To All Bobcats and Their Families, I’d like to thank everyone for working together to take care of our kids this year, and particularly these past few months, supporting the future of our great community. It is an understatement to say that this has likely been one of the most unique times in our lives, and I can only hope that many years from now, when historians recount our response in 2020, each of us can look back proudly at how we successfully supported one another to turn a disruption into a display of unity. Please know that Celina ISD will continue to plan for a full opening of school next fall, with teachers welcoming students back into their classrooms, our kids playing together at recess, clubs and activities in full swing, and of course, Friday Night Lights. However, please know that we will also prudently plan for additional supports and options should the health of our community or state require an alternative to the traditional school setting. If we have learned anything this spring, surely we all recognize that our flexibility and resourcefulness has reminded us what matters most: the safety and health of our families and friends. From the Desk of Mayor Sean Terry In almost every corner of North Texas, the City of Celina is seen as the next place where significant leaps in growth and development will occur. And rightly so. Builders, planners, and developers cite Celina as a true ‘hot spot.’ And, while that is certainly exciting, I also want to be absolutely certain that our residents see us as a City that genuinely listens to them. We’ve just launched the 2020 Community Survey, asking residents to give us their impressions of Celina. After all, there is no one in a better position to tell us what we’re doing well, and where we might have room to improve. More than that, though, the responses to the survey give us the guidance we need to steer the City in the right direction. In 2018, we started a biannual process, on even numbered years, to ask for your opinions. These surveys help with the development of our City’s various plans like the Downtown Master Plan, the Strategic Plan, the Trails Master Plan, and the Parks and Recreation Master Plan. We can only be confident that these plans reflect your preferences if you participate in the surveys. Good, solid plans are only as good as the effectiveness of the Community Survey. I encourage you to visit www.Celina-TX.gov between now and June 25 and take the survey. Your participation will ensure that our plans will include your thoughtful input. We sincerely thank you for your participation. What’s wet, lots of fun, and ends with a bang? The City’s annual Splash and Blast. The free event is set for Old Celina Park on Saturday, June 27 from 5:00pm to 9:00pm. Water slides, children’s activities, the Gator Country show, live music with Dr. Bob and the Fortunate Sons, food booths, and games all set the mood for the spectacular fireworks display that evening. Check the City’s Facebook page for updates on this event. Contact Megan McGraw at mmcgraw@celina-tx.gov for sponsorship or vendor opportunities. Social distancing, handsanitizing stations, cleaning of equipment will be meticulously observed. Please feel free to bring your own face coverings. I hope you’re planning to help us celebrate an early Independence Day. The Celina Main Street Program has planned a few opportunities to head downtown and support local businesses. On June 13 at 8:30pm there will be a free showing of the movie Miracle (PG) on the lawn. Grab some dinner at a downtown restaurant and bring your lawn chair for dinner and a movie! Also, enjoy live music throughout downtown at various businesses on June 20 for Make Music Day. Line-up coming soon! The City has established a Small Business Assistance (SBA) program to complement the Collin County CARES Act, which can provide some financial assistance to affected businesses. The City’s SBA program can provide up to $25,000 to affected businesses that qualify. There are specific eligibility criteria that must be met by applying businesses. Thanks to everyone who came out for the Celina Public Library Grand Opening and Ribboncutting on June 5. The excitement surrounding the remodeling’s unveiling was evident in the faces of the attendees, especially the children. New shelving, a flying books display, expanded seating, new furniture, and an additional 1,000 books were all highly anticipated, and they did not disappoint. Crafts for kids, a balloon artist, tours and demonstrations were all part of the evening. We are all very proud of our library and the services it provides. The Buyer, Builder and Realtor Relationship By Stacy Cate

T

he idea of buying a new construction home can be so exciting! Who doesn’t go into those extraordinary model homes and dream of having a home finished out exactly as they have it expertly laid out? Most builders’ model homes are like a wonderland of what is possible. The builder has set the stage to draw you into that feeling that you could just bring your toothbrush and a few clothes and move right in. Haven’t we all been guilty of walking slowly through the model home taking in all the thoughtful details, everything down to the perfectly placed accent pillow. This wonderland is a nice place to be and for the right price, the builder might sell that model to you as is. But, for the vast majority of us, the steps necessary to get from the model ‘dream home’ to the reality of what our budget will allow involve an extensive list of details and decisions to be made. There is no denying that in the North Dallas area the new home construction business is booming. Recent market reports show that in the fourth quarter of 2019 builders in DFW had 8,888 new home starts, or an increase of 20.7 percent over the fourth quarter of the prior year. The data also indicates that for the year of 2019, there were 35,228 new

