Attracting the Younger Generation Each month, the Associated General Contractors of America (AGC of America) releases its analysis of U.S. Department of Labor data, with the latest construction employment statistics. And each month, almost without fail, the press release includes a call for more to be done to help attract workers to construction. In a recent national survey, AGC of America found that “two-thirds of contractors have a hard time finding qualified craft workers to hire.” And this is amid a strong demand for construction. Part of attracting workers is getting young people interested in the trades, learning from the “veterans” and becoming the next veterans themselves. The North Carolina Masonry Contractors Association (NCMCA) has just approved the formation of a new subgroup that will focus on the young professional. Similar to the MCAA’s South of 40 program, the core mission of this group will be to provide members
the opportunity to learn, become more involved, and introduce a youthful voice into the masonry industry. While vocational programs and various masonry competitions around the country involve the younger generation, there has been very little effort to include those aged 20–40 in monthly meetings, conventions and board meetings. Brandon Hartsell, Central Region vice president of the NCMCA, is leading this effort in his region. He says we need to develop lasting relationships with younger people, encourage their new ideas and educate the leaders of tomorrow. “In this way,” he says, “the masonry industry will be as solid as the products we promote. If we do not scout the talent and attract a younger generation to this business, how do we ensure it will still be strong in 30 years?” Along with Brandon, I ask you to consider the following: what is being done in your region? Have You Made Your Pledge to the Foundation? With the MCAA Midyear Meeting just completed, I want to take this opportunity to thank ever yone who helped put it all together. This was my first Midyear Meeting since becoming chairman, so I really didn’t know what to expect. There was a lot of preparation, for sure, but most of the work was done by Jeff and the rest of the staff at MCAA. Everyone was involved in some way or another, including Tim, Todd, Angie and Lorra. Thank you very much for making my first Midyear a success. My wife, Colleen, and I enjoyed having all of you come to our home state of Arizona, and we hope everyone enjoyed their visit to the desert as well. Just as I promised for the last couple of months, the weather was perfect. Everyone had a blast on the UTV rides, the golf course could not have been better, and we raised a lot of money for our PEC (our political education fund). Speed Dating was a huge success, and the ladies painted some masterpieces that sold for top dollar. We also managed to get all of our business completed and set our agendas for our committees for the next year. Mark Kemp did an awesome job receiving pledges for the Foundation from both contractors and suppliers. · · · · · Well, since it is only the beginning of September as I write this column, 8 |

I’m really just assuming all of the above. Actually, I’m just hoping for all of the above. We’ll know for sure next month! Getting on to business, I want to remind everyone again about the Masonr y Foundat ion. T he Foundation is our investment in the future of the masonry industry. All the money received after our initial commitments goes into an account that will never be spent; only the earnings made on our investments will be used to fund grants that will support our industry. We can’t let the momentum slow on getting pledges. We started off with a bang, getting pledges from only contractor memb ers, and were successful beyond my wildest dreams. We then switched to suppliers and received large pledges from some national companies. We now need to continue to ask contractors, and also our local and regional suppliers, to help fund the future of the masonry industry. Mark Kemp is the current chairman of our Foundation, and he has done an outstanding job. He has put a lot of miles under his belt, visiting contractors and suppliers across the country and speaking on our behalf. He has been extremely successful because he has a passion for the Foundation, our association, and most of all our industry. We are all part of this great industry, and owe it a debt for everything it has done for

Here We Go Again — Taxing Us to Death and Beyond As President Obama ramps down his time in the White House and looks to his life beyond the political spotlight, some were hoping that he would go away quietly and not try to slip in new regulations as he left. Unfortunately, it appears that President Obama has other thoughts. He has ordered the Treasury Department to release a new proposed rule that would push back on Congress’ bipartisan resolution on the “death tax” and create a political wedge between Donald Trump and Hillary Clinton. You may remember that the repeal of the “death tax” has been and will continue to be a top priority for the Mason Contractors Association of America (MCAA). We were very pleased with the recent compromise legislation that lowered the top tax rate and indexed the exemption amount. Current top rates in 2016 stand at 40 percent, while the exemption rate stands at $5,450,000. The death tax has been the cause of many headaches to business owners and family members throughout the decades it has been around — and that was before the tax rates and exemption levels changed nine times between 2002 and 2012. Estimates have shown that, in 2006 alone, family businesses spent more than $28 billion just to comply with the law, and only 10 percent of small business owners have a good understanding of the death tax and their compliance requirements. But what is most egregious is the fact that this tax is levied simply by the 10 |

