NEW PUERTO RICO ECO-RESORT BY STUDIO ANYO GOES OFFSITE TO DELIVER ‘UNIQUE’ TREE-TOP LIVING EXPERIENCE

UK architects Studio Anyo has been commissioned to design and project manage a new multi-million-pound eco resort on a Caribbean island of Puerto Rico. The circa £10 million project will see the creation of a family of 12 seven luxury eco-lodges featuring four 1-bedroomed units, including a disability access unit, two 2-bedroomed units, two VIP units and four 1-bedroomed tree house units constructed offsite in the UK using the latest build techniques and MMC materials.

Tree house units in the activity section as individual rental units are also planned along with a luxury customised tree house retreat experience. These will then be shipped directly to Puerto Rico for erection on a seven-hectare site close to the El Hippie Waterfall on the edge of the El Yungue National Forest in the east of the country.

Once built for developer Namu Investment Group, they will become the eye-catching centrepiece of an ambitious and ground breaking sustainable eco-leisure destination that will also feature a fitness retreat, wild bathing, BBQs, tree top walkways and swings, cable cars, restaurants, a spa, and a coffee bean planting and tasting experience.

While still in the development stage, the ecoresort, which is scheduled to open for visitors in 2024, has been designed to incorporate a range of sustainable materials to create components assembled on-site to heighten enhanced levels of building fabric performance.

Adopting the latest offsite techniques will reduce material delivery times and cut the construction site footprint while materials reclaimed from the demolition of existing buildings will be used in the construction process, delivering long term efficiencies. Studio Anyo’s ‘carbon and energy positive, zero waste framework’ system will be utilised to create net biodiversity gains in the construction of its ‘Samlingen’ leisure accommodation, which has been designed to provide long term energy saving and sustainability benefits.

(cont...) The ‘Samlingen’ incorporates leading edge design to deliver contemporary leading edge leisure accommodation. The interior features a large open kitchen diner, ample storage provision, a master suite with ensuite private balcony, child-friendly bedrooms and exterior seating.

Furthermore, the light is used to define the space in the ‘Samlingen’ style as the controlled views will relate to the passage through the unit opening out into stunning landscapes and vistas. Renowned for its draw-dropping landscapes and stunning natural phenomena, Puerto Rico with its focus on conservation and ecology, is being seen as one of the fastest growing destinations for eco-travellers.

The travel lodge industry alone has generated $1 billion during the first half of 2022, according to the island’s official destination marketing organisation, Discover Puerto Rico. Studio Anyo was recommended for the project by Scotlandbased glamping site designer and developer, Glampitect.

A LOOK INSIDE THE WORLD’S FIRST FULLY IMMERSIVE EXPERIENTIAL MARINE LIFE CENTRE

The Red Sea Development Company (TRSDC), the developer behind the world’s most ambitious regenerative tourism projects, The Red Sea and AMAALA, has revealed design plans for its state-of-the-art marine life institute.

Created by world-class architectural design firm Foster + Partners, the institute will function as both a scientific research center and a tourist destination. It will accelerate conservationdriven research, while offering visitors truly multidimensional experiences that bridge educational exhibitions with adventure-filled excursions.

“We wanted to design a first-of-its-kind facility that extends far beyond any existing marine life attraction. With 10 zones that provide everything from augmented reality experiences to night diving, and spaces for the scientific community to effectively progress their environmental projects, the facility is undeniably unique.

Not only will it drive global green and blue innovations, it will also help put Saudi Arabia on the map for travellers seeking trips that enrich their lives,” said John Pagano, Group CEO of TRSDC.

“The institute will live in the Triple Bay marina at AMAALA, but is the beating heart of our broader ambitions to protect and enhance the

Expected to host up to 650 people at any one time, guests will be able to walk underwater, snorkel with rare species, participate in lab tours and dive the depths of the Red Sea in a submarine.

A testament to TRSDC's coral farming operations, the facility will also be home to one of the world’s largest man-made reefs, measuring an astonishing 40 meters long and 10 meters deep and providing an epic “Grand Reveal” moment for visitors on arrival.

Integrating architecture with nature - Set within the AMAALA destination on the west coast of Saudi Arabia and located on the waterfront of Triple Bay, the 10,340 square meter institute will comprise three levels – one above ground and two below – and offer stunning panoramic views of the Red Sea and the marina. Inspired by the Red Sea's thriving coral formations, the glass-reinforced concrete that is being used to build the institute will be intricately molded to resemble reef patterns against the skyline.

