www.wilkinsoneyre.com Title: Wilkinson Eyre Unveils University Of Oxford’s Weston Library As World-Class Research Centre Architect: Wilkinson Eyre

Oxford University’s Weston Library, home to some of the nation’s most valuable literary treasures, will reopen on 21st March 2015 following an £80m renovation by leading architectural practice Wilkinson Eyre. Part of the University’s world famous Bodleian Library, the Grade Il listed building (formerly the New Bodleian) was originally designed by Sir Giles Gilbert Scott in the 1930s. Situated opposite Nicholas Hawksmoor’s iconic Clarendon Building and Christopher Wren’s exquisite Grade I listed Sheldonian Theatre, its renovation is at the heart of an ambitious period of renewal of the Bodleian’s facilities aimed at safeguarding its vast and unique collection of books and manuscripts. The much-anticipated project has created high-quality storage for the Libraries’ valuable special collections, which have been preserved for scholarship; developed the Libraries’ space for the support of advanced research; and has expanded public access to its great treasures via its new exhibition galleries and a lecture theatre. By opening up the building to promote its special collections to the wider public, Wilkinson Eyre has also addressed the building’s identity and related it more closely to its immediate context by improving its perception and approach. Once described as a ‘dinner jacket made of Harris Tweed’, the Weston Library is now successfully connected to the core Bodleian buildings. The new Blackwell Hall, supported by a £5m donation from Julian Blackwell, is a publicly accessible, top-lit 13.5 metre high space which forms the heart of the new library and features a café, information desk, a 16th Century tapestry map (the Sheldon Tapestry) and a 15th Century gateway on permanent loan from the V&A Museum. The gateway originally led to the garden of the historic Dorner family’s estate at Ascott Park in Oxfordshire and was the only surviving structure following a fire in 1662. With the support of Oxfordshire Buildings Trust, the incorporation of this gateway sees this grand piece of architecture returned to its original home county in a new and unique setting, emphasising the theme of old and new that runs through the entire building. Blackwell Hall opens up to two new exhibition spaces and a café, creating an enticing proposition and welcoming experience for the general public, being directly accessible through the new public entrance on Broad Street. Exhibition galleries have been added, along with other new facilities including a Digital Media Centre, a Visiting Scholars Centre, a lecture theatre, and a suite of seminar rooms to enable teaching and master-classes based on the library’s special collections. These facilitate contemporary research practices and techniques, supporting the library’s academic users, as well as enabling public interaction with the library’s collections and treasures. The newly refurbished library includes world-class conservation workshops and facilities, where collections can be preserved in a secure and environmentally stable setting. The Bodleian’s Special Collections experts will now all be co-located in the building with their Conservation colleagues, as will the Centre for the Study of the Book. Whilst carrying out the refurbishment and enhancement of this iconic library building, Wilkinson Eyre has addressed major challenges with its infrastructure and upgraded its facilities without compromising the building’s charming, historic character. Scott’s original design replicated the typology of an Oxford University college but with the traditional quadrangle space in the centre occupied by an 11-storey book stack based around a large complex of unprotected steel framework. 10

With the New Bodleian previously struggling to meet national standards for the storage and exhibition of archival documents, Wilkinson Eyre’s renovation has now provided a safe repository for the nation’s literary treasures. The architects have revised the layout, removing the upper floors of this colossal central stack, and replacing them with a dedicated reading room and suite equipped with the latest research facilities. The three-storey stacks underground have been partially rebuilt and upgraded to modern archival standards, and for the first time, controlled shafts of daylight permeate into the heart of the building. The highest storeys of Scott’s original building, hidden during the 1960s by an extension, have been re-instated and restored to include a new reading room boasting the best views of the city’s iconic spires. The slit windows arranged in rows, through which the spires are visible, are a signature Scott feature and a key expression of the building’s 1930s character. Scott was renowned for embracing modern building techniques and glazing in the building, including the slit windows, were the first large-scale use of anodised aluminium in the UK.

Particular care has been taken to restore and match Scott’s highquality craftsmanship and original materials palette. From stone to metal to plaster, as well as joinery and furniture, Wilkinson Eyre’s attention to proportion, materiality and light in the new spaces gives rise to a quiet, scholarly gravitas emanating from this previously unloved building. 140 tonnes of salvaged stone was re-used in the new façades and external stonework — including two angels holding the University of Oxford coat of arms, and the bust of Bodleian Libraries’ founder Sir Thomas Bodley above the King George VI door — has been expertly cleaned and repaired. The ‘tour de force’ of original joinery is the main reading room, including a decorative, inlaid timber ceiling, which mimics Native American and African designs in a stylised Art Deco manner, and has been cleaned and restored to its original splendour. New bespoke additions such as shelving and tables have been designed and specified sympathetically.

A revolutionary health and care complex in the heart of Bournville in Birmingham has moved one step closer as work has started on the second phase of the development – a new 80-bed nursing and dementia care facility. Designed by Bournville Architects, the £5.3million facility will form one of four buildings within the Bournville Care Village. Created to meet the demand for high specification living accommodation within the heart of Birmingham, the development is one of the first in the UK to bring together different care elements within a specifically designed care village. Delivered by Gracewell Healthcare, the dementia care facility will be built next to a 212-bed state-of-the-art extra-care scheme, a 35-bed passive housing apartment scheme for individuals with learning difficulties and a health and well-being centre. The development is expected to be fully complete early 2016. Work is already well underway on phase one of the build - the new extra-care scheme - with work on the passive housing element expected to start early this year. Once complete the nursing and dementia care home will provide an integral housing and support solution for residents suffering with dementia in the local community. Ian Tipton, director at Bournville Architects, says: “There are currently around 750,000 people living with dementia in England and Wales, with approximately 50,000 people likely to be placed in residential care because of a lack of suitable support in the home and the

community. The vast majority of families caring for individuals who have been diagnosed with dementia aspire to keep them in their own home wherever possible. The new dementia centre will provide firstclass living accommodation which will make it easier for those with dementia to make that transition into supported living as it will be a comfortable and secure environment.” Built on the a 3.75 hectare site which used to be the home of Bournville College, each building has been designed with environmental, social and economic sustainability at the heart of the strategy. “The project at Bournville Care Village offers an ideal opportunity to bring together leading edge design and contemporary living space. The four care elements within the scheme are designed in cohesion to create a sustainable community that will leave a lasting legacy in the Bournville Estate – built to the same principles of high quality and sustainability 100 years on from the original Garden Village,” says Ian. ISG has secured a £15.5 million project to fit out the new John Lewis department store in Birmingham. One of the Partnership?s largest stores outside of London, the 250,000 sq ft outlet at the striking new Grand Central development sits directly above Birmingham New Street Station, which has benefited from over £600 million investment to regenerate and improve facilities. This latest win follows a further £20 million of projects for John Lewis, which have included a complex reconfiguration and refurbishment of the retailer?s Kingston department store, upgrade schemes at Bristol, Sheffield, Southampton and Reading and a commercial office fit out project close to John Lewis Partnership?s Victoria Street headquarters in London. ISG will fit out four floors of retail space at the Grand Central development, which following a £150 million transformation replaces the former Pallasades shopping centre. Taking the space from a developer shell to a high-specification retail environmentover a fast track programme, ISG will install raised access floors at first floor level, with majority ceramic tiles across the remaining three floors. The contractor will modify the atrium to form an enclosure around the existing staircase and escalators and install new lifts within the building. A major mechanical and electrical installation forms a key element of the programme ? including advanced LED lighting and sprinkler systems throughout the department store. Kevin Dengate, divisional managing director of ISG?s Retail and Hospitality business, commented: “This is an excellent win for the business and strengthens our relationship with one of the UK?s best known and admired retailing brands. www.splinterworks.co.uk Title: Behind The Scenes - A Unique Kitchen For Top London Restaurateur Architect: Splinter Works

