Small Talk BY SUSAN ROSSER
I am loath to admit this, but the thing I miss the most since hunkering down amidst a global pandemic is dining out with friends. I know, I know. Many people reading this are still enjoying our local restaurant scene. But I have always been a risk-averse person. So when a “fraidy cat” such as myself confronts a novel virus, people like me pretty much stay indoors and don’t come out to play until the coast is clear. But I do miss chatting with friends — or anybody for that matter. Honestly, I’ve never been what one might label a social butterfly. Give me cozy pajama pants, a comfy couch, along with a bottomless bowl of chips and a Netflix subscription, and I could probably sustain myself through to 2025. Whenever I had an important event to attend, I often found myself feeling a sense of dread along with a touch of despondence. I’m terrible at small talk and always find myself struggling to figure out what to say. Seriously, some lovely gentleman can tell me about his career or family while I only half listen because the other half of my brain is conjuring my response. It’s exhausting. I once admitted this to a casual acquaintance during a cocktail party. She looked at me as if I had hurled a tray of mini-crabcakes across the room. I thought my admission might have been the beginning of an authentic and lifelong friendship, but her reaction told me otherwise. Thankfully, my husband is the quintessential social butterfly, so I can always count on my getaway line to extract myself from awkward banter. “Oh gee,” I’ll say, “I better go see what Richard is up to.” Works every time. I used to use the old “I need to freshen up my drink” excuse — but I found myself getting plastered way too early in the evening. But now that I have been locked away since March, I realize that not only do I miss in-person conversations with close friends — I also yearn for casual chats with strangers. And during my limited contact with the outside world, I will strike up a discussion with anyone willing to engage.

The other day, I saw a woman choosing an eggplant, and I approached her to offer tips regarding eggplant options. But I stopped myself. I figured that highlighting the small protrusion at the base of a male eggplant might not go over too well with a stranger. It’s best not to reference sex organs when engaging with strangers — even if you’re only talking about eggplants. I recently underwent a medical procedure at the hospital. In normal times, this test would have been a highly stressful experience. But this time, I found the experience to be marginally enjoyable. During the test, one of the technicians was about my age, and through our small talk (which I remind you is not among my strengths), I learned that we have kids the same age, and we both love to cook. Naturally, the conversation evolved to cooking during a pandemic. And we discovered our mutual disdain for constant kitchen clean up — specifically as it relates to emptying the dishwasher. But seriously, when you find yourself enjoying a biopsy more than you used to enjoy cocktail parties, it’s time for a touch of self-examination. So as it turns out, I might not be as socially awkward as I once believed. After months of hiding, I may have enough small talk topics stockpiled to last for a lifetime of cocktail parties. Someday the world will heal. Until then, I look forward to reinventing myself as a socialite.

Lighthouse Point Breaks Ground on Its New Fire Station City officials and residents gathered on the morning of Nov. 17 for the groundbreaking ceremony of the new Lighthouse Point fire station and emergency operations center (EOC), which will be built at 2101 NE 36th Street (Sample Road). Just over two years ago, Lighthouse Point voters approved a $16.5 million bond that is being used to fund the new fire station, a new community center at Dan Witt Park, and three other infrastructure projects. “We’re very excited to start construction of a new fire station and EOC for the safety of our community,” said Lighthouse Point Mayor Glenn Troast. “It’s the first of our much-needed infrastructure improvements to the city.” The new fire station will serve as “the gateway to our city,” said Troast. The next step after the groundbreaking for the fire station is the site work, which includes all the underground work to prepare the plumbing, electrical, sewage,
work to go “rather quickly,” and for vertical construction of the fire station to begin in early 2021. Construction of the new community center at Dan Witt Park is anticipated to get underway this month, starting with the site work. The community center will replace

Construction of the fire station and community center is expected to be completed in late 2021 or early 2022, said Troast. Lighthouse Point Fire Chief Shawn Gilmartin Retires After serving three years as Lighthouse Point’s fire chief, and eight years as assistant fire chief, Shawn Gilmartin retired at the end of October. The City is in the process of selecting a new fire chief. Before coming to work for Lighthouse Point as assistant fire chief in 2009, Gilmartin was with the Pembroke Pines Fire Department for 25 years. During that time, he served as a combat firefighter for 20 years, then became an administrative chief in training and logistics. He spent his final three years as the chief of fire operations. During his time as Lighthouse Point fire chief, Gilmartin placed a high priority on developing the department’s younger personnel, as well as keeping the department up to date with new technologies. “It was my privilege to serve with the men and women of the Lighthouse Point Fire Department, and provide the best services possible to our citizens,” said Gilmartin. Lighthouse Point Mayor Glenn Troast said: “I am very appreciative of all the hard work and effort that
Chief Gilmartin has given the city over the years, and I wish him well in his retirement.” Currently, Assistant Fire Chief Tony Long is the acting fire chief. The City hopes to have a new fire chief selected in January, said Troast. In addition to serving as fire chief, former Fire Chief Gilmartin served as the fire code marshal for Lighthouse Point.

The construction manager for the fire station and community center projects is Kaufman Lynn Construction. The City has asked Kaufman Lynn to provide a price for each of the three other bond projects. If the City is satisfied with the proposed prices, it will award the work to Kaufman Lynn. If not, the projects will be put out to bid. The new fire station will be
built on property where a former gas station stood vacant for approximately 14 years. The gas station, as well as the former convenience store located on the northwest corner of the site, were demolished in March of this year. The City purchased the land for the new fire station in June 2018 at a price of $1.75 million, which was refunded back to the city with the bond funds. Y

More Long-Term Road Closures Will Begin as Sewer Pipe Replacement Project Gets Underway A Broward County project is getting underway to replace the aged sewer force mains running along NE 21st Way from NE 38th Street (behind the Staples store) to NE 39th Street, and along NE 22nd Avenue from NE 39th Street to NE 44th Street. The project, which is anticipated to take about one year to complete, will involve some longterm road closures, including along portions of Lighthouse Drive. The condition of the sewer force mains that will be replaced is so poor, they could break at any time, according to the city’s Public Works Department. The pipes were put into service by the County in 1976 and are at the end of their life span. Made primarily of iron, they will be replaced with pipes made of PVC. In the past three years, there have been three force main breaks – one on a local force main, and two on the larger regional force main that passes through Lighthouse Point. According to Broward County Water & Wastewater Services, the plan is to replace the force main along NE 21st Way first, and then two force mains along NE 22nd Avenue. The work on NE 21st Way is expected to take several weeks, not including any weather delays. The portion of NE 21st Way between NE 38th Street and NE 39th Street will be closed to thrutraffic and pedestrians. Traffic is being rerouted to NE 21st Avenue. The second portion of the project – the force mains replacement on NE 22nd Avenue – is expected to take approximately eight months to complete. The force mains replacement project comes on the heels of a related Broward County Water &

