.

• Limestone & Travertine: Lots of movement in the stone, light in color, mostly tan, cream, and beige. Very high maintenance, soft, and porous stone.

• Soapstone: Mostly in dark greens and blacks. Resistant to heat and stains but scratches easily. High maintenance oiling to maintain color, and will patina over time.

• Quartzite: Hard stone that is heat and scratch-resistant. Comes in beige colors and is durable. Needs to be sealed every 1-2 years.

• Quartz: Man-made stone that comes in an array of colors. Durable, minimal maintenance, and scratch-resistant. Not heat resistant nor recommended for outdoor applications as its color fades in the sun.

Sips and She-nanigans –A Sassy Soirée!

Fess Parker Winery: 6200 Foxen Canyon Road, Los Olivos, Ca | 6:00 PM Think wine/cocktail party. This evening, we will laud those behind-the-spotlight lady heroes, such as sous chefs, assistant winemakers, viticulturists, wineries, and restaurant owners. Tickets include a red-carpet photo-opp entry, a glass of Fesstivity Bubbles, hors d’oeuvres, complimentary wine all evening, several female comics, a brief screening of our celebrated “behind the scenes” women, and a silent auction.

Solvang Century Bike Ride

Throughout the Entire SYV Area | 7:00 AM Rider Check-in: Friday afternoon and evening: 4 pm-9 pm in the Figueroa Ballroom on the bottom floor of the Marriott. Saturday morning: 6 am-8:15 am in the Figueroa Ballroom on the bottom floor of the Marriott.

Start Times: The start window is open from 7 a.m. to 8:30 a.m. all riders must leave the course by 5 p.m.

Santa Barbara Women Wine Makers Grand Tasting

The casitas, barn, and lawns of 27 Vines will be filled with dozens of women winemakers and their lady culinary colleagues fronted by the just awakening vines of this boutique vineyard. You’ll taste with the winemakers, chefs, and specialty food purveyors themselves as they talk to you about their passion for crafting deliciousness from the bounty of Santa Barbara County.

Santa Barbara Women Wine Makers Bubbly Bash

Vega Vineyard & Farm: 9496 Santa Rosa Road, Buellton, Ca | 9:30 AM

Festivities begin with a sparkling wine tasting, where carefully crafted bubbles take center stage. The morning transitions into a scrumptious brunch created by Vega’s Chef, Louise Smith. The women winemakers pour a selection of “breakfast wines” for you. Each pour tells a story, and every bite is a testament to the artistry of our women winemakers and culinarians.

Buellton Wine & Chili Festival

Flying Flags RV Resort: 180 Avenue of the Flag, Buellton, Ca | 12:00 PM

You will sample wines, craft brews, seltzers, ciders, spirits from 30+ wineries, and chili and salsa from over 20 cooks! There will also be a wide variety of merchants and food vendors on site! Live entertainment, including DJ FIU! Children 6 and under are free. Tickets include all alcohol for guests over 21.