Splinter Works are thrilled to share some images from a recently completed kitchen in a London townhouse. It was an ambitious project that commanded masterful space planning, with subtle detailing and highlights of functional sculpture, in what was a very challenging space set over two levels. Splinter Works started by studying the lines of sight through the building to ensure the best possible connection between the kitchen, dining table and living area whilst maintaining views out across the mature garden. This was ultimately achieved by ingeniously protruding the kitchen out into the living area on a plinth, which was curved to soften its impact on the space. On the back of this curved section was placed a raised breakfast bar to bring some informal seating to the fringes of the working area and blur the boundaries of the zones. This effect is reinforced by the stepped levels of the counter, which fall away from the centre in terraces down towards the living area, going with the natural flow of the space. Having set up the geometry of a curve at one end, it was then continued through the rest of the kitchen which breaks up the rectangular room and provides the benefit of additional space at the far end to conceal a much needed walk-in broom cupboard. In a continued effort to avoid long, straight runs, Splinter Works offset the high level cabinetry around the cooking so that it fans out from the centre point of the curved cabinetry. As well as its aesthetic benefits, this arrangement allows for shallower depth of cabinets overhead when cooking but gives the greater depth required for a larder and wine cooler at the ends. Splinter Works are always very keen to incorporate some sculptural element to the kitchen and the island is usually a good place to do this. It can be integrated into the functionality of the space without having to conform to the aesthetics; allowing for a backdrop of more conventional cabinetry. This project was no exception, but the room was always an awkward width; too narrow for a conventional island, yet too wide to be left open. With the clients' interest in cooking, Splinter Works wanted to include a permanent, generous-sized preparation area with a large chopping board and so, over a series of conversations, the idea of a chopping board that was a sculpture in its own right took hold. In this case, the staves of wood that make up the chopping surface continue down towards the floor, some making it all the way, morphing into legs. The clients’ desire was always to be very modern but with an inviting homeliness that is lacking in many minimal designs. This was achieved by using a reduced palette of materials that balances the warm texture of oak with crisp white Corian, and the soft tone of grey quartz stone with the harder glint of stainless steel. The palette was layered to allow the Oak interiors to punctuate the predominately white fascia of Corian at the plinths, and in the handles where, to reduce the number of door handles, the Corian was peeled back to reveal the oak laminates of the door. The mood was further lifted with the restrained use of a bright red accent in the lighting and seat covers.

Wrightstyle is a specialist steel and aluminium glazing company and supplies its fire-rated systems internationally. In light of heightened security worries, Jane Embury, the company’s marketing director, looks at safety for the retail sector. The retail sector has changed out of all recognition, with large shopping centres becoming mixed-use destinations offering everything you could possibly want to purchase, eat, drink, or be entertained by. And that makes them extremely attractive places for another kind of visitor and although, mercifully, the UK has not experienced a terrorist attack in a shopping centre, the 2013 assault on the Westgate Shopping Centre in Nairobi – which killed 67 and injured 175 others – is a stark reminder that an ideal target for the terrorist is a crowded place. It hasn’t been for want of trying. In 2004, Operation Crevice disrupted a plot to detonate explosives at, among other targets, the Bluewater shopping centre near Dartford, Kent. Currently, an alleged Al Qaeda bomber is on trial in New York charged with plotting to bomb a Manchester shopping centre. In November 2014, to coincide with Britain’s counter terrorism week, police forces in the West Midlands, Liverpool and Manchester – and others – warned of the risks to shopping centres. In August, the UK raised its threat level from substantial to severe, the second highest level. Also last November, Home Secretary Theresa May said that terrorists have sought to kill thousands in around 40 plots targeting Britain since the July 7 attacks on London nearly ten years ago. She also added that in a speech in central London, that more than 750 people have been arrested for terrorism-related offences since April 2010, with 212 charged and 148 successfully prosecuted. In May last year, the Home Affairs Select Committee said that police should contact every shopping centre with guidance from the British Council of Shopping Centres, including a requirement for shops to have a security plan and to test it. The Council produced the guide in partnership with the National Counter Terrorism Security Office. But it’s not just about vigilance and having a fast response to any attack. It’s about having both passive and active measures in place to contain an explosive incident. Wrightstyle has supplied their systems worldwide, most recently for retail and leisure regeneration schemes in Hong Kong and Beirut. Their glazing systems are primarily, of course, to protect against fire and smoke. Wrightstyle has also tested one of their glazed assemblies against a lorry bomb, generally agreed to be some 500-kg of TNT explosive. They have also tested the same assembly against a car bomb - both tests were successful. You can watch videos of the systems being tested against car bomb, lorry bomb and ballistic attack from Wrightstyle’s website. The importance of those tests is that glass fragments kill more people in an attack in an urban area than the explosion itself. Keeping the glass intact in its framing system is a potential life-saver. The aesthetic advantages of glass are obvious, and how glass can transform the ambience and functionality of interior space is now well understood. The challenge for us is to now keep pace with architectural evolution – from providing unrivalled performance against fire, or acoustic and weather performance, to combating terrorist attack. That last challenge is perhaps the biggest one that they’ve successfully met, underlining their system’s performance against explosive risks. In today’s uncertain world, designing in safety has become an integral part of retail therapy because, as we now know, there are people out there who would do us harm.

Sharni Verity, Marketing Executive at Heckmondwike FB, discusses how specifying carpet can address acoustic issues in offices. “One of the most common complaints in office environments is the inability to work due to high levels of noise pollution. Hard flooring, such as timber, tile or laminates can contribute to the problem, especially where an office is open plan or has several storeys. Specifiers have recognised the problem for many years, particularly with the advent of the open plan office. The April 2006 ‘Noise at Work’ regulations were brought in to protect employees’ hearing in office environments. The law states that employers must implement safety measures to keep daily average sound exposure below 85Db for employees, in order to ensure a healthy and productive workforce. To keep noise disturbance to a minimum, it is important to understand how sound works. Sound is a vibration that is transmitted through solid materials, liquid or air in waves of compressions and expansions, these are commonly known as sound waves. There are two main ways that sound travels round a room – airborne sound and impact sound. Airborne sound is sound that moves around within a space, bouncing off walls and floors causing vibrations on those surfaces, which then transmits to other sides of the room. Impact sound starts with an incident, such as a door slamming or heavy footsteps, which then creates 20

vibrations through the walls and floors of a building and the sound travels from one room to another. Hard floors are, generally, not good airborne sound insulators, unless a sound barrier is installed within the floor. There are two main ways to reduce and control noise in a building – firstly by increasing the mass of a floor or wall, the more mass, the less sound will make it vibrate. The second way is by adding layers to the floor or wall made of soundproofed material. Carpet is widely recognised as a better soundproofing material than hard surfaces. The characteristics of carpet mean it is good at absorbing sound and the conduction of impact noise can be reduced by up to 30dB just by the choice of carpet. Some of our fibre bonded carpet ranges, such as Array and Montage, offer enhanced acoustic properties. The comparative valves for some hard floorcoverings is between 5-15Db. Take for example an office with a solid floor surface, such as wood or laminate, without a noise barrier underlay, the sound waves will transmit easily through and will therefore be louder in the rooms underneath. This noise can be disruptive to employees and prevent them from being able to concentrate and communicate effectively. Elevated noise levels can create stress, increase workplace accident rates and stimulate aggression and other anti-social behaviour. Open plan offices can become prone to sound reverberation, caused by loud voices, especially when they have floors or walls that absorb very little sound and so sound waves

bounce back across a room. Use of fibre bonded carpet and a well sound proofed wall can ease the situation. We have enhanced the acoustic properties of our fibre bonded carpet in order to reduce the amount of noise that is transmitted through the floor. This has a damping effect on the sound waves which transmit from an office above to one below. Our Array carpet is a great example of this. Its fibres have a high surface area and therefore offer good levels of sound attenuation. To achieve best results, the carpet must also be tightly fitted to the wall. The sheer amount of legislation covering noise in buildings shows how important it is to get this right. Getting it wrong can have a huge impact on the productivity and stress levels of employees, leading to low morale and high staff turnover. We have helped public and private sector workplaces all over the country to address this. It is little wonder that our fibre bonded carpets continue to play an essential role in reducing noise transmittance within a building.

There’s a vicious circle at work in poorly ventilated properties, condensation problems lead to investigations that result in repairs and treatments that prompt others to complain. Within new build projects, it is becoming evermore imperative that IAQ requirements, based on a number of factors including location, occupancy activities, construction materials and many, many others are considered at the very beginning of the development and design process. Bringing IAQ and ventilation requirements to the table for discussion in the early stages makes it easier, and more effective, to provide good IAQ at no added or reduced cost. Through a ventilation system that has considered all the potential issues and loads from lighting, glazing and building material selections.

