With shorter days and colder temperatures, many segments of our residential market have gone into hibernation while overall prices are holding. In the past month, sales volume for Bonner and Boundary County homes decreased 15% compared to the previous 30-day period. Mortgage rates are holding relatively steady and conventional loans nanced almost half of sales in this period. Investors with ready cash accounted for 34% of these transactions. In bipolar fashion, our land market last month saw a urry of activity and sales volume increased 29% compared to the previous 30 days. Bargain shoppers scooped up the deals, resulting in a drop in median sales price to $195,000 for parcels sold recently. Cash buyers brought their green to 59% of these land sales. Our Schweitzer Mountain Resort market is heating up as folks are doing the snow dance ready to hit the slopes. Available units there range in price from $349,900 for a 228 sq ft studio to $2,899,000 for a new 3-bed 3-bedroom ski-in, ski-out Chalet. Is now the right time for you to buy or sell? The next few months typically include motivated sellers who remain in the market and ready buyers intent on seeing properties in winter conditions. This could be the right time for you to recognize opportunity in our four-season market. Three tips for navigating this market: 1. Get advice from full-time real estate professionals who are experts in your local market. 2. Sellers: Focus on your presentation, be aware of other competing properties and be ready to negotiate. Owners with too much “blue sky” in their expectations might need to reconsider their approach. 3. Buyers, get familiar with your target area and recognize a good buy. Make sure you’re on solid ground nancially. Have a lender with a proven track record working for you. Thoroughly inspect any property you decide to purchase.

ORGANIZATION WITH A CAUSE Better Together Animal Alliance Better Together Animal Alliance (BTAA) has supported pets and families across Bonner, Boundary, and Kootenai Counties for over three decades. Formerly Panhandle Animal Shelter, BTAA has shifted from traditional shelter services to innovative programs designed to keep pets with their families. Since 2011, their offerings have expanded to include a pet food bank, lowcost spay/neuter services, and the Home To Home program, an online platform dedicated to rehoming and fostering pets in need— all focused on reducing the need for shelter stays. BTAA’s impact is remarkable. Their Pets for Life program provides care to more than 600 pets in underserved communities annually. In 2023 alone, BTAA facilitated 1,160 adoptions, returned 318 lost pets, and distributed 95,000 pounds of pet food. They also responded to an abandonment case, rescuing 23 husky-like dogs and rehoming each one. “We’re able to do this important work because of the support of our community,” says Mandy Evans, BTAA’s executive director. “All of our progress is due to our community partnering with us to improve animal welfare across our region.” “Our Home To Home program, established in 2016, is being used internationally and assisted nearly 90,000 pets in 2023,” Mandy shares. “It is currently being used in more than 150 shelters across the US and Canada.” BTAA offers diverse ways for people to help, from volunteering to fostering, and provides a judgment-free environment that aims to set a new national standard for animal welfare. 870 Kootenai Cutoff Rd. | Ponderay 208.265.7297 BetterTogetherAnimalAlliance.org

FINEST PERSON OF THE YEAR Joel Aispuro Joel Aispuro’s journey from San Diego to becoming a fixture in Sandpoint reflects a life deeply rooted in family, faith, and community impact. Moving to Sandpoint at age 8, Joel embraced his hometown through education, sports, and eventually joining the family business, Joel’s Mexican Restaurant. His drive to nurture genuine relationships is rooted in his faith: “I have been shown so much grace and love in my life, I try to return that to others in the community.”

Being honored as the Finest Person by his community holds profound meaning for Joel. “This is a very humbling experience… it means there is a level of trust given to me, and that’s something I don’t want to take for granted.” His faith-driven journey has fueled his influence, helping him encourage, forgive, and connect with others sincerely. Joel’s dedication shines in memorable moments, like when a newly minted U.S. citizen voted for him during his City Council campaign. FINEST TEACHER OF THE YEAR Mindy Roget
Sandpoint High School Mindy Roget was recognized as the 2024 Finest Teacher by her community for her dedication; she finds inspiration in kids and their sense of wonder and curiosity. She began her career in education with a desire to create a supportive environment where every student feels valued and motivated to explore their interests. “I wanted to create a supportive environment where each student feels valued and motivated to explore their interests,” she shares. For Mindy, this recognition is deeply meaningful. “It signifies my efforts to build relationships with students and tailor my teaching methods to their individual needs are making a positive impact.” One memorable moment she recalls is helping a student who struggled with confidence. Through consistent support, the student began to engage more in class and eventually led a group project. “Seeing their transformation and newfound self-assurance was incredibly rewarding.” Mindy believes successful teachers need empathy, patience, adaptability, and a passion for their work. “Building strong relationships with students and understanding their unique needs and interests are crucial.” Each student’s growth reminds her of the power of education and the importance of a supportive learning environment. She adds, “My teaching journey is continually evolving, and I am grateful for the opportunity to make a positive difference in my students’ lives.”

r. Sarah Manross has joined the Lewis and Hawn dental team in Sandpoint, bringing her expertise and commitment to patient care. Born and raised in a small town in South Carolina, she grew up in a dental office because her dad is a dentist. Initially, Dr. Sarah didn’t envision following the same path, but after shadowing her dad and several other dentists during college, she discovered her calling. After visiting Sandpoint last year, she and her husband decided to make the move. They were drawn to the beautiful mountains, lake, and year-round outdoor activities. The welcoming community felt similar to the small town where they both grew up, making it the perfect new place for them to call home. Excited to join forces with Dr. Lewis and Dr. Hawn, a duo with a wellestablished reputation in the Sandpoint area, Dr. Sarah looks forward to learning from them while contributing her expertise. “When I found out that Dr. Lewis and Dr. Hawn were looking for another

