Tolent Development Wins National Site Award Tolent Construction’s Project Manager, Ian Thorpe, picked up a Bronze at the Considerate Constructors Scheme 2012 National Site Awards for standards maintained at a youth centre development in Manchester, placing it in the top 7.5 per cent of over 8,500 registered UK sites completed in 2011. Held at a ceremony in Manchester, awards were presented to a select number of sites that showed the highest levels of consideration towards their local neighbourhood, the public, their workforce and the environment. Tolent’s Bronze was given to the Factory Youth Zone facility in Harpurhey which Tolent built last year as one of a series of North West Youth Zone Projects set up by the OnSide charity. Ian Thorpe commented: “The National Site Award represents a fantastic achievement for Tolent at the Factory Youth Zone. Tolent is a company which takes immense pride in maintaining high standards in every aspect of its site operations. Kingspan Flooring For New Civic Offices In Rochdale Nearly 13,000m of Kingspan access flooring is being installed in new civic offices for Rochdale Metropolitan Borough Council. The civic offices will feature a new library and information centre, customer service centre, training and conference facilities. The Kingspan RMG steel encapsulated flooring has a finished floor height of up to 400mm to contain an extensive range of M&E services required for the building. These include a sealed air plenum system to provide air conditioning throughout, pipework from a biomass boiler to generate sustainable heat, and further pipework carrying rainwater collected from the roof and recycled for toilet flushing. Dallmer’s Fast Trap, The Flexible OnePiece Shower Waste Now available from Dallmer Ltd. is the FastTrap, a one piece drain perfect for wetrooms on timber, in solid floors and also for installation in screed. While this latest addition to the extensive Dallmer product list is ideal for new-build situations, the FastTrap, with a height of only 100mm, has proved particularly popular for installation in older properties where lack of build up height has to be overcome. Tested to a flow rate of 45 litres per minute, the new trap is specifically designed for use with the latest high-powered showers. The FastTrap can be used on plywood decks or with solid floors and has a height adjustability of up to 46mm for the floor finish – enough to allow for anything from marble to mosaics. For use in screed Tisto-anchors have been incorporated in the base plate to provide permanent adhesion and the trap, in a high quality polypropylene body, can be used with brush-on or layer membrane. The foot-friendly gratings always provide ready top access to the trap. A ‘vertical’ version of the new trap is available with a height adjustable grating and a DN 50 vertical outlet and is offered with a 304 grade Stainless Steel grating in either 95mm square or 120mm square size. A Repeat Performance For Traffic At The Donald Gordon Theatre The oak floor which runs throughout the entire 1900 seat Donald Gordon Theatre at Wales Millennium Centre, Cardiff, has been recoated with Bona Traffic. The wooden flooring, which is fitted in the stalls, circle and all balconies in what is one of the UK’s largest auditoriums, was originally coated with Bona Traffic prior to the Centre opening in 2004. The high level of protection it has delivered since then has resulted in a repeat specification by the Centre’s team. The specification this time included an initial thorough clean using Bona Remover, keying back with a Bona Buffer and Sanding Screen, and then overcoating with two coats of Bona Traffic – a two component, water based, polyurethane lacquer. Traffic is Bona’s most durable coating and is specially formulated for commercial areas where very high resistance to wear is required. Traffic Matt provides a clear natural appearance giving “invisible protection” and the look of an oiled floor but, unlike oil, offers years of virtually maintenancefree protection. Traffic Silk Matt has a higher sheen level but all the other qualities of the matt version. Traffic Anti Slip should be used for areas such as corridors and school floors where extra slip resistance is required, and new Traffic HD has just been introduced for areas demanding supreme durability. Interserve Awards 5th Off-Site Construction Contract To Yorkon