As a leading provider of ventilation solutions, one of Elta Fans’ greatest priorities is to provide, through its products, excellent indoor air quality (IAQ) for all environments. Nowhere is this more important than in homes. The solution This frightening situation has a relatively simple solution - effective ventilation. A balance between energy efficiency and indoor air quality is the aim. Buildings need a constant supply of fresh air to ensure the good health of occupants. There are many well proven ventilation fans and products that can solve problems that often arise in kitchens, bathrooms, shower areas etc.

Why is IAQ so important? Indoor air quality is vital to the health of our nation. Statistics tell us that the average UK citizen spends a staggering 90% of their time indoors and that 70% of this time is in their own homes. So it’s not surprising that indoor air quality is vital to the wellbeing of our population. Today’s concern is that with so many properties being designed to be as near air tight as possible - to keep energy bills to a minimum and to prevent warm air escaping - there is evidence that adequate ventilation is put at risk. With that fact in mind, it’s no surprise that the stale, contaminated and humid air that we are breathing in our homes is bringing serious illness to many of our population. The phrase ‘Toxic Home Syndrome’ refers to a person’s health deteriorating as a result of the air circulating in their home. The condition affects more than 15.3 million homes across the UK. Mould is the enemy Airtight homes, created by double glazing, insulation, draught proofing, blocked chimneys and other building modifications, bring with them problems of mould and condensation which provide an attractive environment for pollutants. Mould is a type of fungi, a parasite that thrives on water, a food source and warm temperatures, which can wreak havoc in our homes. Germinating in as little as 4-12 hours, some moulds produce toxins that severely compromise IAQ and sometimes affect our immune systems. The air we breathe So who says this is a problem? The World Health Organisation (W.H.O.) for one. The W.H.O. published a paper that concluded that the air we breathe is polluted with, at its worst, a mixture of cancer causing substances. Other effects include respiratory illnesses, nasal stuffiness, coughing/wheezing, eye or throat irritation, skin rash, headaches and fatigue. The UK press have recently released articles, bringing these issues and warnings to the fore of the public’s mind, graphically depicting the many air pollutants and contaminants that are sharing our homes. Implications for housing stock For those involved in owning and managing housing stock, dealing with the consequences of poor ventilation can be costly and severe, year on year.

Chris Goggin of Rinnai looks at what smart design and control considerations are available to help design ‘out’ Legionella profileration. Legionella control and risk avoidance are rightly regarded as a ‘must’ for product and system design consideration within the heating and hot water industry. The whole supply chain manufacturers, distribution, contractors and end-users dread the thought of having a Legionella problem at any of their sites. It is one problem where avoidance and prevention are the only sensible action. Modern lifestyles means that we are using more and more hot water – and it is even overtaking the provision of heating in some instances. So how can installers and designers avoid the problem - and give peace of mind to their customers and endusers? A glance through the Health & Safety Executive ‘Approved Code of Practice’ highlights the vast amount of detailed maintenance needed to keep a stored hot water system Legionella free; the level of work involved is time consuming, expensive and must be adhered to religiously and rigorously. According to the HSE stored hot water systems present an enhanced risk for the proliferation of Legionella, especially at the base of calorifiers where the incoming water merges with the existing hot water. Legionella bacteria multiply where temperatures are between 20-45°C. Water at the base of the calorifier is liable to collect sedimented organic and mineral deposits, which support bacterial growth, including Legionella, which is then distributed throughout the system. To ensure total safety, therefore, the whole water contents of the calorifier, including at the base, must be heated to a temperature of 60˚C for one hour each day.

A lot of these problems are solved by choosing to install a continuous flow hot water heating system. With a gas-fired continuous flow system there is no cylinder to cause problems because the cold water enters the water heater directly from the mains and is immediately heated to advisory levels. With Rinnai continuous flow units water temperature for distribution is accurate to ±1˚C. The fact that there is no stratification as there is no storage ensures permanent even temperature. There is no requirement to heat a volume of water just to ensure the elimination of Legionella bacteria as the minimum temperature that a continuous flow unit achieves is in excess of advisory levels. However, when considering design parameters that incorporate secondary return systems pipework and dead legs can act as water storage. Engineers and installers can argue that ‘tankless’ (continuous flow units) systems and point of use have a much reduced risk of legionella proliferation. They are correct - until it comes to secondary return systems. When the taps or shower heads stop running, after use, the pipework will be full of cooling water capable of breeding Legionella bacteria; therefore you do have stored water and appropriate safeguards must be put in place with that type of system.

a temperature controller. The timer will over-ride the temperature control for a short period and then revert back to safe levels. This combination allows for safe running of water at 42°C core temperature during the day and thermal shock of the system at 60°C intermittently at times when the building is not in use. By the time the building opens again, core temperature is back down to 42°C for safe use. It is a very simple technology that takes advantage of innate high tech controls within the water heater, it eliminates risk from Legionella bacteria and is ideal for use in schools, office blocks and sports clubs - any large or small scale site. In fact, it could even have uses in domestic environments as the current house building trend is to add more bathrooms. If a property is to be used as commercial premises, including landlord’s rented accommodation, then there is a duty of care to protect employees, tenants, and the public from the possible dangers of hot water systems including scalding and Legionella. Some parts of the hot water system, such as rarely used shower heads or terminal fittings, will require regular maintenance and frequent checks should be carried out to ensure the hot water system is operating correctly.

For example, a large leisure centre of usual size and public usage, where there may be no tanks but the pipework could hold up to 10,000 litres of static water when not in use. So what is a smart design consideration to eliminate any risk of Legionella bacteria multiplying in a hot water system without keeping water circulating constantly at 60 degrees? The technology is available in the form of smart controls linked the water heating system, inside which is a timer channel programme and

Shackerley’s Ceramic Granite Cladding Enhances Award Winning Development Scheme An attractive combination of ceramic granite facade panels, manufactured to give the appearance of natural oak and limestone, has been used to clad the exteriors of Kingston Riverside luxury apartment complex and Kingston Heights, a mixed-use development incorporating a hotel, private apartments and affordable homes.The cladding was specified by NHP Leisure Developments who acquired the site fifteen years ago and drew up the detailed plans for the scheme with Paul Brooke Architects, securing planning permission from Royal Borough of Kingston Council in 2008. Redrow London subsequently purchased the Kingston Riverside development and the complex of 210 luxury apartments was completed for its new owner and their scheme architects, Broadway Malayan, by main contractor Midgard and their project architects, Sprunt. Kingston Riverside features two blocks of 11 and 15 storeys connected by a sixstorey link block. These ‘towers’, with spacious private terraces stepping back from the river, are framed by curved ribs that give the development a contemporary maritime style which is consolidated by Shackerley’s ‘wood-look’ ceramic granite. Crittall’s Stylish Windows Solution A prestigious headquarters building has been created within the stylish Harley Street Conservation Area in central London with the help of Crittall Corporate W20 windows both inside and out. No. 116 Marylebone Lane, a four-storey 1930s building in the W1 area north of Wigmore Street, is owned by the Howard de Walden Estate and was previously in use as a Cordon Bleu cookery school. Architects Morrow+Lorraine, who have particular expertise in the London commercial office, residential and retail sectors, were engaged to refurbish the building converting it from D1 non-residential use into a B2 self-contained Grade A office building. A layout was chosen that maximises the floor to ceiling height with clear open floor plans yielding some 150 sq m on each of the four floors plus basement. The design provides for flexible space devoid of lobbies so as to aid free-flowing circulation. ‘The building frontage had been badly altered in the past and we wanted to recreate the elegance of the original façade which was achieved using a combination of glazed bricks, bespoke joinery and new steel windows,’ says director of Morrow +Lorraine Julian Morrow.

