New year and a new office... Welcome to the spring edition of our own lifestyle and property magazine which regularly brings you the best of local businesses and a selection of some of the best local property for sale and to let. This month we launch our ninth office in Raynes Park. This flagship branch will be bringing our brand of tenaciousness, enthusiasm, hard work and marketing skills to a whole new client base in SW20. Alongside these charitable works we also sponsored various local events of which the highlight was probably the Invisible City – an exhibition of contemporary photography, which launched the Piper Building Arts initiative. With a 2,000 sq ft gallery space this promises to be the first of many captivating events. As always we like to champion our local businesses and in this issue we feature a diverse range. To buy or to rent?

To buy or to rent? Is the old-fashioned and outdated image of renting a home being ‘second class’ finally coming to an end? Has the so called ‘generation rent’ actually found the answer to a more flexible and satisfying life? Apparently, Britons spent more on rent than mortgages in 2015! In 2015 Aspire registered almost 50% more people looking to rent than to buy and, unsurprisingly perhaps, we let almost 50% more properties than we sold. Contrast that with just five years ago, when we registered 27% more people looking to buy than rent with a resultant higher level of sales in comparison. Home ownership is in decline; however the majority still own their own home but with a large proportion of those being in the over 40 age group and having benefited from house price rises. It is difficult to predict house prices with any degree of accuracy but one thing we do know is that the UK population will continue to grow; indeed it seems the pace of growth will increase. According to the Office of National Statistics, the UK population increased by ten million between 1964 and 2014 but with approximately half that growth occurring since 2001. Furthermore, In 2015 Aspire registered almost projections indicate that by mid-2027 the UK population 50% more people looking to rent will have grown to 70 million, i.e. approximately another five million people. No doubt a large percentage of these than to buy and, unsurprisingly people will be heading to London and they will all need to be housed! perhaps, we let almost 50%

We have been witnessing a growing trend for younger buyers to purchase their first property as a buy to let investment in an area they can afford, whilst renting their home in the area they would rather live. Many view renting as a lifestyle option offering a more flexible living arrangement. Maybe this shift will become the new ‘norm’ and that a property purchase will become purely an investment with the main home a buy to let? L&Q Housing Association, Grainger PLC and Legal & General Capital have all recently announced significant investments totalling well over £1 billion in new housing for the Build To Rent sector in London and the South East over the next five years. These properties will be targeting professional tenants and provides an example of how Build to Rent is shaping up in the UK. Also, most landlords owning investment properties would happily give longer

tenancies; in fact, across the Aspire group we have seen a large increase in the number of two and three year contracts. Longer tenancies generally mean better kept properties and lower outgoings for landlords, particularly in terms of redecoration and carpeting.

However, from April 2016 George Osborne is introducing a three per cent surcharge to stamp duty rates on any purchase which could be construed as a second home - clearly targeting the buy to let investor. Many housing experts believe this will not only deter ‘accidental’ landlords but also make the market more attractive to institutions like pension funds. Clearly the current government is trying to discourage the casual buy to let landlord having also pledged a future lessening of the tax relief available on mortgage interest.

Some have been predicting a rush to purchase before April of this year in order to avoid the extra three per cent stamp duty, whilst others have been suggesting that the possibility of a rise in interest rates down the line and other significant changes to tax relief, will lead to investors selling up as the whole BTL edifice tumbles down. As always, extremes make headlines and the most likely scenario is probably to be found somewhere in the middle. Most sensible BTL investors treat their properties as a long term investment and will not be swayed by short term market fluctuations and are much more resilient to interest rate rises than is considered. There will be a number of so called ‘accidental’ landlords who may decide to sell up, but in a recent survey published by YouGov, 75% of those surveyed said an increase of at least 1.5% in the base rate would not affect their ability to pay their mortgage. In respect of the future tax changes, Bob Pannell, CML chief economist, said; ‘Landlords should be able to mitigate the direct financial impact in a number of ways. Indeed, the YouGov research corroborates our view that the overall impact will be to lift rents higher and to narrow the availability of homes in the private rented sector’. 2016 is progressing well; the sales market remains buoyant and we have seen no early sign of BTL investors selling up, indeed the reverse seems to be true - with serious investors continuing to look and acquire more property. According to Capricorn Financial, BTL rates remain competitive with two year fixed rates at the time of writing starting from as little as 1.99% (advice@capricornfinancial.co.uk).

