My husband and I decided to sell our home and move to the coast. Danielle with PureWest Christie’s International Real Estate ensured our home was advertised through multiple channels, and we were able to close quickly before the summer’s end. She has made our dreams come true!

Tweedale Trust

Danielle sold our home, and we bought two more. Both purchases were full of moments that made us unsure if we wanted to move forward. Danielle got us answers and did a lot of work that I did not even know realtors did. Anytime we called, she was there. We cannot convey how hardworking she was on our behalf, and we appreciate her expertise and dedication more than we can convey. Thank you!

Are your heirs ready to receive an inheritance?

In the popular imagination, receiving an inheritance always sounds like a good thing — after all, who doesn’t want a financial windfall? And inheritances can certainly be life-altering events. But they can cause challenges, so you’ll want to help your heirs be prepared.

To assist in this preparation, try to address some key questions affecting your heirs:

• Do they know what’s in your estate plans? Your family and other heirs will be much better prepared to deal with an inheritance if they know what to expect. That’s why it’s so important that you share your estate plans with everyone involved. You need to let them know the wishes and decisions you’ve expressed in your will and other legal arrangements, such as a living trust. Of course, sharing this information doesn’t necessarily mean that all your heirs will be completely satisfied with your choices — but at least they won’t be surprised, and perhaps will be less likely to cause disputes when the time comes to settle your estate.

• Will they know what to do with the money or other assets? You may be planning to leave your grown children a sizable amount of assets, possibly including cash, stocks, real estate, IRAs, 401Ks or other types of valuable personal property. But this inheritance brings with it several possible questions: Do your heirs already have an investment platform ready to accept inherited stocks? If you do leave behind rental property or a vacation home, can it be easily sold? These types of issues are generally not hard to resolve, but the more prepared your heirs are for their inheritance, the quicker they can take whatever actions are needed.

• Are they prepared to handle any taxes that may result from the inheritance? Unless you have a very large estate, your heirs likely won’t face federal estate taxes. (In 2024, the first $13.61 million of an estate is exempt from federal estate taxes.) However, other types of taxes may apply. A few states assess state inheritance taxes, and your heirs could incur federal and/or state income taxes when they withdraw money from inherited assets funded with pre-tax dollars, such as some retirement accounts. They could also face capital gains taxes when they sell inherited assets, such as stocks, for more than they were worth at the time of the inheritance. In any case, inheritance-related taxes can be complex, so you and your family and other heirs should discuss these issues with your tax advisor.

• Will they be liable for any outstanding expenses? If you have developed a comprehensive estate plan, it's unlikely your heirs will be on the hook for any outstanding expenses, such as credit card balances or funeral costs. If you do still carry a mortgage, though, and you are planning on leaving your house to your heirs, they may want to be prepared to act quickly to sell it.

When leaving an inheritance, there’s a lot involved — emotionally, financially and legally. So, do whatever you can to make the entire process as easy as possible for your loved ones. By communicating your wishes regarding the inheritance, and by considering all the issues that may arise, you can go a long way toward achieving the outcomes you desire.

North Idaho makeup artist Tricia Spry uses her expertise to showcase her clients’ beauty, inside and out. Tricia has spent five years honing her skills and building her makeup artistry business as Blush by T. She provides services that help her clients feel beautiful for any occasion, while giving back to her industry by educating fellow makeup artists. Beauty has always been Tricia’s passion, and with Blush by T, she can use that passion to make important occasions feel extra special for those in her community.

"I LOVE THE ABSOLUTE PLEASURE I SEE ON MY CLIENTS’ FACES WHEN THEY TRULY FEEL BEAUTIFUL. IT’S AS IF THEY SEE THEMSELVES IN A DIFFERENT LIGHT FOR THE FIRST TIME.

Q.Please share a bit about your professional background and experience as a makeup artist.

A. I have been in the wedding industry for five years now; before that, I had always loved makeup, hair, and anything related to beauty. I would spend hours watching other artists, learning different techniques, and performing makeup trends on myself. I would always help friends and family members get ready for their special events, dates, proms, and anything else they needed to feel beautiful. Although I haven’t kept an official count, I’d estimate I’ve provided my services for nearly 150 weddings.

Q.Please share a bit about the services provided by Blush by T.

A. Blush by T offers professional makeup services for any occasion, along with styled hair in beachy curls with braids, one-on-one or group makeup lessons, “Mommy and Me” makeup lessons, and even hair curling lessons. I am extremely passionate about educating and mentoring individuals entering the beauty industry, as well as helping established makeup artists elevate their existing craft and expand their social media presence.