Yorkon has been awarded its fifth contract in the healthcare sector by Interserve Construction. The project is also Yorkon’s second scheme at Harrogate District Hospital. This latest ProCure21 project is to provide a maxillofacial unit to treat patients requiring correction for conditions to the head, neck, face and jaws. The off-site approach will cut the time on site to just two months, significantly reducing any disruption to the hospital. The single-storey building is being craned into position in only two days using a 350-tonne crane as this is a highly constrained site enclosed on three sides. The steel-framed modules will arrive on site complete with first fix mechanical and electrical services, partitions, doors and windows. The building has been designed by Yorkon to accommodate an additional storey should the Trust have a requirement to expand the unit to meet future local needs. www.yorkon.info
Simpson Strong Tie has added another revolutionary time saving product to its expanding portfolio aimed specifically at the building trade with the introduction of the Toothed Thin Coat Bead (TTCB.) This latest addition to the company’s thin coat bead range is unique in that it needs no nails or screws to install it – all it requires is a push and tap into place for a firm fit to the plaster board. Chris Sanders, marketing manager at Simpson Strong Tie said: “The TTCB features tiny teeth spaced at 40mm intervals which, after a quick push and a tap, grip the plaster board holding the bead firmly in place so the plasterer can then get on with the job quickly and efficiently. ‘Heartlands’ World Heritage Site Opens In Cornwall The recently established Cornwall and West Devon Mining World Heritage Site contains a number of Grade II* listed buildings and significant industrial archaeology. Known as the Heartlands Project, the centre opened in April and has transformed 7.5 hectares of derelict land, preserving at its centre the historic Robinson’s Shaft buildings of a former Cornish tin mine. These have been sympathetically restored, using Helifix structural repair systems, and adapted for re-use as focal points within the completed development. Numerous derelict buildings of the old mine had fallen into a bad state of disrepair as a result of old age, fire damage, poor construction techniques and wall ties that had corroded and expanded causing significant structural cracking. The pump house, winding house, carpenters’ shop and transformer house all needed a variety of concealed, non-disruptive repairs that retained the original materials and characteristics of these important buildings. The Helifix repair products and techniques were specified because they offered sympathetic and proven reliable solutions to the assorted structural problems. Installation was undertaken by Helifix Approved Installer, TRAC Structural, who carried out extensive crack stitching, using stainless steel HeliBars bonded into the masonry, and secured separated walls and failed lintels and arches with grouted CemTies. Façade systems from architectural aluminium specialist, Technal, have been specified by CZWG Architects for Southwark Council’s iconic new ‘super library’ which has now been completed in Canada Water, London. Spearheading an ambitious programme of regeneration, Canada Water Library resembles an inverted terraced pyramid of successively receding storeys that partly overhang the Canada Water basin. Constructed by ISG Jackson, the £14m building sits at the edge of a new civic plaza and a stretch of open water. Its expanding pyramid form integrates a compact footprint at ground level with progressively wider floors above. The building is clad in light bronze anodised aluminium panels with sequined perforations, interspersed with recessed curtain wall screens. This design gives the scheme a sculptural appeal and a striking visual effect, symbolising ‘the crown jewel to the new plaza’. Finished in bronze anodising, Technal’s MX SSG

structural glazing and CD commercial doors have been used for the ground floor. MX Visible Grid features as strips of curtain walling to the three upper floors, with MX top hung concealed vents for natural ventilation and PXi doors providing access to the balconies. MX SSG is a flush curtain walling option which meets specifiers’ requirements for less visible aluminium and clear expanses of glass. The curtain walling is complemented by FXi65 tilt/turn casement windows used as ‘punched hole’ openings set into the cladding. Commenting on the glazing specification, Anna Ifanti, Associate at CZWG Architects said, “The Technal team was very responsive at specification stage and their input in the design and choice of glazing options was helpful and valuable. We needed the façade systems to be robust, lightweight, have slim frames and to meet the required U values, which the Technal products were able to deliver. We are very happy with the end result.”
