SUSTAINABILITY

Designed to embrace the environment. Every detail at The Crossing has been considered to maximise energy efficiency and minimise environmental impact. From the inside out, sustainability underpins its architecture and design, built to last and endure. It is a commitment that extends to the way we engage our residents and the local community, not only for today, but with the future in mind.

Sustainability

Amenity & Community

– Water-saving measures have been implemented in the design of the building, including: \ A rain water reuse tank that provides irrigation to podium landscaped areas. \ Parisi tapware and toilets to achieve an average 4-Star WELS rating. – Energy-efficiency has been considered in the design of the building, including: \ Motion sensor lighting to communal areas and lobbies. \ Gas central hot water system to service apartments. \ Rooftop solar panels to supplement common area electricity usage. \ Double glazing to apartment elements providing thermal comfort. \ Energy efficient Smeg and Fisher & Paykel appliances to apartments.

– Common circulation spaces designed as open breezeway lobbies, enabling cross-ventilation, natural light, views and landscaping. – A designated communal rooftop space includes a covered area, kitchenette, and large open terrace positioned to maximise water views while soft landscaping and planters frame the space. Easily accessible to all residents via the lift, promoting opportunity for casual interaction and equal access. – The Crossing is a prime link between the civic area and harbour, with a view corridor established to the water. It is an excellent opportunity for interaction and activity, while offering a private sanctuary within each apartment.

The crossing philosophy

Liveability and Landscape

Quality & Design

– Well considered, functional apartment layouts with abundant natural light and cross-flow ventilation from a minimum of two different faces. – Exposed concrete soffits to living and dining rooms and floor-to-ceiling glazing create expansive spaces connected to outdoor balconies and terraces. – Ducted air-conditioning with no balcony condensers maximise your useable space. – Pet-friendly building rules with a proactive strata manager who treats residents and the building with care and respect. – Landscape design strongly integrated as part of the overall building with integrated planters in the podium façade, extensive planting on the podium roof and rooftop terrace, and a “green core” of planters to the breezeway lobbies connecting apartments.

– To ensure quality in design, we require our builder to undertake the following critical tasks: \ Commission a critical review to ensure structural integrity and design quality to meet and exceed relevant Australian Standards. \ Commission an independent inspection of all passive fire separation elements throughout the building. \ Complete site water pressure and flood tests to the façade, balconies and wet areas throughout the building to ensure the integrity of all waterproofing. \ Commission acoustic testing of noise transfer between apartments and the outside to ensure the success of acoustic treatments applied to internal floors, walls and glazing. \ Ensure the façade is constructed with low maintenance and enduring elements, such as brick and concrete, while high quality, durable and robust materials are selected for all apartments.

DOMA is pleased to partner with Parisi once again for the provision of bathware for The Crossing, Newcastle. This follows the positive feedback received from many purchasers of apartments developed recently by DOMA in Newcastle and Canberra.

Smeg is an Italian home appliance manufacturer based in Guastalla, of northern Italy.

Fisher & Paykel is a major appliance manufacturer based in East Tamaki, New Zealand, a global, designled company of more than 3,000 people operating in 50 countries.

For over 60 years, Smeg appliances have come to be seen as tasteful and elegant solutions to the demands of contemporary living. Style, for Smeg, is a distinct concept—the way a product communicates with its surroundings and enables users to interact with it. Attention to detail and design solutions bring homes to life, reflecting the image of their occupants. Smeg’s internal design studio, which carries out painstaking research into aesthetics and style, has the support of internationally renowned architects such as Guido Canali, Mario Bellini, the Piano Design studio, Marc Newson and Giancarlo Candeago. Merging technology with style is the key to creating truly iconic products. Smeg is known all over the globe as a fine example of “Made in Italy” standards. smeg.com

Since 1934, they have challenged conventional appliance design to deliver world-first technologies. The company’s design heritage is founded on a pioneering spirit and a culture of curiosity that deliver products tailored to human needs. Fisher & Paykel is committed to ongoing research and development, aligned to the fundamental principles of sustainable design. In 2014, Fisher & Paykel celebrated 80 years of innovation. fisherpaykel.com/au