Q.How did Blush by T come to be, and how has the business grown since it started?

A. Five years ago, my younger sister asked me to do her hair and makeup for her wedding; that’s when I realized my true passion for bridal makeup. That moment lit a fire in me, and from then on, l focused all my time, energy, and money into Blush by T with the idea that failure was not an option. I worked my first weddings for free, with the help of my supportive family and friends, and just about anyone willing to sit in my chair. I spent countless hours posting photos in every wedding forum I could on Facebook, and marketed myself as a Bridal Makeup Artist on Instagram. The news traveled fast and my little career began to blossom. What started as me taking and booking every opportunity to grow my brand at Blush By T has evolved into becoming a published and highly sought-after makeup artist, who is now booking occasions years in advance.

Q.Can you describe a “day in the life” for you as a business owner?

A. A typical wedding day with Blush by T starts early, with a wake-up call between 2:45 a.m. and 4:00 a.m. Not only do I have to make sure my bridal parties look absolutely perfect, but I also have to make sure I arrive looking the part! Because weddings are such important events, and I travel to my bridal parties on the wedding day, I double- and triple-check my kit to ensure I have everything I need before leaving.

I arrive about 30 minutes before the first member of the bridal party is expected to be in my chair. I find out where the best natural lighting is and rearrange furniture if needed, creating a setup that ensures my workflow for the day is perfect.

Each beautiful woman in my chair receives a 5-minute consultation, then a one-hour session with me, so we can design and execute a look they love and feel comfortable wearing all day. After the first bridesmaid’s look is complete, I start breaking down my station, sanitizing and cleaning, then creating the bridal party’s touch-up kit. This process repeats for several hours until the bride arrives in my chair. Everything we used for her bridal preview will be set up, and we’ll go over any changes that need to be made to achieve her dream bridal makeup! My schedule is designed to ensure the bride’s hair and makeup are completely finished before the photographer and videographer arrive.

When the entire bridal party’s hair and makeup are complete, the bride and I get to do "getting ready” photos, which I absolutely love! It's so special. Often, my bridal parties will then take some fun photos in their cute robes or pajamas. That’s typically my time to pack up and make a silent exit —after getting lots of hugs from all the beautiful girls! After a wedding day, I usually go home to spend the remaining part of my day with my little family and rest up.

Q.What is most rewarding to you about the work you do? How does it feel to play a major part in such special moments for your clients?

A. I love the absolute pleasure I see on my clients’ faces when they truly feel beautiful. It’s as if they see themselves in a different light for the first time. I love watching all the pressures of a big event melt away as they glow with confidence, knowing that they genuinely feel beautiful on that day.

Q.What is your vision for your business moving forward? What’s next for Blush by T?

A. As Blush by T continues to grow, my vision includes expanding my portfolio and providing valuable education for both past and future clients, as well as local and aspiring artists. I’m excited to see how my business evolves as I continue to meet my clients’ needs and collaborate with makeup artists in the community.

Q.What do you enjoy most about being a part of the local community/business community?

A. I love the camaraderie of receiving support from fellow business owners in the area. I’ve truly enjoyed all of the lasting relationships I’ve built and the support I’ve received across the community.

Q.What advice would you give to aspiring Makeup Artists or business owners?

A. My advice is to go for it! Place the fear of failure at the back of your mind, and just do it. Find every available tool or resource and study. Network with other vendors and maintain a presence on social media platforms. Identify reputable artists you admire, and find out if they offer a mentorship program. Receiving guidance from people who can point you in the right direction and genuinely want to see you succeed will be paramount to your success.

You won’t have everything figured out in the first few years, and you may have clients or experiences who make you feel like you aren’t meant to do this — but you have to view the difficult moments as lessons, and stick to your dream. You never know what amazing opportunities lie ahead!

Q.What message do you want to leave with our readers about makeup and its role in beauty?

A. I want to convey that makeup doesn’t make you beautiful; it simply gives you the little bit of extra confidence that may be needed to let the beauty inside you shine through. Makeup is simply a tool and should enhance what you already have. It should be fun to wear and exciting to learn, but the beauty begins within.