Piers Gough, Partner at CZWG Architects, said, “The building celebrates its brilliant location on a new public square, next to a bus and tube station and overlooking Canada Water basin. The library is an indoor public space open to everyone, where you find wonderful things you weren’t necessarily looking for. It is a futuristic Pandora’s box of possibilities.” The Canada Water Library has strong environmental credentials, with ground source heat pumps, grey water harvesting, energy efficient M&E services, and an extensive green sedum roof. The canted east and west elevations allow winter sun to warm the building and provide a high degree of solar shading for the glazing in the summer, minimising glare. The scheme has achieved a BREEAM ‘very good’ rating. This new library forms part of a vibrant quayside for Canada Water – a historic Docklands area that was once a bustling port. It was designed to ‘exemplify the importance of the library, education and community facilities for local
people and to provide a focus for a new phase of regeneration. It accommodates a cafĂŠ, performance space, popular book section and staircase to the Underground station on the ground floor. A mezzanine level provides staff work rooms and offices and a void over the performance area with tiered seating. The floor above features meeting rooms and two large learning facility rooms. A central skylit staircase rises from the ground floor to the galleried library level. The Canada Water Masterplan was created by master developers BL Canada Quays in conjunction with Southwark Council and includes around 900 new homes, as well as retail, community and public spaces. Lonza Wood Protection's DRICON fire retardant treatment is protecting the oak lining used in a beautiful award-winning home at Boreraig, on the Isle of Skye. The building, inspired by the blackhouse, a traditional style of Highland architecture, was designed by architect Neil Stephen of Dualchas Building Design to reflect the local landscape and heritage and to be a quiet and restful retreat for its Buddhist owner. The house, facing a lochan and with views across the island, is lined throughout with oak-faced ply vacuum-impregnated with the DRICON fire retardant, creating a clean, minimal and attractive finish. The oak-finished panels spring open to reveal concealed shelves and storage areas to maintain the minimalist feel of the design. The wood was supplied by the timber contractors and shipped to Lonza Wood Protection for pressure-treating with the DRICON treatment before being returned to the site, ready for use.
A water-based fire retardant applied by vacuum-pressure impregnation in factory-controlled conditions, Lonza’s DRICON product is the only BBA-certificated fire retardant treatment for timber and plywood. It also offers a high level of resistance to humidity, vital in the weather conditions found in the Scottish Highlands. Dualchas Building Design architect Mary Arnold-Forster, who also worked on the project, said: “We specified the use of Lonza’s DRICON fire retardant treatment for the project as it meets the required building regulations, and is easy to work with. We have used DRICON on other projects, including on birch-faced ply for a community hall on the Isle of Raasay and a house on Scotosay, Outer Hebrides. It’s a very good product, and we prefer it to the fire retardant coatings that have to be applied on site because of its controlled application, assured durability and no need for further maintenance. Three Stannah people and goods moving products have made shopping even more convenient for everyone in the newly extended Bybrook, Kent branch of giant UK superstore chain Sainsbury’s. Operating between the ground-floor entrance area and food hall and first-floor TU clothing department, café, cloakrooms and baby-changing facilities, two ST inclined moving walkways deliver secure, efficient movement for shoppers and their trolleys. Supported by clear glass panel balustrades, the extra slim handrails feature strategically-sited, tactile white markers to assist the partially sighted. Safe travel for all is furthered assured by an automatic announcement system that broadcasts guidance and alert messages. To comply with BREEAM, the world's foremost environmental assessment method and rating system for buildings, the full VVVF (variable voltage, variable frequency drive) system enables slow speed control when low traffic usage is required. Located back-of-house, the 2500kg, hydraulic-drive ‘F1-type’ goods/passenger lift provides secure, efficient movement for staff and Sainsbury’s TU fashion range between the ground-floor warehouse and 1st-floor TU department. Manual car and landing shutter gates, measuring 1800mm wide x 2100mm high, ensure load stability and safety during travel at a contract speed of 0.5mps. Designed to withstand the demands of vigorous retail environments, this is the first of several ‘F1-type' goods/passenger lift installations by Stannah. Working in partnership with principle contractor, Longcross Construction Limited, the ‘F1-type’ goods/ passenger lift was supplied, installed tested and commissioned in just five weeks by Stannah’s Major Projects team, and the moving walkways were supplied, installed, tested and commissioned by Stannah’s EMW team to a