The project architect Peter Merrett takes up the story: ‘“We selected the Crittall Corporate W20 product to re-create the slim lines of the original 1930s glazing that needed to be replaced, whilst dramatically improving the thermal performance by incorporating double glazed units. The choice was largely driven by a desire to maintain the same pattern of glazing bars to preserve the character of the Marylebone Lane conservation area.” The Crittall Corporate W20 units were employed front and rear in the refurbishment and the front elevation at ground floor level was reconfigured to reflect the original drawings from the architectural practice Forbes & Tate who designed the building in 1926-27. Internally, the designers wished to reveal as much of the original fabric as possible. This was achieved by stripping back finishes and exposing the steel columns of the building’s structural frame. This emphasis on the use of steel was enhanced by the fenestration of the façade, a new steel staircase and the use of steel internal partitions. ‘We used the same Crittall Corporate W20 system to create single glazed screens which in turn allowed for a visual connection between the office space and the stair well, reception area and common parts, ‘ explains Peter Merrett. Referring to the W20 he adds: ‘The product is a design classic which fits seamlessly with our industrial, yet refined interiors.’ The inclusion of fire-rated and acoustic glazing also enhanced the technical performance of the Crittall Corporate W20 system. Stannah See The Light Stannah Lift Services has begun a 6.6yr comprehensive lift and escalator maintenance programme for the DLR network. The contract was awarded through KeolisAmey Docklands (KAD), the DLR franchisee. A separate contract has also been awarded by CGLRail, who maintain the infrastructure from Mudchute Station, through Island Gardens, through Cutty Sark, Greenwich, Deptford Bridge and Lewisham. Stannah, an independent national lift company, won the contract to provide lift and escalator maintenance for most of DLR network, through a competitive tender process, and are delighted to add the maintenance to a programme of lift refurbishment on the London DLR network won in 2014. Jon Stannah, Joint Managing Director, Stannah Lift Services comments: ‘We have been working with DLR during 2014 and are delighted to extend our successful working relationship with the award of the rail operator’s maintenance portfolio. Of course, the need for reliable maintenance is paramount on this unique automatically operated rail network that, in the fiscal year 2013, carried 101.5 million passengers.’ The maintenance contract value of more than £2.5M over 6.6yrs (with a 2.5 extension available), currently covers 113 units; 87 lifts and 26 escalators and includes all maintenance, breakdowns and trap-ins. The contract also includes all 6 monthly LOLER inspections, Oil sampling every 6 months and escalator step cleaning every 12 weeks. Dilapidation reports are to be undertaken before April 2015 to identify repair and replacement works. This will form the basis of an action plan to ensure

the system has 99.9% availability of equipment - an essential requirement of the contract. Stannah will support KeolisAmey Docklands KAD and DLR to meet their ambition of improving the lift and escalator service throughout the line by the use of intervention actions. The planned refurbishment/ replacement of components will extend the units life to at least 25yrs. Lift refurbishments for CGLR are already scheduled at Cutty Sark, Island Garden, Deptford Bridge and Lewisham stations. All maintenance has to be carried out during non-operational hours, these are between 01.00hrs to 05.30hrs and are strictly monitored to meet the Key Performance Indicators (KPIs) applied to the contract, these include a 30-minute reaction time for trap-ins and breakdowns. The existing portfolio contains lifts and escalators that have been installed from the original opening of the DLR in 1990, so no equipment is more than 25 years old. Since then the line has had many changes, most recently additional lifts being installed for the Olympics, 2012 and for Crossrail at Pudding Mill Lane, 2014. Stannah’s Dartford Service Branch will oversee all maintenance requirements day to day and jointly report with the company’s Network Rail Office, who manage the nationwide maintenance of lifts on all Network rail stations. Timóleon Saves 18th Century Barn From The Sledge-Hammers Property programmes such as Grand Designs or Restoration Man frequently show scenes of building owners or their contractors taking sledgehammers to demolish the internal walls and floors of old properties, but the reasoning behind such drastic action is normally due to their being in the wrong place or rotten beyond repair. Imagine though, the feelings of the family in Cambridgeshire, who were told that their immaculately restored, Grade II listed home had to be virtually gutted due to a problem with the heating system. It might sound extreme, but when the owners of the old brick built barn conversion in its idyllic rural setting dating from 1765, discovered that, the underfloor heating circuits beneath their feet needed to be replaced. Indeed the building services contractor they had called in to investigate problems of noise, pressure drop and damp spots was adamant that the only way to replace the pipework was to take up the ground and first floor, including the majority of the internal partition walls. What is more, the timescale for the repairs was uncertain with the occupants being required to move out into hotel accommodation while the work was carried out with no prospect of any recompense from their buildings’ insurance providers. Overall the case is a nightmarish example of a situation many householders find themselves facing: in so far as the cost of fixing plumbing or heating leaks is grossly inflated by inaccessibility of the pipework or connections involved. Thankfully, however, the owners decided to seek another opinion, subsequently calling in Pure Plumbing and Heating of Cambridge. Although the company’s director, Steve Dunn, was of the same opinion that the existing underfloor

heating system needed to be replaced, he had also got past experience of the underfloor heating range manufactured by Timóleon and believed the manufacturer’s systems offered a far more convenient as well as a considerably more economic alternative. As a result, the owners of the elegantly restored barn did not have to watch the place being ripped apart and were actually able to remain in residence while Pure’s engineers completed the installation of an overlay system in just three weeks. In fact, Pure Plumbing and Heating’s approach was to tackle the upstairs to the beautifully timbered barn first; although this did involve bringing in a carpet specialist and a small team of carpenters to lift the floorboards on the upper level. Ingeniously, the carpet fitters took up the existing high quality carpets and suspended the rolls from the ornate trusses which divide the tall living space. Then with the 8 x 2 inch joists exposed the engineers were able to insert insulation batts between them ready to begin installation of Timóleon’s ToronFloor system. As a key element to the Timóleon’s Underfloor Heating Products range, ToronFloor presents a rapidly laid and versatile approach to fitting pipework which can be fitted floating over a concrete base as well as across joists or battens. The high quality moisture resistant particle board panels feature routed channels to take the 12 mm diameter heating pipes and were glued as well as screwed over the existing joists to prevent any squeaking in use. Then with the continuous lengths of pipe in place and connected back to the first floor Axios manifold, the surface was covered by the special foil diffuser layer. 6mm thick plywood was secured over this and the carpets re-laid. Back on the ground floor, the specification switched to the use of LowBoardTM a system sitting within the Timóleon range which offers a total installed depth

Humidification On Ice The British Antarctic Survey has recently fitted two Condair MK5 steam humidifiers into the sleeping modules of its new Halley VI research station, located on the Brunt Ice Shelf, Antarctica. The extreme Antarctic environment is very dry and so humidification is needed to provide a healthy environment for the scientific team stationed there. The Condair steam humidifiers are helping to suppress electrostatic shocks and reduce drying of the skin, eyes and the mucosa of the nose and mouth. Environmental Noise Consultants Will Dig Svantek’s New Moles of just 15 mm and is therefore suitable for overlaying existing floors in most refurbishment situations without loss of headroom or the need to take more than a shave off internal doors. While the upstairs installation consumed a length of 660 linear metres of pipe, this figure nearly doubled downstairs and prompted Pure to utilise a pair of the Axios manifolds. Nine circuits totalling 600 metres of pipe were connected to the first manifold and a further 400 plus metres completed the seven circuits linked to the second. This arrangement enabled the various ground floor rooms, including bedrooms, to be effectively zoned and controlled via thermostats and valves, while more plywood sheets covered the 12mm diameter pipe runs prior to the floor finishes being laid. Steve Dunn of Pure Plumbing and Heating comments: “In this instance the pipe in the original system featured a seam, which was perished, leading to leaks and replacing it would have meant dismantling the partition walls across the ground floor. The client was initially quite apprehensive about what the contract would involve and it was originally planned that there would be a break between our carrying out the work on the first floor and then the ground floor. However they were so impressed with the speed and lack of disruption – which was in part down to the Timóleon system’s ease of installation – that this was reviewed and we carried straight on. “There had never been any insulation between the upstairs joists, so we packed the spaces with Rockwool to offer acoustic as well as thermal performance and then laid the ToronFloor chipboard panels in that position. Trend’s BEMS Used To Pioneer A Technical First In Biomass Boiler Control And Efficiency At Atlantic College When Atlantic College’s biomass boilers failed to operate correctly due to problems with the heating system’s internal process controllers, a Building Energy Management System (BEMS) from Trend Control Systems came to the rescue. Based at St Donat's Castle in South Wales, the college was among the first educational institutions in the world to follow the international baccalaureate curriculum. Atlantic College contacted Gloucestershire based Global Building Controls (GBC) with a view to specifying and installing a new control system. Paul Martin, Director at GBC, comments, ‘We decided to design and manufacture a process control system that would work in harmony with the existing mechanical components utilising a BEMS from Trend.’ The Trend BEMS now facilitates control of processes including cold start, manual restart, slumber mode, burn back protection, automatic burn back monitoring and water dosing, oxygen level monitoring, flue fan control variable speed drives (VSDs), stoker feed control and cooling jacket pump control. A Trend IQ controller adjusts the boiler output demand according to the measured boiler temperature, in order to maintain the set temperature, which is user adjustable. The combustion fan blowers are regulated independently by pulsating the blowers with short pulses at low output,