FESTIVAL OF TREES Community Resource EnVision Center ReimaginesSandpoint's

CELEBRATING HOLIDAY TRADITIONS WITH COMMUNITY SPIRIT

he Festival of Trees has been a cherished Sandpoint tradition for over twenty years. In 2023, the event saw a significant shift when Kinderhaven, its long-standing hosts, passed the responsibility to the Community Resource EnVision Center (CREC). With this transition, CREC aimed to preserve the legacy while reimagining the event to better align with its mission of serving the community. As a result, they implemented thoughtful changes that enhanced the festival’s impact, bringing a fresh perspective while maintaining its festive spirit.

Initially, CREC followed Kinderhaven’s model, hosting the Friends & Family Night and Gala events with great success. However, as they reflected on their first year as hosts, they realized an opportunity for improvement. According to Katie Begalke, CREC's Executive Director, “We followed their recipe for success and had a terrific event, but felt there was an opportunity for improvement.” This insight led CREC to restructure the event, ensuring it better reflected its values and commitment to the Sandpoint community.

One of the most significant changes was transforming Friends & Family Night from a short, three-hour event to an all-day celebration. Previously held on a Thursday evening, it now takes place on the Saturday after Thanksgiving, from 11am to 5pm. This new format allows families to enjoy a whole day of holiday activities, offering a friendly and festive atmosphere for everyone to enjoy. With photos with Santa, a Christmas tree auction, local musical acts, and much more, the event has grown beyond a brief evening gathering.

The expanded Friends & Family Day includes a variety of free craft stations for children and families. Participants can make ornaments, bows, and other festive decorations and enjoy face painting and a coloring contest. Guests are also treated to holiday cookies and hot cocoa while local performers, such as the Suzuki String Academy and Sandpoint Waldorf Theatre, provide live entertainment. This ensures that everyone, from children to adults, can enjoy the festivities and feel part of a larger community celebration.

A centerpiece of the Friends & Family event is the 4th-grade gingerbread competition. This tradition began last year, and due to its success, it has been expanded. Six schools and twelve classrooms are participating this year, with each classroom given $50 to create their gingerbread masterpiece. Guests can

vote for their favorite entry, and the winning gingerbread house is then auctioned off at the Gala. The classroom that wins not only enjoys a pizza party and $200 for their classroom but also receives the auction proceeds, which they then donate to a local nonprofit of their choice. This initiative not only engages young students but also fosters a sense of giving back as they actively contribute to the welfare of their community through their creative efforts.

Beyond extending the event hours, CREC made another crucial change: moving the Festival of Trees from the Sandpoint Fairgrounds to The HIVE, a popular local venue. This decision was motivated by both practical and economic reasons. Last year, CREC spent significant money on outfitting the fairgrounds, including expenses for pipe and drapes, tables, linens, and audiovisual equipment—all sourced from Spokane. By partnering with The HIVE, CREC could keep funds within the local economy, support a local business, and enhance the festival experience. The new venue now hosts the Friends & Family Day on November 30 and the Midnight Magic Gala, scheduled for December 7. CREC is excited about this collaboration, as it supports the local economy and introduces many community members to a venue they may not have previously visited.

This year, CREC’s final significant change was rethinking the event’s giving structure to maximize its impact. Last year, they allocated 20% of each auctioned tree’s proceeds at the Gala to different nonprofits, resulting in nearly $18,000 in charitable contributions. However, CREC felt that this distribution was too scattered to create a substantial impact. They decided to dedicate 30% of all Gala proceeds to the Angels Over Sandpoint fund to address this. This fund aims to support individuals who may not qualify for existing services, ensuring that community members who often fall through the cracks receive the assistance they need.

In addition to the 30% giveback at the Gala, CREC partnered with seven local health and human service nonprofits for Friends & Family Day. These nonprofits, including Love in Action Idaho, Sandpoint Area Seniors, Bonner Homeless Transitions, Bonner Community Housing Agency, Helping Hands Healing Hearts, Community Cancer Services, and Ponderay Rotary, will donate and decorate trees that will be auctioned. The proceeds from these trees will be split evenly between the participating nonprofits and CREC, ensuring that those involved directly feel the event’s impact. This approach allows CREC to host a successful event and collaborate closely with other organizations to maximize their collective impact.

In its previous form, the Festival of Trees raised an impressive $213,000. Still, the changes introduced by CREC aim to make that impact even more meaningful. Their strategic partnership with Angels Over Sandpoint, an organization they’ve worked with for over 15 years, is central to this effort. “For 15 years, we’ve been referring clients to each other and supporting one another. This partnership strengthens our ability to help those in need,” says Begalke. The funds raised from the Gala’s tree sales will directly contribute to a special fund for individuals who may not qualify for traditional

united by purpose. A SHARED

assistance programs, ensuring more comprehensive support within the community.

