Welcome to the summer edition of the Aspire magazine... Property transactions have been hit by increased taxation over the last few years, none more so than the business of buy-to-let. The 31st March deadline of the three per cent increase in stamp duty on second homes created a busy start to the year with many buyers rushing to get in by this deadline. Any comparison therefore between now and the start of the year has to be prefaced by this fact as many buyers brought their purchases forward. Conversely, the Lettings market is a more stable beast and we have generally seen a steady increase of rents over the last year with, if anything, a decrease in the amount of available stock to rent. The new buy-to-let tax changes will do nothing to increase rental property availability in the important second-hand or period property market and those owners who do decide to get out of the business are unlikely to make much of an impact on prices across South West London. Aspire have been following with great interest the very successful crowdfunding campaign spearheaded by Steve Bolton and fellow landlord Chris Cooper to abolish the buy-to-let tax relief changes. We caught up with them about this challenge on pages 4-5. The Stoll Foundation celebrates its centenary in 2016. A wonderful and independent charity, Stoll provides housing and support enabling vulnerable and disabled veterans to live fulfilling and self-sufficient lives. Many of our staff will be abseiling down the 540ft Broadgate Tower on Sunday 18 September to raise money for this very worthwhile cause. At Aspire we like to champion local businesses that are generally situated close to our office network. It’s impossible to mention them all but keep a look out for two such businesses in Raynes Park. Firstly, Absolute Abode, a place where you can find carefully curated homewares, a design consultancy and a place to eat, drink and catch up with friends. Secondly, we talk to Tim Johnson, owner of Raynes Park Framers, about his love for designing posters and providing something his customers love too. Over in SW4, with three critically acclaimed restaurants under his belt and an enviable local following, Adam Byatt is fast becoming synonymous with Clapham itself. Finally, the increasing need for safety awareness for young travellers has led to the launch of an additional course by the team at Objective, a specialist firm who train a wide range of professionals and individuals prior to their overseas travels. With the creation of the Gap Year Safety course, we had a chat to ex-army professional Charlie McGrath about how to give young travellers the confidence to get off the beaten track and explore. A legal challenge to buy-to-let tax At Aspire, we have been following with great interest the very successful crowdfunding campaign spearheaded by Steve Bolton (Founder of Platinum Property Partners) and fellow landlord, Chris Cooper, to abolish the buy-to-let tax relief changes. We were able to speak to Steve and hear first-hand why he is so intent on gaining support against what he describes as the Government’s ‘ludicrous’ legislation, which will turn a ‘normal business expense’ into a taxable revenue cost for large numbers of individual buy-to-let landlords. Steve highlights what this tax change, under Section 24 of the Finance (No. 2) Act 2015, will mean for landlords and tenants and why he feels so passionately about it. “The majority of landlords in this country have moved into the buy-to-let market as a side-line to supporting their pension; it was not with the expectation of gaining an income, but intended simply as a supplement for when they retire. A huge proportion of these buy-tolet investors have a mortgage on their property (or properties) and, without gaining any extra income, the implications of the legislation are such that the cost of the mortgage will no longer be a deductible tax. “The ramifications for the rental market are two-fold. Firstly, it will reduce the supply of rental properties forcing tenants to find new homes; the National Landlords Association (NLA) believe as many as half a million rental properties may be sold this year alone. Secondly, landlords who remain in the market will increase their rents far more aggressively, with the consequences of making renting even more unaffordable; in a poll conducted

by the Residential Landlords Association (RLA), 65% of landlords are seriously considering a rent rise and figures from Aspire are even higher. Extreme pressure will also be put on providers of social housing and ultimately, thousands of tenants will be made homeless. “The Tenant Tax is wrong on every level and if we allow a normal business expense to become a taxable expense for landlords, who will be next; Corporate landlords? To fund this costly process, a highly successful crowdfunding campaign was launched by Steve and Chris towards the end of 2015, raising £50,000 from 737 campaign supporters within a matter of days. Never before has as much money been raised as quickly for a legal crowdfunding campaign, proving there were thousands of landlords unhappy with the new legislation. Cherie Blair CBE QC – a recognised expert in Human Rights – was appointed, and a ruling on whether permission will be granted for a hearing is expected towards the end of May. “There are no guarantees but we have been told by our lawyers that there is a very strong chance of us “After researching its progressing to the next stage and gaining a hearing in Court.”