while the flue fans are also optimised through the use of Trend’s VSDs. The oxygen sensor influences the fuel feeding process and is controlled by the Trend IQ controller using a 0-10V signal. If the oxygen level is too high and the boiler demand is also high, but the boiler temperature is still low, the Trend IQ controller will add more fuel into the combustion chamber. At lower boiler demand, The Trend IQ controller will permit a higher level of oxygen to avoid too much fuel being fed into the combustion chamber. The system features a wide range of intelligent technology. The feed and ash auger motors are protected with smart motor protection overloads that can stop the motors automatically when they sense overcurrent due to a jam. Ideal Commercial Boilers Contribute To Excellent Breeam Rating For £14M Council Refurbishment Ideal Commercial Boilers has supplied 20 Evomax 150kW wall-hung commercial condensing boilers and five Frame and Header kits to Southampton City Council, which have been installed as part of a £14m investment to improve energy efficiency in five residential tower blocks at International Way, Weston. Not only did the Evomax boilers meet challenging installation criteria, their exceptionally high efficiencies and advanced control systems will help the council achieve an annual reduction in energy use of up to 50%. In addition, they have contributed towards a BREEAM Excellent rating that was necessary to make the project eligible for funding through Ofgem’s Community Energy Saving Programme (CESP).

Energy Saving Programme (CESP), which was launched in 2009 as part of the government’s Home Energy Saving Programme. This scheme targets households across Great Britain, in areas of low income, to improve energy efficiency standards and reduce fuel bills. It uses a ‘whole house’ approach, matching energy efficiency measures with each unique property in order to best service individual needs. In the case of International Way, the refurbishment works also included the installation of photovoltaic panels to generate electricity for the communal areas within each building, the replacement of windows with double glazed alternatives and External Wall Insulation (EWI) systems.

The previous heating system in each of the five residential blocks consisted of electric underfloor heating, which was both inefficient and expensive to run. There was already an existing gas supply to the buildings, however a plant room needed to be constructed within each block to accommodate the Evomax boilers and other appliances. The decision was made to refurbish the old drying deck, located at the very top of each building just below the roof, as this was previously a wasted space and offered the capacity required, albeit with space constraints. The requirement for compact easy-to-install boilers was then critical, as the appliances not only had to be installed in a confined plant room space, they also needed to be transported to the very top of each 13-storey block via the lifts without overloading them or causing damage.

Ideal Commercial Boilers’ Evomax range expands the options for commercial buildings with one of the largest output ranges consisting of seven models from 30kW to 150kW. In addition to its lightweight design, supported through quality build and aesthetics, siting is made easy with a selection of room-sealed and open flue system choices. The option of insulated Frame and Header Kits allow the Evomax to be installed in cascade formation, either back-to-back or in-line depending on the requirements of the plantroom, with a combined top capacity of 600kW. Even more flexibility is provided with the option of Low Height Frame and Header Kits, which ensure installation of the Evomax is made simpler in instances where there is reduced headroom or inconvenient sloping ceilings.

Four Evomax 150kW boilers from Ideal Commercial Boilers were specified for each residential building as they fit the criteria for being light and compact whilst offering exceptionally high efficiencies and were able to achieve the required output when installed in cascade. The heating and hot water for each residence is distributed throughout the building via pipework that drops down through the block and feeds each flat through an individual Heat Interface Unit (HIU). This allows each resident to control their usage, ensuring they only pay for the heating and hot water they actually use. Ideal Commercial Boilers also conducted an in-depth training session on the Evomax boilers and the modulating sequencer kits with the council’s team of engineers. The Evomax boilers were installed by Southampton City Council in partnership with British Gas as part of Ofgem’s Community

In addition to flexible installation options, Evomax is Ideal Commercial Boilers’ highest efficiency boiler to date with seasonal efficiencies of up to 97.2%, exceeding those stipulated in Part L2 of the Building Regulations. Lancing College is an independent boarding and day school, providing education for boys and girls aged 13-18 years. The boilers have been installed in Gibbs House, an accommodation block providing boarding facilities for 650 boys. Like all the buildings at Lancing College, Gibbs House is over 170 years old and the old heating system had previously been served by a central boiler room located in the main building over 50 metres away. The old boilers were not only unreliable and less energy efficient, but the long external pipe run resulted in excessive heat loss, as did the five inch cast iron pipework delivering the hot water to the radiators in the building, all of which contributed to high fuel bills.

The Keston Heat Only condensing boiler range includes 45kW and 55kW outputs and it is the only dedicated boiler on the market for domestic or light commercial applications that combines twin flue capabilities with a fully modulating Energy related Products (ErP) approved pump built into the framework of the appliance. Continuing to make boiler efficiency easy for customer and installer alike, the Keston Heat-Only range is also supplied with integrated weather compensation and an outside sensor as standard. Weather compensation is instantly activated when the outside sensor is installed, creating a simple ‘plug and play’ solution with no intricate programming required.

The new Heat Only Boilers were installed on Keston’s Frame and Header Kit, which was delivered in prefabricated modules that were then quickly and easily assembled on site by Chris Smith, Heating Engineer. The system was installed in a new plant room within the building, eradicating the need for a long pipe run, and serves 60 radiators. Around 200 yards of new 67mm copper piping runs along four foot high tunnels located throughout the building, ensuring they are out of sight and retain the character of the school.