Wastewater Services project to refurbish the city’s master pump station (also called a lift station) located at the triangular-shaped median between Lighthouse Drive (NE 41st Street), NE 22nd Avenue and a small access road. The master pump station receives all the sewage within Lighthouse Point from 32 upstream lift stations, and pumps it to the Broward County North Regional Wastewater Treatment Plant.
The pump station project began in November 2019 and is expected to be completed this month. For the duration of the project, a portion of NE 22nd Avenue near the pump station has been closed to thrutraffic, with a detour to NE 41st Street. The access road along the south side of the pump station has also been closed. For the duration of the force mains replacement work along NE 22nd Avenue, traffic will not be able to travel southbound on NE 22nd Avenue at the pump station. In addition, when work begins north of the pump station, both the northbound and southbound lanes on NE 22nd Avenue (Lighthouse
Drive) will be closed from the pump station up to NE 44th Street. The traffic detour around the work zone will be on NE 23rd Avenue and NE 44th Street. Sidewalks within the work zone along NE 22nd Avenue will be closed, as some of the pipes will be placed underneath them. Almost all of the sidewalks will be torn up and then replaced. A section of force main that runs along NE 44th Street just west of NE 22nd Avenue will also be replaced. It ties into a small lift station that serves some of the condos and apartments south of NE 44th Street. The pump station project was originally scheduled to be completed this summer, which would have avoided the pump station project and the force mains project being backto-back. However, according to the Broward County Water & Wastewater Engineering Division, additional pipes, valves and fittings were added to the pump station project to limit future shutdowns of the sewer system and disruption of traffic for the installation of the new force mains, and this took extra time. In addition, more time was needed to test the pump station’s new pumps, electrical equipment, instrumentation and controls to assure reliability and redundancy. The final major work being conducted at the pump station is the lining of the last segment of a 24-inch-diameter sewer line leading into the pump station, which will take a few weeks to complete. A special liner had to be ordered to restore the sewer line, after heavy debris (likely concrete or mortar) was found on the bottom of it. Y

City Beat BY MARIE PULEO Lighthouse Point First Responders, City Officials to Use Charlotte J. Burrie Civic Center During Hurricanes
The Lighthouse Point City Commission recently approved an agreement with the City of Pompano Beach that will allow Lighthouse Point first responders and city officials to shelter at the Charlotte J. Burrie Civic Center in the event of a required evacuation due to a hurricane. The newly built Charlotte J. Burrie Civic Center, located at 2669 N. Federal Highway in Pompano Beach, opened its doors in March of this year. The facility is directly across Federal Highway from the City of Lighthouse Point, and will provide essential workers with the ability to quickly respond back to the city immediately following a storm. Prior to this agreement, Lighthouse Point first responders and city officials had to shelter at Broward Health North, Imperial Point Hospital in Fort Lauderdale and Monarch Hill High School in Coconut Creek. Lighthouse Point is in a mandatory evacuation area for hurricanes that are Category 3 and above.

The Charlotte J. Burrie Civic Center is a Category 3 facility, so Lighthouse Point essential employees would shelter there during hurricanes that are up to a Category 3 strength. In the event of a hurricane higher than a Category 3, essential employees would deploy to the locations used in the past. Lighthouse Point will likely still use the Charlotte J. Burrie Civic Center as a shelter for some of its essential employees even after the city’s new fire station and new community center are built. Although the fire station and community center will be constructed to withstand a Category 5 hurricane and will have emergency operations facilities, it is “good practice to disperse first responders during hurricane events,” according to city administration. The only fiscal impact to the City of Lighthouse Point for staff members to use the civic center is repair or replacement costs in the event of any damage or excessive wear and tear to the facility caused during hurricane deployment. New IHOP at Pompano Citi Centre is Nearing Construction Plans to construct a new International House of Pancakes (IHOP) at the Pompano Citi Centre are continuing to make progress. The restaurant will be in a 4,600-square-foot building on an outparcel at 1300 E. Copans Road, just east of the Wendy’s. The building design for the new IHOP was approved by the Pompano Beach Architectural Appearance Committee (AAC) in September. Building permitting is in progress, and once completed, construction can begin. The design of the IHOP at Pompano Citi Centre differs from IHOP’s standard prototype building. Adjustments were made to comply with current Pompano Beach zoning code requirements. The street-facing facades were required to have 30% glazing, so the restaurant’s front facade has more glass than a typical IHOP. In addition, the roof had to have a minimum of two different pitches, or slopes. “We have altered the parapet heights and eliminated some of the standard features that we use elsewhere,” the project architect, Mike Sofarelli of Clearwater-based Sofarelli & Associates Architecture, told the AAC.
Verbiage that would normally be on the front of the building under the IHOP logo has been eliminated to meet the city’s signage code. On the sides of the building, as well as in the back, awnings and simulated windowswere added to eliminate blank wall space. The building colors will be the standard IHOP blue, red and beige. However, more red accents on the windows incorporate some of the accents on the main Pompano Citi Centre building and the other outparcel buildings. “This may look like an IHOP, but it has a lot of differences,” said Sofarelli. City Beat BY MARIE PULEO Shoppers Haven In Pompano Beach Has Plans for a New Supermarket, Outback Steakhouse And Apartments
Shoppers Haven, the retail center located at 3559 N. Federal Highway, between Sample Road and NE 33rd Street, is preparing to undergo a complete renovation, and plans include adding a six-story multi-family residential building, called Vista Clara Communities at Pompano Beach, to the south end of the property. The residential building will feature luxury rental apartments at market rates, according to Christopher Partridge, of Partridge Equity Group, which owns and manages Shoppers Haven. The Shoppers Haven site can allow up to 250 apartments, but Partridge Equity Group may build less than that, based on market demand. The Vista Clara residential component would replace the southern portion of the shopping center along NE 33rd Street. Depending on the number of residential units, the footprint of the

apartment building could extend northward up to, but not including, the existing Bealls Outlet store. One of the options under consideration is for the apartment building to have approximately 27,000 square feet of ground-floor retail space. There would be a second-floor pool deck surrounded by landscaping, and some of the residential units will have a sliding glass door leading to a private garden. A two-story parking garage with a section for Vista Clara residents is contemplated to be built northwest of (behind) the apartment building. A large green space would be created on top of the garage for use by residents of Vista Clara. This private green space may include a park with a gazebo, an outdoor exercise area, and other sports amenities. “We understand it’s a very urban setting,” said Partridge. “We want to provide as much green space as

possible for the upper-level units.” The current plans include a skywalk connecting the parking garage to the apartment building. Partridge said he expects plans for Vista Clara Communities to be submitted to the City of Pompano Beach by the end of 2021 to begin the approval process. The rest of Shoppers Haven is being renovated in preparation for the arrival of a major grocer that will move into the 52,000-squarefoot anchor space formerly occupied by Winn-Dixie. The name of the new supermarket will not be disclosed until the lease is signed, which should be by January 2021. However, it will be a nationally recognized brand such as Amazon Markets, Trader Joe’s or Kroger Foods, said Partridge. In addition, an Outback Steakhouse will be built on a Shoppers Haven outparcel along Federal Highway, just south of the Walgreens at Sample Road. >>>