A second crowdfunding campaign is underway to raise £250,000 which will allow the Judicial Review process to continue. “All funds raised will go towards the legal challenge because we are running a grassroots, not-for-profit cause with people giving their time freely. We launched the current campaign mid-April and already we are close to hitting the first of our targets of £50,000, which shows that there is continued appetite from the landlord community to back our cause. The campaign will remain in place for several months and we are confident that we are making enough noise - there have been over 1,000 media articles in the lasts three months.”

To help raise awareness and funding for the legal challenge and to support the interests of landlords and tenants, a ‘Tenant Tax Summit – Landlords Fight Back’ event is being held in London on Thursday 9th June at the ILEC Conference Centre near Earls Court. There is an excellent speaker line-up including, amongst others, Tory peers and representatives from landlord organisations. “It is an opportunity for our supporters to meet, share ideas and learn both about the campaign, but also the actions and strategies being considered by other landlords, organisations and experts in the sector.” Finally, Steve has a word of advice to all landlords; “The problem is that the Government has made the legislation so complicated that not everybody may be aware that they could be directly affected. Aspire in the community Clapham based author, Julie Anderson, reaches number five in Amazon. co.uk chart for Young Adult, Historical Fiction with her latest novel – ‘Reconquista’. Local author and long-time Clapham resident, Julie J Anderson’s latest novel for teenagers and adventurestory lovers of all ages is called ‘Reconquista’. Set in medieval Al Andalus the story tells of the, sometimes harrowing and often dangerous, adventures of fourteen year-old Nathan and his friends, once their city has been captured by the Christians from the north. The novel has already reached number 5 in the Amazon.co.uk chart for Young Adult, Historical Fiction. Founder of ‘Clapham Writers’, Julie Anderson tells the story behind ‘Reconquista’; “Ten years ago, I began to write a serial story for my nephew and god-son. My husband and I have a home in southern Spain, a region of intriguing history and my nephew was about to visit there for the first time. I wanted to engage him in the history and romance of the place, so I wrote an episodic adventure story for him, delivering chapters on a gradual basis. He’s almost twenty-two now and the story, changed out of all recognition, has become ‘Reconquista’.” The book has become increasingly relevant to modern times. The 13th century re-conquest was, a religious war and, while there were

people of genuine faith on all sides, it was power and the desire for it and the riches which accompanied it, which was often the driving force – base motives, not fine ones. There are lots of parallels with today – “though I didn’t set out for there to be when I started writing it ten years ago.” In 2016 Europe is facing the largest migration of people since the Second World War, with refugees risking their lives to get here and putting strain on services and the social fabric when they do. People are fleeing from war and terrorism. “I hope that readers of my book might look with greater understanding on the pictures of weeping and frightened people waiting at Europe’s borders once they have read ‘Reconquista’.” After a fulfilling and successful career in the British Civil Service Julie Anderson became a writer and publisher. Born in the English midlands, she has lived in South London with her husband and cats for most of her adult life. usic’all, the not-for-profit, extra-curricular music school based in Fulham, is growing from strength to strength, with more than 210 students coming through the door on Saturdays.

The school is delighted to be supported by Aspire, who provide a scholarship every year to one of its students. Last year’s recipient of the Aspire scholarship, Anais, has passed her ABRSM Grade 5 in viola, with merit. Anais’s mum said: “Attending Music’all has been like opening a door onto a world of musical experiences and opportunities we’d never considered before. It has transformed Anais and she now enjoys it so much and it motivates her to get better and better.” Other notable events include playing at Nazareth House, a residential care home, as part of Music’all’s outreach programme, and organising a concert commemorating the 800th anniversary of the Magna Carta, an event performed at Kensington Town Hall that drew an audience of over 400 and included more than 150 performers. s part of an ongoing programme of support for Ray’s Playhouse, Aspire were pleased to be sponsors of a recent Pub Quiz crawl in aid of the charitable organization and local children’s centre situated in the heart of Sands End, Fulham.