specification by international consulting services company, Lerch Bates. The project was supported by Store Manager, John Webb: “The extension reflects Sainsbury’s response to a growing market and the demand for increased convenience - a greater range of products and facilities under one roof. The Stannah goods/passenger lift and moving walkways support this ethos by improving service and convenience to all our customers.” All three Stannah lift products are serviced by the Dartford branch of Stannah Lift Services, a nationwide network providing 24 hour, 365 days a year support. This covers service, repair, modernisation and refurbishment of all types of lifts, stairlifts, escalators and moving walkways – not only those from the Stannah product range, but also other lift manufacturers’ equipment. Decorative aluminium and stainless steel column casings together with an extensive horizontal bulkhead are providing shoppers with a welcoming entrance at the new Tesco Extra store, which forms part of the recently completed £40 million retail redevelopment of the Swan Centre in Yardley, Birmingham. Constructed by Bowmer & Kirkland, the new Tesco store and 21 additional retail units provides around 170,000 sq.ft of retail space, with the mixed use regeneration scheme also including the refurbishment of an adjacent residential block. To meet Tesco’s requirements for an attractive frontage to both the store entrance and multiple check-out exits, which run the entire length of the 100 metre long enclosed mall, Encasement supplied and installed a high level bulkhead as well as eleven square column casings from its ‘Forma’ metal range. Encasement’s 600mm square column casings are finished in two different colour schemes to help shoppers clearly identify the entrance and exits. Close to the entrance, three of the casings are finished in a bright red, to match Tesco’s corporate colours incorporating two textured 150mm wide stainless steel strips at the base and mid level. The remaining eight casings, adjacent to the array of checkout tills, are split 50/50, with the top half manufactured from aluminium coated in a PPC finish with the lower portion using durable Rimex stainless steel incorporating a textured ‘linen’ pattern to provide maximum protection from damage in this busy retail environment. Each column casing is also designed to accommodate a vertical channel to each side, which allows the multiple security shutters to be raised and lowered, while maintaining the integrated finish and look to the store front. 022

Unique in its use of handcrafted glass mosaic and agglomerate materials for the coordinated covering of walls and floors, and exclusive in its selection of monochromatic patterns, Trend’s latest collection is the work of Italian artist and designer, Veronica Tommasin, who drew her inspiration from floral motifs and geometric forms. Her inspirations come from her love of art, travel, nature and diverse cultures, with her designs born from classic forms that have been reinterpreted from a modernistic viewpoint. Best Collection artistic mosaics take three different floral forms – roses, elegant calla lilies and the aquatic water lily – and are executed in 1cm x 1cm micro mosaics, in various predefined
modular sizes. Selected ‘artistic’ versions feature hand-cut tiles to create curves and uneven edges, adding an artisan dimension to the design. Colours are mostly black, grey, white and neutral tones of brown and sepia, selected by Veronica from Trend’s 1 x 1 Vitreo, Brillante, Shining and Feel ranges. The same colours are adopted for the geometric mosaic modules, influenced by the straight, clean lines of geometry and the curved forms of musical instruments and notations. Here again, module sizes vary to give different interpretations of scale. Trend employs modern waterjet-cutting techniques to apply much the same designs to 6.7mm thick agglomerate sheeting, bringing the decorative theme down onto floors, across to furniture and partition cladding, and an alternative texture and look to walls. Peter has tried several different types of timbers in his career, but always comes back to Southern Yellow Pine. "Any timber which needs to be re-treated after being cut is not suitable for outside use", continues Peter Killen. "This is because nobody is going to re-treat things like screw holes where the water will penetrate and start the rot. When it comes to the dangers of Carbon Monoxide (CO) poisoning in the home, many homeowners that have their boilers serviced annually could be unaware of the potential risk of CO poisoning. They think that once their boiler has been checked and certified they are completely safe from any threat of CO poisoning for the entire 12 months that follows. Of course, that’s not entirely true – and it’s a dangerous assumption. Firstly, boilers can and do go wrong in between annual inspections, despite the thoroughness and quality of the last service or inspection. Secondly, the focus on boiler safety in recent years, whilst valuable, has had the unintended consequence of reinforcing the idea that boilers are the only possible source of CO emissions in the home. Nothing could be further from the truth. Last year a lady in Cornwall was poisoned and permanently disabled from a CO leak from her cooker. She