Aspire in the community Aspire supports Royal Trinity Hospice in ‘Light up a Life’ events. As part of its ongoing programme of support and sponsorship for local organisations and businesses, a team from the Aspire Clapham and Balham offices were involved in helping out at the Light up a Life events on 10 December at the Royal Trinity Hospice in Clapham. This is a very special annual event for the local community who have had family members cared for by Trinity and begins at the hospice for the lighting of their spectacular tree, followed by a candlelit procession to Holy Trinity Church for a special service which included a school choir, Pegasus choir, guest readings, an address from Trinity’s CEO and wine and mince pies afterwards. Jade Rose, Lettings Manager of Aspire’s Clapham office comments; “As part of the event, Aspire staff were given the opportunity to have a tour around the hospice and we were able to witness for ourselves the marvellous work that goes on there. We were very impressed to see first-hand the dedication provided by the volunteers and staff and were pleased to be able to offer our own help at the Light up a Life events, serving mulled wine and mince pies as well as helping to light the candles.” Palak Bhatt, fundraising manager for Royal Trinity Hospice comments; “I want to thank each and every one for all their hard work during the Light up a Life events. Trinity has been providing this vital support for 125 years – last year, it cared for 1,500 people. attersea based charity Katherine Low Settlement held its first Christmas fair in December 2015 at its headquarters on Battersea High Street and was attended by both the Mayor of Wandsworth, Cllr Nicola Nardelli, and local MP for Battersea, Jane Ellison. Aspire was the main sponsor of Battersea Christmas Market, which hosted 44 stalls offering a selection of Christmas goodies from mulled wine, bratwurst and beer to crafts and Christmas gifts, all provided by local businesses and traders. Aspire also co-funded a Santa’s grotto with presents. Katherine Low Settlement is a multi-purpose charity that has been serving the communities of Wandsworth since 1924. Aspire in the community Aspire is the main sponsor of ‘Invisible City’ exhibition, marking the launch of The Piper Building Arts initiative. Fulham based, The Piper Building, which has 72 luxury apartments and over 100,000 sq ft of commercial enterprise space, hosted its first photographic exhibition towards the end of 2015, marking the launch of the Piper Building Arts initiative, founded by residents. The event did not disappoint and promises to be the first of many. we hope to see more events taking place, creating greater awareness of the building, which will be great for the residents and the local community as well as exhibitors.” It is fortunate in that such initiatives are possible in a building such as this, with a distinctly creative personality and remarkable spaces. The building is steeped in art and architectural credentials from John Piper’s dramatic murals on entering to the original 1960’s modernist architectural features and authentic loft spaces. The Piper Building is proudly gaining a deserved reputation as South West London’s unique and distinctive mid- century icon. The ‘Invisible City’ exhibition featured the work of three well known photographic artists including Harriet Brockett, wife of Lord Brockett, who live in The Piper Building. The exhibition, which ran from November to December 2015, explored the context in which an artist will often view the world around them, finding a perspective that may be invisible to a passive glance. Gavin Aldred sought out the random complexity of street art and the compelling scrapbook textures that naturally evolve. Kenny Laurenson brought an entirely new context to classical statues, bringing them a new life whilst playing upon their allegorical meaning. Harriet Brocket presented a passing glimpse of worldwide cities that may no longer even exist, captured moments in places that disappear… beyond invisible. The Piper Building was built in the 1950s as a laboratory complex for The North Thames Gas Board. Located on a site set back from the River Thames in London’s borough of Fulham SW6, the building formed a divide between the established residential areas which spread south from The New Kings Road


and the warehousing and light industry which had historically grown up along the river wharfs. The concrete construction was an innovation of the era and renowned artist John Piper was commissioned to create giant murals, illustrating a theme of ‘The Spirit Of Energy’ which still crown it’s entrance.

secluded private terraces on the roof, whilst a large communal terrace can be found in the centre of the building. The ingenuity shown by truly creative architects transforming the shells is captivating. Much exposed concrete and great views combine with inspired open-plan living at its best.

In the mid-80s the Gas Board moved out and the 250,000 sq ft block lay empty. By the 1990s it was destined for demolition when an astute commercial developer, Crispin Kelly of Baylight, saw the potential and set about redevelopment, transforming the main block into 70 apartment spaces and over 110,000 sq ft of commercial space mainly on the ground floor and adjoining buildings. Leading architectural practice Lifschutz Davidson undertook the project. The award winning transformation retained the character of the industrial building whilst creating impressive units, apartment and communal spaces. From ground level the facade proportions are deceptive, whilst inside one realises that windows are an unusually large scale and have the generosity of daylight at all angles. The exterior was reclad in a smooth insulated render and fitted with light steel balconies all with trademark ‘John Piper yellow’ electric sun blinds. Although there are only five floors in the building, each floor is a double height space, an unusual luxury in London, and therefore the building is more accurately 12 storeys high.