City Beat BY MARIE PULEO Lighthouse Point Library Will Offer Free Online Access to The Wall Street Journal and Consumer Reports
Lighthouse Point Library patrons will soon have free access to two online resources that are new to the library – The Wall Street Journal and Consumer Reports. The addition of the new resources was based on requests the library received from residents. In 2020, Consumer Reports was the most requested online product, and The Wall Street Journal was the secondmost requested online product, according to Library Director Christy Keyes. “We’re thrilled to be able to offer these new services to our patrons,” said Keyes. The library anticipates the two online publications will be up and running in the library’s system in January 2021, but recommends checking the library’s website for the exact start-up date (lighthousepointlibrary.com). To access both resources, patrons will need an active Lighthouse Point Library card in good standing.

The Wall Street Journal and Consumer Reports will be available to both in-library or remote patrons. Over 1,000 patrons will be able to be logged in to each service simultaneously at any one time. Patrons will be able access the current Consumer Reports issue and latest articles, as well as archived issues back to 2012. In November 2020, The Wall Street Journal began offering remote online access to public library patrons for the first time.
Keyes noted that this is because The Wall Street Journal realized it needed to “broaden its horizons” due to the COVID-19 pandemic. The cost for The Wall Street Journal subscription is $1,200 for 12 months; the Consumer Reports subscription is $1,500 for 12 months. The money is coming from the Walt and Mary Barker Library Fund, which in 2014, was set up with $500,000 from the trust of longtime Lighthouse Point Library volunteer Mary M. Barker. A certain amount of funds is made available to spend each year. Last month, the City Commission approved the expenditure of $17,425 from the fund for “eLibrary educational and technology resources” for the library, which includes the subscriptions for The Wall Street Journal and Consumer Reports online. New StoryWalk at DeGroff Park Combines Reading, Exercise and the Outdoors The Friends of the Lighthouse Point Library’s first StoryWalk outdoor reading experience has been installed at DeGroff Park. The StoryWalk features a children’s picture book displayed on 15 mounted panels (two pages per panel) that have been placed along a sand trail around the park. The current picture book is “Evelyn Del Rey is Moving Away,” by Meg Medina. It has a fall theme and is a story about the importance of staying connected even when you are physically apart. “We thought that theme would really hit home with families due to the coronavirus pandemic,” said Lighthouse Point Library Director Christy Keyes. On the back of the StoryWalk panels are library photos, fun facts and details on how Lighthouse Point households can get a free copy of the book from the Friends of the Library.
The plan is to start out featuring one picture book per season. The current title will stay up until the end of December 2020. A new book for the winter season will go up in January 2021. StoryWalk was created by Anne Ferguson of Montpelier, Vermont, when she worked for the Vermont Department of Health. Ferguson was looking for a fun activity families could do together that would help build children’s interest in reading while encouraging outdoor exercise for both children and grown-ups. In the fall of 2007, Ferguson partnered with the Vermont Bicycle and Pedestrian Coalition and the Kellogg-Hubbard Library to create a collection of StoryWalk books. Today, StoryWalks have been installed by libraries in all 50 states and 13 countries. The StoryWalk project at DeGroff Park is sponsored by the Friends

The Pompano Beach Amphitheater Will Be Getting a New Roof Canopy Soon Construction activities are underway at the Pompano Beach Amphitheater in preparation for the installation of a new roof canopy at the open-air music venue. The project is expected to cost $3.5 million, which will come from Pompano’s G.O. bond. The fabric is translucent, allowing natural light to flow evenly throughout the venue, while keeping everyone shaded. About 50,000 square feet of fabric will be used, which will be installed as 14 panels, and will include rain flaps. There will be no columns obstructing the view of the audience.

The Most Effective Way to Lead I HAVE BEEN PUTTING A LOT OF THOUGHT AND STUDY INTO THE TOPIC OF LEADERSHIP LATELY. WHEN YOU LOOK AT THE TOP SPORTS TEAMS, MOST SUCCESSFUL COMPANIES, AND happiest families, a clear, strong leader drives the charge. As Jon Bon Jovi said in the documentary "When We Were Beautiful," someone has to be the quarterback. That person needs belief, a clear vision of the future, and must be a tremendous role model. Then I started thinking about some of my past martial arts instructors and why they had such a profound impact on me. It jumped out to me almost immediately. They led by example. Shihan Jim Andrello has made a tremendous impact on my martial arts training and commitment to fitness.
Jim is a seventh-degree black belt and won the WKA Middleweight Kickboxing title in 2010. He was always training, to keep himself in shape. He encouraged me to do the same. His philosophy was not, “Craig, you should run more.” His coaching was, “Craig, let’s go for a run tomorrow!” Big difference! Another significant impact on my martial arts training is Elite Force BJJ's head coach, Alexandre "Pulga" Pimentel. His commitment to improving his own skill and fitness is incredible. I recently found this remarkable story, which illustrates the

