San Francisco Brokerage Manager Fall is an exciting season for real estate and, as listing volume ramps up from the summer months, the agents associated with Sotheby’s International Realty continue to achieve outstanding results for their clients with properties both on and off-market. In Q3 2018 in San Francisco, average sale price continued to rise steadily, reaching $1.57M for single-family homes over the quarter, according to the San Francisco Association of Realtors (SFAR).* In several districts, condominium sales showed signs of strength. The median sales price of units sold in District 1 surpassed $1.3M in Q3 2018 compared to $1.1M in Q3 2017, a 19% increase year over year. Also in District 1, total number of condos sold was up 81% from 21 sales in 2017 to 38 in 2018, which includes the Richmond and Lake Districts. Median prices rose 25% year over year from $800K in 2017 to $997K in 2018 in District 4, encompassing Diamond Heights, Miraloma Park, West Portal and other areas. In addition, days on market doubled in District 4, to 32 days from 16 the previous year.

Our neighborhood analysis shows that Bernal Heights remained a hot spot in Q3, posting a strong 20% premium on final sale prices compared to asking prices and a remarkably low average of 17 days on market. In contrast, South Beach condos remained on the market for 47 days on average. On the north side of town, Districts 7 and 8 continued to lead in single-family home prices at $4.9M and $4.1M, respectively, but District 6 (including Alamo Square, Hayes Valley and NoPa) broke the $3M threshold for median sale price of single-family homes for the first time.