By day The Piper Building is a bustling creative and business centre. 106,000 sq ft of spacious, warehouse style commercial spaces are popular with fashion designers and architectural practices whilst the huge main entrance block with Piper’s impressive murals conceals over 2,000 sq ft of photographic studios in a double height space. Numerous photo shoots from fashion to celebrities take place daily in this home to Hungry Tiger, one of London’s leading photographic studios.

Focus on cooking great food A focus on cooking great food has brought success for Robin Gill and his team at The Dairy and The Manor bistros. Having trained and worked with some of the best chefs it had probably always been at the back of Robin Gill’s mind to one day open a restaurant of his own.

Commencing his career at Dublin’s La Stampa Restaurant, Robin moved to London to work at Marco Pierre White’s legendary three Michelin star, The Oak Room. He then went to Ristorante Don Alfonso, a two star Michelin restaurant and farm on the Italian Amalfi Coast, after which he returned to the UK to work at the eponymous Le Manoir aux Quat’Saisons where he stayed for several years working alongside Raymond Blanc on many projects.

In February 2012 Robin embarked on a journey to get out and find new suppliers, visit some of the world’s best restaurants and partake in short stints in some of Europe’s top kitchens such as Noma in Copenhagen and Franzten and Lindenberg in Stockholm. After several months travelling the British Isles and Europe (blowing his life savings) he stumbled across an old dilapidated building in Clapham Old Town London. Robin comments; “After some dubious negotiations and a few beers and the support of my wife Sarah, I took on the site without a penny to my name in November 2012. Five months later with the help of close friends we scrubbed, sanded, painted, and threw blood sweat, tears and every penny into the

The kitchen is in the centre of the bistro and there are lots of dishes on the menu which have become firm favourites – from truffle brie, fig and walnut toast and their smoked pork cheek, charred hispi cabbage, pickled onion to the highly popular salted caramel, cacao, malted barley ice cream. Their hard work paid has already paid off and within its first year The Dairy received numerous awards, including reaching the top 100 restaurant in the UK, being placed 9th in the national restaurant awards and ranked 7th in the most sustainable restaurants in the UK, as well as reaching Time Out’s top 10 best restaurants in 2014. Robin and his team pride themselves on their creativity, he is keen to emphasise they only employ people who care and can contribute to the mix. “Each dish or idea is a team effort and this creates a really vibrant, creative atmosphere in the kitchen.” The latest innovative idea is the Blood Shot Supper Club – claimed to be the only event of its kind in the industry in London. Formed from an initial discussion between Robin and Nuno Mendes (of Chiltern Firehouse), the two chefs agreed that for a capital city with such a reputation there was something lacking when it came to choice for the hardworking restaurant and food industry workers. With many restaurants closed on Sunday evenings and Mondays, Robin formulated a plan to create a unique event on the last Saturday of the month called the Blood Shot Supper Club – a five course dinner cooked by The Dairy team and a guest chef, starting at 1am and carrying on until the early hours. “All the slots in 2015 were filled within a week of launching as there are only 36 places. The chefs get to cook what they wish with no rules and complete freedom – effectively it’s cooks, cooking for cooks! So the pressure is on and the standard is high.” It’s a nonprofit event – it’s simply about chefs cooking, eating and sharing ideas.