Inside, exhibition displays have also been integrated into the infrastructure, with visitors flanked by suspended semi-spherical tanks containing colorful local marine wildlife from the point of entry. Gerard Evenden, Head of Studio at Foster + Partners, said: “The marine life institute will take guests on a vibrant, educational, and awe-inspiring journey that unveils the natural wonders of the Red Sea and blurs the boundaries between the institute and the ocean. By recreating natural marine habitats, offering unforgettable marine interactions, and sharing glimpses into conservation projects, it will provide guests with an immersive marine experience unlike any other.”

Sustainably constructed - As part of TRSDC’s commitment to responsible development, more than 40 percent of the site will be covered by native plants, and a system to collect runoff water put in place to prevent erosion and pollution, while reducing mains water use.

The lighting throughout the institute has also been designed with the company’s green ambitions in mind, with an innovative framework to prevent light pollution to protect the nocturnal environment.

UK’S FIRST ZERO CARBON MIXED USE SCHEME BANKS ON FHP’S BUILDING SERVICES EXPERTISE

National building services and engineering consultants FHP has been appointed to support the £2.5bn design and construction of the UK’s first zero carbon mixed use development for the Bankside Yards West project on the south bank of the River Thames. PROFAB ACCESS ADDS A FIVE STAR FINISH TO CARDIFF’S NEWEST LUXURY HOTEL

Leading riser door and access panel solution supplier, Profab Access, has proven its first-class credentials once again as part of the recent completion of a major specification at Cardiff’s new 5-star Parkgate hotel. Located next to the Welsh Capital’s famous Principality Stadium, the Parkgate hotel has been designed to provide a luxurious experience for rugby fans, in addition to city dwellers visiting the country all year round.

Widely coined as Cardiff’s most lavish new location, the hotel includes 170 guest bedrooms and suites, a signature restaurant and bar, a traditional tea lounge and a rooftop spa overlooking the city skyline. In total, 310 Profab Access VEGA 1500 Fire Rated Riser Doors were specified for installation by Hazelwood Carpentry throughout every part of the building, including communal areas and the hotel’s vast range of luxury guest rooms and suites. The VEGA 1500 Series Riser Doors offer the highest standards of fire safety, extensively tested by Efectis in France and Ireland to provide a bi-directionally fire tested product that is available in both single and double door configurations.

This means the riser door sets are fire tested from both sides to 60 minutes, providing the specifiers, contractors and hotel guests residing within the building with confidence the critical fire integrity products offer the highest standard and most up to date evidence for fire safety performance. The range also features a slimline, neat construction, whilst its proven technology ensures permanent, safe access to mechanical and electrical services housed within the riser core.

This provides first class functionality and safety, without compromising the overall interior concept. The steel riser doors also streamlined the installation process, as the quick release pivot hinge and light weight enabled easy handling, allowing Hazelwood Carpentry to complete the job quickly and optimise overall project efficiencies.

In the event of a fire, the VEGA 1500 Series Riser Door sets will maintain the frame and integrity for up to 60 minutes, preventing the spread of fire throughout the property for this period of time. The riser doors are 31dB acoustic rated, smoke sealed and airtight to Part L, whilst also featuring intumescent smoke seals that enable occupants to safely exit the building. By specifying bi-directionally fire tested VEGA 1500 Series Riser Doors, the development is actively future proofed as the comprehensive testing certification provides a complete and transparent audit trail of due diligence that evidences the products are not only fit for purpose but meet the duty of care required to ensure legal compliance.

HOWE GREEN SUPPORTS SUCCESSFUL SPECIFICATION AT BOND STREET STATION

As one of nine new stations developed as part of the construction of the Elizabeth line, Bond Street Station will facilitate up to 137,000 passengers per day, with up to 22 trains passing through the station every hour at peak times from November 6 this year and up to 24 trains per hour from May 2023.

Providing interchanges for the Central and Jubilee lines, the newly constructed Bond Street station will significantly improve accessibility for travellers, whilst simultaneously increasing capacity at one of the busiest shopping districts in the UK.

The development of the station included the specification of 200 Howe Green stainless steel floor access covers as part of the structural and architectural design process to provide secure and concealed access to under-floor services. Installed throughout the entire station, which includes two newly constructed ticket halls at street

level and all underground passenger platforms that can be as long as 255 metres, the medium-duty 7500 Series Floor Access Covers were manufactured to meet the project’s extensive requirements.

With over 50 kilometres of communications cabling, 200 CCTV cameras, 66 information displays, 200 radio antennas, 750 loudspeakers and 50 help points, an essential element of the specification process was ensuring the covers were tamper proof, without preventing contractors from gaining quick and easy access to the services below.