death of a business owner and on assets that have already been taxed. So as President Obama is packing up boxes in the White House, his Treasury Secretary, Jacob Lew, is busy trying to circumvent Congress and raise the “death tax.” Lew has already released a rule that, according to the White House, was released for the following reason: Why the Treasury Department Is Taking Action Now on the Estate Tax Rig ht now, the wealthy few impacted by the estate tax, with the help of their lawyers and accountants, can use sophisticated strategies to artificially reduce the value of their assets for tax purposes. One way they do this is by placing certain restrictions on their assets in order to justify “discounting” their value when transferred — resulting in a lower tax bill — without meaningfully changing the value of the entire family’s interests in the property. “Treasury’s action updates and strengthens the rules that apply to these kinds of estate planning strategies, making it more difficult for very wealthy families to claim large discounts on the value of their assets for tax purposes.” — The White House Blog*

Demand for Creative Construction Strategies Paves Way for Modern Concrete Block Suppliers By Douglas Glenn Clark
CONSTRUCTION PROFESSIONALS WHO DESIGN AND MANAGE LARGE PROJECTS AGREE that a concrete product supplier that can quickly create and deliver high volumes of quality products is an absolute must. Yet the rush to finish a high school athletic complex on a tight deadline with atypical foundation specifications revealed that a firm also equipped to provide customized solutions to meet architectural and engineering challenges is priceless. The Mercedes High School athletic stadium in Texas required an unusually tall, 71-foot wall. As a result, special load-bearing concrete blocks would be needed for the foundation. Since the approval for project funding came late, architects, engineers and material makers had less than six months to complete the project before the first football game in September 2015.

However, construction could not begin until the 12-inch foundation blocks were created with a unique concrete masonry unit (CMU) mix and then tested for a compressive strength of 4,000 pounds per square inch (PSI). Standard concrete block products are 1,900 PSI on average, so this project required a customized approach. Bill Wilson, a 30-year veteran and president of D. Wilson Construction, the company selected to build the complex, knew he would need a major concrete product supplier that could manufacture a large volume of material to meet strict deadlines. The selected firm also needed to have the capability of quickly developing and testing a custom-designed block that could support a tall wall and press box. Innovative Block had set up shop in La Feria, Texas, with a highly automated facility. Company leaders told Wilson that they had never made blocks of the size and compressive

strength required for the project, yet they assured him their firm was ideally suited for the challenge. Why? The longterm game plan began with an investment in sophisticated equipment needed to mix and manufacture a variety of concrete products at high volume. They also had recruited an expert staff that embraced creative problem solving. “Innovative Block brought a new, progressive set of people and modernized equipment to their projects. I was convinced they were up to the challenge,� says Wilson. Yet construction of the athletic complex could not begin until the specialty blocks had been pushed to extremes to test for compressive strength. Wilson says the key element

was the corners of the blocks, because that’s where the weight, or load, of the 71-foot wall would be concentrated. “That block was the first we had to lay, so we had our concerns. It was a unique stadium project, higher than usual, with a press box on top,” he recalls. Although the mix and compression tests for the blocks ultimately were successful, Wilson knew other challenges, such as quality control, would follow. Over the years, Innovative Block perfected methods that guarantee consistent quality and size when manufacturing large volumes. For example, under normal conditions, it can produce 12 standard concrete blocks every 20 seconds. But that capacity can be cranked up to a total of 50,000 blocks per day when needed. Also, the new company’s process avoids variances: Block 12 will be exactly the same as Block 1, which makes the mason’s job easier and faster. The heavy wind loads in the area compare with those in Florida’s Dade County.

“In the end, it looks like a simple building, but it required some extra effort. We knew we’d need a higher strength in the concrete products. When we are looking for a different perspective on block or need a custom solution, Innovative Block provides the necessary expertise. For engineers, that’s invaluable,” he says. According to both Chanin and Wilson, construction went smoothly, and the stadium opened in time for the Mercedes Tigers to fulfill the Texas tradition of Friday Night Lights. But when fans arrived for the big game, they also got a first look at all the other elements of the project — restrooms, a concessions building, gymnasium, weight room, and an eight-lane track that circles the artificial-turf field. These portions of the complex demanded other realms of expertise that went beyond the speed and efficiency required to create the load-bearing foundation blocks. For example, the architectural plan for the 6,000-seat Mercedes stadium project required colored Holland pavers on the walkways that connected the various spaces. The pavers are far more aesthetic than concrete walkways, and they also can help reduce runoff and thus pollution, which affects many cities in the South’s arid regions. Pavers can be permeable and help retain or detain the damaging “first blush” water runoff during torrential rains. Color Matching, Cast Stone While concrete blocks are a much-needed commodity in the construction industry, these days, architects and builders of residential and commercial projects are not satisfied with standard products. Instead, they want customized solutions to upgrade the aesthetics of a design. They know that while gray concrete blocks can be painted, that process creates a maintenance headache that lasts for the life of the building. To avoid the inconvenience and repeated expense, Innovative Block uses iron oxide Lanxess powdered pigments to maintain color integrity throughout the 60 types of blocks they offer. Custom colors are ideal for campus buildings that wish to display school colors, for example. The process also