This year’s Festival of Trees, running from November 30 to December 7, will be filled with activities that engage all ages. Friends & Family Day, in particular, is designed to offer a festive and inclusive atmosphere. The event features performances by local artists, craft stations for families, and plenty of holiday treats, making it an event where people from all walks of life can come together. With the addition of a raffle to win a tree decorated with gifts donated by the Idaho Club, CREC is ensuring that the holiday spirit is accessible to everyone.

CREC actively encourages the community to get involved during the festival and year-round. “Our biggest problem is that people don’t know we exist, and we’d love to change that,” Begalke shared. They welcome volunteers for the Festival of Trees and invite community members to participate in their volunteer-a-day program or engage through social media. Those interested can email judith.manis@ gmail.com or connect with them at Facebook.com/CRECIdaho. EnVisionCenter or Instagram.com/community_envision_center. By building awareness, CREC aims to strengthen the ties between their organization and community, ensuring that more residents know where to turn for help and how to offer support.

Looking ahead, CREC has a bold vision for the Festival of Trees and the community. Bonner County has three times the national average of nonprofits, and CREC sees this as an opportunity for greater collaboration. Their goal is to unite nonprofits, coalitions, and local businesses to create unified, impactful solutions that comprehensively address the community’s needs. At this year’s festival, they plan to unveil this vision, outlining how these partnerships can drive meaningful change and enhance the philanthropic future of Bonner and Boundary

Counties. They believe the community can collectively achieve more substantial and long-lasting results.

The motivation behind CREC’s work is deeply rooted in their commitment to the community’s well-being. They aim to uplift those struggling while partnering with organizations that are already making a difference. “We’re so fortunate to live in such a beautiful place with incredible people and resources,” Begalke expressed. This mission is reflected in their approach, which focuses on connecting individuals with necessary resources, providing compassionate service, and supporting the broader community whenever possible.

Two stories highlight the impact of the Festival of Trees and CREC’s efforts. One involves the Giving Tree initiative, a partnership with Fostering Idaho and Fosterful. This program provided over 250 gifts to children in foster care across Bonner and Boundary Counties last year. From American Girl Dolls to art sets, the community’s response ensured these children had a memorable holiday season. Another success was the 4th-grade gingerbread competition. The winning entry from Washington Elementary was auctioned for $900, and the proceeds were donated to UCANN, a nonprofit assisting athletes with unique needs. This initiative engages young students in the festival, teaching them the value of community involvement and generosity.

CREC is grateful for the community’s support, which they see in the form of sponsors, volunteers, and attendees. The Festival of Trees isn’t just a holiday celebration; it’s a gathering of people united by a shared purpose. It showcases the power of collective action and demonstrates how coming together can lead to significant, positive change. By aligning the festival more closely with its mission, CREC has created an event that goes beyond festivities—it’s a catalyst for strengthening the bonds that make Sandpoint a thriving, supportive community.

YOUR GARDEN Winterize

Here are six essential winterizing tips to keep your garden healthy and beautiful this spring

Winterizing your garden is important to keeping your garden’s plants and soil healthy and thriving through the freezing cold months. Key strategies can protect your garden from frosts, frozen temperatures, and other damaging winter weather. Here are six steps to winterize your garden and protect your plants and soil.

1.

Mulching is one of the most effective ways to protect your garden in the winter because it acts as an insulating blanket, keeping the soil temperature stable so your plants’ roots will not freeze. A layer of mulch, about three- to four inches thick around the base of plants, is effective because it not only insulates the soil but also helps retain moisture and suppress weeds. Apply mulch before any freeze and make sure it does not touch your plants' stems so it doesn’t cause rot.

2. Protecting Sensitive Plants

Some plants are more sensitive to cold temperatures and need to be protected from weather damage. Applying protective coverings for perennial-sensitive plants, shrubs, and trees can help protect them from the harsh winter months. Burlap, frost cloth, or your old blankets can be used to cover plants, and they should be secured to the plants with stakes or ties. Make sure you only cover them during the night and remove them during the day so they can receive air circulation and don’t overheat. For plants susceptible to winter damage, like roses or some tropical species, a burlap sack filled with leaves or straw around the base of the plant can create an extra layer of insulation.

Insulate and Nourish Your Soil

Clean up your garden.