Manufactured with unobtrusive barrel cover lifting points that can only be accessed with unique lifting and securing keys, the access covers are protected from unauthorised access, without impacting the overall design scheme, as only the securing bolt and barrel edge are visible.

The method of removing the covers also ensures the products can be handled easily and safely by contractors, eliminating any potential strain or harm, regardless of the covers’ combined weight with the hard flooring finishes. This is due to the lifting blocks being anchored to the inner frame. Throughout maintenance-only areas, the lifting mechanisms of the floor access covers are mechanically assisted with pistons so engineers can securely lift the covers from underneath.

Installed in conjunction with terrazzo flooring across the platforms, and Portuguese granite throughout the ground floor public areas, the 7500 Series Floor Access Covers seamlessly blend with the architectural finishes of the station for a streamlined visual effect. This sleek aesthetic is further enhanced by the tiling modules, which create a unified and cohesive finish, simultaneously eradicating any potential trip hazards, as the access covers are

installed entirely flush with the hard flooring. The minimal profile of the edges also reflects the dimension of the joins between the tiles to create a perfect finish, even when working with the radial sections of stone tiling on curved passages and walkways, which required individual access covers constructed of curvilinear profiles to deliver a high quality, bespoke finish.

Each of the covers withstand up to five tonne pneumatic tyre wheel loads. Manufactured to BS 476: Part 22: 1987, the covers’ ability to eliminate the potential transmission of smoke and fire from the underground services in the event of a fire was another key consideration of the specification process. www.howegreen.com

On the heating front, things have never been more interesting in the UK heating industry. Renewables are becoming more important by the day. The decision to ban the use of fossil fuel heating systems in new build homes from 2025 was the first serious change that made us all sit up and take notice. The possibility of fossil fuelled heating being banned even in replacement heating systems from 2035 seems likely if not earlier. It seems hugely sensible that in the circumstances we move towards a proven technology that uses renewable energy and which is already being installed extensively in mainland Europe, Scandinavia and in Canada.

Heat pumps use latent heat from the air or the ground or from water – available in huge quantities and won’t run out. But at least we have workable and practical products to install. Air to Water Heat Pump (AWHP) systems – monoblocs or splits - present a variety of proven energy-saving options for a home’s heating and hot water system. The terms ‘Split’ and ‘Monobloc’ refer to how the system is required to be set up in a home. A Monobloc is a bit like a combi boiler and is literally a ‘single block’ system, where the heat pump has all of its components - apart from the hot water cylinder which is installed inside the property - located inside a heat pump unit situated outside the home.

A Split heat pump unit has both an outside unit which incorporates the heat exchanger and refrigerant and an internal unit which sits inside the property, usually in a utility or boiler room. Most homes in the UK are ideal for a Monobloc air to water heat pump. A Split system is an option generally for more complex installations and it can

be installed up to 30m away from the home, which gives far more installation flexibility. These ASHP systems don’t produce water as hot as a traditional boiler will, as they generally only reach around 50°C at a maximum. But unlike the hot water produced by boilers they don’t need anything like as much cold water added to cool down the hot water for safe bathing and showering.

And of course, many washing machines and dishwashers now operate effectively using colder water supplies. Air source heat pumps are perfectly suited to new build and existing homes that are well insulated. To be at their most effective, they operate well with either larger capacity – possibly K3 design - radiators or a higher number of radiators and or underfloor heating. A COP of 3 can be relatively easily achieved by an AWHP and 4 or above is possible for very well-designed systems.

It’s possible to achieve a COP of around 4.5 from an LG Therma V system. We know that when heat pumps under-perform below these levels, it is often the result of poor design, installation and maintenance. Heat pump technology is tried and tested and proven technology. Combined with other renewable technologies, such as solar, the genuine opportunities to switch from fossil fuelled homes to renewable driven systems is becoming a reality. Ken Price, MD of the Automatic Door Suppliers Association, explains how specialist industries can be part of the bigger picture.

“No man is an island, entire of itself; every man is a piece of the continent, a part of the main." This line from John Donne’s famous poem explores the idea of connectedness, how by coming together, people can support their own wellbeing and survival and that of others. It applies not only to individuals but also organisations. The supply of automatic door may be considered to be a ‘niche’. Indeed, a recent apprentice to the Powered Pedestrian Door Technician apprenticeship course, which ADSA initiated, commented that it wasn’t even aware that “it was a thing” until he entered the business.