power of role modeling. In the 1930s, there was a boy who loved desserts. He had become so addicted to sugar that his mother decided to visit Gandhi. She thought her child would listen to the leader's advice and stop his bad habit. After a long journey, walking many miles under the sun, they finally arrived in town and found Gandhi. The mother finally asked Gandhi to tell her boy to stop eating sugar because sugar was not good for his health. Gandhi replied to the woman, “I cannot tell your son that. Please bring him back in four weeks and I will talk to him, then." The mother was surprised. But she could not do anything else, so she and her son returned home. Four weeks later, she repeated the journey and talked to Gandhi again. Gandhi remembered the woman and her son. He looked at the boy and said to him, “Boy, you should stop eating sugar. It is not good for your health.” The boy nodded his head and promised he would stop eating sugar. The boy's mother was upset. "You could have told him this four weeks ago when I first came here. Why are you saying this now?" Gandhi smiled and said "Woman, four weeks ago I was eating a lot of sugar myself." Gandhi recognized that his message would not be as effective if he advised the boy to stop eating sugar when he was eating a lot of sugar himself. The adage, “Do as I say, not as I do” is not the most effective way to build strong influence and leadership. Role modeling the way is the way to go. His message was more sincere and made a great impact because he was living that lifestyle of no sugar. Where can you be a better role model for those you wish to influence? Can you improve some of your habits and rituals to set a better example? I think we can all answer "yes" to that question if we are truthful. Think of some of the great leaders from your past who had the most profound influence on you. How did they lead by example? Remember, that leadership is a privilege and can be one of the most gratifying things we do as adults. Lead with vision. Lead with passion. And lead from the front and watch the tremendous impact you have on those around you. While it may not be constructive to run away from problems, there are some situations when distraction is beneficial. Taking your mind off problems for a little while has its place. Research shows that our brains can become overloaded when charged with maintaining laser focus.
The Disadvantages of Focus So much attention has been given to remaining focused to get things done. We have all sorts of handy gadgets and techniques to stay on target. However, we miss an awful lot when we keep our heads down and focus. So much of what goes on around us could be helpful when making decisions. When we are hyper-focused, we lose creativity and the potential for innovation. Duke Corporate Education’s Dr. Srini Pillay gives the example of Wang Laboratories. They were the premier word processor producers. An Wang, the founder, was so focused on the word processor that he failed to see what was ahead, and the PC overthrew his product. Although focus is important, we also need to look at our surroundings and see what is coming up ahead. It is important, as in most things, to have a balance. Hans Berger clearly expressed the idea that the brain is constantly active (even when we aren't engaged in a distinct mental activity) in the 1930s. Yet, it wasn't until the 1970s that brain researcher David Ingvar began to accumulate data showing that cerebral blood flow (a general measurement of brain activity) during resting states varied according to specific patterns; for example, he observed high levels of activity in the frontal lobes of participants at rest. When focused, brain structures in the DMN show lower levels of activity. The higher activity level in the DMN occurs when our mind is wandering. Such as when one imagines the future, thinks about others, daydreams or recalls memories. Research has found that meditating may influence the activity level in the DMN. Furthermore, links have been made between activity in the DMN and mood disorders, anxiety disorders and schizophrenia. There is more to this than we know at this time. Our brains are at work re-energizing, relating concepts to one another and cultivating insights when we are doing

His research found that falling into a reverie was not helpful. Additionally, he found it was not beneficial to ruminate over things either. So, learning to use Positive Constructive Daydreaming, you need to schedule it into your day. Then shift your attention inward to conjure up playful or wishful imagery. Think of relaxing things or activities you enjoy. These are thoughts you would engage in while doing some other activity that does not require laser focus. Singer's research found that PCD is most useful while doing another activity such as knitting or gardening. Engaging in PCD turns on the DMN and

Speaking of knitting: Recent research shows knitting has a measurable effect in decreasing levels of anxiety and stress relief. One international survey found a strong connection between knitting and feelings of calm and happiness. A study was also done with individuals with eating disorders. Knitting was found to have a significant effect on levels of anxiety as well as decreasing obsessive thinking. NAPPING Naps are not just for the young. Ten good minutes of napping will increase your mental sharpness. Research shows a 90-minute nap is necessary to boost creativity. Shutting down for a quick nap is helpful, but the longer the nap, the more original and imaginative ideas begin to come together. DOODLING Doodling is something we often see children do in school as the teacher drones on. Well, it is actually a great activity that makes us assume that one is not paying attention. However, research by psychologist Jackie Andrade found that doodling improved memory by 29%. POSSIBILITY THINKING Knowing the reality in business or in your life is important. But, when we are stuck in these facts, sometimes it stifles growth. Shifting our thoughts to what we would like to be possible, creatively looking for outside the box solutions that on the surface may not seem likely lead to cutting edge solutions. When we believe that a solution is possible, dopamine increases. This increase leads to feelings of pleasure and reward. It is crucial to contemplate what could be possible. LIFESTYLE CHANGES Productive people typically follow a schedule. They also know when they are most productive and schedule tasks accordingly. Look at how you currently live your life. Determine when your energy levels are highest and lowest. If you feel tired or unable to focus after lunch, for example, build in some unfocused time for 10 to 15 minutes. This could be a nap, a short walk, doodling or after you get home, engage in some PCD while knitting. PCD is time well spent because your brain is recharging. To be effective at work, it is imperative that we are focused. However, without periods of unfocused behavior, your mental stamina will be sapped, and your unconscious brain won't be as effective. Scheduling these times into your day can increase your overall productivity. In times like these, when we have been focused on preventing illness, politics, working or finding a new job, plus keeping our families sane, I think we could all use a little distraction. Y

AS IS CUSTOMARY, I HEREBY PRESENT MY CREDENTIALS TO PROVE THAT I AM THE WORLD’S GREATEST PROGNOSTICATOR: I am a graduate of FSU (Florida Seer University), where I earned a B.S. in BS. In a previous life, I was an assistant to the Oracle at Delphi. Finally, I am the owner of a genuine Swarovski-Romanian-Gypsy- certified crystal ball, which, although used, has very low mileage. It formerly was operated by a little old lady only on Sundays and is the topof-the-line model from Clairvoyants “R” Us. The predictions (subject to a three percent margin of error): California Governor Gavin Newsom will issue an executive order exempting pickpockets from following social distancing rules. His rationale: “How can they earn a living if they have to stay six feet away from everybody?” Scientists will impregnate an elephant with wooly mammoth DNA, successfully creating a wooly pachyderm. Thus, sheep will become expendable. A man named Whitney Eli will discover a way to make gin from cotton. If you don't get this one, you didn't pay attention in grade school. Lip readers will successfully petition the U.S. Supreme Court to have face masks banned. To combat the iguana infestation, the Florida Department

of Agriculture will harvest Burmese pythons from the Everglades and relocate them to the cities. Dogs, cats and slow-moving children will be ordered to stay indoors. NASA will see the return (two years early) of spacecraft Osiris-REx (sic), which will bring back samples of the asteroid Bennu, which is the second most likely object to strike Earth. This way, we won't have to ask "what hit us?” thereby justifying the $116-billion cost. Not to worry. Bennu hitting Earth is almost as unlikely as anyone ever filing a claim on their title insurance. For the first time in its history, the Powerball jackpot will be won by a left-handed vegetarian. Scientists will discover that the Earth is actually flat. Cats will then push everything off it. If you're puzzled by this, ask someone who has a cat. The 2021 annual meeting of the Procrastinators Club will be postponed until 2022. The federal government will change daylight saving time. On March 14, our illustrious leaders will mandate that all clocks be set ahead 12 hours. This will mean that night becomes day and day becomes night. The purpose is to give protesters plenty of light for their demonstrations and make us all feel like we live in Lapland (minus the aurora borealis.) On April 15 all Americans will stop paying their taxes. Y