Held at The Imperial, the Pub Quiz was deemed a huge success and provided a very enjoyable evening for all, raising £5,000 for the centre which offers every child, baby and toddler a space to grow, develop and learn new skills in preparation for life and school in a non-threatening and informal environment. Parents and carers also benefit from stay and play sessions with their children, meeting other families and forming friendships that go way beyond time spent at the centre. Stoll – serving the Veterans who served our country Dorothy Jones discusses the fundraising initiatives for its centenary year to help vulnerable and disabled Veterans lead fulfilling and independent lives. Most people who serve in the Armed Forces manage the big transition from military life to civvy street quite effectively, but not all do. For some Veterans, leaving the forces can end in homelessness and serious health problems. It’s for these people – the vulnerable men and women who served their country and subsequently need “Stoll has been help - that Stoll exists to serve. supporting

For Dorothy Jones, Stoll’s Community and Individuals Manager, this year is like no other. “Stoll has been supporting Veterans for 100 years and I am looking for people to help us celebrate the centenary, and support our future work.” Ever thought of abseiling from a tower, volunteering for Stoll or buying a concert ticket? These are just some of the simple ways you can help Stoll. Established by theatrical impresario Sir Oswald Stoll in 1916, Stoll was founded to provide comfortable and inexpensive homes for Servicemen injured in World War I and their families. Welfare and clinical care was

also offered so that these Veterans could live a normal life after serving their country. Stoll has grown and developed considerably since these early days and those leaving the Armed Forces face a whole host of new challenges. Stoll is today not only a specialist at housing those who have experienced disability issues as a result of their combat injuries, but now offers a range of services to Veterans battling some of the major issues affecting those coming out of the Armed Forces. Dorothy Jones, who has been working at Stoll for just over a year, is tasked with fundraising for this very worthwhile Veterans’ charity. Dorothy comments; “From the original development of 157 homes in Fulham, West London, Stoll now runs a further three sites in and around West London – but it’s not enough. Stoll needs to develop more homes as the level of demand for housing from Veterans is growing. Many Veterans also have significant health needs and Stoll is providing vital services for Veterans living in the wider community. From the Outreach or monthly Drop In service to the Veterans Nomination Scheme (VNS) – which arranges access to housing for Veterans who have been living in unsuitable accommodation – we want all Veterans to lead the fulfilling lives that they deserve.”


Demand for Stoll’s housing far outstrips demand and help is desperately needed. To this end, Dorothy highlights some of the fundraising activities that are lined up to mark Stoll’s centenary year, and which will help towards continuing to provide safe, high quality housing and access to services for vulnerable and disabled Veterans. “We have a number of exciting and challenging initiatives to celebrate 100 years of Stoll and which we hope will not only be well supported, but will also provide some light-hearted entertainment.” One such event is an 540ft abseil of Broadgate Tower taking place on Sunday 18th September - an exciting challenge open to those individuals who are daring enough to take part in an abseil from the top of this iconic building. Those that do will require a minimum sponsorship of £500 and must be over the age of 18 with an entry fee of £25 per person or £60 for a team of four. “We think this is a great opportunity to do something fun and daring at the same time whilst joining Stoll in celebrating 100 years of providing support for exService personnel – individuals who served our nation and who are now in great need of our support.” As an independent charity Stoll relies on financial support from individuals and companies to enable it to continue with its vital work. “Our generous contributors are really making a difference to what we can provide and we are most grateful for any donation – large or small. Our very successful Stoll Discovery Day which we host twice a year is always very well attended by both Veterans and the general public and is supported by a number of organisations.

The CEO gives a talk on the history of the charity and what we are doing and there is also an opportunity for attendees to hear talks given by Veterans as well as chat to them face-to-face and take a look around where they are living.” Stoll also has a range of services available to Veterans living in the wider community who need help to solve a problem – from a Substance Misuse Service to a Health and Wellbeing Programme. The Stoll Centenary Military Band Concert on the 30th September coincides with the charity’s actual centenary and will take place at The London Oratory School – an evening packed with live entertainment from The Royal Regiment of Fusiliers Association, The Not Forgotten Association and The Polka Dots Singers – known for their famous 40’s and 50’s swing and often compared to the Andrew Sisters! Tickets will be £15 and £12.50 for concessions. “We are very much looking forward to a good turnout at this wonderful event which marks Stoll’s 100 year anniversary, and we hope that visitors will have a good time whilst helping to raise funds for the vital work we do with the Veterans.” The charity’s Patron is the Countess of Wessex and its President is Field Marshal the Lord Walker of Aldringham who joined the Army in 1966 and became Chief of the Defence Staff in 2006, becoming President of Stoll in 2012. Dorothy concludes: “Stoll relies on fundraising to be able to provide the range of services on offer to Veterans. These services make a real difference to vulnerable and disabled Veterans and we rely on the generosity of individuals or organisations to enable us to continue our work. Objective Travel Safety