Dedo Lights Light Up Phillips’ Mayfair Headquarters Last year, international auctioneer Phillips moved from their Victoria premises to a new purposedesigned headquarters in London’s prestigious Berkeley Square in the heart of Mayfair. Silent Sports Sor Amfi in Norway is one of the best examples in Europe of a local authority sports centre. Designed by Asplan Viak architects, it is part of the Arendal sports park and located next to the Sam Eyde high school which also uses the facilities. This 13,200 sqm building is also one of the largest projects where Troldtekt acoustic panels have been specified to help create a high performance and comfortable environment. Attention to acoustics is very important in sports buildings which can easily suffer from the exaggerated echoes reflected off the hard wall and floor surfaces or off the water in swimming-pools. Architect Vidar Myrnes from Asplan Viak says, ‘5350 sqm of Troldtekt was chosen mainly because of its good acoustic performance and the design. We were looking for a product of high robustness against rough use and high humidity (in the changing area) and we wanted a ceiling that suited the “massive space” in the T-shaped middle building. We selected the coarse grey variant for the public open spaces and a fine white variant for the smaller closed areas.’ This project is also interesting because the A2 panel has been used in the areas with stricter fire regulations, such as hallways and other means of escape. The Kalwall features as a large translucent screen above the main entrance with an unusual Tuckerman Grid configuration using square cells. It is designed to diffuse daylightling evenly into the entrance area and showroom creating a well-lit and aesthetically pleasing ambience while at night the façade emits an ethereal glow. The crispness of the structure’s modelling and the clever use of natural daylight are designed to showcase the extensive stock which is displayed on two floors for dramatic effect. ‘Aluprof Transforms the Soapworks’ The Ivy Wharf Development in Salford is one of Manchester’s most recent redevelopment projects. Utilising the former Colgate Palmolive factory buildings, the new development is of mixed use which includes offices, supported by ancillary consumer focused space on the ground floor. Using the existing external frame concrete structure, new aluminium curtain wall screens constructed from Aluprof’s MB-SR50N system, were used to create a continuous glazed and aluminium panelled facade behind the concrete columns. On the existing four storey block a further storey has been added which perfectly follows the lines of the curtain wall below, giving the impression that the concrete frame surrounds an existing aluminium glazed structure. The Aluprof aluminium systems were installed by Commercial Systems International Ltd who have been successfully installing glazing and cladding systems for over 20 years. Based in Humberside the company has developed a reputation for innovative design and a positive, proactive approach to problem solving. The Soapworks accommodation provides a total of 40,000m2 of grade A office space with units starting at 200m2. Interior doors specialist, Vicaima, was selected to renovate the 1930’s inspired ambiance of the sophisticated Meyerhold Opera Paris Hotel, one of the most recent hotel properties located in the heart of the French capital. The primary objective of this renovation and rehabilitation project; set in an historic building, located near the Grands Boulevards neighbourhood, was to improve the comfort of the guests and to create a refined environment in an urban setting. Challenged by the Atlani family - the owner of the development and by the designer Anne Gelbard - leader of the project Vicaima presented exclusive and ambitious solutions for the development, including technical doors with high performance acoustic insulation, unique design and tailor-made details. For the room entrance, the choice made was for the Vicaima Portaro® AC42dB EI30, a solution which includes door, adjustable frame to wall thickness and accessories in one single piece, and therefore, of rapid and efficient installation, due to its adaptation to existing building structures. How 30 Pence Can Make The Difference Between A Damaged Window And A Ransacked Home Imagine this, you have a Tilt&Turn window fitted in your home. One day, when you are out, a burglar arrives with a bag of tools, determined to break in because they believe you have some things worth stealing: iPads, laptops, TV etc. The would-be thief starts to attack your window. Amongst the tools in their kit are crowbars, screwdrivers and wedges. They also have a drill. Your Tilt&Turn window has a good level of security. They are not going to be able to easily prise it open. But what they are going to do is try to unlock the hardware mechanism. This is a clever technique, because it doesn’t need brute force. What they are trying to do is drill in and access part of the hardware mechanism, so they can slide the locking points into the ‘open’ position. If they can expose one of the locking cams, they might be able to push a screwdriver or something in there and move the cam out of its striker plate. If it moves, all the others will follow. But there is one obstacle to this: the handle. With your handle closed and locked, the hardware mechanism is effectively deadlocked. The drive train cannot move, so even if a cam is accessed and pushed, it won’t be able to move. For the thief, there’s an obvious way around this: attack the gearbox into which the handle is connected. They don’t need to guess where it is, because they can see where the handle is located through the glass. If they can effectively drill out the gearbox, the hardware will be much more free to move. This is where 30 pence can make the difference between a damaged window and a ransacked home. Because that is the cost of an anti-drill plate. This small and unobtrusive item is made from hardened steel. It is designed to clip onto the side of the hardware gearbox and protect it against drilling attempts. It really can make the difference between mere exterior damage and a full break-in, with all the hassle and heartache that causes. New Skyroom Is Heavenly For Hampstead Family Cantifix worked with Tasou Associates and London City Construction Ltd to create a ‘Skyroom’ extension at the back of this Hampstead townhouse. The family wanted to replace the existing brick and UPVC conservatory with a more modern space – and this structurally glazed enclosure with Sky-Frame sliding doors was the perfect answer. The new Skyroom links the kitchen, dining room and hallway – and is used as a cosy TV

Portakabin Hire Receives Largest Ever Order – A £13.5M Contract For Royal Stoke University Hospital Portakabin Hire, the UK’s leading supplier of interim building solutions, has been awarded a £13.5 million contract – the largest in the division’s 52year history – to expand ward and theatre accommodation for orthopaedic services at Royal Stoke University Hospital. A complex 4,000sqm, twostorey building will be constructed in less than four months to increase capacity at the hospital, to the benefit of patient care.

The building will be craned into position as 124 steel-framed modules which will be delivered to site complete with wall finishes, internal partitioning, M&E services and flooring already in place, further reducing work and disruption on this busy hospital site. The cranage phase will be a complex operation as the site is located adjacent to other wards and close to the A34 which will restrict vehicle movements.

Due for completion in spring 2015, the purpose-designed facilities will include 56 new in-patient beds, two theatres, recovery room, ‘dirty’ and ‘clean’ utilities, single rooms with en-suite bathrooms, staff changing rooms, reception, kitchenette, offices, and an integral plant room.

Dural Expansion Joints Specified At Cheltenham Racecourse Dural UK Ltd recently supplied an order for 160 metres of Speckled Effect Expansion Joints to SureSet UK Ltd for their installation at the Garden Terrace at Cheltenham Racecourse. The Garden Terrace area has a concrete base so Expansion Joints were an unavoidable requirement when laying the Permeable Resin Bound Paving. Dural colour matched the epoxy resin within their Expansion Joint to the chocolate coloured Permeable Resin Bound Paving laid by SureSet. The speckled texture within the expansion joint also matches the resin floor texture creating the impression of a seamless floor finish. Sureset installed their 6mm Chocolate Permeable Resin Bound material from their Natural Aggregates Range. Trouble Free Parking At Tondu Primary School Parking for school buses and cars can be a problem outside many rural schools but not at Tondu Primary School near Bridgend, South Wales. An extensive asphalted parking area has been created next to the school with surface water drainage channels supplied by Hauraton Limited. 150 metres of FASERFIX® KS 100 channels fitted with Class E600 ductile iron gratings were installed by Churngold Construction Limited in the school bus drop-off area with a further 50 metres of RECYFIX® PLUS 100 Class D400 channels in the adjacent car park. All the gratings had 6mm HEELSAFE slots. Hauraton FASERFIX® channels are manufactured from the

Year-end accounts show 32.8 per cent year-on-year growth at leading lightweight steel roofing tile firm Metrotile UK. The Chippenhambased company enjoyed sales of just over £7.1 million in its year 2014/15 which came to a close at the end of January. Following a strong end to the year, the figure was even higher than forecast and is up by 32.8 per cent on the previous year’s sales of £5.3 million. Pre-tax profits fell slightly following an investment in marketing activities of more than £300,000 as the company bids to break into the mainstream domestic construction. Give Your Flat Roof The Bauder VIP Treatment Flat roof manufacturer Bauder launched its state-of-the-art vacuum insulated panel at this year’s Ecobuild. Designed to provide high thermal performance in areas with limited height, Bauder VIP is ideally suited for terrace and balcony applications. The Bauder insulation panels are 60mm thick, certified under a European Technical Approval (ETA-13/0493) and can be used in conjunction with other Bauder insulation boards to enhance U-valves. On a dense concrete deck with a suspended ceiling, Bauder VIP needs to be just 60mm thick to achieve a U-value of 0.18W/m2K compared with 120mm for a PIR equivalent, meaning a staggering 50% reduction in thickness. The exceptional insulating properties (calculated value of thermal conductivity = 0.0063 [W/mK]) achieved by Bauder VIP is due to its high performance vacuum silica core. This silica is encased by a multi-layer composite aluminium foil, then the air is removed from the silica to create a vacuum where only radiation can pass through it. Sika Sarnafil Specified For UK Border Agency The UK Border Agency in Cardiff now boasts a total of 750sq m of Sika Sarnafil single ply roofing after a skilful refurbishment by Readingbased Owlsworth Roofing. The UK Border Agency facilities management team contacted construction company Interserve with severe concerns about the flat roof on their building. Interserve tasked Owlsworth Roofing with advising on the most suitable long-term waterproofing solution for the roof. Owlsworth recommended a full roof refurbishment before any major problems began to occur. The works began with cut-to-falls insulation bonded to the existing roof coverings to help reduce standing water. Then, to provide a long-term and cost-effective waterproofing solution for the building, Owlsworth chose to install Sika Sarnafil roof coverings. Sarnafil G41015ELF was selected thanks to its outstanding resistance to weathering and ease of installation. The internal upstand kerbs needed to be raised to fully surround the stone parapet around the external elevations of the building. This was in order to accommodate the increased thickness of insulation, which exceeded 300mm in places. To further guarantee a watertight finish and to keep the roof sound for years to come, the stone parapet was covered with a layer of Sarnafil G410-15EL membrane, finished with pre-fabricated Sarnametal edge trims around the entire perimeter. In My Liverpool Home The University of Liverpool is using transom door closers from Alpro Architectural Hardware at student residences on its south campus adjacent to the Management School and Law Faculty. Alpro’s overhead transom closers are a means of hydraulically controlling the opening and closing of aluminium doors and can have light, medium or heavy spring strengths to suit type of usage, with a 90 degree hold-open option. Transom closers are well suited for use at universities and colleges since alternative options such as spring hinges and floor springs can restrict adjustment flexibility which is crucial for a student population. The newest accommodation hall at Liverpool offers catered and self-catering facilities for around 750 students. Dupont™ Corian® Lights Up The Architectural Face Of The City Of London Taking the place of a run-down office building in the heart of the City of London, the striking new “Motel One” building by “Mackay + Partners” features ground-breaking use of DuPont™ Corian® high-tech surface as an illuminated façade. The first commercial building in the UK to adopt this exciting application for the renowned DuPont advanced surface, the structure presents a sparkling new face to the heart of the financial district, set within the historic Minories neighbourhood. Offering a welcome new four star facility to the area, the latest Motel One operation hosts 291 bedrooms and is now open for business. The building comprises two forms: a seven storey “decorative cube” fronting the street and a sixteen storey glass tower to the rear. Designed by Mackay + Partners for developers Endurance Land & Scottish Widows Investment Partnership, it brings a bright and a fresh new identity and a directional aesthetic vision to the area. The concept enjoyed full support from the City of London planning department who were happy to explore the choice of DuPont™ Corian® as the exterior cladding material, as opposed to the more typical specifications of steel, glass or stone. “The design is entirely contemporary, yet fully responsive to its current and known future context,” says Ken Mackay of Mackay + Partners, “I have specified DuPont™ Corian® for other applications and so I am well aware of its properties, but the choice of Corian® to clad this project came about through extensive research and working very closely with DuPont.” This elegant exterior skin for the new building functions both as a sustainable open-jointed rain screen façade and also as a distinctive design feature. The eye-catching cladding, made from DuPont™ Corian® in a translucent white, presents a pure and simple finish during daylight hours, but at night, backlit designs within certain panels illuminate the structure to dramatic effect. The LED lighting system is on a colour wheel that can be changed via computer controlled dimming and the patterns and hues chosen reflect the Motel One brand. This combination of rain screen