What recent events have impressed upon us, is that we are all interconnected: from the pandemic and supply chain dependence to the escalation energy costs and the ramifications of the Building Safety Act, our industry is part of a bigger picture. It is one that directly links us to others within construction and wider society, which is ultimately our end user. That’s why this bigger picture is part of our business strategy. Only by working together can we stay fully informed, best placed to provide an integrated response and be in the best position to influence the nation’s decision makers. We have approached this in a variety of ways.

We recently became members of The Trade Industry Association - the UK’s leading body for professional trade associations from which we hope to gather learning opportunities around best practice and meet with the heads of a diverse range of industries. We are also working with the Government-backed Institute for Apprenticeships & Technical Education after being invited to join its Employer Directory. In doing so, we had to meet a rigorous criterion which included demonstrating our governance structure, responsibilities, statutory functions, identify board members and their roles across a range of employers and membership numbers.

We were in an ideal position to demonstrate the latter: having increased membership by 25 per cent. Last year saw the introduction of the new CSCS card which links to an app where site managers can check the cardholder’s credentials - secure in the knowledge that a site worker is suitably qualified. ADSA was part of the working group that introduced the Smart Check scheme, working alongside other selected accredited delivery partners. Our work with industry trade associations continues. Last year, we worked ever more closely with the Guild of Architectural Ironmongers (GAI) and

were delighted to sponsor the Product Design and Innovation Award (Electronic) category at its prestigious AI Specification Awards during its 40th year. ADSA also continues to work closely with the Door Hardware Federation, with whom we founded the Entrance Systems Alliance in 2021, to boost NVQ opportunities to people working with door and gate related industries. To date, we have welcomed 180 learners who have achieved or are currently working their way through more than 300 NVQs. ESA was created to raise the bar for training and education within the sector.

Its qualifications are critical to measure the competence of those working in the industry and provide a framework for much needed development. We have also applied this strategic vision to ensure our own house is in order. As the leading voice of the industry and exponents of quality standards and best practice, we thought that it was only right to assess our own working arrangements. We have started working towards ISO Accreditation - ISO 9001 and ISO 450001 – which relates to quality and safety and ISO 270001 – a gold standard in data management. To date, we have undertaken process mapping and a gap analysis, followed by full audit and are working through a series of recommendations to further improve what we have in place. It has been a reflective process aimed to ensure that ADSA truly practices what it preaches.

We are keen to remain robust and resilient, which in turn will demonstrate our commitment to members, and reinforce the confidence that they have in us. Not all initiatives are proactive, sometimes an emerging issue presents an opportunity. We have been working in partnership with the Health and Safety Executive around the publication of a report into a fatality involving powered pedestrian doors. Although this came about as the result of a negative situation, we have harnessed the chance to support the H&SE, supply inspectors with industry information for the compilation of the report, assess its findings and present them as a series of recommendations for those in the industry and our stakeholders.

HÖRMANN HIGH SPEED SECTIONAL DOORS KEEP THINGS MOVING AT AUDI

Helping to accelerate the movement of vehicles through a busy handover bay, six high speed sectional doors from Hörmann UK have been installed at Audi in Bradford. The installation was carried out by Hörmann partner Crucial Engineering and formed part of a retrofit programme, with the new doors being chosen specifically as they provide high speed operation, security, and excellent thermal efficiency.

Replacing a previous complex installation of a sectional door plus a high-speed door fitted to each entrance and exit, the installation of the Hörmann doors solved the operational issues created by this set up and provided Audi with a simple, fast solution. Three ALR F42 aluminium glazed doors were installed at the entrance to the handover bay, with three SPU F42 sectional doors being fitted to the exits.

Constructed from a lightweight, panels bringing maximum light into the working environment and creating an unimpeded view. The glazing panels include the unique Hörmann DURATEC coating which protects the panes from scratching and damage caused by cleaning over the long-term, providing a permanently clear view. The SPU F42 sectional doors have a hardwearing Stucco textured interior finish, with a micro grain exterior creating an elegant surface finish to complement the buildings modern façade. The doors are all coated with RAL 9006 White aluminium.

All six doors are fitted with the new Hörmann WA500 operator which enables the doors to operate at an impressive, market leading door travel speeds of up to 1 m/s, helping to speed up operations and retain heat within the building. Optimised track radii and enlarged rollers result in quieter door operation together with improved stability leading to low wear and smoother door travel.