Life Estate Deed Versus Revocable Living Trust BY MARTIN ZEVIN, ATTORNEY THERE ARE SEVERAL WAYS TO AVOID PROBATE ON YOUR HOME WHEN YOU DIE. IF YOU ARE SINGLE, THERE WILL BE PROBATE WHEN YOU DIE UNLESS YOU CHOOSE ONE OF THE following options. If you are married and own your home together, your surviving spouse will not have probate; however, there will be probate when the second of you passes away unless one of these options is done. Let us assume that you own your home jointly with your spouse and that you have two children. Both of you desire to have your two children inherit your home equally when you both pass away. The first option would be to add your two children's names to the deed as joint tenants with right of survivorship. This is not a good idea. It would affect your ability to claim your full homestead exemption. In addition, you lose control of your property and can only sell it if your children both agree and sign all closing documents. If you wanted to take one of the children off the deed, you would be unable to do so. If one of your children files for bankruptcy, has an adverse judgment or files for divorce, your property could be subject to liens or other legal action. Therefore, I recommend against a deed with your children as joint tenants with right of survivorship.

The second option is a life estate deed. There are two types of life estate deed: regular and enhanced (also referred to as Lady Bird). The regular life estate deed requires that your children join in any sale or other changes on the deed; therefore, you have lost control and cannot take your child's name off the deed if you choose to do so. The enhanced life estate deed gives you the sole right to sell the property during your lifetime or make any other changes to the deed without the permission of your child. The enhanced life estate deed has precise legal language to be effective; therefore, do not attempt to do this on your own. Even with the enhanced life estate deed, there are risks, particularly if your child has a bankruptcy, outstanding judgment or undergoes divorce. The worst risk, however, is if, God forbid, your child dies before you or with you in a common accident. Your child's estate would then become the owner of the property once you died, which would result in probate being required. Thus, the main purpose of the life estate deed is not accomplished. The best way to avoid probate on your home is to do a revocable living trust. When you sign the evocable living trust agreement, you also sign a deed transferring the property to you as trustees of your trust. You are able to keep your homestead exemption, maintain complete control of the property during your lifetime and make amendments to your trust without changing the deed. There are no risks involved since your children's names do not appear on the deed. The only disadvantage of the revocable living trust is that it will cost more money in attorney's fees. When you discuss the options with your attorney, you should discuss the difference in fees between the evocable living trust and the enhanced Life estate deed. You can then determine whether it is worth saving the money and taking the risks involved in the enhanced life estate deed. IS THERE SUCH A THING AS “BRAIN FOOD”? THE SUPERMARKET POSTS SIGNS FOR GLUTEN-FREE FOOD, SEAFOOD, PRE-COOKED FOOD, PLANT FOOD, and frozen food. Yet, if you ask a clerk where the brain food aisle is — watch the great eyeball roll. The answer is — yes, there certainly is brain food. Have you ever used your brain to think about eating certain foods for brain health? The answer is probably not. Many of us eat whatever we find and whenever we find it.

Financial Resolutions for the New Year It’s time for New Year’s resolutions. This year, why not make a few financial ones? For starters, resolve to boost your contributions to your retirement plans, such as your IRA and your 401(k). These tax-advantaged accounts can be good options for your retirement savings strategy. Also, try to reduce your debt load. It’s not always easy, but the lower your debt payments, the more money you’ll have available to invest. Here’s another resolution: Build an emergency fund containing six to 12 months’ worth of living expenses, with the money held in a liquid account. Such a fund will help you avoid dipping into long-term investments for emergencies, like a new furnace or major car repair. Another key resolution: Make sure your protection needs are being met with the proper amounts of life and disability insurance. Finally, resolve not to overreact to market volatility. Soup season is short in South Florida. So it’s best to be prepared for an unexpected cold front. When I was a kid growing up in New York, my go-to after school snack was a warm bowl of ramen noodle soup. Even as a kid, I enjoyed being in the kitchen, and I would add carrots or scallions or whatever veggies my mom had in the fridge. These days, ramen has advanced beyond those instant packets, and restaurants are popping up dedicated to ramen. How to make a better broth: Brown 2 pounds of beef marrow bones in a large stockpot with a little neutral oil. Then add 2 onions cut in half, 2 carrots, 2 celery stalks, a handful of fresh parsley, a whole bulb of garlic cut in half, and about a 2-inch piece of ginger cut in half, kosher salt and black peppercorns to taste. (Full disclosure: I save vegetable scraps for stock and I had the green part of two leeks on hand, so they were invited to the party too.) Add about 4 quarts of water, so all the ingredients are submerged. Bring it to a boil and then reduce heat to simmer. Cook it for about 4 hours. Strain the broth with a colander over a big bowl. This made just shy of 2 quarts of beef broth. I made this the day before — since it does take a while. But the house smells amazeballs. You can store it in the fridge for three days or so or it will keep in the freezer for three months. Be forewarned; once you make your own, you might not want to buy the boxed stuff again. (You can leave out the ginger. If you do, you can add in a few sprigs of fresh thyme for a more American-style broth.) THE ADD-ONS Get creative. For me, no bowl of ramen is complete without a jammy egg. I cook mine in boiling water for about 5 minutes. But that’s a very personal decision. In a Dutch oven, I sauteed some shiitake mushrooms in a touch of neutral oil until they were a little soft. I threw in some carrots, and a few scallions and sauteed them just until soft. Then I added my beef broth to warm it up. About 3-4 minutes before you are ready to serve, add the ramen noodles to the broth. Discard the flavor packet. When the noodles are cooked, ladle the soup into bowls. Top with your halved jammy egg and whatever else you like. My bowl has leftover shredded brisket, arugula, sliced jalapeno, red onion and a few scallions. When figuring out what to throw in my soup, obviously, I consider taste. But also think about texture and color. Some people like a little crunch. I always enjoy something raw and fresh to contrast the warm soup. There really are no rules. Have fun. Y