Not content with just one restaurant Robin and Sarah launched The Manor – a modern Bistro, also in Clapham Old Town, in November 2014. The Manor follows The Dairy in creating an environment that is unpretentious with a focus on cooking great food. Robin and his team work with passionate wine producers that share the same philosophy. With a tasting menu offering mouth-watering dishes such as “Julie Girl” skate, clams, salsify and chestnut ketchup to pine smoked wood pigeon, grains, parsnip, cavolo nero and sloe berry it is no surprise that the awards have been plentiful – with Time Out awarding it best new opening, the Evening Standard top ten new opening and the renowned critic AA Gill awarding 5 stars for its food – the highest accolade possible - to name but a few. Maybe it comes as no surprise that Robin has not stopped there and in February 2015 he fulfilled a long held dream when he and his talented team built a smoke house, bakery and delicatessen adjacent to The Dairy. “I wanted to create something as close to a farmhouse store as possible and so we make almost all our products on site from the five types of artisan bread, seasonal jams, chutneys, preserves and a curing room creating a huge variety of charcuterie. We make our own terrines, pies and sausage rolls – which are from the most amazing recipe! It’s something I have always wanted to do.” The Delicatessen team takes care of the very popular brunch menu served in The Dairy on Saturday and Sunday from 10am to 1pm with eye catching dishes such as spiced butter beans and chorizo, cackle bean farm soft egg, hollandaise sauce, sourdough crumb or poached quince, hazelnut granola and yoghurt to warm sausage roll with The Delicatessen’s piccalilli. Robin is aiming high with his brunches wishing to be voted the Best Brunch in London. With a menu that has already got people talking and a commitment to creating the right atmosphere with food at its core, it is highly likely he will add this accolade to his growing list of awards in the not too distant future. Putt in the park Putt in the Park offers something fun for everyone. Whether you want to get the family out at the weekend and have a coffee and cake afterwards, organise an office lunchtime tournament and bite to eat, or you just want to do something with the kids – just turn up and play!’ Putt in the Park, a relatively new business venture, offers a putting/mini golf course and clubhouse café in beautiful and historic surroundings next to the Thames in Wandsworth Park, Putney and Battersea Park. with a good number of dog walkers, mums, kids and professionals using the café and families playing crazy golf, Oliver believes it has had a knock on effect on general footfall in the park with the area becoming a much more family oriented place. The exciting and challenging putting course – featuring 12 holes - has been specifically designed to suit all abilities, from the novice to the experienced golfer. It’s great fun for all ages so the whole family can play. There is no booking – you just turn up and play. With the success of the Wandsworth venture, another site opened in July 2015 in the very popular Battersea Park, now reaching out to both sides of the river. Oliver comments; “The café in Battersea Park was pretty run down so there was a lot that needed doing but with that we were able to put in a wood fired pizza oven and provide even more of an offering. Again,


it appeals to all ages - from mums meeting up after the school run and professionals grabbing a coffee, to couples and families having a great pizza in the evenings – oh and playing crazy golf of course! We are not surprised it is going extremely well – it is such a huge location and a park that is always really busy that both the crazy golf as well as the pizzeria and bar have had plenty of visitors in the first few months since opening.” The wood fired pizza oven provides traditional Neapolitan Pizza with Italian chefs, seating up to 150 people. Both facilities are open seven days a week, with Wandsworth open until dusk and Battersea until 9pm most evenings. The mini golf appears to be providing the perfect adventure to take part in, especially because not only is it competitive, it allows visitors to have fun and catch up on life. “We all love activities that enable us to talk, laugh and at the same time win!” The testimonials speak for themselves with comments such as; ”If you’ve never played golf before, don’t worry – there is no skill needs for this one. Putt in the park provides instructions, clubs, balls and a score card. It is up to the individual how they wish to play it. We suggest taking it in turns of shots

and have a maximum number of shots set, so you are not there forever,” or; “The staff are friendly and totally understand if you hit the ball out of the park or in the pond (like we did).” And finally... “The best thing about Putt in the park is the price – it’s only £8 for adults to play and £6 for under 15’s. If that’s not a bargain then we don’t know what is.” Oliver comments; “There are not many mini golf chains and very little like this in London so the idea was also borne out of a gap in the market. We’ve taken it by the scruff of the neck and ran with it. And they have been running ever since – and with plans to open a third in Acton Park in April, who knows where next. Boma - a ‘safe enclosure...’ “The word Boma means a ‘safe enclosure’ and that’s how we feel a restaurant experience should be.” Manager, Kieran Monteiro introduces us to the relaxed, comfortable and welcoming Boma bars and restaurant in Fulham and Parsons Green. Boma bar and restaurant in Fulham and Parsons Green offers a contemporary menu using seasonal and locallysourced fresh produce. According to Kieran Monteiro – one of Boma’s three business partners; “the design of the menu is based upon crowd pleasing classics as well as what we love to eat ourselves. Both our venues are based on a tradition of seasonal food, an extensive wine list and a diverse cocktail menu.” The first of these two very popular establishments, Boma, was opened over four years ago on Wandsworth Bridge Road in Fulham and this was followed a couple of years later by the second, Boma Green, in Parsons Green. Kieran comments; “Parsons Green, in our view, was lacking a destination where you could get an after work drink without going into a pub, as well as an exciting and ever-changing menu. We took what we had learnt from our first few years down the road at Boma Wandsworth Bridge Road and applied it to our New Kings Road venue in Parsons Green.” Hailing from Manchester where he had spent many years working in restaurants and kitchens, Kieran was in his final year studying Business Management and French at Nottingham University when the first Boma was opened. “I just knew this was what I wanted to do and I was lucky to have two slightly older business partners, Adam de Kock and Austin Eyre, who were already in the professional world. Kieran completed his degree but then immersed himself fully in the business. “We were working 80-90 hour weeks but we all loved it from the outset. It didn’t feel like long hours as we saw the business as our baby and we just wanted to make it work.” Austin has worked in the industry for as long as he can remember, from washing pots to managing restaurants. He has always enjoyed being in a sociable environment and Boma is no exception. For Adam, the restaurant reflects how they feel a dining experience should be; this is where the idea of a ‘Boma’ came from. It was also

