EVOLVE
The first system-built architectural response to the most profound changes in residential lifestyles in nearly 100 years
LINDAL CEDAR HOMES:
DEFINING MODERN ONCE AGAIN
Lindal Cedar Homes is a world leader in custom post-and-beam home design and production.
Sir Walter Lindal, who founded the company in 1945, developed a 20th century post and beam system—a kit of parts—that makes design, engineering, fabrication, and construction both flexible and efficient. The cedar and fir construction is strong, rugged, and inviting in scale, with comfortable and relaxed interiors.
Lindal’s vision boldly connected homeowners to the natural environment. The famous “Lindal prow,” one of his many inventions, directs the eye up, ingeniously creating a vertical panorama that places the homeowner view. After seven decades, the ever-popular form still creates a sense of transparency that is often imitated but never matched.
Well into his 90s, Walter Lindal maintained a workshop at the company’s Seattle headquarters. During his lifetime, he experimented with new details and materials, earned 21 patents, and imbued in the company a culture of never-ending exploration and innovation.
Now in its 79th year of continuous production under the stewardship of the third generation of Lindals, the company has designed and produced over 50,000 custom homes built worldwide. The company’s success is based on the ongoing system refinement that meets building codes and responds to demanding sites everywhere; leadership in sustainability and green design; innovation from collaboration with leading architectural firms; and the caring local service provided by over 100 independent representatives.
Lindal Cedar Homes is proud to introduce Evolve, the first system-built architectural concept that responds to the most significant changes in residential lifestyles in nearly 100 years.
In 2003, Christina Lindal stepped up as the third-generation Lindal family member to run the company, one of very few women presidents in the industry.
importance of the concept of sustainability and the practice of reforestation has created a new reality.
Leading architects use wood as a primary resource in the creation of homes that boast significantly reduced and even negative carbon footprints.
Wood, when responsibly harvested and processed, is now considered the greenest building material. Research shows that environments built of exposed natural materials create a sense of well-being and lower blood pressure (without a prescription!).
THE BIGGEST CHANGE SINCE 1945 1945
The year modern residential design was introduced in North America. The modern designs created by the Case Study architects in California, Frank Lloyd Wright in Wisconsin, and Walter Lindal in Toronto all presented modern concepts that are still being used today.
Open floor plans that allow for functions to expand into adjacent spaces. Combining the kitchen, living, and dining spaces into one great room enables more inclusive communal activity in a smaller total area than provided in traditional designs.
Large expanses of glass connecting the interior to the natural environment. The interiors change with the movement of the sun throughout the day and make the natural environment an important element of daily home life.
Life at home changed radically: Many adults worked every day at home. Students learned from home. Social activities formerly held out in the community were conducted online. All of these activities require both visual and auditory privacy that few homes can provide. Privacy suddenly became the most sought after home amenity.
Homeowners put greater value on the ability to enjoy the outdoors at home. The increased cost of energy at home fueled the desire to live with far less dependence on the power grid. And a new priority to store food and home cleaning products exhausted storage space.
The meaning of home evolved in months more than it had in decades.
WHAT IS GREEN?
Building green needn’t be formulaic. Essentially building green is building with sustainable materials, healthy finishes, replacing the use of fossil fuel with renewable energy resources, avoiding the burning of wood and other cellulose, and consuming material judiciously.
Some very basic practices are easy for starters. Build only what you need. Overbuilding locks you into over-consumption for your entire ownership period. Build with minimal disturbance to the site, site your house for winter solar gain, and use existing vegetation for summer shade.
Use engineered wood (like laminated posts and beams and plywood) and young growth timber to reduce your carbon footprint considerably. Maximize the insulation of roof and walls and use high performance windows to reduce energy consumption.
Your Lindal rep can design a house tailored to your site’s natural profile, with an emphasis on building and living responsibly.
OUR RESPONSE: TO EVOLVE
2024
At Lindal, we study changes in the organization of the houses we create for clients and responses to surveys regarding home design priorities. We live in a period of shifting functional priorities. Small semi-attached and detached private “sanity sheds,” large covered decks, and building healthy, energy efficient homes are becoming prerequisites. Interest in a functional and efficient system built home as a tool for predicting and controlling cost and combating material shortages has never been higher.
We introduce Evolve as the first major evolution of the cherished mid-century modern home, retaining the classic features of the original and adding features that we believe will be in demand for generations.
Fully open, no doors: the ultimate at-home vacation – enjoy the view, the breeze, the family.
Sheltered Outdoor Living
Bifold doors: expand the interior living space by almost 400 sf when you need it.
Garage doors: utilized in colder climates with optional radiant floor heat for year-round use.
Live in your views.
What creates welcomed privacy in these two living volumes is a great room-sized outdoor breezeway totally open on two sides. Lindal offers two optional glazing systems to enclose the space in inclement weather or off-season to provide additional interior space when needed. Both solutions maintain the total transparency of the space. Tailor the design of this space to your seasonal use. Install radiant heat below the slab floor for additional warmth, and a giant ceiling fan for summer cooling.
Privacy On Demand
The Evolve home is comprised of two living volumes. The primary volume includes a well-proportioned owner’s suite and the home’s great room. The rugged wood-lined post and beam roof provides extra volume and caps views in three directions. If young children liven up the family, a two bedroom kids’ suite with dedicated learning and play space is on a level above or below the primary volume, depending on the site’s topography.
A secondary volume is dedicated to private home offices, an accessory dwelling unit (ADU) for parents, a two-bedroom suite for grown children and grandkids, or a private guest suite. Whatever the use, it provides a highly valued benefit rarely experienced in other homes: total privacy.
“While homeowners prioritize the connection to nature to enhance health, they are also increasingly conscious of energy consumption and the need to create a heathier environment.”
Architectural Record, April 2023
Reduced Carbon Footprint
Responsibly harvested wood has the lowest carbon footprint of all building products. Laminated Douglas fir beams and posts form the spine of Lindal’s post and beam system and are produced from 100% sustainable materials, reducing waste and the energy required to haul waste off-site or the carbon produced from burning waste. Natural daylighting and solar gain through energy efficient windows reduces energy consumption. Go off-the-grid by adding geothermal with battery storage.
Healthier Living by Design
Using Alaskan yellow cedar for exposed wooden components and indestructible IPE for decks makes it possible to drastically reduce the use of chemically treated wood in the Evolve home. And Lindal’s extensive pre-finishing options provide an exceptional finish with no-VOC product. Biophilic design experts’ research indicates that a strong connection to nature reduces stress, promotes restfulness and calm. The use of wood, stone, and water and a strong connection to the outdoors are all elements of biophilic design that clients value and want in their homes.
EVOLVE
Like modernism itself, Lindal is about informed choice. The designs that follow illustrate the most recent evolution in modern design.
They respond to different topographies and accommodate different family compositions and allow for the flexible use of interior spaces.
Three paths offer different approaches to create your own design, which can be further personalized by selecting from Lindal’s large palette of options.
Each is energy efficient and offers several opportunities for further reducing your carbon footprint. All celebrate the incomparable Lindal connection to nature.