Thoughtful Gifts for Wine Lovers LOOKING FOR A SENSIBLE HOLIDAY GIFT FOR A FRIEND, COWORKER, CLIENT, FAMILY MEMBER, OR OTHER PEOPLE you care about who like wine? It’s pretty safe to say that wine lovers appreciate thoughtful wine-related presents. Not that some of them wouldn’t prefer other goodies — like a new car, a 60-inch television, or a trip to a favorite vacation spot. Don’t worry. I have plenty of suggestions. None should cost anywhere close to new car, unless you’re thinking of giving someone several cases of first growth Bordeaux or building and stocking a huge refrigerated wine closet for your spouse. My suggestions, which focus on mainly non-wine gifts, sell mostly in the $10 to $400 range. Generally speaking, the best winerelated gift is quality wine. Whether it’s one bottle or a case (if you’re being especially generous or grateful), it’s hard to go wrong giving good wine to someone who will appreciate it. But there are many fun and useful alternatives to wine, such as online classes, tastings, books and magazines, wine storage, and an incredible amount of “stuff.” That includes wine glasses, decanters, chillers, cork screws, aerators, preservers, totes and more. For the friend who thought he or she had every wine tool, there are even Champagne sabers for literally chopping off the tops of champagne bottles rather than popping their corks. I’ll start with wine stuff, which can be purchased from many wine, cooking and housewares stores and their websites as well as from internet sites like Amazon, IWA and Wine Enthusiast. I’ll move on to books and classes and then storage. I’ll finish with some quick thoughts about gifting wine.
Wine Stuff
WINE GLASSES AND DECANTERS: Most wine — red wine especially — is more enjoyable when sipped from glasses that make it visually appealing and have a shape wide (2.5-4 inches) and high (3-5 inches) enough to swirl without spilling. Swirling helps aerate the wine, so its aromas and flavors collect and

sharpen. For sparkling wine, however, I suggest glasses with tall, narrow flutes. Their shape evokes celebration and reduces the surface area from which precious bubbles will escape. And for fans of Port, Sauternes and other dessert wines, shorter, smaller bowled glasses are a lovely gift. Whether wine glasses have stems or not is a matter of personal preference, although swirling is easier with stems. Either way, wine glasses should be clear, without color, and made of quality glass or crystal to fully appreciate wine’s visual qualities. Crystal glasses are typically thinner and harder than ones made of regular glass. One popular but pricey brand, Riedel, sells a prodigious assortment of crystal wine glasses, each shaped specifically for a different kind of wine. A set of two will set you back $60 or more. It’s debatable whether the shape distinctions will make your favorite zinfandel or shiraz taste better — or worse perhaps if served in a glass designed for pinot noir or chardonnay. Fortunately, there are high quality four and six glass sets available for less than $60. Two such manufacturers are Spiegelau and Schott-Zwiesel, among many others. In case you’re wondering, my favorite wine glasses are stemmed red glasses that are 8 inches tall with a 4-inch-high bowl made by Spiegelau. >>>

Try the Wine <<< Wine decanters make nice gifts. They can make wine look appealing and help it aerate quickly. Some have wide, flat bottoms and narrow necks or exotic curvy shapes so, if you give a decanter, splurge and include a flexible bottlebrush to clean it effectively — figure on spending over $40. CORKSCREWS: Do you know someone who likes wine and owns a winged corkscrew? For heavens sake, give that person a better tool for opening wine! The winged contraption has two handles that rise up as the drill bit-like shaft is turned into the cork. Because the bit bores a straight hole into the cork, it often makes a mess of older or delicate corks. I mostly use a common waiter’s corkscrew or “sommelier knife.” About the size and weight of a pocketknife, this device has a helix-shaped steel “worm” to into the cork. With practice, they work quickly and reliably. Inexpensive models have stainless steel handles; more expensive ones may have wood, bone, stone or ivory handles. Also, the flexible arm that braces against the lip of the bottle should have two-parts so corks can be leveraged out in two easy steps instead of one longer, harder motion. Helpful, as well, is a Teflon-coated worm; it will turn into cork more smoothly than uncoated steel. The screwpull is a marvelous invention. The manual version is nearly infallible, using a long, very sharp coated worm that goes through corks easily and raises most of them smoothly. Also popular are the more expensive motorized devices, like the Rabbit. For serious wine lovers, there is the butler’s friend. It’s small and inexpensive, with two slightly curved prongs attached to a small handle and store in a short sheath. It works by shimmying the prongs down between cork and bottleneck and pulling the cork out with a slow twisting motion. It’s often the best and only tool for cleanly removing stuck, damaged, broken, or fragile corks. AERATORS AND PRESERVERS: Most aerators are simple and relatively inexpensive devices that expose wine to more air than when poured straight from the bottle. They provide an alternative to decanting or opening a bottle to “breathe.” They can help bring out flavors and help make tannic wines like young bold cabernet sauvignon taste less harsh or astringent. They won’t, however, make poor wine magically taste like good wine. That device isn’t available yet. Wine preservers include some simple, inexpensive devices like the VacuVin that suck air from an opened wine bottle through a specially made rubber stopper. Preservers also include more costly gadgets that displace air in bottles with nitrogen or argon gas to preserve remaining wine for days, weeks, or even months. for $200-400. It makes it possible to pour a just small taste or a glass or two of wine by inserting a hypodermic-like needle through the cork. It then preserves the rest for long periods without removing the cork. Other preservers, like WineKeeper, will enable your gift recipient to open, dispense The Coravin wine and preserve multiple preserver bottles of wine, providing an ever-ready choice of wines. The multi-bottle preservers you might have seen in a bar or restaurant are pricey, easily costing $2,000 or more. TOTES AND CARRIERS: Basic wine totes are just tall open-topped bags made of cloth, leather, or synthetic materials that hold one or two 750 ml wine bottles. Some close and have insulated compartments. There are larger bags, such as outing-ready backpacks that come with glasses, a corkscrew, and other paraphernalia along with room for a bottle or two and even food. If you’re looking for something more creative, I recently saw a garden tool sized cherry wood carrier, on a website called Uncommon Goods, that unfolds into a 10inch high table. The same site also sold cleverly design wine racks featuring baseball bats, rowing oars, and paddock wood from Kentucky’s Churchill Downs.
Books, Magazines, Classes and Tastings Savoring good wine can be reward enough. But learning about wine raises our appreciation of familiar wines and our curiosity about those we haven’t tried yet. When it comes to books, among my favorites are several by Jancis Robinson, arguably the best of all living wine writers. The most accessible is her 112-page "24-Hour Wine Expert." Others include the terrific "How to Taste: A Guide to Enjoying Wine," and the more comprehensive "The Oxford Companion to Wine" and the beautifully done "World Atlas of Wine" co-authored with Hugh Johnson. Hugh Johnson also writes the annually updated "Wine Pocket Book." Among the best-sellers are Madeline Puckette and Justin Hammack’s easy-to-use "Wine Folly reference guides." One is "The Essential Guide to Wine" and the newer, larger version is modestly titled "The Master Guide" that gives a rundown on practically every grape and wine most of us might ever experience, along with food pairing guidelines. Another modestly named but excellent resource is Karen McNeil’s "The Wine Bible," a one-volume, nondenominational wine encyclopedia. There are numerous wine tasting course books.
A standard is Kevin Zralyâ&#x20AC;&#x2122;s "Windows on the World Complete Wine Course," which gets updated regularly. Zraly was the long-time sommelier and teacher at the New York World Trade Centerâ&#x20AC;&#x2122;s famous restaurant and wine school. Another very differently organized book is Marnie Oldâ&#x20AC;&#x2122;s "Wine: A Tasting Course." Before Covid, there was already a growing number of online wine courses and individual classes offered by many people and organizations in the US, England, and Europe. Some are free. The paid classes are more polished and feature top talent or may lead to certifications of one kind or another. They can cost anywhere from $90 to $500. Napa Valley Wine Academy is among the most popular and offers classes costing between $100 and $300. Another interesting offering is through Master Class, which features talks on wine by wine critic James Suckling and other subjects like cooking by Gordon Ramsay and Thomas Keller, country music by Reba McIntire and basketball Golden Warriorâ&#x20AC;&#x2122;s star Stephen Curry. You can find an extensive rundown of wine classes on the Wine Folly website. Finally, a wine magazine subscription is a great way to get information about wine, including wine ratings and articles about different wine regions, wineries, wine-related travel, and so forth. The most popular are Wine Spectator followed by Wine Enthusiast Magazine. These and other wine publishers, like Robert Parker Wine Advocate and Vinous operate paid as well as free website content.
Wine Storage When it comes to storage, Iâ&#x20AC;&#x2122;m not a fan of fancy or even simple kitchen or living room open wine racks, because those arenâ&#x20AC;&#x2122;t usually good places to store wine. There are of course wine refrigeration units â&#x20AC;&#x201D; big and small â&#x20AC;&#x201D; for collectors as well as those who want their modest wine stash to stay safe, cool, and ready to drink. However, as a general rule, you'll need to spend between $400 and $5,000, depending on size and features.