allows a perfect match of wall and paver colors to better express the vision of the architect and customer. In fact, the ability to manufacture every element of a construction project avoids the sometimes futile attempt to mix and match products from different manufacturers. It is essential for projects that, for instance, accent a smooth-face block with a split-face block or paver with a complimentary color. The palette must all fit together. To accommodate designers who crave more artistry in their façades, Innovative Block offers wet cast and cast stone products. The cast stone adds detail when framing windows on stately projects such as courthouses and other government buildings. The stone looks like sandstone but is very durable. ThermaPANEL: Snow-Melting, Solar Pool Heating and Patio Cooling A new and sustainable technology that assists in the design, installation and functionality of spaces By Max DesMarais Hardscape installers are not usually tasked with the installation of hydronic or electric cable pavement heating systems. However, they do need to be involved with the scheduling of the trades that install these systems, and quite often work hand in hand with the mechanical or electrical contractor to allow for a clean and seamless installation. The most important step is to decide what the customer requirements will be for a safe, comfortable, yearround use of the paved areas. It is common to think only about whether an area should be snow melted or not. The paver mass can act as an invisible thermal solar collector that can heat swimming pool or domestic water, while cooling the paver surface in the warm months and snow-melting the surface in the winter months. The Faults of Hydronic Tube Systems One of the most common snow-melt systems has been tubing embedded in a concrete slab (preferably insulated) that is connected to a heat source (boiler, geothermal) and a pump that circulates a glycol water mixture throughout the system. This type of system has had less than perfect

results when used with segmented paving due to installation requirements. It can also create cracked or spalling surfaces in poured concrete slabs or other paver surfaces due to uneven heating between the tubes. In order for hydronic tubing to stay in place during installation, the paving contractor must provide a wire mesh or rebar grid laid out over the prepared structural sub-base. The mechanical contractor then ties the tubing to the grid with wire or plastic ties in a pre-engineered pattern; pressure tests it, and then releases the site back to the paver installer to lay the bedding sand and pavers. The problem arises when the tube is tied to the rebar, totaling 1.5–2 in., requiring a layer of sand that is too thick for ICPI guidelines. When the pavers are set and compacted, they want to settle between the tubes and rebar. This creates a very weak and undulating paver surface over time, resulting in endless callbacks to the hardscape installer and potential failure of the tubing. The tubing quite often is also not installed as specified by the engineer, causing further uneven heating. On top of this, the pavers are no longer under warranty due to ICPI guidelines. All of this adds up to why ThermaPANEL is a better option.
Operation and Installation On-grade installations are required to have an ICPIapproved sub-base, with a thin 0.25-in. layer of sand on top of the base to fill any voids in the rough base material. The panels are laid out at one end and are simply unfolded into place, hooked up to the pre-installed and tested ThermaPANEL modular design manifold row by row, until allows for easy installation, the entire zone is connected compatibility with nearly all and pressure tested. When using a grate-type support system, such as Pierdex or Silca System mounted on a wood-framed deck or pedestals, any type or size of paver, brick or stone can be applied over the system. Wood-framed decks can also be configured to support ThermaPANEL units with just the framing, and then wood, PVC or other synthetic decking can be applied over the panels and fastened to the framing located between the panels.
Modular Panel Systems ThermaPANEL units circulate a water and glycol mixture with turbulent flow that aids in efficient heat transfer. With 95 percent of a paver’s surface in contact with the panel, even heat transfer is accomplished across the entire paver surface. Warm fluid is pumped through the panels in the winter to melt snow. In the summer, the thermal energy from the sun is extracted from the pavers, transferred to the fluid running through the panels, and then used to heat a pool, spa or domestic water. Standard ThermaPANEL units are 23.5 x 23.5 x 1.4 in. They are made from high-density polyethylene (PE-RT) specifically engineered by Dow Chemical Co. for hydronic applications. The units come in bundles with 1-in.-thick 60 psi or 100 psi density EPS foam insulation mounted to the back of the panels. Therma-HEXX engineers will design the layout, piping and system specs for each installation. Each panel is permanently labeled with the section, zone and row number for easy installation and repair. Last-Minute Stone Solution for a Modern Design By Cindy Loosemore Architects for the BBVA Compass bank envisioned a modern façade, clad mostly with metal panels. However, the city of Kingwood, Texas, rejected the plan during the building permit phase, as all new buildings there are required to be clad with a defined percentage of masonry to preserve the design and architectural integrity of the community. The original design did not come close to meeting this requirement, so a last-minute solution was needed. This unexpected requirement so late in the process presented a significant challenge. The architects knew that masonry simply wouldn’t do what the metal panel would. Typically, masonry is not hung off the substrate, as it’s too heavy. Natural stone was a brief consideration, but since the budget had already been set for the metal panel option, it was far too expensive. Fortunately, Arriscraft’s ARRIS·clip Renaissance was an option for the design team. This thin stone product could be hung off the substrate, like metal panels, and would be less expensive than a natural stone assembly. Thin units are clipped to a substrate using a pre-engineered channel system, offering an easy and efficient means of installation. Due to the challenging design, the Arriscraft team worked closely with the designers to maintain their original vision — taking them step by step through this process of using stone instead of metal. Following are a few specific areas that had to be addressed with the design teams: • Sloping wall: required sloping corner units. • Alignment (between sloping and vertical walls): units in the sloping wall had to align with the straight vertical units in the non-sloping walls (all units are produced in standard heights, and when you slope them, they’re shorter in the vertical direction). • Soffit conditions: transitioning from the vertical walls to the soffit and running the stone over the ribbon windows. ARRIS·clip Renaissance Units offered the installers scheduling flexibility, as they did not have to be installed sequentially. Because the city of Kingwood has a tendency toward extreme weather, ARRIS·clip Renaissance Units provided protection against various extreme conditions, allowing heat and cold to became minor factors in the con-