HOW TO MAKE STUDENT ACCOMMODATION MORE ENERGY EFFICIENT

Over the last decade, the construction of student accommodation projects has increased significantly and still the demand for affordable student accommodation is outstripping supply. With more courses offered by universities in the UK and the increasing number of students from overseas keen to obtain qualifications gained in the UK with the benefit of a full understanding of English and other courses, the increase is not set to abate anytime soon.

At the turn of the millennia, universities offered their own halls of residence on campus for student accommodation and the balance was offered by private landlords, often in repurposed houses across a town or city. With increasing legislation and the problems associated with the breaking up of long term social communities for more transient student lets, private landlords began to invest in private, high rise, purpose built halls of residence known as ‘Purpose Built Student Accommodation’ or PBSA. Over the last few years, there are now more private landlord bedrooms available to students compared to university owned halls.

Currently, there is a total of 697,734 beds available and during 2022/23 it is expected that a further 102,000 beds will become available and these numbers are set to increase in future years.

(Cushman & Wakefield UK Student Accommodation Report 2022). Aluprof UK have been very active in this sector since entering the UK fifteen years ago completing thirty three projects which equates to 4% of the current market, with a high number of new student accommodation projects in the pipeline.

With quality and sustainability high on specifiers' wish list, aluminium systems are a natural choice, but today there are additional challenges that specifiers need to consider. Thermal efficiency has always been important for comfort but with rising costs, it is more important than ever to get both windows and reveals correctly specified and designed to ensure the highest efficiency of both window and fixing.

Incorrectly done, cold bridging in a window reveal can lose much of the window's high thermal performance. The key here is establishing an early discussion with the specified window systems provider to ensure all fixing details, whether the product is a window, door or curtain wall.

Ensuring thermal efficiency will help reduce running costs of student accommodation, helping keep costs down for the PBSA owner and the student tenant. As the Construction Industry continues to move rapidly towards constructing carbon neutral buildings, we are already seeing higher investment in PBSA with the adoption of Passivhaus construction in some new projects in the UK. Passivhaus uses little or no energy to maintain a comfortable living space, irrespective of outdoor temperature.

It is expected that the growth of Passivhaus construction for PBSA will increase rapidly in the coming years. Aluprof UK are already involved in what is currently claimed to be the world's largest low-carbon student residential development which is being constructed in Bristol for The University of the West of England (UWE).

The new development is located at the Frenchay Campus which covers approximately 65,000 sqm and provides 2,250 new student residences. The scheme started on site in 2021 and is set to have the first phase complete for first-year student intake this year. Designed by Passivhaus Trust members, Stride Treglown Architects and QODA Consulting, the new student halls will offer carbon neutral accommodation which falls inline with the University’s ‘2030 strategy’.

Aluprof UK also offered tender support to VINCI Construction UK, the main contractor awarded the scheme, in the careful selection of Aluprof experienced subcontractors to deliver a compliant tender. Aluprof UK having been involved in a collaborative process from RIBA Stage 2 onwards and continue to support the project through to its completion.

SURESET ON A MISSION!

Founded in 1987 with what was originally a reasonably sized house with over 14 acres of land, The Anoopam Mission soon became a beautiful Swaminarayan Temple located in a quiet and secluded part of Uxbridge in South Buckinghamshire. It opens its doors to help those who need it the most, without any discrimination of other faiths and the non-religious, of their class, creed, colour or gender.

Since 2016 SureSet have been working with the Anoopam Mission alongside MEB Design and Beard Construction to complete their project vision of creating the biggest multicultural campus in the United Kingdom. It would have been easy to implement a traditional paving surface but it was decided to use SureSet for all of the pedestrian surfaces.

Using SureSet guarantees no loose stones, because its resin bound system completely infuses the raw material whilst leaving voids for permeability, which also influenced its specification. The project included a total area of 1180m using SureSet resin bound paving materials on the steps and pedestrian entrance to the tranquil Temple.

The colours chosen were from a natural earthy terracotta and uplifting light sandy marble palette. The areas were prepared using permeable open graded asphalt as the base, ideal for SuDS (Sustainable urban Drainage Systems). SureSet's most recent visit back to the premises of the Swaminarayan Campus, just off the A40, was for another approved building phase at Anoopam Mission. It was originally applied for in 2019 to build a Hindu Crematorium.

Anoopam Mission continued to use SureSet for this phase for it was an easy to maintain surface that was accessible. The aggregate colours were kept the same for consistency, creating a continuous flow around the new crematorium building, it was important to continue the same colours used in the first phase of installation as it gives a sense of connection. A fully permeable 14mm open-graded asphalt base was prepared prior to SureSet's arrival. The SureSet paving team completed a full installation of 717m with BBA Approved resin bound materials at a 16mm depth.