3. Water and Soil Preparation: Hydrate and Condition

Proper watering in the garden is important a few weeks before the temperatures drop below freezing, especially for evergreen and newly planted shrubs and trees. Water deeply, so that they will have enough water stored in reserves for winter months when they won't be able to receive rain; but avoid overwatering the garden, as doing so can cause the soil to become very soggy and lead to rotting. Conditioning your soil with compost and other organic matter before the freeze will allow plants to resume feeding when the weather warms and they leave their dormant state. Adding organic matter will help the soil retain moisture when it's dry, and allow for proper drainage when wet. The compost will also help improve the soil structure to help make it more fertile.

4. Pruning and Cleanup: Reduce Diseases and Pests

Pruning your garden plants is another important part of gardening, even more so when preparing for the winter, because removing dead, diseased, and broken branches from trees, shrubs, and plants prevents the spread of diseases and insect infestations. It also helps reduce the potential for damage from winter storms that may cause limbs to break. Along with pruning, cleaning up your garden from dead leaves, plants, and remaining plant matter left in the garden bed will reduce the potential for them to act as an overwintering source or a home for disease-causing pests. Dispose of the diseased plant matter and add in nutritious plant compost.

5. Protecting Soil from Erosion with Cover Crops

Cover crops, also known as green manure, are a great way to protect your garden soil during winter and improve it for the next growing season. Crops like winter rye, clover, or vetch, are cover crops because they rapidly grow, forming a mat-like structure for the topsoil to avoid erosion. This can prevent soil erosion, fix nitrogen from the air, and slowly release it into the soil for your next growing season. Or, you can till the green shoots and roots into the soil to continue to add nutrient-rich organic matter. If you’re a vegetable gardener, cover crops are a great way to keep your soil healthy and ready for your vegetable garden.

6. Container Plants and Bulbs: Special Care and Storage

Some plants and bulbs need special care to get through the winter months. Perennial plants, such as some trees, shrubs, and bulbs, need to be planted deeply below the ground to overwinter the roots. Consider moving container plants to a more protected area, such as a garage, greenhouse, or enclosed porch that is more sheltered from the cold. If you are bringing them indoors, be sure to provide them with plenty of light and gradually acclimate them to the warmer indoor temperatures. For your bulbs, such as tulips, daffodils, or lilies, plant them now in the fall so that they have time to develop roots before the soil starts to freeze. If you can’t dig a hole before the ground freezes and there are still tender bulbs that don’t do well with the cold, like dahlias or gladiolus, these can be dug out after the first freeze and cleaned and dried. Then, you can store them indoors in a cool, dark area until spring.

Winterizing your garden is imperative for keeping your plants and soil healthy until spring. These tips can help ensure you and your garden can stay healthy through the cold months, and enjoy a beautiful outdoor space when the warmer days return.

Wine4U: Curating Unique Wines for Sandpoint

A boutique wine shop and club offering personalized selections and exclusive tasting events by

Wine4U, LLC, founded by Mary Beth Giacomo (who goes by Beth), has evolved from a small online wine club launched during the pandemic into a thriving boutique wine shop with a tasting room in Sandpoint, Idaho. After years of working as a wine distributor, Beth decided to pursue her dream of starting a wine club when the pandemic shifted her career path. In December 2020, she introduced her first wine club, offering two bottles of carefully selected wine each month— not found in local grocery stores. Wine4U has grown to offer various club levels, including Tier 1 at $40 and Tier 2 at $70, with additional quarterly options for bubbly and library wines at $99.

“I have been in the business for many years,” Beth explains, “and people knew me or knew of my reputation as the ‘Wine Lady.’” This reputation helped grow her business from 21 members to over 65. Beth’s expertise lies in finding exceptional varietal wines from lesser-known regions and offering her customers a new way to experience wine. Her deep knowledge and ability to connect with customers’ tastes earned her the title of “Wine Intuitive,” her intuitive ability to find the right wine for each customer is one of the hallmarks of her service.

Beth’s wine club isn’t the only unique offering at Wine4U. “I currently host a monthly wine tasting on the third Monday of every month at Baxter’s Backdoor,” she shares. These tastings have become a popular

local event, drawing regular attendees who enjoy discovering new wines through wine education and tastings. The event has a loyal following, anywhere from 30 to 45 participants. Beth also offers custom wine gift baskets, ranging from $60 to $400, with shipping options available, and specializes in creating personalized selections for every occasion.