Objective takes the risk out of travel Charlie McGrath discusses the increasing need for travel safety awareness for both business and leisure travellers. Objective Travel Safety specialises in training a wide range of professionals and individuals prior to their travels. Set up in 2002 by, amongst others, ex-army professional, Charlie McGrath, the company has been running a number of travel safety courses - from ones that are aimed at those working in high risk countries, particularly popular with NGOs and media workers - to training for business travellers so that they can be safe and productive whilst travelling abroad. The company currently have a contract with the European Broadcast Union and have run courses for most of the UK’s print and TV media. Courses are also available for leisure and adventure expeditions and these are adjusted according to the requirement; in fact, Objective trained Ewan McGregor and Charley Boorman before both the Long Way Round and Long Way Down motor bike expeditions! Charlie McGrath comments; “After leaving the army I worked for a number of years for Railtrack and it

was whilst speaking to a journalist who remarked that traveller safety courses were too military that the idea for the business came about. Our approach at Objective Travel Safety is a sensible, practical and thinking approach to safety. Our courses are very well attended and we are constantly adapting what we offer in line with key events; we are currently running programmes for the up and coming Euro Championships and the Rio Olympics. We also have to tailor our courses not only in line with key occasions, but also depending on what is going on in the world around us. More and more so now, we are spending time teaching people how to act if they find themselves in a Paris style terrorist attack. We have seen a significant growth in providing one day courses for business travellers due to the increased threat from terrorism, political instability and data intrusion.” The increasing need for safety awareness for young travellers also led to the launch of an additional course by the Objective team. “We received a call from someone whose daughter was going on a gap year asking us if we offered anything to this market. This led to the creation of the Gap Year Safety course. In one day, students are given advice, warnings and responses to various situations so they can avoid trouble and to give them the confidence to get off the beaten track and explore and therefore make the most of their gap year. We hold the sessions at the Troubadour Café in Earls Court and run approximately

20-25 courses each year. It is very much aimed at the young traveller either on their gap year or post-uni or just in the younger age group. We are basically teaching them how to think on their feet – particularly useful for an 18 year-old travelling to Bolivia or the far reaches of India!” The course has now been running for 12 years and is very well attended. In fact, Objective was the first company to run a dedicated Gap Year Safety course and it remains the market leader. Not just aimed at the individual, Objective can also provide tailor made gap safety or urban safety courses for schools. “We are also very aware that we need to be flexible in what we provide and adapt to changing conditions and evolving consumer needs. Standardisation can also lead to predictability and complacency – which is never good!” The differing requirements of every client dictate that no Objective course can ever be the same. Celebrate the happy moments in life Anna Eriksson talks about her passion for photography and how she turned a much loved hobby into a profession. Little Swedehearts Photography is a business owned and run by Anna Eriksson – a softly spoken 24 year-old family photographer based in Putney, South West London. Specialising in Storytelling Photography – Anna focuses on capturing authentic and unique, meaningful ‘in the moment’ photographs that document the beauty of childhood and family life. With a love of photography which goes back to her early teenage years when her sister was born, and against a backdrop of a grandfather and father who loved to document and photograph, it is of little surprise that Anna developed a much loved hobby into a profession setting up Little Swedehearts Photography just over a year ago. Anna comments; “My little sister’s birth and her early years were what really sparked my interest and when I first fell in love with “For me it is a time full photography. of games and fun. Growing up in Sweden meant that Anna was able to pursue her passion from the age of 16 attending a specialist media school where she studied Digital Documentary and Analogue Art Photography. “I loved it and my favourite thing was the dark room where I really learnt the art of photography – watching a photo come to life was fascinating to me.” During weekends she worked part-time as a journalistic photographer covering events for a local magazine. Following her graduation, Anna took a leap of faith and moved to London at the age of 20. Whilst she loved growing up in Sweden, she felt she was ready to experience a new place, new people and a new environment. She spent some time studying child psychology and child behaviour, working in a Montessori school and then as an au pair. It was during this time that she met her fiancé, Alexander, and the couple are getting married this summer. “Alex has his own business and he has been my biggest support whilst I have been setting up on my own. He looked at my photos and said that I should be doing this professionally; he has been great at helping me make that step and even joined in with brainstorming the name! I wanted to include something of my background in the name and a link with children – hence Little Swedehearts Photography!” Business is already going well and Anna has a good mix of private and corporate clients and, although her