The main resin bound colour used was a natural warm red 3mm aggregate known as Tuscan Barley Butter. The chosen warm terracotta colour was perfect to feature around the grounds as it matched the redwood window frames and exterior building features beautifully. The second area of materials SureSet installed was 105m of 3mm luxury resin bound marble, named Buttermilk, a light white sand colour. It was used in the design as a striking decorative border around the crematorium outlining the shape of the building, blending in well with the surrounding colours.

STO INSULATION AND RENDER SYSTEM MAKES ITS MARK ON THE BOURNEMOUTH SKYLINE

One of the tallest new buildings recently added to the Bournemouth skyline has been completed with a combination of external wall insulation and render products supplied by Sto. The company’s StoTherm Mineral M system, with Sto-Rotofix Plus mechanical fixings and StoSilco exterior render were all used on the new Skyline student accommodation building, which achieved a BREEAM ’Very Good’ rating.

StoTherm Mineral is a highly durable external wall insulation system which uses mineralfibre boards that provide outstanding thermal performance and unrivalled fire protection. The dense nature of the materials involved also provided a considerable degree of sound insulation for this student accommodation building, while the efficient single-leaf construction and external location of the system allowed internal space to be maximized.

After a Sto cement-free reinforcement layer had been applied, the insulation system was completed with the application of the company’s StoSilco silicone resin render. This provides the finished surfaces with a highly water-repellent surface that is ideal for buildings such as this where a coastal location may subject them to unusually harsh weather conditions. With excellent CO2 and water-vapour permeability this render allows moisture transfer to occur at a high rate, enabling the wall to breathe and encouraging the evaporation process.

The StoSilco render is available in an extended range of 764 colours from the StoColor System, and this provided extra benefits for this particular project. A dark grey RAL 7016 colour was used for the render between the windows and across the top two floors, and this was then overcoated with StoColor X-Black façade paint. BILCO UK SETS THE STANDARD FOR SAFETY AT GLASGOW HOUSING DEVELOPMENT

Glasgow’s latest redevelopment project, located on Langside Road, is built upon the former site of the city’s Victoria Infirmary and consists of a large housing development that includes 413 flats, offices and retail space.

The 3.75 hectare site, which is situated next to Queen’s Park on the south side of the city, forms an important part of the Battlefield area’s character, with the buildings’ exterior reflecting and complementing the surrounding heritage by using the city's traditional blonde coloured sandstone. As part of the construction process,

Bilco UK was commissioned to supply six ESW-50REM Smoke Vents, in addition to seven E-50TB Roof Access Hatches, to provide the highest standards of safety and efficiency, whilst being sympathetic to the project’s overall design. Smoke Vents were specified to provide essential ventilation in the event of a building fire. Featuring a linear actuator operating mechanism that opens the cover to 140 degrees within 60 seconds, the smoke vents ensure compliance with Building Regulations Approved Document B, BS9999 and EN12101-2.

The built-in wind deflector also provides protection against smoke being blown back into the vent in the event of a fire., whilst the newly-designed closedcell EPDM sponge gasket helps meet Building Regulation air leakage targets by providing a better seal of the cover to the curb. With the addition of a fixed vertical ladder, the smoke vents can also be used by maintenance engineers for roof access.

FROM A NATURAL POOL TO NATURAL SLATE: CUPA 12 SELECTED FOR BEAUTIFUL GRAND DESIGNS PROJECT

As showcased on a recent episode of Channel 4’s Grand Designs, CUPA PIZARRAS’ CUPA 12 natural slate has been specified for a spectacular new build project in Chichester. Selected to enhance the property’s modern aesthetic, the slate roof also complements the rural surroundings, which include a wildlife pond along with a variety of plant life. Property owners Daniel and Nina Rowland both work professionally within the construction sector; Daniel heads up architectural firm Studio Fuse, while Nina is an interior designer. Combining their skills, they decided the time was right to embark on a new adventure; leaving London to design and build their own home on the South Coast of England. They purchased a period property that happened to back onto a stagnant pond, which consisted of local drainage overflow.

Daniel and Nina put together a design that would see the old house demolished and a new building constructed. Likewise, the pond was to be transformed into a crystal-clear natural swimming pond – a highly ambitious undertaking. Ideally, this would attract local wildlife, such as frogs, newts and sparrows, resulting in a beautiful waterside home. In terms of the design of the new-build property, the couple wanted the house to be eco-friendly and have a contemporary, spacious and natural aesthetic. It was to be built from structural insulated panels (SIPs) clad in Siberian larch and flint, with large glass windows.