cladding with LED lighting is a first for London, according to the architects. The exterior cladding was created using approximately 1000 square metres of DuPont™ Corian® high-tech surface in a 12mm thickness and by exploiting the brand’s unique 1500mm width sheet to reduce the necessity for additional joints. The facade system was installed by specialists Silverside Trading of Shoreham-by-Sea in Sussex. Mackay + Partners ensured a high standard of sustainability in all aspects of the development, which has achieved a BREEAM excellent energy rating. Key to this was the design of a façade with excellent thermal performance (and just 35% glazing) plus the specification of heat recovery systems and green roofs to further enhance efficiency and mitigate rainwater run-off. DuPont™ Corian® is proving to be a valuable solution for façade applications in many ways, from design versatility to long term functionality. Completely homogenous and non-porous, it is easy to clean and maintain. It is also fire rated, resistant to graffiti, UV and climatic conditions – and should any damage occur – the material is repairable. DuPont™ Corian® is compatible with a ‘secret’ fix undercut anchor system and its lightweight, workable properties are a further benefit to both fabrication and installation. Mapei’s Mapetherm System Provides Eco-Solution At Berwick

An External Wall Insulation and protection system – The Mapetherm System, has been installed throughout an eco-funded refurbishment project in Berwick-upon-Tweed, on the Scottish Borders. The 175-house refurbishment, by Berwick Housing Association, occupies multiple sites across the Borders and includes Cruden and Blackburn-style ‘system-type’ non-traditional housing. During a two-month time frame over the winter period, the Mapetherm System was installed on all external walls by Lime Technology Ltd, the total application amounting to 25, 000m2 throughout the mix of social and private dwellings. The system provided a fast, cost-effective method of improving the existing thermal performance of the properties, whilst enabling the occupants to remain in their own homes at all times. The Mapetherm System not only offers protective benefits to the structure, but gives the whole estate a fresh, modern, low maintenance decorative finish coat. Meeting the demands of a steady supply of materials around a residential estate was made possible through UK manufacturing by Mapei, facilitating the demanding fast-track requirements and intense program time frame. The complete Mapei system included Mapetherm EPS+ expanded polystyrene insulation panels, which were bonded to the external walls using Mapei Mapetherm ARI GG onecomponent cementitious mortar. The polystyrene panels received a leveling coat of Mapetherm AR1 GG which was reinforced with Mapei Mapetherm Net alkali-resistant glass fibre mesh, prior to the application of a water-repellent silicone base coat primer. Comfort, Energy Efficiency And Long-Lasting Protection For The Laboratories Of The University Of Insubria The construction of the new chemical-environmental laboratories for the University of Insubria’s Department of Science and High Technology’s (located in Como, Italy, about 50 km north of Milan) is now complete, creating the ideal conditions for the well-being and productivity of students and researchers alike. Studio Ishimoto Europe, to whom the project was awarded, chose to protect the building envelope and guarantee its optimum performance by wrapping it with DuPont™ Tyvek® UV Façade, a special, UV-protected breather membrane for ventilated façade applications Unique in its class, DuPont™ Tyvek® UV Facade is the only known protective membrane for open-jointed cladding systems to carry the CE marking, certifying full conformity with the European Union’s rigorous construction products directive. To obtain the CE marking for open-jointed cladding use, a membrane must resist artificial aging by permanent UV radiation for 5000 hours (for standard wall/roof applications the criteria is 336 hours). The 3000 square metre cube consists of six floors and is designed to host 25-30 scientific research laboratories. The northern aspect of this sober, clean-lined building has been designed with a ventilated façade, behind which DuPont™ Tyvek® UV Facade adds benefits both in terms of shielding the structure from the adverse effects of weather and in terms of sustainability and cost-savings through enhanced thermal performance. Furthermore, DuPont™ Tyvek® UV Facade protects the insulation materials that have been installed to the wall structure behind the exterior cladding, thus preventing moisture damage from degrading its fundamental performance. The new building, an addition to the University that is both elegant and optimally functional, has been designed with an envelope composed of a structural layer of reinforced concrete, an insulating layer in polystyrene, an airtight ‘wrapping’ of DuPont™ Tyvek® UV Facade and exterior cladding made from perforated steel to form an attractive finish. The necessity of a protective layer with proven performance in its resistance to wind, water and UV had to be matched with reliable vapour permeability, to avoid stagnation due to residual condensation in the insulating layer, which in turn lies in

direct contact with the aeration system of the reinforced concrete. DuPont™ Tyvek® UV Facade is a membrane of pure black, a colour which is both aesthetically discreet and which also ensures the essential resistance to UV radiation required of a membrane which may be exposed to direct sunlight as part of a ventilated façade system. The benefits of the system extend beyond protection from the elements and to enhanced interior comfort and improved energy-efficiency. DuPont™ Tyvek® UV Facade has a functional layer with a thickness of 225µ, and together with its ability to withstand the degrading effects of sunlight, it is lightweight, robust and easy to install, thus also resistant to the kind of damage that can arise during the construction process. DuPont™ Tyvek® UV Façade is CE certified and has passed rigorous testing against 5000 hours of permanent UV-radiation. The construction contract for the project was awarded to Airaudo Costruzioni , responsible for creating the ventilated facade system. This functional layered solution comprises masonry support in a thickness of 250 mm, an insulating layer of 100+50mm thickness, an airtight yet vapour-open layer of DuPont™ Tyvek® UV Facade, a variable ventilation gap of between 170 and 200 mm, a load bearing structure in aluminum, and finally, perforated Corten A steel sheets for the exterior cladding. Brett Piatto Brings ‘Rock Hard’ Paving To Deaconess House Aesthetics, product quality and specifier support are amongst the reasons behind the selection of Brett Landscaping to supply its premium Piatto block paving for a prestigious student accommodation development at the University of Edinburgh. Deaconess House is a former hospital dating back to 1894 and the new development retains the frontage of the original building, combined with new modern construction to the rear.

Mace Real Estate acquired the site following the relocation of hospital services by NHS Lothian to a new administrative centre. During the planning process, the University of Edinburgh expressed an interest in using Deaconess House for student accommodation and a deal was agreed.Given the building’s proximity to Holyrood Park, the planning conditions specified the use of indigenous stone for all paving on the project – initially, the stipulation was as strict as to state that the material must originate from within 20 miles of the site.