Why do we need Family Medicine? Comprehensive care for every stage of life by TESSA REINKE, MD, BONNER GENERAL FAMILY PRACTICE
F
amily medicine, primary care, internal medicine, pediatrics…. We hear about all these medical specialty designations but often are unsure what they mean or what services they provide.
Primary care provides most of the healthcare people need over their lifetime and serves as the entry point into the healthcare system. It is the first, and often the only stop required to address most health needs. Primary care should serve as the focal point of the system, with all health information flowing back into primary care from hospitalizations and specialty offices, so the primary care provider can help you, the patient, determine the best course of action for your health. Think of a primary care provider as the quarterback, someone who sees the whole field and is best positioned to call the play. Family medicine physicians, internal medicine physicians, and general pediatric physicians, along with their teams, provide most of the primary care. In contrast to other parts of the healthcare system, primary care providers will see a patient with just symptoms but no diagnosis. They will investigate and treat those symptoms without reference to a specific organ type or disease process. For example, if a patient comes to the clinic with upper belly pain, a primary care physician will consider if the pain comes from the heart, the stomach or the muscles, and will work to investigate and treat any of these possibilities. Second, primary care teams manage ongoing care needs alongside their patients, including chronic disease management and preventative care, they help patients know when important services

like labs, imaging or vaccinations should be performed. Primary care is person-centered rather than disease-centered. It is continuous, comprehensive, and accessible. You never need a referral to see your primary care physician or provider, and their care is focused on all of you, not just your heart, kidneys, or ankle. Family medicine is distinctive within primary care. Family medicine physicians provide care for all ages and life stages, from birth through death. ike most of us, you may someday want to enjoy a comfortable retirement. Your ability to achieve this goal will depend on how much you save — but it also matters how much you spend. And saving and spending are certainly related: The more you can reduce your spending, the more money you could have available to save for retirement through your IRA and your 401(k) or other employer-sponsored retirement plan. Over many years, even relatively small amounts diverted from spending to saving and investing could add up substantially. How can you go about potentially reducing your spending? Here are a few suggestions: • Use a budgeting tool. If you’re not already doing so, you might want to consider using a free online budgeting tool. Among other capabilities, these apps can place your spending in categories — groceries, travel, entertainment, and so on — which can reveal redundancies that, once eliminated, could save you money. For example, you might find that you’re spending a not-insignificant amount on streaming services you rarely use. Or you might be surprised at how often you go the grocery store, rather than consolidating your visits and reducing the likelihood of “impulse” purchases. • Take advantage of employee benefits. If you work for a mid-size or large company, you may have an extensive employee benefit plan, which could include discounts on some products and services. Also, if you are enrolled in a high-deductible health plan through your employer, you might have access to a health
savings account (HSA) or flexible spending account (FSA), either of which may let you lower your out-of-pocket health care costs by using pre-tax dollars to pay for deductibles, copayments, coinsurance and some other qualified expenses. • Shop around for insurance. To some extent, we are all creatures of habit, which can be good in some circumstances and not so good in others. In the “not so good” category, many people stick with their auto, homeowners and life insurance policies year after year, even though they might be able to save some money by switching to another company. But even if you stay with your current company, you might find ways to save money by taking steps such as adding a home security system. Check with your insurer to learn more.

Butternut Squash Bisque Ingredients:
1 medium butternut squash (about 3 lbs), peeled, seeded, and cubed 2 tbsp. olive oil 1 medium onion, chopped 2 cloves garlic, minced 4 cups vegetable broth 1 cup coconut milk (or heavy cream for a richer taste) 1 tsp. ground nutmeg 1/2 tsp. ground cinnamon Salt and pepper to taste Fresh thyme for garnish (optional)
Method:
1. Preheat oven to 400°F (200°C). Toss the butternut squash cubes with 1 tbsp olive oil, salt, and pepper. Spread them on a baking sheet and roast for 25-30 minutes until tender and lightly caramelized. 2. In a large pot, heat the remaining olive oil over medium heat. Add the chopped onion and garlic, cooking until soft and fragrant, about 5 minutes. 3. Add the roasted butternut squash to the pot along with the vegetable broth, nutmeg, and cinnamon. Bring to a simmer and cook for 10-15 minutes to allow flavors to meld.
4. Using an immersion blender, blend the soup until smooth. Alternatively, carefully transfer the mixture to a blender and puree in batches. 5. Stir in the coconut milk or cream, and simmer for an additional 5 minutes. Adjust seasoning with salt and pepper to taste. 6. Ladle the bisque into bowls and garnish with fresh thyme, if desired.

025 marks the 17th year of Bonner General Health Foundation’s Heart Ball! Set for February 22, the fundraiser event for our hometown hospital will be held at the Bonner County Fairgrounds. This year’s Heart Ball will honor Howard and Georgia Simmons as the first Legacy Donor award recipients, and proceeds from the Heart Ball will go toward BGH’s new Swing Bed program. The Swing Bed Program offers an essential service, allowing patients to transition smoothly from acute hospital care to skilled nursing within the same facility. This year, the Heart Ball Committee has added a new twist—a Masquerade theme! Grab a mask and join in for an elegant evening featuring dinner, dancing, and unique auction items, all while raising money for a worthy cause.