had been having her gas boiler serviced annually but was unaware that any fossil fuel burning appliance has the potential to emit CO gas. Thirdly, it’s not just the resident’s home that could be the source of CO. There are proven cases where people have been poisoned by faulty appliances from an adjoining property. What can be done? It’s impractical to start asking householders to have multiple inspections on all their appliances throughout the year, plus their neighbours’ appliances. Practically there is only one realistic course of action and that is to install CO alarms. Anyone working in this sphere, from heating and ventilation engineers and electrical contractors through to architects, have a pivotal role to play here as they need to explain the issues to their customers in a clear way without scaring them. The next step is to stress the importance of installing CO alarms. Almost everyone now understands the necessity of installing smoke alarms, and a direct comparison can be drawn. It can be explained to the householder that, since CO emissions can’t be detected by any of the human senses, a CO alarm is the only way to know that they are safe. In an ideal world, householders would fit a CO alarm in every room where there is a fuel burning appliance, as well as perhaps in the master bedroom for added safety. As this is not always affordable, the next best option is to fit a CO alarm in close proximity to the appliance most likely to produce CO fumes, which is often a flue-less or open-flued appliance

in the kitchen or living room. If there is a CO incident during the night when occupants are asleep away from the CO alarm, they may not hear the warning, so interconnecting it with the home’s smoke alarm system is an economic way of solving the problem of audibility. There are a number of systems that now allow for this to be achieved wirelessly, such as Aico’s RadioLINK system. The alarms do not require hard wiring to each other, which is time consuming and disruptive to retro fit, but instead communicate by Radio Frequency signals. When one alarm sounds, they all sound providing audible warning throughout the property. Since it is important to differentiate between fire and CO once the alarm has been raised, a wall-mounted Alarm Controller should be used. Using the controller residents can quickly locate the exact alarm which has registered the fire or CO and take appropriate action. The danger of CO in the home is now finally hitting the headlines and awareness is spreading. But the full extent of sources of CO in the home remains relatively unknown, even amongst professionals. It’s up to all of us to not only explain this, but also provide easy to understand and implementable solutions.

Lioncourt Homes Completes UK’s First Rockshell House Lioncourt Homes has piloted the RockShell low energy wall system from Rockwool at ‘The Daffodils’ – its latest exclusive housing development in Newent, Gloucester. The RockShell was completed in just seven days, Lioncourt Homes pioneered the use of RockShell to become the first in the UK to benefit from the high levels of thermal insulation and energy efficiency which the system can achieve. As construction work was already underway at The Daffodils when RockShell was launched to market, Lioncourt Homes worked with Rockwool to retrospectively design RockShell as the building fabric for one of its most popular house styles. In doing so, the system enabled Lioncourt Homes to achieve the equivalent of Level 6 in the Code for Sustainable Homes for the building envelope. Constructed of I-shaped steel profiles encompassed in Rockwool insulation and an OSB lining on the inside, RockShell is Passivhaus certified and achieves a typical U-Value of 0.143W/m2K, with calculations at The Daffodils indicating 0.156W/m2K would be expected. Crittall Steel Windows - Right Formula For Science Museum The Science Museum in London is a much loved and familiar landmark, but over the years, the exterior has fallen prey to the wear and tear of the London way of life. A replacement window programme was recently announced, and appointed by architects, Kirsop and Co, Crittall had to draw on its extensive experience and expertise to replace the windows to the Exhibition Road entrance. Having provided initial elevation and detailed drawings for planning purposes, Crittall helped to obtain permission to the satisfaction of all parties, including main contractor, DBR (London) Ltd, and supplying its Corporate 2000 profiles, began the meticulous and exact replacement programme. One of the features of the glazing was the inclusion of Enduroshield transparent coating to the surface of the glass for the very large top hung fixed light Corporate 2000 profiles. The openings at the top are supplied with electronic chain actuators, supplied by long term Crittall partner, SE Controls. Double glazed, the centre pane of the glazing achieves the required U value of 1.2w/m2K for compliance with Part L of the Building