This colour contrast was used to create an intricate design of the building exterior, which provided another challenge incorporating two widths (3.6m and 1.8m) in contrasting colours to demark walkways. Brett Landscaping needed to minimise on-site cutting while ensuring consistent gaps between blocks, something it achieved by proposing modern laying patterns that were practical to install and that also accentuated the aesthetic qualities of the Piatto blocks to complement the Deaconess site. Graham Construction, main contractor of the Deaconess House development, then incorporated the paving into all areas with the exception of the main access road. Using Bespoke Ridgeglaze Rooflights To Meet Aesthetic Requirements Gloucester Services is situated on the M5 motorway and is operated by the Westmorland family. Glazing Vision’s Ridgeglaze rooflight was incorporated into the design build to maximise the use of natural daylight and provide a modern and spacious feel to the new service station. Unlike many other service areas, Gloucester Services provides a refreshing change for passing travellers. Featuring its own farmshop, café and butchery, it has helped to transform the way in which service stations can be managed, providing an alternative from the usual fast food and snacks on offer at motorway service stations throughout the country. It was important for Steve Gorman at AFL Architects and Philip Balman, Senior Quantity Surveyor at the Buckingham Group, to specify a roof light with a high quality slim line framing system. The roof light not only needed to create a sense of light and space, but it also had to compliment the interior aesthetic and achieve a modern contemporary finish. The building is faceted with two curved walls front and back, and is finished with a green roof to allow it to blend in with the landscape behind. This meant that externally, the visual impact of the rooflight had to be considered. This included the requirement for the rooflight to follow the faceted lines of the building and fit in with the existing layout of the roof purlins. Working from the original proposal drawings submitted by AFL, Glazing Vision relied upon their expertise and made several recommendations and changes to the perimeter frame detail. This ensured that their proven Flushglaze section could be used in order to improve manufacturing lead times. Changes to the glass specification were also made in order to comply with a class 2 rating for non-fragility, meaning that although the unit is not designed to be walked upon, they are required to be non-fragile in the event of a

maintenance person falling onto the surface. Because of this the inner pane was upgraded to a 9.5mm laminated section in accordance with CWCT TN92. These changes, combined with a bespoke pitch and tapered layout that would meet the design requirements on site, resulted in the design and manufacture of a bespoke modular Ridgeglaze rooflight. Pitched at 3° the innovative Ridgeglaze rooflight was the perfect solution for this project. The finished rooflight closely follows the contour of the roof, which combined with the natural vegetation and planting that surrounds the rooflight, ensures a low impact final finish. Glazing Vision were delighted that their Ridgeglaze rooflight played a fundamental role in capturing a feeling of light and space into a service station fuelled by a food revolution. The project has been a proven success and has now been duplicated on the opposite side of the M5 motorway. Working in association with Gloucester Gateway trust, Gloucester Services not only provides the opportunity for local suppliers and farms to flourish; it also promotes employment and training opportunities in the local area. Super Low Energy SIPS House ‘Riding’ On Marmox Thermoblock A regional developer specialising in very low energy and PassivHaus projects is making use of the ThermoBlock structural insulation for the first time as part of a bespoke SIPs construction for a client in Yorkshire. RM Developments concentrates on building eco-friendly, mainly residential properties for individual clients using modern methods of construction with very high insulation standards and featuring renewable energy technologies including heat pumps and PV panels. On its most recent project near York, RM Developments is creating a spacious two storey family home where instead of blockwork or timber frame, the main loadbearing walls are all formed of SIPs- Structural Insulated Panels. These are located on top of the beam and block oversite whose ends are carried by a course of the Marmox ThermoBlocks in order to prevent heat loss at the critical wall/floor junction. Since Fabric Energy Efficiency Standards (FEES) were incorporated in Part L of the Building Regulations, ThermoBlock is increasingly being used by specifiers to tackle thermal linear losses at both the ground floor and upper level junctions. Its composite construction does this by surrounding micro-columns of concrete with high performance insulation to create a horizontal barrier to heat loss. Using the ‘default value’ in Building Regulations incurs a heavy penalty under SAP which is why specifiers are routinely adopting Approved Construction Details (ACD or Enhanced Construction Details (ECD). Significantly switching from an ACD to using ThermoBlock can reduce carbon losses by some 90 per cent: offering a very rapid pay-back on using the product. A 9 N/mm strength version of ThermoBlock is being introduced in addition to the existing 6.5 N/mm product in order to support higher loads in multi-storey structures. www.marmox.co.uk ENQUIRY 115

The Victorian Grade II Listed ‘Elephant House’ Elephant House, built in 1890-1901, was a bottle store for Camden Brewery which was in the adjacent building. Due to the special architectural interest of this Victorian Building, it was granted Grade II Listing in 2009. It is a rare example of an industrial complex found in inner-city London as well as being sited alongside the city’s early Regent’s Canal. In 2013 Hawkins\Brown was commissioned to draw up plans to change the use of the building to accommodate offices. In such an old building, with the addition of the heritage listing, the project needed to be carefully considered ensuring a sustainable, comfortable and safe working environment was created. The original single glazed windows presented a problem; they were unable to be replaced, they were draughty and did little to combat noise from the busy roads outside. Bespoke designed secondary glazing was the solution to achieving high levels of noise attenuation and thermal insulation, as well as being regularly used on listed buildings and those in conservation areas. A total of 8 windows were treated with two different styles of openings from the Selectaglaze heritage range. A single hinged panel with a curved head was used in most of the openings, which mimics the original and allows access to the primary window. The discreet frames along with flush hinges and flush locks created a flawless look and achieved the desired benefits, without compromising the beauty of the original Victorian windows. ArtLed Sheds Light On The Mauritshuis Following a two-year restoration, the stunning Mauritshuis in The Hague has now reopened with the galleries illuminated using Light Projects’ specially designed ArtLED fitting. Light Projects is now lighting some of the world’s most famous works of art. From Vemeer’s ‘Girl with a Pearl Earring’ through to Rubens and Rembrandt, the ArtLED is used to help create wonderfully atmospheric galleries - dramatically lit in a scheme by Hans Wolff lighting design and distributed by Q-Cat Lighting in the Netherlands. Manufactured from extruded and diecast aluminium with an epoxy polyester powder-coated finish, the ArtLED uses the latest Xicato XSM 1,300lm Artist series LED and combines a highly crafted and designed lighting fitting with high CRI (Ra ≥ 95) and colour consistency. The fitting is available with a self-dim facility or Dimmable Via Analogue 1-10V and DALI. Beam reflector options include 14°, 27° and 52° and a special Wall Wash Reflector allows the ArtLED to be used for a range of different lighting tasks and applications. Rinnai Offers Seaview International Holiday Park A Sustainable Perspective Water Heating Four-times winner of the AA Campsite of the Year accolade, Seaview International Holiday Park at St Austell in Cornwall boasts exceptionally high quality shower blocks with a supply of never-ending hot water, courtesy of Rinnai’s condensing Infinity HDC1500i continuous flow water heaters. And the holiday park is seeing significant savings on fuel since it changed over from its previous stored hot water system.

The Rinnai Infinity gives a constant flow of safe hot water at the chosen temperature. Operated by smart inbuilt controls, this ensures that the water heaters deliver temperature accurate hot water eliminating the risk of scalding in instances where the units are used on a secondary return. The temperature can be set above 60°C and will not change-thus helping guard against legionella.

Rinnai sales consultant Scott Humphries had been in contact with World Team owner of Seaview International under its Southwest Holiday Parks umbrella for some time and quoted for a new shower block in 2012. A chance visit at the beginning of last season coincided with the breakdown of the old hot water storage system. The wheels were swiftly put into motion and local installer MR Parsons St Austell was called on to install four Rinnai Infinity HDC1500 internal water heaters, which were delivered next day ready to be run on LPG.

Both Rinnai Infinity HDC1500 internal and external models give an energy performance of 105% net efficiency (In accordance with BS EN 677) giving considerable cost savings over other forms of non-condensing water heater, and are easily manifolded, with the added advantage that with a common flue header there is no need to knock through walls to accommodate separate flue headers (or give up valuable space to install a cylinder). www.rinnaiuk.com

Timóleon Stacks The Odds In Owners' Favour For Newbury’s Energy Stakes Purchasers of the new luxury homes being built alongside one of England's most famous racecourses will not only have access to attractive local amenities and excellent transport links, but thanks to the developer's commitment to sustainability and the involvement of Timóleon Limited, residents will enjoy a comfortable living environment with low running costs.