Timber decking would then connect the house to the natural swimming pond. When it came to the roofing, Daniel commented: “We considered using a standard seam metal roof but we went with slate to compliment the natural material palette we have used throughout the rest of the house.” Darren Stigant, Director at NJS Roofing, the roofing contractor on the project made the product recommendation: “Although this project looks quite simplistic, the different roof pitches added a certain amount of difficulty to aligning the mitred hips. Having sourced products from CUPA PIZARRAS many times in the past, I suggested the company’s CUPA 12 slate which was available in 400 x 250mm palettes. Utilising this smaller size, as opposed to the usual 500mm x 250mm, helped us to achieve the finish we required on the mitred hips."

CUPA 12 is a non-carbonated slate that is formed by tectonic compression, giving the product a smooth, matt surface. The dark grey colour provided an effective contrast with the timber and glass. The CUPA 12 natural slate is also high performing with outstanding weather resistance, as it has been tested to achieve a water absorption rate of 0.11% and a rating of T1 in thermal cycle tests.

Thus, making it a long-lasting product with a functional life expectancy of 100 years. What’s more, not only is CUPA PIZARRAS officially a carbon neutral company, but CUPA 12 has also been assessed and certified by BRE Global, solidifying itself as a sustainable choice and bolstering the environmental credentials of Daniel and Nina’s new home. MAPEI ULTRATOP LOFT COMPLEMENTS VICTORIAN HOUSE IN BALHAM

Warwick-based surface design specialist – BaSE (www. baselifestyle.co.uk) - has completed a stunning ‘trowel effect’ floor installation using Mapei’s Ultratop Loft. The installation forms part of a kitchen renovation project within the basement of a period property in Balham, South London. Home of interior designer Charlie Nunn and husband, Richard, the large Victorian property has an eclectic style owing to the owner’s creative nature, with colours and artwork adorning the walls. As well as providing a city base for Charlie and her family, the home is used as a location for TV shows and photoshoots and has recently featured in Amazon Prime adverts.

BaSE’s use of Ultratop Loft spans the 50m2 extended kitchen, providing a striking contrast to the red gloss kitchen cabinets and satin wall finish. Ultratop Loft was trowel applied under the existing units and around the cabinet legs; it was applied with a Nuvolato (cloudy) texture in a warm grey called Venezia. The micro-cement based finish replaced a seamless resin floor which had faded in sunlight. A rapid-drying, micro-cement based system, Mapei Ultratop Loft is built up in layers made up of special primers, cementitious layers and hard wearing sealers.

The two cementitious layers - coarse grained Loft F and finer grained Loft W – are mixed with water and colourings to create a trowelable cementitious paste which is then applied in layers up to 2mm thick. Ultratop Loft is part of Mapei’s fast-track range and, in the correct conditions, the surface sets to foot traffic within three hours. BRADITE FLOOR-IT ON THE MENU

Bradite’s versatile, high-performance floor coating, Floor-It, rose to a number of challenges encountered by Norwich-based JB Decorating Services on bars and restaurant projects across the country. FloorIt is a low odour acrylic paint suited to medium traffic areas. It provides an extremely durable surface which is mark, stain and petrol resistant. Its quick drying abilities – touch dry in just 30 minutes and re-coatable after an hour – mean it is highly recommended for business or commercial use, where speed of completion is a major consideration.

The application was fantastic.” says Jake, who decorated the floors of three bars in London, Plymouth and York, each with different substrates.

One floor was a non-porous concrete floor and another had been previously painted. As a versatile floor paint suitable for a range of internal or external surfaces, Floor-It was the ideal topcoat for a smooth, durable finish. The third premises had a floor newly fitted with plyboard, and here Bradite One Can was used as a strengthening primer. STO INSULATED BRICK SLIP SYSTEM SPECIFIED FOR KENT APARTMENT BLOCKS

Two new apartment buildings in Kent have been given a thermally-efficient and visually-striking façade thanks to the use of an external wall insulation system from Sto. The two new blocks in Ashford - Stour Heights and Somerset Heights – have a single-skin construction, comprising a reinforced concrete frame with concrete block infill, and they benefit from the installation of StoTherm Mineral external wall insulation, with a StoCleyer B mineral brick slip and StoSilco render façade finish.