A Story of Renewal:
Flats East Bank Cleveland
C
LEVELAND HAS BEEN CALLED THE CITY OF COMEBACKS, AND FOR GOOD REASON. Consider Lebron James and the 2016 NBA champion Cleveland Cavaliers. These days, the city is becoming known for such things as the Rock and Roll Hall of Fame, the Cleveland Clinic and a progressive government that sees economic development of the inner city and improvement of local education as priorities. But when it comes to the environment, Cleveland isn’t so much in the middle of a comeback as it is a continuation. The latest example comes in the bricks and mortar and streets of a long-shuttered industrial complex. Once a tumble-down district of closed warehouses on the riverfront, the Flats East Bank development on the banks of the Cuyahoga River is a big part of Cleveland’s re-emergence. It’s now the site of $750 million in waterfront development, including an 18-story office tower, a hotel, a fitness club and local restaurants. In the fall of 2015, Phase II opened with a 241unit, high-end apartment building, restaurants, entertainment venues and an extensive riverfront boardwalk.
An Environmental Movement That Caught Fire Almost 50 years ago, in 1969, a fire began on an oil slick in the middle of the shipping channel in the Cuyahoga River. It became famous when Time magazine used the story to lead into its first column on the environment. The fire and the coverage are both credited with setting off a chain of events that led to new federal regulations to protect the environment. But Cleveland was already on the case. Historians at Cleveland State University point out that city leaders were already involved in cleaning up the Cuyahoga, because a $100-million bond issue for the river’s cleanup was overwhelmingly passed before the fire took place. As the environmental movement took hold in the 1960s, the problem began to resolve itself on 40 |

two fronts. Industries began to close, which cut down on new sources of pollution, according to the historians. Civic activism also came to the fore. Cleveland mayor Carl Stokes pressed the issue locally, holding a press conference a day after the 1969 fire. Stokes and his brother, Louis, who represented Cleveland in Congress, played a part in the passage of the federal Clean Water Act in 1972, which subsequently led the Nixon administration to create the Environmental Protection Agency.
Today’s Development J e re m y H i n t e , R L A , i s a l a n d s c a p e a rc h i t e c t i n t h e Cleveland-based landscape architecture firm Behnke Associates, which designed the hardscape additions in the latest phase of Flats East Bank. He says that, over the past few decades, industrial land use has slowly transformed into mixed-use development of historic warehouse buildings. The improvements are a continuation of the work begun by commercial real estate developer and philanthropist Bert L. Wolstein, who, with his wife, Iris, and son, Scott, worked for more than 25 years to transform the Flats East Bank area. Wolstein, who died in May 2004, had donated more than $40 million to local hospitals, colleges and other institutions. His family says that the Flats East Bank project had a special place in his heart. It was, his family says, a labor of love and a source of great joy for his hometown. “I know Bert is smiling on us now,” Mrs. Wolstein said. “Maybe now, Cleveland will be known as the Legend on the Lake.” According to Hinte, the new additions have maintained the authenticity of the overall Flats

