SINCE first opening in 2005, Murphy Waldron have gone from strength to strength. Through hard work and determination, the independent estate agent has built a reputation as customer-focused experts in sales and lettings. “We win business on our personal approach,” explained managing director Marian Waldron. “People are treated as people, not as numbers.” With a decade’s experience under their belts, the staff know exactly what it takes to be successful in securing a buyer or tenant for your property. 10 YEAR OFFER Until January 31, the team will be offering sales and letting services at 2005 prices! This means, for a limited time, customers can take advantage of the same exceptional Murphy Waldron services at a fraction of the price.* Marian said: “In celebration of our ten year anniversary, we’ll be offering fees of £750 +VAT on property sales, and 0% management on rentals for 6 months.* “We’ve got to this 10 years landmark through a number of factors, such as our team of long-serving staff. Three of the team have been with us from the very beginning, which has helped to build a strong team and work ethic. It also means we can provide a wealth of local knowledge, something our customers are always thanking us for. Sales/rentals can go up and down, but our service is consistent and we are proud of the client testimonials we receive.” TRADITIONAL VALUES At a time when many agents are transitioning their business to operate mainly online, Murphy Waldron combines the latest cutting edge technology with the traditional values it holds dear. Unlike the vast majority of its rivals, the firm has a physical office that is open six days a week, including 2 late nights. Marian is proud of the flexibility her team offers to customers. “We go outside the box. Many agents operate to a script and a rigidly-fixed fee structure. We offer tailored packages to suit the needs of our 4 LIVE IT LOCAL

clients, whether buying, selling, renting or letting.” Staff can also assist in organising your mortgage by putting you in touch with an independent mortgage adviser, regulated by the Financial Conduct Authority. “We have members of the team who come from a conveyancing and legal background, which adds another string to our bow and we’re well placed to offer services in HMOs (houses of multiple occupation). There has been a real surge in demand for this over the last couple of years and there’s a gap in the market for an agent that can do the job properly.” EXTENSIVE COVERAGE Ideally located in the heart of Salford, the company has a strong high street presence. The team cover Greater Manchester, city centre and Salford, an area that has seen significant developments recently. “People are more confident in the market and it has started moving. We have seen significant growth in the market and an acceleration of sales. Properties are moving extremely quickly, regardless of time of year and often we have them sold before a board is even erected. On rentals, due to a shortage of stock, we are experiencing 20 to 30 applicants per property. In a current market where there is a shortage of stock in sales and lettings we are pleased to see we are still securing new instructions. However, we need more properties to cope with the demand. First time buyers have had some time to save up and we’re noticing a lot of parents helping out where they can. Even the middle market has started moving in a positive way, giving confidence back to the local area.” “Our flexible approach means we’re a popular choice for a range of customers, whether they’re new, regular, stepping on to the property ladder for the first time or moving up it. We have some really loyal clients who have stayed with us from the start.” To find out more, contact Murphy Waldron: T: 0161 787 9195 E: info@murphy waldron.com Office: 197 Eccles Old Road, Salford, M6 8HA *Terms and conditions apply

Winter Pet Care During the winter months outdoor pets such as rabbits and guinea pigs need extra care and protection from the elements to see them safely through to spring. Here are our top tips: n Check on your pets regularly - at least 3 times a day. n Make sure water bottles aren't frozen - you can insulate them with a layer of bubble wrap and/or a sock. n Keep cleaning your pets out regularly to ensure their accommodation is dry and give them extra bedding such as hay and straw to nestle in. n Provide additional shelter or insulation. Bring them into a shed or unused garage (making sure they still have plenty of room to exercise in a run) or if they are staying in the garden, place them a sheltered position and keep

them cosy with an extra cover or blankets over the roof at night time. n If there is less grass around to graze on due to ground frost or snow make sure you give them extra hay and leafy green vegetables. n Single animals will get lonely so make sure you still spend plenty of time with them or consider getting them neutered and pairing them with another neutered animal of their own kind (if suitable). n Regular health checks at the vets, vaccinations and neutering are important to keep all your pets, indoors and out, in good health year round. Allotment Roundup 2015 The Council’s ‘Big Day Out’, on 19th September 2015, was a great success; Radio Manchester interviewed some of ‘The Plotters’ and many questions were raised by visitors to the event and the Mini-allotment. Wine, jam and chutney tasting were all very popular (all freebies) - there wasn’t much left to take home!