“An alternative insulation system was originally proposed for these buildings,” says John Mahoney of Sheffieldbased J Mahoney Architects. “As things progressed a different solution was required to meet the demands of the various parties involved in the project. Sto pretty much leads the pack in terms of quality, and the StoTherm Mineral system was able to satisfy everyone’s

requirements, so it became the obvious choice. The fact that Sto could work with us and provide technical support was also extremely helpful.” The BBA-certified StoTherm Mineral external wall insulation system uses mineral-fibre boards to provide outstanding thermal performance, combined with reliable fire protection and effective sound insulation.

Its efficient single-leaf construction and external installation do not compromise the building’s interior space, and it can be installed without the need for additional expansion joints. For the new buildings, it was installed using Sto’s unique Sto-Rotofix Plus mechanical fixing system. The helical Rotofix fixings create a cavity behind the insulation board, which can be easily adjusted after installation to ensure a level outer surface is created.

This system combines the ease-of-use of ETICS anchors with the flexibility of a mechanical rail system, but without the material and labour cost of installing the rails. “The StoCleyer B brick slips were specified to meet certain planning requirements,” adds John Mahoney.

“An alternative brick solution was originally considered, but Sto was able to manufacture slips which were a perfect match for the proposed original. The fact that they were also fully compatible with the Sto insulation system was another significant point in their favour.”

StoCleyer B mineral brick slips are manufactured from synthetic render and provide an attractive, durable and weather-resistant finish, but with a realistic brick appearance. They have full BBA certification, and are available in either standard sizes and colours, or can be made to bespoke specifications, allowing architects to enjoy unlimited design freedom. A StoSilco stippled render finish was also used on specific areas of the new buildings.

This silicone resin render provides rugged protection and high levels of water repellence. “We were able to specify this in a white colour, and also a bronze-tinged brown which harmonised with the buff colour of the brick slips to create a really pleasing appearance,” adds John Mahoney. The new buildings have added 109 one- and two-bedroomed flats which are spread across the five floors of Stour Heights, and the three floors of Somerset Heights. www.sto.uk

TIMELESS CHARACTER WITH NORDIC BRASS WEATHERED

A new commercial building in Stockholm is defined by its carefully detailed facades of Nordic Brass Weathered pre-oxidised copper alloy from Aurubis. In the Nattugglan neighbourhood on the island of Södermalm, developer Vasakronan has replaced an inefficient and outdated office block with a new, ‘LEED Platinum’ certified modern building.

The new Folkungagatan 44 project provides 22,000 m2 of space, largely for offices but also including conference spaces, plus retail outlets and a restaurant on the open, street-facing ground floor. Equator Stockholm Architects’ design for the new building reinvigorates its pivotal location with clearly announced entrances, better connectivity and interaction with the Catholic Cathedral and other surrounding community buildings.

Its massing comprises a five-storey block with two further storeys, each stepping back to generate ‘living roof’ gardens. The building’s strong presence in the city is defined by its almost classically structured facades of fenestration and Nordic Brass Weathered cladding with a natural colour that complements its surroundings. Carefully detailed and executed flat panels, ‘fluted’ mullions and horizontal mouldings between windows, copings and other details align clearly expressed vertical joints throughout.

THERMOBLOCKS MAINTAIN CONTINUITY TO ‘WRAP’ FOR BESPOKE BRISTOL HOUSE BUILD

Bristol based architects Marshall & Kendon have sought technical advice from manufacturer Marmox, regarding the integration of its Thermoblocks into the exterior insulation ‘wrap’ of a bespoke, near-to- zero timber frame construction.

Dovetail Design & Build is building the highly insulated home on an elevated site in Kingsdown Parade once occupied by a 17th century summer house and where the existence of a historically significant cellar required the raft type foundation to permit future access for archaeologists. The founding partner of Marshall & Kendon, Jeremy Marshall, said: “It is our habit as a practice to always run insulation across the outside of the structure, wrapping them rather than putting it within the timber frame. In this instance, Thermoblock enables us to make the layer of insulation continuous as it passes through the loadbearing structure, while the airtightness membrane is continued up the outside of the sheathing boards.'

Marmox stockist, Eco Merchants of Swindon, supplied a total 170 of the 100 mm wide version for the versatile 600 mm long Thermoblocks, with Dovetail’s own operatives utilising an approved adhesive to not only seal the overlap joints, but also to bed the blocks across the OSB base which is covered by a ‘paintable’ membrane. The various lines of Thermoblocks then support the stick-built timber frame exterior and internal walls, with the main isocyanate floor insulation panels infilling the rest of the ground floor area. www.marmox.co.uk