Tumbled clay pavers were specified in the streets and pedestrian plazas to match the character of decades-old brick roadways. Permeable clay pavers play center stage in a large, pedestrian plaza that connects the riverfront to the main mixed-use building where festivals, street fairs and concerts are held. Paver accent bands bisect the plaza with a radial form that is centered on the Riverwalk overlook. Truncated dome pavers and changes in color and pattern define a vehicular zone through the plaza for daytime driving and deliveries, but the flush installation prioritizes pedestrians as the primary users of the plaza. StormPave permeable clay pavers from Pine Hall Brick Co. were chosen to address stormwater management requirements on the riverwalk. It’s part of a national trend prompted by regulatory changes. Many cities (large and small) are requiring new commercial developments to treat their stormwater on-site, rather than tying into overtaxed storm drains or allowing
stormwater to discharge surface pollutants into a nearby river. Underground storage tanks to slow the flow are one solution, and permeable pavers are another. StormPave pavers have voids (spaces) between the pavers. In a best-practices installation, rainwater enters the voids and is collected in layers of aggregate underneath. From there, it is absorbed into the ground, where it is naturally filtered, or is collected into an outflow pipe or other disposal means. StormPave came with an additional benefit: it was a good fit for the neighborhood aesthetically. “As the proposed development is intending to emulate the historic character of this District, the design team and owner determined that the best aesthetic solution to achieving this is through the use of clay pavers,” says Hinte. That choice was also environmentally sound. In addition to permeability, genuine clay pavers are made from shale and water, two of the most abundant building materials on the planet. They are engineered to be durable enough for vehicular traffic, which means they last virtually forever, the very definition of sustainability.
Cuyahoga Comes Back to Life Today, more than four decades after the fire, the Cuyahoga River is showing signs of life again. At about the same time that the latest phase of Flats East Bank was opened, researchers on the Cuyahoga found a walleye 10 miles south of Lake Erie, according to the The Plain Dealer. The walleye, which was found among smallmouth bass, yellow and white perch, bluegill and catfish, is a good sign that the lake is coming back to life. Environmentalists are building fish habitats to help the process along, as the presence of healthy fish and other aquatic life is seen as a good sign that the river is well on its way to recovery. But what’s needed is a way for more water to get into the soil, which will mean more trees, better shade and cleaner water throughout the watershed that leads into the Cuyahoga, according to Jane Goodman, executive director o f C u y a h o g a R i v e r R e s t o r a t i o n , t h e g ro u p charged with overseeing the river’s cleanup. Goodman says that permeable pavers do a good job of addressing impervious surface area. A mix of stormwater and septic sewer overflows during rainstorms have historically prompted frequent beach closures. The solution would

be to slow the flow of stormwater, which would effectively ease the b u rd e n f ro m s e w a g e t re a t m e n t plants. Putting in rain gardens on lawns and bioswales on commercial parking lots do help somewhat, but what’s needed is to find a way to treat larger volumes of stormwater by removing solid surfaces entirely. “In order to really recover the water quality, we will need to replace impervious surfaces with permeable surfaces, which is why we love permeable paving,” says Goodman. “The fact that permeable pavers sit on top of temporary storage vaults means that more stays there to filter down through the soil. East Norport Drive Residence Elements Paving Stones Featured in Award-Winning Residential Driveway
E
LEMENTS PAVING STONES CONTRIBUTE BEAUTY, ELEGANCE AND HIGH-END QUALITY to this 17,000 square-foot residential
concrete paver project on East Norport Drive in Port Washington, Wis., and helped the project earn a Silver Award in the Best Residential Driveway Application category in the Wisconsin Masonry Alliance’s 2016 Excellence in Hardscape Awards. The award-winning project consists of a 13,000-squarefoot driveway in front of the home and a 4,000—squarefoot patio and pool area behind it. The two coordinating paved areas serve to unify the area around the home with an aesthetically pleasing surface that adds value to the property and will stand the test of time. Interlocking concrete pavers were the material of choice for the project for a number of reasons. First and foremost, aesthetics was a high priority for the project owner. Pavers offer a highly attractive surface that enhances enjoyment of the property and improves its resale value. Pavers are also a practical choice, especially in this northern climate. They flex and move with the earth under the weight of vehicles and as freeze-thaw cycles occur to eliminate cracking. Should a paver break or be displaced, repair is seamless and inexpensive. Pavers are also a more durable option than asphalt, with a life expectancy of 30 years or more. Project manager Dave Kmetz of The Reesman Co. of Burlington, Wis., worked closely with the owner and with County Materials to select a paver that would best meet the owner’s needs and expectations. Several types of pavers were considered. Due to the size of the project, Kmetz originally suggested machine installation with smaller pavers because it would be cost-effective. But in the end, the homeowner chose Elements Paving Stones for their clean lines and unique appearance. The primary fill color, Serenity, features blended tones of brown and gray that complement the colors of the home and add color to the property in all seasons. To set off the driveway and provide a softer transition between drive and landscape, tumbled Elements Paving Stones in Vision