Newhall Allotments, Peel Green Don and the Council have made good progress on refurbishing the Newhall allotments with the help of the Probation Service Community Payback Team. New plots are being prepared and the Council may also be able to release some more, presently derelict, land for further extensions. These are close to the Salford Reds site.

Barbara Keeley MP launched the Federation’s ‘Dig for the Future’ campaign, which is aimed at getting anyone and everyone involved in taking active steps to improve their health and social activity by digging holes, small or large, where permitted, and planting anything they would like, preferably edible but flowers are fine!!

Blackleach Allotments, Walkden are now being improved and new plots to be provided. This scheme will take time to complete as there are limited resources available but ‘Community Payback’ and the Probation Service will help as best they can. This plot is considering becoming ‘self-managed’.

To find out more, contact the Federation Secretary, at carolyn.collins@me.com who will pass queries on to the Chairman, Don Booth.

New Years Resolutions:

Setting the Right Goals

“New Year New Me!” We have all said it at some point. It comes to the 1st January and we set ourselves huge, impossible tasks that we are bound to fail, end up hating and then revolt against them before it even gets to February. The issue is they are just that...impossible tasks. “I will have a 6-pack in 4 weeks.” “I will get my 1 mile run from 11 minutes down to 6 minutes in 3 weeks.” “I won’t eat a chocolate bar all year.”

Working in the fitness industry, I hear resolutions like this on a daily basis. Although most of the time they are all great and attainable goals, people tend to look at the big

picture and not the little steps that it takes to get there. The result is they tend to get discouraged when they don’t reach their goals and give up on them, usually going in the complete opposite direction when actually they are much closer than they think. The important thing to remember when setting goals (especially fitness related ones), is to include the smaller steps that will help you to achieve the main one. This will help you see how far you have come and keep you motivated. For help on setting your New Year’s resolutions, contact David at david.mollard@hotmail.com David Mollard Personal Trainer Marriott Worsley Park 0161 975 2041

THE RESULTS OF LIPOSUCTION WITHOUT THE SURGERY A new, safe form of laser liposuction that can change your body almost instantly. It’s non-invasive and painless: no needles, injections or downtime.

WHAT IS LASER LIPOLYSIS? Laser lipolysis is the process whereby fat stored in cells is broken down. Using low level laser technology we can disrupt the cell membrane of subcutaneous fat cells and achieve lipolysis (fat loss). HOW DOES IT WORK? The first laser penetrates the membrane of the fat cells and develop tiny pores from which the fat flows out. The second laser shrinks the fat cell. The fat is removed by the lymphatic system. DO I HAVE TO DO ANYTHING AT HOME? We recommend a healthy diet and exercise - you must exercise within 24 hours of the treatment to increase the heart rate, which in turn increases the blood flow and the lymphatic drainage. This process helps the body to remove the fat as waste. BENEFITS: ■ Inch Loss ■ Skin Tightening ■ Cellulite Reduction ■ Skin Rejuvenation ■ Stretch Marks Reduction WORKS ON: ■ Stomach ■ Hips (love handles) ■ Thighs ■ Upper Back ■ Lower Back ■ Arms (under biceps) ■ Baby Bulge ■ Double Chins ■ Above Knee Area ■ Ankles ■ Male Breasts RESULTS: Here at Worsley Laser Clinic we have seen some great results especially when used alongside a healthy diet and exercise plan. Recently, a client lost 33cm from her abdominal area after just one treatment, then went on to lose a further 17cm on her second treatment. We have also been seeing great results post pregnancy as the collagen and elastin is stimulated to help tighten the skin for a more smoother more toned appearance. Liposculpt is also great for body builders (male and female) as it targets specific areas of concern that might normally be stubborn areas to lose fat from.