Regulations, with Low E glass on the inside to control heat gain. The windows were finished in black matt polyester powder coating. Logistically, Crittall faced numerous challenges on the project, with a limited time period each day to strip out, glaze and install the profiles. With no deliveries allowed before 6pm, the timing and meticulous attention to detail had to be exact in order for the smooth progression of the instalment. However, with intense planning and thorough application, the windows were installed to schedule and within the time limits. “We are delighted with the finished result,” comments Mr Andrew Haycock of the Estates Department at the Science Museum. “In addition to brand new windows that meet all the requirements in terms of aesthetic and thermal value, the replaced windows were all recycled, which reduced wastage and disposal costs and which is a major environmental bonus.” www.crittall-windows.co.uk ENQUIRY CARD/ONLINE NO 68

Shared Ownership Apartments Go Green With NIBE Energy Systems Shared ownership apartments in the North West are leading the way with energy saving technologies thanks to NIBE Energy Systems. Liberty Place - a modern, purpose-built block of one and two-bedroomed apartments in St Helens, Merseyside – has become one of the latest schemes to introduce NIBE Energy Systems eco-friendly technologies and provide residents with heat and cost effective energy solutions. Commissioned by Helena Living, part of Merseyside-based social landlord Helena Partnerships and built by Cruden Construction, the scheme boasts exhaust air heat pumps which work by harvesting the heat energy created from human habitation and passing it through a new generation NIBE unit, where an ultra-efficient heat exchanger increases its temperature before recycling it back into the heating and hot water system. Schöck Chosen For Major UK Passivhaus Residential Scheme The Chester Balmore project, near Highgate in North London, is part of Camden Council’s community investment programme. It is a project designed to achieve Code for Sustainable Homes Level 4, and the first to be built from scratch by a local authority. Once a 1970’s estate, the previous blocks on Chester Road and Balmore Street were in poor condition and refurbishment simply was not a cost-effective option. Rick Mather Architects developed the project, which is a mixed-use design for around 53 new homes. There are three separate blocks with additional commercial space, making it one of the largest ever residential schemes to meet Passivhaus standard. To achieve PassivHaus standard, property at design stage must show high levels of insulation with minimal thermal bridges, good use of solar and internal heat gains plus excellent air tightness. Good indoor air quality is provided by a whole house mechanical ventilation system with efficient heat recovery. The commercial element of the scheme will also be rated BREEAM ‘very good’. The Schöck thermal break module specified for the scheme is the latest generation Isokorb® for concrete-to-concrete applications – the type KXT. The Passivhaus Institute in Darmstadt has awarded the type KXT with the "low thermal bridge construction" certificate and confirmed its suitability for Passivhaus construction. A major reason for the superior performance of the type KXT is the thickness of the insulation body. This is increased from the standard 80mm thick to 120mm, providing an even more efficient solution. The type KXT not only improves thermal insulation performance by up to 30% in comparison to to the standard range, it also improves impact sound insulation by around 50% as well. Tim Paul from Rick Mather comments: "Balconies offer practical and aesthetic advantages for residents, but they have not always been a popular choice in the context of high efficiency Passivhaus design. However, the advanced technology and superior performance of the Schöck Isokorb® XT range offers such a high level of insulation, that we had no problem in incorporating balcony design into the Chester Balmore project”
The high level of service support form the Schöck design team now also includes a discretionary in-house thermal-modelling capability, which was utilised very effectively for the Chester Balmore project. The type KXT has already seen considerable success in Germany, not least for its sound insulation characteristics. For the first time in Germany there is now a stated minimum standard requirement for balconies. Previously this only applied to covered balconies, but the Schöck Isokorb® KXT has the advantage that it conforms to the minimum requirements for impact sound protection – without any additional floating flooring on the balconies or covered balconies. The Schöck Isokorb® range remains unique in that it allows connections to be made between concrete-to-concrete, concrete-to-steel and steelto-steel – and it also provides BBA Certification and LABC Registration. All units meet full compliance with the relevant UK building regulations. The requirement described in BRE IP1/06 – a document cited in Building Regulations Approved Documents Part L1 and L2 and Section 6 in Scotland – that the temperature factor used to indicate condensation risk (fRSI) must be greater than, or equal to, 0.75 for dwellings and residential buildings, is easily met by incorporating the Isokorb®. In addition, there is also compliance with the Government Standard Assessment Procedure, SAP 2009, concerning CO2 emissions from buildings and respectively heat losses through non-repeating thermal bridges. Tesco Shoppers Stay Safe And Cool With SE Controls An