— a light-cream color — were selected for the border of the drive. This color was also used to create a decorative curved accent at the front entrance of the home. Elements Paving Stones come in five different sizes and can be mixed and matched according to the application. For this project, 24 x 24 in., 16 x 16 in. and 12 x 24 in. sizes were selected for the poolside patio. The smaller sizes — 16 x 16 in., 8 x 16 in. and 8 x 8 in. – were used for the drive. A total of 14,500 units were used in the project. The project plan called for an expansion of the original concrete slab driveway into a more functional,

horseshoe-shape that includes landing areas in front of the garage and the home’s entrance. Close inspection revealed that the existing concrete was sound enough to be overlaid with pavers. The rest of the project was built on fractured stone aggregates, taking care to match the existing grade heights. Because the paver overlay raised the surface of the drive, care was taken to consider door jamb heights. To avoid drainage issues on the extremely level site, the project crew raised one end of the driveway slightly to create a 1.5 percent slope, draining to a storm channel at the front of the yard. Drainage was also a major consideration in the backyard patio area. Existing grades required correcting the pitch on the pavers to get the water to shed properly. Rectangular strip drains were also installed in some locations. www.masonrymagazine.com
The backyard entertainment area includes a number of luxury features, including an outdoor TV, hot tub and outdoor lighting. In addition, a grand entrance, made from reclaimed, reconditioned antique ship doors, accents the transition between the front and back yards, and screens a neighboring property from view. Several of the pavers in this area were hollowed out with a hollow core bit and used to house flush-mount landscaping lights to illuminate the ship door entrance. Ground was broken for this project in mid-May 2015, and it was completed six weeks later. The owner is delighted with the pavers and the project and commented, “County Materials makes an awesome product. Mason contractors across the country face similar challenges when out in the field. With the help of Hohmann and Barnard’s director of technical services, Jeremy Douglas, Masonry delivers answers to some of your most technical, complicated questions.
Q. I’ve been having a really difficult time lately getting rid of the efflorescence from my walls, starting about six months after the brick has been laid up. Is there any reason why I might be having such a hard time? A. Without seeing exactly what you are experiencing, it’s hard to say what specifically is going on, but let’s start analyzing this issue from the beginning. First, I feel it important to point out that not every white substance showing up on the face of a wall is efflorescence. Even in new construction, calcium deposits or lime run may also be the culprit, and is often mistaken for efflorescence. Sometimes the terms are used interchangeably, when in fact they are very different. It could well be that you are mistaking a calcium condition for common efflorescence, the calcium being much more difficult to remove. The visible difference between the two is a direct comparison of their solubility. Efflorescence is a deposit of water-soluble salts that are actually driven through the masonry. Efflorescence presents on the wall face as a light, crystal-like powder, flaky to the touch and salty in taste. Because they are water-soluble salts, true efflorescence will disappear when wet. Conversely, a calcium extrusion or lime run presents as a hard, 48 |

crusty formation and is not soluble in water. Therefore, it remains visible even when wet. It is important to note that this calcium is going to be deposited from a water source that moves through a void, likely found in the mortar joint, such as a hairline crack where the brick and mortar interface each other. As the water flows and deposits the calcium over the same area again and again, the formation builds and becomes larger over time. Efflorescence is almost inevitable in new construction, and most of the time will disappear on its own after the initial moisture sources have had

an opportunity to dry and providing there is adequate ventilation in the wall cavity. One can use certain manufactured masonry cleaners to help alleviate the condition more quickly. However, I usually recommend against that because, during that process, we historically have had a tendency of driving more water to the wall, which may simply perpetuate the problem. Certain emulsions are manufactured to be sprayed over the efflorescence and left without rinsing, so they introduce less water to the brick surface if used correctly. All of these efflorescence cleaners are usually derived from a hydrochloric The Voice of the Masonry Industry