passion remains with family and children photography, she also has plenty of experience behind the camera with big brands from Johnson & Johnson and Colgate Palmolive to Calpol and BabyCenter.com. Being a qualified member of The Society of Wedding and Portrait Photographers and The Guild of Professional Photographers has really helped to raise her level of work from good to outstanding, thanks to continued support and advice from other high profile photographers. She does not have a studio, preferring instead to photograph in a natural environment. All sessions are held on location with little to no posing, no advanced props or artificial lights. “I use a natural, informal approach to photographing families. I want to tell the story about a family the way a child would tell it; the story about love, laughter and sticking together no matter what.” Whilst she continues with her nannying on a part-time basis, photography remains her number one passion. Anna firmly believes her experience looking after little toddlers and babies has not only given her the love of photographing children, but has also armed her with a raft of expertise and ideas on how to deal with little ones. “For me it is a time full of games and fun. I have learned so much about how little people work and now I know just how to make both parents and children feel comfortable, happy and excited at a photoshoot!” Clients are also loving her wonderful and easy manner, particularly with little ones and feedback has been very positive. Event catering which creates real memories Owner, Chris Edwards, tells us why he feels like the luckiest man and his ’cup brimmeth over’. Having trained at Westminster College and gained a wealth of experience at top quality hotels, restaurants and corporate dining rooms, Chris Edwards had always toyed with the idea of one day setting up business on his own. Commencing his career at Claridges where he worked for four years, Chris then moved to South Africa to broaden his experience, accepting a post as sous chef at The Carlton Hotel & Carlton Court in Johannesburg, a five star Westin International Hotel. It was whilst he was abroad that he met and married his wife before returning to the UK to work for Prue Leith, most notably as executive chef for the Directors of Sea Containers and The Orient Express Group. After a few years Chris had reached the stage where he knew if he was going to make the break, this was the time to do it. Whilst the idea of having his own

restaurant appealed, he had done a lot of event catering over the years and enjoyed it and decided this was the route he wished to take. JUS Fine Food was set up in 1998. Chris comments; “I had always enjoyed catering for functions and I knew that if I set up on my own I would be in control of what I did and this felt right.” Based in SW London, JUS Fine Food provides exceptional catering for private parties, events and corporate dining. Under his personal supervision, the company has quietly developed its reputation for consistently stylish and delicious food and friendly attentive service. This has seen him expand his longstanding client base year on year through repeat business, personal recommendation and referral – although Chris attributes some business to the influence of social media too. Chris prides himself on menus which are innovative and unique, tailored to suit the style and service requirements for every occasion. “Our busiest time is in the summer when we cater for barbecues as well as parties and events and this carries on right through until December. Our main business comes from canapé or bowl food receptions and dinner parties. We also do street food with themed stalls which appeal both to private and corporate clients when hosting parties – it’s a fun and different way of serving bowl food.”

Their menus are contemporary in style, inspired by modern chefs and international flavours, drawing inspiration from all over the world; modern British to classic French to rustic Mediterranean; spicy Indian, Middle Eastern, North African or Thai; to authentic Japanese. The range of dishes offer an abundance of choice and flavours with Wild Mushroom and Lemon Thyme Filo Pastry Canapés to barbecued Sirloin of Beef, Salsa Verde; there is certainly something for every palate and occasion. A dedicated chef, Chris remains true to his classical training and to maintaining the standard of culinary excellence borne from working only in top

class fine dining establishments. He is particularly keen to stay local when it comes to private customers; “I enjoy serving the local community and looking after them all the way through. This service ethic comes naturally to people who truly love what they do and do it well!” Chris considers himself very fortunate; “I can’t wait to go to work every morning and count myself immensely lucky to have found my true vocation in life.” His wife also works in catering, on the consultancy side, and so together they hold a shared interest. “We enjoy taking advantage of all that London has to offer in terms of new restaurants, new foods and new eating experiences. London is such a great place to be if you are into food! My wife is also half Greek so we go to Greece at least twice a year and enjoy all the cuisine and lifestyle out there too.” Otherwise, Chris is a keen cyclist and has even managed to squeeze in a few charity rides in his busy schedule. “I am not only doing something I love but being self-employed means that I also get to do some of the things I love outside of work too. All in all, my cup brimmeth over!”