integrated smoke and natural ventilation solution from SE Controls is helping ensure that Tesco’s recently completed Walkden superstore in Manchester maintains a safe and comfortable environment for shoppers and staff. Working to the smoke control strategy defined by consulting engineers Van Zyl & de Villiers, the store’s expansive glazed atrium was separated into three individual smoke and natural ventilation zones to not only provide the specified smoke extraction capacity, but also enable more accurate temperature control. In normal day-to-day ventilation mode, the natural ventilation system constantly monitors the temperature in each zone, on both the ground floor and mezzanine level, with the average reading from separate sensors being used to signal the actuation of the atrium vents. When triggered, the vents initially open by 10% of their full capacity and continue to open in 10% increments up to a maximum of 50% if the temperature rise is maintained, before closing using the same incremental approach until the temperature reduces to 21OC, when the atrium vents are fully closed. The SE Controls system also enables the operating algorithms and set points to be changed or fine tuned to meet specific conditions, if necessary, as well as allowing night purging to cool the building’s thermal mass, where the vents open 30 degrees. The SE Controls’ solution also monitors weather conditions to ensure that in rain or high winds, the vents are automatically closed to stop the ingress of water and limit any possible damage. RMIG Helps Give Sweet Future To Newcastle’s Toffee Factory Distinctive aluminium exterior cladding from RMIG incorporating an embossed representation of the Ouseburn River, is helping give the former Maynard’s toffee factory in Newcastle a fresh lease of life. As the building’s exterior features a significant amount of bold colour, the architects chose the neutral metallic finish to contrast panels as required for the extended meeting room boxes and stair tower to contrast with the with green, red and pink cladding used elsewhere. The 70 aluminium panels that make up the decorative metal façade incorporate a natural metallic grey anodised finish and were manufactured by RMIG to the architect’s precise specification, ranging in size from 311mm x 330mm to 630 x 2404mm. While the matt finish provides a semi-reflective surface to catch the light and reflect changing weather conditions, the panels also provide a robust and corrosion resistant façade as the cladding spans the full height of the four storey building. The owners used investment from Regenerco to help fund the purchase and installation of Kingspan’s PowerPanel and Safetraxx systems. The PowerPanel array, installed on the roofs of the storage buildings, comprises one thousand, five hundred and one, 235Wp Yingli crystalline PV modules and can produce an overall output of 352.7kWp. They are capable of producing electricity even in low light or overcast conditions and can enhance the asset value and rental potential of properties. Sika concrete admixtures were incorporated in the concrete mix for the production of black precast concrete panels, produced by Thorp Precast for the new Business School and Student Hub building at Manchester Metropolitan University. The panels are a prominent aesthetic feature of the structure, with some surfaces being highly polished, so a good surface finish was essential. To achieve this, the concrete had to be produced to a high standard. Incorporating the Sika admixtures in the mix helped reduce efflorescence and the number of blow holes within the finished panels, which greatly reduced wastage and the amount of finishing required. Timoleon Lowboard Underfloor Heating System Installed In Historic Lodge Holwood House, one of the grand mansions in the Bromley area, was built in 1825 to a design by Decimus Burton on the site of a previous house owned by William Pitt the Younger, Britain’s youngest Prime Minister elected in 1783. The most southerly of the three lodges to Holwood, built at the same time as the House is only a short stroll from the Wilberforce Oak under which William Wilberforce told Pitt of his intention to introduce a bill in the House to abolish slavery. The present owner after discovering crumbling plaster in several rooms on the ground floor (especially in the awkward areas behind the radiators) has taken the opportunity to bring their central heating up to date by replacing the radiators with an underfloor heating (UFH) system. Timoleon’s LowBoard system which is one of the slimmest water based underfloor heating systems on the market, is specifically designed to be laid directly on an existing surface and with a total height of only 13mm, proved ideal for this refurbishment project. The Timoleon design team prepared detailed drawings for three circuits of 12mm polybutylene piping in a conformation that would grant maximum spread of heat. These were to be connected to a single manifold with water mixing valve and temperature control which was connected to the existing 22mm boiler primary pipework. Room temperature control was achieved via a wireless thermostat with a wiring centre at the manifold location. The Timoleon LowBoard panels were then laid on top of the existing floorboards and secured in place.