important to Adam that they offered a personal touch so the menu was designed with their favourite dishes in mind. The business partnership combination certainly appears to work well with Austin overseeing operations and logistics and Adam the financial side, whilst Kieran is responsible for marketing and menu ‘engineering’ including the extensive wine and cocktail list. Kieran’s cousin – Jack Reynolds – from Galway is also on board as executive chef and has become an integral part of the business. Both venues boast a smart restaurant and bar with a menu of global feel-good dishes, plus cocktails and live music acts and are great places to head for an after work drink or a bite to eat from the modern menu. In London, there is no shortage of excellent eateries, so in order to compete with the best in its ‘contemporary cuisine’ category, Boma and Boma Green really needed to be all-rounders. The menus are uncomplicated with six starters and eight main courses and a well-balanced selection of fish, meat and vegetarian dishes. “We change our menu every six to eight weeks and we have such a good relationship with our suppliers that we are guided not only by what is in season but also by what they recommend. Kieran, however, comments; “I can’t imagine doing anything else. I entered so young but I just don’t see myself in an office. I feel completely at home in this environment and although we have taken a step back from the day to day running of the business, we are still very involved and will continue to be so. We are constantly on the look out for new ideas and a different spin on things and we all visit other restaurants to see what others are doing and to gain further inspiration.” So it seems that at Boma you can get your fix whatever it may be. Both have become very popular brunch venues on Saturday and Sundays with smashed avocado, granola or banana bread and their award winning coffee. Established two and a half years ago, and both with full time careers behind them, Aine and Leo are good friends and absolutely love what they are doing now. Aine comments; “I had worked in retail for beauty brands and did a lot of travelling with my previous job and Leo had owned an antique store. I was pregnant with my first daughter Aoife and we got chatting and realised, during the course of various discussions around that time, there was an opportunity for us to go into business together as we both felt the children’s market was missing high quality nursery furniture and bedding. We had a shared vision of the baby’s room reinvented and wanted to fill this gap. We got a lot of ideas from New York as well as online designs and Leo, who had been in the furniture business for years, had some great ideas too. For Aine life has become even more busy with two children in tow – both under the age of three. “It is a constant juggle with two small children but I have a nanny who helps whilst I am at work and I try as much as possible to work around the family. Thankfully I live in Clapham Junction so my commute is a short one!” What plans do Aine and Leo have for the future? “We would like to extend our furniture range to go up the age range introducing, for instance, single beds as well as making our online presence stronger too. The love and dedication that this partnership has lavished on the business is clearly paying off and as they themselves say when talking about the gifts available – “there is nothing like showing you care than a token of love.” It appears they are adopting the same approach when it comes to business.