Kirsty is hands on across all three businesses. She grew up in Australia but relocated to the UK in 2001. Starting her career in advertising, she worked, amongst others, as an Account Director for Ogilvy & Mather providing her with invaluable organisational skills and then chose to retrain as an architectural interior designer at the Inchbald School of Design. She set up Absolute Abode Design shortly after completing her training and is a full member of the British Institute of Interior Design. Kirsty has travelled extensively and draws on her experience of diverse cultures, architecture and arts when designing interiors – including that of the café and emporium. “The combined café and retail site was such a find


– it was formerly a Blockbuster outlet and there was nothing like what we would be offering in Raynes Park. It was the perfect site. I think we are definitely providing something very different in this area and it seems to be working. Plus, a Travelodge has recently opened nearby and we are hoping that will increase our customer base!” Kirsty and her team, of which there are now three additional talented designers in the architectural design practice, are clearly passionate about helping people improve their own environments, considering themselves experts in the art and craft of living. Along with inspired design, they also offer – through the café and flagship store in the South West London village and a team of 15 – warmth, comfort and coffee to write home about. With friendly baristas, their guests can savour the design of every element of their eyecatching café – along with exceptional coffee. “If you need your caffeine in a hurry, we can also offer coffee (or tea) to go. Martin Wanendeya BDS (U Brist) Dip Implant RCS (Eng) tells us the philosophy behind Ten Dental Health. Ten Dental Health was founded in 2004 by Martin Wandendya and Nik Sisodia – a practice on The Pavement in Clapham with the aim of making the patient experience positive and relaxed in a clean, comfortable, highly contemporary and design-led surroundings. The Ten Dental offering is not only state of the art in terms of the breadth of specialist dental services it offers, but also in its environment which provides floor to ceiling graphics, dvd players and TV’s on the ceiling. Martin Wanendaya comments; “Back in 2004 I was working as an associate in a dental practice and my experiences of these environments were just not positive. Both Nik and I wanted to provide high quality general dentistry, but also specialist care and we were passionate about creating a setting in which the patient experience would be very positive and different to any other. It was a huge gamble at the time – what we wanted to do was so totally new and

Following on from the success of the Clapham branch, a second practice was opened in Balham. “We noticed that a lot of our patients were moving to Balham, to bigger houses, and we felt the time was right for us to open a new practice and Balham seemed an appropriate area to move into. In 2012 a building came up on Balham High Road and after long negotiations and a complex basement build and dug out, we opened Ten Dental Balham. We are really enjoying being in the area and we have been fully embraced by the local community. Since moving we have seen the area change and thrive and our positioning also means we are right at the heart of the community. We have good links with local companies too and have used local food companies for our open evenings. It all works really well.” The Ten Dental branding formula continues to be a success as more awards have come their way. A creative eye and desire for perfection... the medium I enjoyed most of all, interestingly, was posters. A good poster brief, however, did not come around that often.” Tim had always had an interest and passion for old posters particularly those from the 1920s.“The railway networks used to produce a lot of posters during that period for towns and cities all over the UK; they were beautifully designed, using top artists of the time. I always found them inspiring. When I left the world of advertising nine years ago I knew I wanted to do something creative and use my hands. Strangely enough this desire fitted in naturally with picture framing. Making frames for beautiful pieces of art work or treasured family photos or unusual pictures felt like a natural step.”

Tim Johnson, owner of Raynes Park Framers, talks about his love for designing posters and providing something his customers love too. Raynes Park Framers is a friendly picture framer and gallery based on the outskirts of Raynes Park. Open from Tuesday to Saturday, it offers an affordable, yet high quality picture framing service – from sports shirts and memorabilia framing to painting and print restoration and poster design. Clients include local residents, artists, photgraphers, galleries, museums, businesses and private art collectors. Owner, Tim Johnson, has not always been in the picture framing world having worked for many years in advertising as Creative Director, Art Director and Copywriter for top London agencies, including Saatchi and Saatchi. He worked across a range of media, from press and posters to TV and Radio. Over the years, he won many awards for his ideas and worked with some of the top names including David Bailey and Vivienne Westwood. His most notable campaign was The Brintons Carpet Campaign that depicted elegant fashions made out of Brintons Carpet. “I loved the creative environment, generating ideas and concepts and then bringing them to life, but

For a year or two, Tim was fortunate enough to work alongside a good friend who had his own framing business. This turned out to be the best apprenticeship he could have wished for, as his friend was an excellent and dedicated picture framer. Tim put his first poster in the window at Raynes Park, people were asking about it and buying it, so his designs grew from there. His next piece was for Merton Park – the area of London where he lives. Once again he found there was a great deal of interest and sales continued to grow.