homes which were sold in DFW, an increase of 4.8 percent over 2018. This information illustrates that the growth of the new home construction market in DFW is currently considered balanced, with about a 2.5 to 3-month supply of inventory. Buying a home is one of the largest financial transactions of one’s life and it can be intimidating for anyone. It’s important for buyers to educate themselves to protect their equity. Buying a new construction home is an entirely different dynamic than buying a pre - existing home. You will be buying directly from a builder who has built the home with the sole purpose of selling it at a profit. This builder needs to move the new home so he can move on to his next project. In order to understand the best strategies for buying new construction you need to be able to put yourself in the shoes of the builder. While the builders Sales Professional is a wonderful resource and able to provide a great deal of information about the neighborhood, the home features and the building process it is important to understand that it is not their job to protect the interest of the buyer in the transaction.

The National Association of Realtors encourages buyers to find a Realtor that has extensive knowledge of not only the building process but also knows the trends of the area and has experience negotiating the many details that are intrinsic in a new construction transaction. It is also important to understand that not having a Realtor to represent you does not mean that you will ‘get a better deal’ from the builder. Any reputable builder will likely tell you the same thing. In most cases, the Realtor and the Builder are important business partners who strive to support one another and cultivate a positive relationship. That being said, it is truly in the buyers’ best interest to hire someone that is there to protect your interest and investment. A Realtor is there to make sure that at the end of the often long and stressful building process the end product, your dream home, is what you expected it to be – a place to make memories and live your best life.

Long and narrow side yards present a design challenge. Are you struggling with this challenge? Do you need some landscaping ideas to help you out? If so, begin by asking yourself a couple of questions: How often do you use the area as an important route for getting from point A to point B on your property? Is the area wide enough to contain a planting bed as well as a walkway or pathway? Deciding on a Walkway or Pathway for Your Side Yard Do you often find yourself cutting through the side yard in question on a practical mission? For example, if you had to push a garden cart filled with mulch from the backyard to the front yard, would you tend to cut through this particular area? If so, it behooves you to build a no-nonsense walkway through the area with a surface you won’t be tripping on. A flagstone walkway, for instance, will provide a nice, even surface. Other materials that yield a smooth and stable surface include: Paving Bricks Concrete Pavers Decomposed Granite Patterned Stamped Concrete Travertine stone A wide, attractive walkway running up and down a narrow side yard can also serve a function similar to that of a patio or sitting area. 16 | Celina LifeAndLuxuryMagazine.com

But if, by contrast, you do not cut through the area very often, you have some less formal options at your disposal. For example, you could lay down garden stepping stones to create an informal path that winds its way through the side yard. Curved pathways are more attractive than straight ones and are a good choice where aesthetic concerns are paramount. A straight path will reinforce aesthetically how tunnel-like the side yard is, which is precisely what you wish to avoid. Plant a ground cover such as creeping thyme between the stepping stones to add visual interest. Alternatively, you may choose not to have a well-defined path at all. You can suppress weeds in the area by laying down weed fabric, covered by mulch. Important note: Ring the Call Before You Dig phone number (for Texas call 811 on your cell phone or 1-800-344-8377 from any landline phone) before plunging that shovel into the ground! They’ll make sure you’re not going to be severing any cables, etc. Planting in Your Side Yard If you have sufficient room in your side yard, you will most likely wish to install plants there, to add visual interest to the space. Using container gardens or raised beds eliminates having to dig into the soil, but let’s assume that you will be installing your plants in the ground. The first thing to do is to determine whether the side yard is mainly sunny or mainly shady. Then, when you’re researching your possible plant choices, be careful to note whether they are sun-loving plants or shade-tolerant


plants. The preferences of the plant, rather than your own preferences, must take precedence over what you think looks good there! If you’re planning on covering the ground with a weed fabric and mulch, a low-maintenance planting option is to “pocket plant” with shrubs. For each shrub, make an incision in the weed fabric just big enough to insert your root ball. Features to Consider for Side Yards Consider building a small water fountain for your side yard. The look and sound of water has a unique ability to enliven a space. A long, narrow side yard can have an oppressive feel to it. You can break up the expanse with an object upon which the eye can rest, for relief. One possible object to use for this purpose is a garden arbor. While such a structure can serve an aesthetic purpose even in a large side yard, an arbor will be especially helpful in improving the design in a small side while adding comfort as well. Enhance the arbor’s beauty by training vines upon it. Again, consider your light conditions before choosing your vines. Side-Yard Choices: A Summary Essentially, you have 3 design choices for relatively narrow side yards: You can opt for a walkway or pathway, without planting beds (except perhaps for annual plants or small perennial flowers), if the space is really tight. If there’s sufficient room, you can have both, with the path or walkway bordered by plants on each side of it. Or you needn’t have a well-defined path or walkway at all. In case #3, just make sure that if you grow plants in the space, you leave yourself enough room to walk freely amongst them not just for functional purposes but for maintenance reasons also. MEXICAN BEEF SLIDERS WITH JALAPENO SALSA AND AVOCADO CREAM Patties: 1 1/3 pounds lean New Zealand grass-fed ground beef 1 clove garlic, crushed 1 medium onion, grated or finely chopped 1 egg, lightly beaten 3/4 cup red kidney beans, rinsed and drained 2 tablespoons tomato paste 3 teaspoons dried oregano, chopped 2 teaspoons mild smoked paprika 2 teaspoons ground cumin 1 teaspoon ground coriander 1/2 cup Parmesan cheese, grated Salt and pepper, to taste olive oil