LIGHTHOUSE POINT Like most political science majors on Election Day, I skipped all my classes, neglected my homework and watched CNN's coverage with intense anxiety all day. And I felt like Leonardo DiCaprio's character from "Once Upon a Timeâ&#x20AC;Ś In Hollywood" when he sits down to watch the television show he stars in, and his character appears on screen. "Why," you might ask, "did you feel like Leonardo DiCaprio?" Well, it's because CNN deemed our little hamlet of Lighthouse Point worthy of election day coverage. It's not unusual for reporters to be in Broward County on election day. As any presidential candidate trying to win our

state must turn out voters to win Florida's 29 electoral college votes. But it is unusual for them to be reporting from Lighthouse Point. Maybe it's because just days before the election, two men hailing from the Miami area thought it would be a prudent idea for them to make the drive to Lighthouse Point to steal

Junior Alexander Cabral, 28, and Vladimir Cabral Cuevas, 20, were stopped by a patrol officer who, while questioning the pair of men, noticed a bag of mail lodged between the front seat and center console, according to the Sun Sentinel. The officer also saw a tool used to fish mail out of the mailbox. The pair were charged with stealing ballots, fraud, and petit theft. The United States Postal Inspection Service has opened an investigation into the matter. Lighthouse Point Police Cmdr. Jack Vaccaro said that the ballots would not be held as evidence. "We are making arrangements to return these two ballots to their owners so they can deliver them to be counted," he said.Y

he developer of the Live! Resorts Pompano project — will transform the Isle Casino Racing Pompano Park into an entertainment, hotel, dining, retail, residential and office hub — has received final approval from the Pompano Beach City Commission to add an over one-million-square-foot e-commerce distribution warehouse to the plans. A number of residents in the Cypress Bend community to the south of the project site, and the Palm Aire neighborhood to the west, are not in favor of adding the industrial use to the project, mainly due to concerns over the truck traffic that would be coming in and out of the distribution center.
To accommodate the warehouse distribution facility, the developer requested a land use plan amendment to reduce the project's two million square feet of office use by 650,000 square feet and to add 1.5 million square feet of industrial use. During its virtual meeting on Oct. 27, the City Commission approved the requested land use change on second reading in a 5:1 vote, after lengthy discussion. Now-former Vice Mayor Barry Moss of District 5, where the project site is located, cast the only ‘no’ vote. The land use change must also be approved at the county level, which is expected to be completed in about six months. DECEMBER 2020 • pointpubs.com

It is also undergoing a state review process, with approval expected in approximately 30 days. The revised plans are a result of the COVID-19 pandemic, according to The Cordish Companies, the developer of the project site, which is located on the southeast corner of Powerline Road and SW Third Street (Racetrack Road). David Cordish, Chairman of The Cordish Companies, told the Commission that in today’s COVID world and a post-COVID world, where people are working remotely, the reduced office space is “much more fitting.” Cordish said everything else that was promised in the original plans will still be delivered. The plans include building over 4,000 residential units, neighborhood retail, an entertainment district, a maximum of 950 hotel rooms, an expanded casino, and