Tim likes to focus his designs on less ‘obvious areas’ where people live; his designs tend to be of suburbs and therefore appeal to those living locally. “There are always going to be posters of beautiful and well known cities, such as Oxford and Cambridge, whereas you are unlikely to get one for Worcester Park or Wimbledon Chase. I wanted to produce something special for each local community. The next step was to branch out to Putney, Clapham, Battersea and Balham. This has attracted attention from other framers who now stock my designs for their particular areas. My plan now is to extend further into other areas of London.” The framing side of the business, which Tim considers entirely complementary to his poster designing, is

In the eight years that Tim has owned and run Raynes Park Framers he has always been very busy – people like what he does so tend to come back for more. “I am a self-confessed perfectionist - which certainly helps when you are in the business of framing. I always try to make my framing as smart as possible with every speck of dust removed from beneath the glass and my mitres as tight as possible. Tim is clearly very happy, loves having his own business and doing something that he is passionate about, whilst providing beautiful items for his customers. “I have freedom creatively, I can see people really love the posters, and what I can do for them in terms of framing, and that is very rewarding. His plans for the future include developing the poster design side of the business, and building upon its popularity, perhaps even extending his designs to appear on mugs and mouse mats. In the meantime, he is mulling over a suitable brand name for his poster designs. We think it won’t be long before we see his name in bright lights, or at least on the wall of every other home in London. orn and bred in Zimbabwe, Branch Manager Ryan Medeiros’ first love during his school years was for sport and not his academic studies. Ryan’s parents met and married in Zimbabwe and made this African country their home and that of Ryan and his sister too. “I loved growing up in such a beautiful part of the world and I enjoyed the outdoor life and sport. I played rugby, hockey and cricket and swam for my country – something I relished for many years despite a demanding and, at times, tiring training schedule.” As his school career drew to a close, Ryan fell out of love with swimming and the constraints the sport placed upon him. Choosing to leave the competitive arena behind, he embarked on a career importing mobile phones at the age of 17. “The mobile phone industry had just kicked off in Zimbabwe, and in Africa in general, and I saw an opportunity to develop a business which would meet an increasing interest and demand.” After three years working in the business, life took another turn and Ryan went to the UK on a ‘gap year’. “A lot of my friends were going and the lure of a different country and experience was just too great! Whilst I had loved growing up in Zimbabwe, it was still a narrow world and I wanted to sample something outside of it.” During his year in the UK, Ryan ended up working for a property investment firm and it is here that his love of property began. Returning to Zimbabwe, however, Ryan came face to face with a troubled country – rife with hatred. His family chose to remain there, but Ryan decided to go back to the UK in order to seriously pursue a career in property. Working for a number of large corporate estate agencies in Central London over the next nine years, Ryan gained a wealth of experience, rising through the ranks and working latterly as a Senior Sales Negotiator for a luxury high end brand. “I really enjoyed my time in these companies and working in the dynamic Central London area, plus I also learnt a great deal.” It was during these years that he met and married his wife and together with their three year-old son the Medeiros family now live in Southfields. More recently, Ryan was ready for the next stage in his estate agency career. “I wanted a new challenge and was looking for experience at a more senior and managerial level.” The opening of the new Aspire branch in Raynes Park provided him with just the right kind of opportunity. It was also closer to home and the family. The office has been open for two months