ales Manager of Aspire’s Fulham South office, James Giblin first became interested in property as a young boy when at the age of 11 his parents considered investing in a plot of land near to where the family lived in Bath. With an interest in design James spent many hours sketching and drawing plans for the house they planned to build and although his parents didn’t purchase the plot, for James, a small seed of interest in property had been sown. Growing up as one of three boys, James had a happy childhood enjoying rough and tumble with his brothers and an interest in sport (particularly rugby). But the overriding theme running through all of the boys’ lives was one of impatience with academia and a strong desire to get out into the work place. School days therefore were a mixture of fun and frustration for James. “I loved the camaraderie but from time to time my brothers and I would tell our parents that the school term started later than it actually did!” When it came to choice of career, it took a while for James to find his way. With a definite interest in art and design and a ‘gift for having strong opinions’ he toyed with the idea of entering one of the professions to utilise his strengths – either law or architecture. In 2006 James’ father, who had several investment properties in London, suggested he should consider a career in property, combining his interest in design with a real liking for and ability to communicate well with people. So it was that James entered his first job as an estate agent in Ealing and spent over two years cutting his teeth in the business. “I loved it – I was very happy being independent and in control but at the same time I really enjoyed learning all about negotiation and the property market. I liked the challenges of the job and felt very rewarded.” Two and a half years later, and after experiencing many fluctuations in the property market, James wanted a new challenge. “I joined Aspire in Fulham in 2009 – initially as a lettings negotiator, tasked with growing that side of the business.” James quickly made his mark achieving a fantastic first quarter immediately after joining the company. It wasn’t long before he added sales to his lettings responsibilities and worked in both roles for a while before switching fully to his heartland of sales. “By that time I had seen several market situations, both good and bad, and felt I knew how to approach the different challenges the property market could present.” Thanks to his sound knowledge of local property and monitoring its changing trends,

it was not long before James was promoted to senior sales negotiator, then assistant manager and, most recently, achieving the position of sales manager of the Fulham South office. His personality and love of the work have made him popular with clients who are grateful for his wide and varied contribution to the process. “I love doing what I do. I wake up early, go to the gym and have breakfast in the office before it opens. This sets up my day perfectly - I then feel prepared for whatever challenges may arise. The real joy of working at Aspire is that the team is fantastic – we all get on really well, are incredibly passionate about what we do and really support each other.” His role as an estate agent typically involves a lot of valuations. “Most of our clients want to know how much you, as an agent, can achieve for their property and how much you will charge. But I think our strength at Aspire is that we see beyond the price. We are good communicators, very personable and really like dealing with people so clients respond favourably to this. There is such a good community atmosphere where we work.” In 2014 James became a property owner, buying a flat with one of his brothers, in Clapham. He’s enjoying living near so many places to have a beer after work or a bite to eat. James enjoys London life and exploring new venues with his friends. “I still go back to Fulham and Chelsea but am enjoying the dynamic Clapham scene as well as venturing to places such as Shoreditch and Tower Bridge.” During the last six years in Fulham James has seen many changes in the area too. “The cool area for our Fulham office is now Sands End. I have witnessed it evolve over the years from being seen as a poor relation to the rest of Fulham. It has gradually improved and is now a really popular area amongst buyers. I recently had a client who said – ‘you were right – it is such a great area to live in.’ Working with an area that has seen such positive development and being part of that is very rewarding.” James is looking forward to growing further within Aspire. “Aspire is going through an exciting time. Can you tell us how the property market in Balham was looking at the end of 2015? We entered the back of 2015 with low stock, particularly quality properties, yet a high demand amongst buyers in Balham and the surrounding areas. Activity was thus busier than we expected in the run up to Christmas with a fairly constant stream of enquiries over the latter part of the year. Prices softened in the last quarter of the year in Balham and the surrounding area. Average price rises in our area during 2015 were between 6-10%, largely driven by a dearth of properties for those seeking new homes. What do you expect to see in the Balham market during the first half of 2016? Things have already started off positively in 2016 and we are seeing more stock coming onto the market, possibly amongst those who were waiting until the New Year. Undoubtedly, the property market will have more on its plate, in 2016, than simply whether house prices will go up or down. We anticipate a rush amongst those wishing to purchase buy-to-let properties before the higher stamp duty rates take effect at the beginning of April and we are hopeful we will have the stock to match the demand. With a rise in the US interest rate for the first time in nine years, we will be watching and waiting to see whether the Bank of England will follow suit. In our particular patch, which is centred round Balham but extends to Clapham South and Wandsworth, the market will remain strong and the ‘Help to Buy’ scheme is even more relevant to our first timers who focus their search in these areas. For Aspire, 2015 was our best year ever and so we are looking forward to another good year in 2016. What advice would you give to potential buyers and sellers? For buyers; if you are considering buy-to-let then get in before April 1st. As there is a possibility of interest rates creeping up towards the end of the year, we would also recommend buying in the first half of the year. For sellers; we would advise those looking to move out of London to do so now – whilst prices are strong and to ensure you get the best price for your property. If you are after a quick sell then now is a good time too – with current demand outstripping supply your property is likely to sell more quickly. And why should sellers consider aspire?