1/2 cup melted butter 1 cup Well•Pict Strawberries, rinsed, for garnish 1 cup Well•Pict Raspberries, rinsed, for garnish

Jalapeno Salsa: 1 cup cucumber, thinly sliced into long ribbons 3/4 cup fresh cilantro leaves, chopped 1 red onion, finely sliced 1/2 cup pickled jalapenos, finely chopped Salt and pepper, to taste olive oil lime juice Avocado Cream: 1 avocado, mashed 1/2 cup sour cream 1lime, juice and zest only Salt and pepper, to taste 8-12 slider buns, halved 2-3 cobs sweet corn, cooked and sliced into shards 8-12 small bamboo skewers To make patties: In bowl, combine beef, garlic, onion, egg, kidney beans, tomato paste, oregano, paprika, cumin, coriander, Parmesan cheese, salt, to taste, and pepper, to taste. Shape into 8-12 small patties. Cover and refrigerate 15 minutes. Heat grill or frying pan to medium heat. Brush patties with oil on both sides. Cook 2-3 minutes on each side, turning once to brown both sides evenly, until cooked through. To make Jalapeno Salsa: In bowl, combine cucumber, cilantro, onion and jalapenos; season with salt and pepper, to taste. Drizzle with olive oil and lime juice. To make Avocado Cream: In bowl, combine avocado, sour cream, lime juice and lime zest; season with salt and pepper, to taste. Spread Avocado Cream on bottom buns and place patties on top. Top patties with Jalapeno Salsa, corn and top buns. Press down gently and poke in skewers to secure sliders. In blender, mix cream cheese, sour cream and ice cubes while incorporating strawberry mixture. Mix in remaining strawberries. In blender or food processor, mix graham crackers and melted butter to crumb consistency. Lightly grease two medium muffin pans and pack graham cracker mixture at bottom of each opening. Pour strawberry mixture over graham cracker mixture and chill until set. Gently pull tartlets from muffin tins and place on serving tray. Garnish with strawberries and raspberries. SEASIDE: A Simple, Beautiful Life By Heather Reynolds

2020 hasn’t exactly been what we expected, and our summer vacations may have to look a bit different this year. Even though it SEEMS like we’ve been on summer break for 3 months already, the reality is that Summer has just begun. As states begin to open back up and travel restrictions are lifted, many of us are gearing up for a fun family vacation…and with the continued uncertainty, most are looking for somewhere closer to home or within a decent driving distance. This month, we’re going to take you on a tour of Seaside, a quaint beachfront community nestled between Panama City Beach and Destin along Highway 30A…and only a short 11hour drive from the DFW area. In Seaside, you can literally walk or bike anywhere…there’s no need for a car. The narrow cobblestone streets are lined with charming beach cottages, white picket fences and quaint shops and storefronts. In the center of town there is a field that hosts a weekly farmer’s market, outdoor concerts and movies under the stars. Around the Town Square you’ll find amazing restaurants, quaint cafes, gourmet food trucks, adorable clothing boutiques, delicious ice cream shops and the most delightful book and record store. It’s the idyllic vacation life. Seaside is not like other commercialized beach towns. There are no skyscraper hotels or giant condominiums…you literally feel like you are living at the beach. The food choices are unique as well. Our favorite place to eat was Great Southern Café – it’s a must if you are anywhere near the area! Known for their “new-fashioned” southern cuisine, their menu is full of fresh produce from nearby farms and fresh seafood from the Gulf of Mexico. We also loved “Airstream Row”…a grouping of food trucks at the center of Seaside. Favorites include The Meltdown on 30A, featuring traditional and specialty grill cheese sandwiches; Frost Bites, serving shaved ice, homemade frozen custard and fresh squeezed lemonade and Wild Bill’s Beach Dogs, the best hot dogs on the beach!

Seaside Florida is truly the perfect beach setting for families. The sand is white as snow and soft as baby powder.