and “we are really finding our feet and positioning in this South West London village. We are on the way up and already providing a lot of competition for other established agencies in the area!” There are currently three members of staff working at Aspire Raynes Park and soon there will be four. It is a busy time and, with any new business, the hours are long whilst Ryan and his team become firmly established. Ryan, however, is used to working long hours and at weekends and is keen to emphasise that the hours do not feel long at all – Born and bred in “particularly when Zimbabwe, branch something is new and exciting”. Whilst manager Ryan working in Raynes Medeiros’ first love Park has given Ryan a shorter commute, during his school he is not spending years was for as much time with sport and not his his family during these early days of academic studies the new office, nor on the golf course – his other passion and hobby. “It is just a period in my life when I need to do a bit of juggling – but I know it will be worth it.” Ryan is also enjoying being part of the Aspire team. “It is a great company, a great brand and has good prominence in the SW London area. We have the potential to extend this excellent profile in Raynes Park and we are looking forward to a decent market share in the not too distant future. Raynes Park is a great area to move into – it is family oriented, safe and with plenty of parks and sports pitches – from cricket grounds to tennis courts. It is close to Wimbledon Common and just over 20 minutes into London, plus the properties are less expensive here!” This South West London village appears to be developing too with new cafés and independent shops opening on the high street. All this seems a long way away from Africa but for now Ryan is very happy and settled in South West London and looking forward to spearheading the next phase of growth for Aspire’s latest office.

Ask the expert Joshua Cantor-Fuller, Sales Manager of Aspire’s Clapham South office, gives us his views on why Abbeville Village is such a sought after location and the impact the recent changes in Stamp Duty Land Tax and a possible Brexit will have on the local property market. First of all, can you tell us why Abbeville Village is such a popular location? There are so many reasons why Abbeville Village is such a popular location and why it is one of the most desired spots in Clapham. It is nestled among beautiful residential streets in Clapham South and features period properties with a mix of Edwardian, Georgian and Victorian architecture. There is a parade of interesting and varied independent shops, bakeries, butchers and a cluster of lovely places to eat and drink in. It is a short walk to the tube and the northern line has good connections to the West End and the City. This all goes to making it a perfect place from which to commute and an idyllic location. A mix of vibrancy and quaintness makes Abbeville a sought after spot for both families and young professionals – so much so that once living in Abbeville Village people tend to stay there. It’s a place you move into but rarely move out of. Families and dog walkers are drawn to the vast common, the choice of excellent schools – of which Bonneville Primary is a favourite and comes highly rated by Ofsted. There is also a real sense of community with annual summer fetes and regular street parties. But most of all, it is the ‘villagey’ atmosphere which hits you immediately as you walk into the area and is the reason why buyers are attracted to the Abbeville location as much as they are to the SW4 postcode. How have the changes in Stamp Duty Land Tax, which came into force on April 1st, affected the market in Clapham? In terms of the general property market there have been some noticeable effects from the changes in Stamp Duty Land Tax but less so in the area in which we operate. Nevertheless, we witnessed a surge in buying activity amongst two distinct groups in the lead up to April 1st. The first group were the second home buyers moving into the Clapham South area,

whose main home is outside of London and were after either a pied a terre or an additional family home. The other group were the buy-to-let investors looking in the west part of Brixton, which is becoming very popular – both for buying and renting – as the area becomes increasingly gentrified. The rush to buy before the deadline caused some problems between agents and solicitors, and we are watching and waiting to see if there will be any changes which can bring about a quicker resolution to what can sometimes be a long and drawn out conveyancing process. What is the buying and selling market like at the moment in the area? After a slightly slow start at the beginning of the year in the Clapham area, things certainly picked up towards the latter part of the 1st quarter. It has continued in this vein for the start of the second quarter – partially due to the surge in buying activity before 1st April. We are now seeing a lot of new properties coming onto the market and, as this happens, all potential buyers that were previously waiting in the wings are starting to show interest and activity. The market is, therefore, certainly picking up and we anticipate this continuing through to at least the 3rd quarter of 2016. We are seeing mainly two and three bedroom properties coming on stream, as investment clients downsize their portfolios in anticipation of a potential increase in interest rates towards the end of the year. And finally, would a Brexit have any effect on property sales following the referendum in June? There are so many ifs and buts, that forecasting the effect of a Brexit on the property market can only be speculative. However, we do know that nothing unsettles the property market more than uncertainty. In the run up to the referendum we are expecting a slight slow-down as both buyers and sellers await the outcome. The impact of a Brexit on the property market would depend upon its impact on the economy. No one knows how it would either affect the UK economy or the value of sterling, particularly as so much is dependent on the nature and terms of the departure. s.clapham@aspire.co.uk