In June 2024, Beth expanded Wine4U by opening a brick-and-mortar location, which includes a boutique wine shop and a four-person tasting room. While the shop may be small, its impact is significant. “I didn’t want to be downtown or in a heavy foot traffic location,” Beth explains, “so this space offers a quiet retreat where customers can explore wines and enjoy a glass in the tasting room.” Customers can peruse the carefully curated selection of wines and gourmet food items or reserve the tasting room by appointment for small private events.

Beth’s vision for Wine4U, a boutique wine shop, continues to evolve. She recently announced an exciting new venture—a 12-day wine tour to Northern Italy in May 2025, which is almost sold out. “I am hosting the trip with Reggie Wines from Seattle,” Beth says, adding that details for a 2025 France trip will soon be released. As Wine4U grows, Beth’s mission remains: to help customers discover wines they will love and bring excitement to every glass.

Holiday REAL ESTATE MARKET

A Season for Buying and Selling Homes

The holiday season – from Thanksgiving into the new year – historically has been a slow time in the real estate market. But for buyers and sellers, the holiday real estate market offers unique opportunities and areas of consideration.

The holiday season might not be the obvious time to buy a home, but the holiday real estate market offers distinct advantages. While it may be quieter than other times of the year, the holiday season offers advantages like reduced competition for homes, more motivated participants, and the opportunity to add an unmatched charm to any property by incorporating elements of holiday cheer.

For buyers, the holiday real estate market might be the secret weapon they need to find a potentially reduced-price home. Sellers can also benefit from creating a holiday home that is clearly on display, ready for someone to take it off the market. Understanding the market dynamics can help buyers and sellers during this time of year.

Reduced competition is a top consideration during the holiday real estate market. Fewer buyers mean fewer competing bids, giving potential homeowners an advantage. Often, there is also a higher likelihood of finding motivated sellers. Individuals who need to relocate for reasons like a job transfer may view the holiday season as an

ideal time to finalize a sale, making them more flexible and open to accepting a serious buyer's offer.

Buyers can benefit from the holiday season market in other ways, too; they may find more opportunities for receiving discounts from sellers, or being able to negotiate a closing date earlier than they would find at other times of the year.

For sellers, the holiday real estate market can be an especially advantageous time of year to showcase a home. Holiday-themed decorations, comfortable couches by a roaring fire, and holiday jingles might all contribute to creating an inviting environment that appeals to a buyer’s emotions. Staging a home to look especially good this time of year helps buyers envision themselves enjoying future holidays in their new home. With less competition, homes on the market during the holidays can stand out.

Although fewer buyers will be looking for a home during the holiday season, the buyers who are looking tend to be serious about their search. The process could move more quickly than it might if the search was conducted during the spring real estate market.

Marketing a home for sale during the holidays can take on a festive theme, with the opportunity for targeted efforts to appeal to holiday cheer. Agents and sellers can use themes to present the narrative of the home; whether it's being home for the holidays, warmth, or family, marketing strategies can take on the feeling of the season. Sellers may even choose to add decorations and provide holiday treats as an extra incentive to see the home.

Open houses may feature holiday music and seasonal refreshments. Digital marketing and online strategies can support a seller's offline efforts, as virtual tours become increasingly valuable as the holiday season approaches. Consider how many people may choose the convenience of searching for a home online between all the festivities and family time this holiday season.

MARKET REPORT

Real Estate Trends for First-Time Buyers in Sandpoint

For a first-time homeowner in Sandpoint, Idaho, home prices present both opportunities and difficulties. Entry-level homes are in high demand, with inventory often limited due to the area's growing popularity, and tend to be priced slightly high, though still fairly affordable in comparison to the surrounding markets. First-time buyers can take advantage of the programs that help make homeownership more attainable, such as FHA loans and state-sponsored assistance. As mortgage rates fluctuate, potential buyers are encouraged to act quickly while rates remain favorable to secure a home in this desirable mountain town.

THANKSGIVING FOOTBALL ON LAKE PEND OREILLE

SANDPOINT’S RED AND WHITE SQUAD BATTLES SPOKANE IN ICE AND MUD

Thanksgiving and football have been American traditions for ages, and the Sandpoint Red and White squad brought the community together on the frozen shores of Lake Pend Oreille.

The Pend Oreille Review exhorted the community in bold print to come out and support their boys against their Spokane rivals. “The game will be played regardless of rain or snow. Put on your overcoats, and come on out.”

In addition to the players, a shovel crew stood ready to keep the field clear. They did a great job preparing the lines for the field and took pride in keeping it that way. After every play, the referees had to wipe the ball clean of mud and ice.

Who won? Everyone.