a lake surrounded by a park. The Baltimore-based Cordish Companies develops, owns and operates Live! entertainment destinations across the country. Debbie Orshefsky, the attorney representing the developer, said the industrial warehouse use would occupy most of the east side of the Isle Casino property. The entire property is 232 acres, and the industrial warehouse use will cover approximately 90 acres. The industrial use will have frontage on Racetrack Road. It will be prohibited on the west side of the project site, which means it will not front Powerline Road. Cordish said the e-commerce distribution and logistics firm is “world-renowned,” but the name currently cannot be disclosed due to a non-disclosure agreement.
According to the developer, the e-commerce distribution facility will create 1,000-1,200 jobs, and will "jump start" the Live! Resorts Pompano project in a challenging economic environment. The rest of the development is expected to create 16,000 permanent jobs.
PROTECTING THE NEIGHBORS TO THE SOUTH
Orshefsky told the Commission that, in response to community input —including a Zoom webinar held on Oct. 15, which had almost 300 participants — modifications were made to the plans to mitigate some concerns. In addition to truck traffic, concern was expressed that the industrial buildings would come too close to the Cypress Bend condominiums to the south. Orshefsky said that in addition to the 50foot buffer initially planned along the entire southern edge of the project site, a 200-footdeep buffer area restricted to landscaping and parking has been added at the south end of the area designated for industrial use. A landscaped berm and a 20-foot-high sound barrier wall are also being added within the 50-foot buffer. In order to create the extra 200-foot buffer, an area at the north end of the project site fronting Racetrack Road was added for potential industrial use. Mayor Rex Hardin voted in favor of adding the e-commerce facility but voiced strong concern about what it will look like at the south end, which faces the Cypress Bend community. Orshefsky said the height of the industrial buildings is anticipated to be 50-75
feet, although some may have an office component and could be higher. David Cordish explained that Cypress Bend residents might be able to see the top of the office component, but not warehouse bays, tractors or trailers because they will be blocked by the landscaping berm, sound wall and trees. Former Vice Mayor Moss said some Cypress Bend buildings are 10-stories high, and the upper floors will be able to "see everything," despite the berm and sound wall. Cordish said his company, in its own self-interest, has to make sure the e-commerce facility is attractive and well-buffered, not just for the residents of Cypress Bend, but for the future residents within the Live! Resorts Pompano development, who will be within 100 feet of the e-commerce facility. “We’re confident we can do that because of the self-contained nature of what we’re putting over there,” said Cordish. Hardin told the developer to "do what you need to do" to make sure the residents who live in Cypress Bend will be looking over at a beautiful building and lush landscaping because a view of a 30-foot roll-up door "won't work."
EASING TRUCK TRAFFIC FEARS
Addressing the concern about truck traffic, Orshefsky said: “We have now created a restricted access point, where semi-trucks will be required to enter and exit the site.” When leaving the site, trucks will be routed to the intersection of Racetrack Road and Andrews Avenue, and then up to Atlantic Boulevard and onto I-95. way for truck traffic to travel," said Orshefsky, as opposed to taking the Turnpike, which is further away and has tolls. Truck movement will be prohibited west on Racetrack Road and through the property onto Powerline Road. Orshefsky explained that an extensive traffic study carried out by the developer, and accepted by the City of Pompano Beach, in 2019, identified 18 intersections that needed improvements, including the intersection of Atlantic Boulevard and Powerline Road, and the intersection of Racetrack Road and Andrews Avenue. Due to the incorporation of the e-commerce activity, the Florida Department of Transportation (FDOT) asked the developer to do a new traffic study of several locations, including the I-95 interchange, to ensure that, even though trucks are using them today, the roadways are operating at acceptable levels of service. That study is currently underway and will be reviewed by FDOT and the county. In an effort to further allay concerns about truck traffic, Orshefsky added that a site plan for the e-commerce warehouse facility would be "fully vetted and analyzed" by the City, in terms of truck noise and access. The developer anticipates the site plan for the e-commerce facility will be submitted to the City in the next 3-6 months.
A COMMUNITY BENEFITS PARTNERSHIP
Orshefsky announced that The Cordish Companies is creating a community advisory committee made up of civic leaders from each district in Pompano Beach. “We want to work with a broad range of stakeholders to make sure that the economic benefits of this development are shared widely,” said Orshefsky. In late January or early February, a community action plan that has been endorsed by the community advisory committee will be brought to the Pompano Beach City Commission, said Orshefsky. David Cordish said a community benefits partnership is always part of a Cordish Companies development.

tion, and as a commissioner, put him "between a rock and a hard place." Moss said he received over 100 e-mails from his
constituents, and the majority of them were not in favor of the e-commerce facility. While Moss is still enthusiastic about what the rest of the project will be, he said the e-commerce distribution facility is not what the developer promised. Moss said he realizes the e-commerce facility will be good for the tax base of Pompano Beach and will generate jobs. Still, it will be an "enormous industrial warehouse" with hundreds of 18-wheeler trucks operating 24 hours a day, traversing the city, "belching toxic diesel fuel, making noise and affecting the 2,000 or so people who live in Cypress Bend just a matter of feet away." Moss asked the other commissioners: “What is more important: profits or people? Commissioner Rhonda Eaton supported the addition of the e-commerce facility because of the jobs it will create for Pompano Beach residents “during this very trying economic time.” Eaton said many people in the community are suffering economically because they're out of work. “It is not profits over people,” she said. “It is the ability to bring profit to the people.” David Cordish noted that there will be workforce priority preference for the local community for the initial 1,200 jobs created by the e-commerce component and the 16,000 jobs expected to be generated overall. Pompano Beach will host events for residents to apply for jobs or to apply for training to be able to be qualified for the new jobs. McGee also noted that many distribution companies are moving towards using electric or hybrid electric vehicles, which are quieter, more energy-efficient and have less impact on the environment. Commissioner Beverly Perkins said she voted against adding the e-commerce facility on first reading in September because she understood “the concerns of our vice mayor and the position that he’s in, as far as listening to the residents and trying to make a decision.” However, “looking at the bigger picture,” she strongly supports the project now, and thinks it is for “the betterment of the whole city.” She does have concerns about truck traffic and wants the developer to come back to the community with a plan to control it better. Commissioner Tom McMahon said he was "very excited about the job growth," and agreed that consideration had to be given to the benefits the e-commerce facility would bring to Pompano Beach as a whole. Hardin said he understood there is “tremendous angst right now” among some residents about the distribution center, not knowing what it will look like and what the impacts will be. “A similar situation happened in our beach area,” said Hardin. “When we were trying to do upgrades in that area, people were fearful,” but now you look at it, and “it turned out pretty good. I am confident that this will be another situation such as that.”
REZONING: INDUSTRIAL USE IS ADDED, CRYSTAL LAKE IS REDUCED
In addition to the land use plan amendment, the Pompano Beach City Commission, in a separate 5:1 vote, approved on second reading an application from the developer to rezone the project site to permit limited industrial park uses, including warehouse, distribution, e-commerce, clean manufacturing, and research and development facilities. The rezoning request significantly amends the project site's open space plan. The previously approved plan featured a 12- to 15-acre crystal lagoon surrounded by an active public park, serving as a focal point for the development. The lagoon, like a big swimming pool, would be used for activities such as swimming, kayaking and paddle boating. The new plan reduces the crystal lagoon to a minimum of 1.5 acres, but introduces a minimum 12-acre dug lake adjacent to the lagoon. The lake would be a recreational amenity open to the general public for boating, fishing and other water-based activities and would provide stormwater drainage necessary for the development. Y