THREE PATHS, ONE JOYOUS CONCLUSION
Lindal clients share similar objectives: to build a home that connects them to their building site’s natural environment; facilitates their current and anticipated future lifestyle; and respects their budget.
We begin every project with an analysis of:
Your Site
Exploring the topographic, climatic, and regulatory factors that will affect the design of your Lindal.
How can we design your home to suit your current lifestyle and anticipate future changes?
Your Budget
We’ll provide estimates throughout the planning process to confirm that we are on target.
To achieve these objectives, Lindal offers three well-defined paths.
Resource Efficient
Modify the interior of an Evolve model in this portfolio. Personalize the design with Lindal options. Save time and money on drafting and engineering by not changing the building envelope.
Begin with one of the Evolve designs and personalize with changes to the interior and exterior. Add a wing, enlarge the breezeway, move interior partitions; the choice is yours.
Lindal materials are priced at the same level for each of these programs.
The cost of design and engineering services are priced according to their use.
One-of-a-kind Design
If you like the ideas we’ve presented here and want to apply them to a custom Lindal design, Lindal and your local Lindal representative will provide you with the architectural expertise, estimating capabilities, and builder selection and specification services to make this a highly collaborative and enjoyable approach.

SIZE
The guiding principles of the Evolve houses— sumptuous connection to the natural environment, private space for each family member and designing to reduce the carbon footprint—can be incorporated into any Lindal portfolio design.
To illustrate this adaptability we’ve taken the everpopular Cedar 1148 house plan and refined it by converting the interior entry into a larger covered outdoor space, creating true separation of the communal and the remote private office/guest volumes. The expanded communal wing added enough space under the monopitch roof for a semi-private upper level, ideal for a library or office retreat with access to its own private roof deck.
The Lindal Portfolio Design process enables you to personalize portfolio plans and incorporate Evolve design features in an iterative and cost-predictable method.

PERSONALIZED GUIDANCE, PREDICTABLE PRICING
Your Local Lindal Representative
Planning and building a home can be overwhelming. Lindal makes the process enjoyable and relatively stress free. This is made possible by over 100 independent field representatives in North America and several international markets.
The caring guidance of the Lindal representatives keeps projects on course and on budget. They live and work usually within a few hours of our clients’ sites. They are knowledgeable about the regional climatic and geotechnical issues, building codes, and local building costs, and can help source capable local builders.
Their site analysis helps to identify any issues that will affect the placement or design of the house. They manage Lindal’s iterative design process, create a Lindal specification for each project, and prepare estimates to avoid unpleasant surprises. They remain involved through construction and act as the clients’ and builders’ liaison, with Lindal answering questions and resolving issues.
Price Predictability
We understand that budgets are not arbitrary, and we go to great lengths to create a design that respects your budget. Lindal’s iterative preliminary design process includes estimates for the completed house, assembled by the Lindal rep for each iteration. The estimates are based on three distinct cost centers:
1. The Lindal material price, based on your personalized specification, is prepared using the Lindal pricing program, which includes the current price of every part in the Lindal system.
2. The on-site construction cost includes the material and labor provided locally and is estimated by general contractors under consideration for the project.
3. Allowances for finishes (cabinets, appliances, countertops, plumbing fixtures, flooring, etc.) suggested by your Lindal rep that you can shop to verify or refine.
Our objective is simple: at the conclusion of the preliminary design process, you will have a design you love that can be built within the budget you’ve set. When you execute your Lindal material contract, Lindal will lock in your contract price for up to a year, ample time for the completion of construction plans, engineering, and building permits.
When will I know the build cost? A comparison.
Lindal’s custom design process typically costs between $8,000 and $15,000 and requires 2 to 6 months for one to three iterations.
Architect’s fees are typically 12-18% of the total build cost, 50-70% of which is paid before contractable pricing is available, which is often one year.
Lumberyards typically hold quoted prices for 30 days, quotes on non stock materials for less.