The panels are made from high density plywood with an aluminium layer on the underside that helps to spread the heat upwards into the room and are straightforward to lay on any reasonably flat surface. LowBoard panels are prerouted enabling the installers to gently tread the 12mm flexible pipe swiftly and with little effort. The flow and return pipes were then connected to the manifold and the system was pressure tested. To complete the refurbishment the owner laid 5mm thick underlay sheets over the LowBoard panels followed by laminate flooring and then re-plastered the walls where the radiators had been. The final task was for the Timoleon engineers to commission the installation and to ensure that all was working correctly. The UFH was installed rapidly and the owner was told valuable information on how the system works, including how to operate and adjust the Axios manifold during the commissioning session. The Timoleon system has proved extremely effective in providing a very comfortable room temperature with the floor surface temperature a toewarming 25-27ºC even on the coldest of days. The water used in the LowBoard UFH system is at a much lower temperature (50ºC) in comparison to radiators. The previous radiator system needed a temperature of 78º in order to heat the same space. 90 Metre Deep Wells On Site? Ideal For Nibe Ground Sourced Heating! It takes real vision even to consider turning a large derelict, not over attractive, single story building into a family mansion with the very greenest of credentials, but that is exactly what has been achieved at Nutbourne Pumping Station. Way back in 1893 one in ten of the population of Worthing were affected by Typhoid, 200 died all from polluted drinking water and by the 1920s similar fears were affecting Nutbourne, so it was decided to build a pumping station when clean water was found on Nutbourne common and in 1930 work began on constructing the Pump House using two 90 metre deep bore holes to extract water, which was then pumped up to the surface and stored and filtered for use. The Pump House was officially opened in 1932 by the Lord Lieutenant of the County. The Pump House operated continuously until the 1970’s when it became obsolete. When the Pump House came onto the market for £269,000 with full planning permission and several thousand square feet of floor space in an attractive part of Sussex, Nick Sweet, an Architect and his wife Bridget decided immediately to purchase it with plans to go for a “no bills” residence by installing phoyo-voltaic panels on the roof and tapping underground heat from the old boreholes. Now the Pump House has been transformed from a damp echoing shell with most of the original pumping equipment long gone, into a delightful five bed-roomed, three bathroom home with huge living, dining and kitchen areas, a library/study and a design studio plus a large leisure/sports area in the basement. PECC Engineers of Haslemere were called in to design the eco-friendly renewable energy system, using the two ninety metres deep wells which were
already in the floor of the pumping station. These offered an absolutely ideal ground source for all central heating and water heating requirements. The PECC design called for the installation of piping filled with a mild refrigerant solution in the two bore holes, providing a medium for transferring the heat permanently present in water, earth or rock below the ground’s surface, to a NIBE F1145 Heat Pump in the house’s Utility Room. The F1145 – one of NIBE’s new generation of super-efficient pumps – vastly increases the temperature of the liquid to 65 degrees Centigrade by a sophisticated heat exchange process before passing the energy into the house’s hot water system. The system has proved ideal, providing ample heat [with the help of a VP300 UKV Buffer Tank] for the under-floor heating installed throughout the Pumping Station and hot water for the family bathroom and the en-suite in the master bedroom plus all kitchen and appliance needs. The NIBE hot water system is only one of Nutbourne Pumping Station’s energy saving facilities. The large roof area has a positive forest of photo-voltaic panels superimposed on a sedum base and needless to say there is a full rainwater harvesting system as well as a high level of insulation applied during restoration which includes 180mm to walls and floor and 300mm to the roof.