acid solution, so they must be used specifically as directed by the manufacturer. Cleaning a series of calcium deposits is more difficult. Because of the hardness of the encrustation, it is more difficult for a wet solution to penetrate its crusty layer in order to soften the calcium for removal. A combination of multiple applications of a manufactured cleaner, as well as manually breaking the heavier encrustation apart, is usually required for the acids to complete their work. There are some acidic gels that may prove helpful in these scenarios, as they allow for a longer time on the calcium surface. Even so, I urge caution in working with anything acidic applied over long dwell times, and again recommend specifically following all manufacturer recommendations. Simply put, if you’re cleaning something that is disappearing and returning later, you are dealing with efflorescence, and you must stop whatever the source of moisture is. If you are cleaning a white scaling condition that doesn’t go away no matter what you do, it is likely calcium, and you’re going to have to roll up your sleeves and apply a bit of elbow grease. What Positions Do You Need to Fill? If you were the general manager of an NBA basketball team, one of your top goals would be to have the best players in each position on your team. With only five players on the court at any one time, every one of them is critical to winning. If you don’t do a good job hiring the right players for the right positions, your team won’t win many games. And eventually the fans will stop coming out and spending their money with your company. In other words, the success of your winning team depends on having the right players on the floor at all times. When I coach construction business owners, it is obvious most are stuck doing too much themselves and don’t have enough management help to grow their companies. For whatever reason, they don’t hire enough help and fill needed openings. When you don’t fill positions with people who have the talent, potential or experience to accept full responsibility, your company won’t get to the next level. Determine What Players You Need to Grow Your Business What players would you need if your company were twice as big, doing double the workload and number of projects? What players would help you handle more projects and get more done? What players would allow you to spend more time on your top priorities? Should you hire a junior person with little experience or someone who can start immediately with the experience and knowledge to take over the role 100 percent? Will hiring a low-priced assistant really free you up or just add more work to your plate? Business owners tell me they can’t find any good help. But how much time do they actually dedicate to find50 |

ing the right players? When you don’t take enough time to find, cultivate and train new players, how do you expect to grow a winning team? Professional sports teams have a full-time executive in charge of player personnel — finding the right players, managing their contracts and keeping them happy. But most small companies don’t spend more than a few hours a year making sure their roster is filled, balanced, robust or excellent. Before the annual draft, every professional sport coaching staff makes a list of all their positions and current players to analyze what they need to add, change or improve. In your company, the draft is now. To get started, make a list of all of your company positions, the talents required at each job, the player currently assigned to each position, and then rank how well you think they are doing. By taking a hard look at your roster and the talent you need, you can be objective about what you must do to improve your results. Using the chart above, you’ll find you have some players who appear to excel at certain parts of their job, while lacking talent in other areas. Superintendent Dave finishes his jobs on time but doesn’t follow the company safety rules or plan ahead well with subcontractors. This chart makes your choices obvious: (1) keep Dave and allow him to run an unsafe job, (2) give him a chance to improve, or (3) replace him with a better overall superintendent. Carpenter Joe has been with the company a long time. He works hard, knows what to do, and works efficiently. But his attitude stinks, and his negative demeanor permeates throughout the crew and makes everyone miserable. What should you do with him? You may have some players who have been with your company for a long time and are not completely fulfilling the job requirements and not improving with new technology. This forces you to cover

Dump the Duds Some Fortune 500 companies make it a mandatory requirement that every manager replace at least 10–20 percent of their staff every year. The belief is that at least 10 percent of people working at their companies should not be working there. Some of these employees have bad attitudes, the wrong talent, or they are in the wrong positions. It is a good thing to encourage poor performers to move on to another company where they can fit in and become the best they can be. After you rank your employees, decide which 10–20 percent shouldn’t work for your company and would be best suited to work for some other employer. Draft the Best Finding the best people starts by determining what talent you need the most based on your current situation. Think like a professional sports coach. The draft is approaching, and soon you will get to pick which players you want to go after. Look at your strengths and weaknesses. Do you need to replace some of your older, slower players who can’t keep up with changing times? Do you need some new blood or fresh talent? Do you need a leader who will help your business grow? Do you need someone in accounting who will professionalize your business operations and allow you to focus on obtaining more work? historic preservation field as applied to masonry. Students learn about preservation careers, as well as procedures for documenting a historic site, including GIS mapping, and how to preserve fragile stones. Upon successful completion of
the Preservation Training Program, students receive certified-installer status for Cathedral Stone Products. Woodlawn Conservancy, WMF and IMI started the Preservation Training Program in 2015 as a pilot to address the needs of underserved, high-potential 18- to 24-year-olds in the community. Twelve young people completed the 2015 internship program. Three were selected for continuing apprenticeships at Woodlawn, and five of the other nine secured jobs in the trades. The 2016 intern program began in July and includes 16 young adults, plus nine high-school students.
NCMA Launches Online Community for Concrete Products The National Concrete Masonry Association (NCMA) has released its newest online tool for concrete masonry and hardscape products, the Concrete Products Community (CPC). The forum is designed to engage the users and decision makers behind the selection of CMU, SRW and manufactured stone systems. Users can choose to actively participate in discussions or simply monitor threads of interest. Each time a post is created, the user gains points. Holding Yourself and Your Company to the Highest Standards “How can I set my company apart from my competitors, and be successful, when they are providing similar services and working under the table for cash?” This is a question I get from a lot of contractors these days. My answer? Leaders of successful companies surround themselves with people and companies that demand the highest industry standards from them. The companies that are working for and paying cash while avoiding taxes, worker’s compensation and other costs will always be playing in the little leagues, as highstandard customers will not use them. You should focus on better clients and avoid playing your competitors’ short-sighted business game. When I sat down to start writing this month’s column, the song “Sweet Music Man” by Kenny Rogers came on the radio. The lyrics provided a perfect complement to what I intended to write about. Inspired by Waylon Jennings and his wife, Kenny sings about the struggle to break away from the ones who keep you from rising to the top. He says in the song: “I wouldn’t listen and I couldn’t see, and all I have left now are words you said to me. Sing a song sweet music man ‘cause I won’t be there to hold your hand like I used to, I’m through with you. You’re a heck of a singer and powerful man but you surround yourself with people who demand so little of you.” Most construction company owners feel like working for cash is the only way to survive in the early stages of building their companies. Then, as they become comfortable with the process, they continue playing the cash game for customers with low standards. Sadly, this comfort zone (weakness) comes from the top and filters down into all areas of the business. Later in the song, Kenny sings: “Sing your song sweet music man, you travel the world with a six-piece band that does for you what you ask ‘em to. And you try to stay young but the songs are
sung to so many people, they’ve all begun to come back on you. Sing your song sad music man, makin’ your living doing one-night stands, they’re through with you. They don’t need you, you’re still a heck of a singer but a broken man. But you’ll keep on lookin’ for one last fan to sing to.” Once the low standards become commonplace at your company, many good customers leave you for someone new. I suddenly realized that these words were pointing to a key operating principle for my business and my life: Purposefully and proactively surround yourself with people who demand a lot from you. When I started my masonry business 32 years ago, several friends and relatives started similar businesses as well. The ones who continued to work for cash are out of business or have hardly grown over the same period. If they had focused their energy on proper processes, instead of trying to save money by working for cash, we’d still be healthy competitors. Instead, those low standards kept them from growing, as their focus has always been on hiding wealth instead of creating it. If we mapped out this key operating principle, the process would look something like this: Working with companies (and people) with higher standards g higher expectations of you g you (consciously and unconsciously) are driven to produce better work g your skills grow; this new, higher quality of work just becomes the “new normal”; and your reputation grows in the marketplace g you get the nod on jobs over your competitors time and time again. Funny enough, while I was writing this tip, an email came in, telling me that a big, fat check was being deposited from Turner Construction Co. I smiled to myself, not because of the money, but because I owe a lot of my success to Turner and companies like them.
Because Turner is known to have such high safety and quality standards (along with tight deadline requirements), many sub-contractors will avoid bidding work for them, as they don’t want to be held to the Turner standards. And just like my early peers, these same companies remain small forever, as their owners wait endlessly for a shortcut to the top. In closing, I want you to ask yourself the following questions: 1. Who are you surrounding yourself with? People with high standards and high expectations of you? If not, how can you proactively seek out these high-standard people and situations? 2. Are there companies you are shying away from working with because they demand more? If you were to look at this from the long-term vantage point of an investor, how might some upfront costs pay big dividends in the future? 3. How can you bring people with high standards onto your team? And how can you communicate to your team that you believe in them while having high expectations of them? One more thing: get on YouTube and listen to the 4:20 version of the song “Sweet Music Man.” It may inspire you to adopt this principle into your business and your life. New Product Category Rule for Clay Brick Published by ASTM With support from the brick industry, ASTM has published a new Product Category Rule (PCR) for clay brick products. This significant milestone allows for development of North American Environmental Product Declarations (EPDs) for clay brick products, including brick, pavers and structural clay tile. The formal name is the Clay Brick, Clay Brick Pavers, and Structural Clay Tile PCR. The product group includes manufactured masonry units made by forming and ring prepared mixtures of clay, shale and other materials. These are generically known as clay brick, clay brick pavers, and structural clay tile. Specific products are listed in Section 3.0 definitions and are given in Table 1.
