CONSTANT CHANGE

Change is constant. The one thing you can rely on is change. There’s one thing that doesn’t change and that’s that things will change. Nothing is consistent except change. At least in terms of this world and our limitations here the oxymoron of constant change is certainly true. The poultry farm market is in a constant state of change. As a professional in the poultry farm market, we are constantly observing and predicting change based off our knowledge, experience, and expectations. If we expect to do things the same in 2023 as we did in 2020 without modification, we are probably missing the boat.

A market never exists in a vacuum. Literally everything going on around a market, like the poultry farm market, has an influence over its direction. Major factors we can study and make informed prognostications about, sort of like predicting the weather. Newton’s third law, that

for every action there is an equal and opposite reaction, also applies to markets, in a manner of speaking. When buyers’ ability to buy or desire to buy is affected, there are generally corresponding differences in pricing. When sellers’ ability or desire to sell is affected, there are generally corresponding differences in pricing. Since buyers’ and seller’s motivations change ALL the time, then CHANGE in the poultry farm market is CONSTANT.

All the factors that affect buyers’ and sellers’ motivations have one of three effects. Upward pressure on price, downward pressure on price, or no pressure on price. Below is a breakdown of some of the factors in this market and how those have and are affecting the price that poultry farms are selling for. Desire and ability are presented together because it’s almost impossible to look at one without the other.

Net Change in Market Prices

Many more sellers have come into the market in response to the higher prices being paid for farms. The higher prices have contributed to their ability to cash out and pursue other interests. This has increased available inventory.

Buyers’ desire to buy has remained very good. We see good demand from those that want to see farms and desiring the lifestyle that comes with poultry farm ownership. However, their ability has diminished some due to interest rate and down payment factors.

Interest rates have gone up dramatically in the last year. Buyers have absorbed some of this increase and current rates are much closer to “normal” lending rates. However, there is only so much room in the cash flow of the farm at current pay rates. The added interest expense must come from somewhere (Newton’s third law reference above) and that’s usually from price and down payment.

There have been some changes in guidelines with FSA and within many of the lending institutions themselves.

Lenders want to lend. We are getting calls from lenders that are caught up without that many pending deals. That has not happened since sometime in 2018/2019. They want to make loans and are open to working deals that they would not consider just a short time ago.

Most complexes have experienced a raise or raises in pay in the last year. However, most of the increase in pay, has been consumed by increases in operating expense.

Increased materials and labor costs are driving the costs of production higher.

Most buyers in the last few years have been gathering their down payment money from the sale of homes located in major metropolitan areas. Many of these areas are experiencing longer on the market times and are seeing price reductions on listings for the first time in several years.

Building Costs The cost of building has decreased from its highs during 2021. However, these decreases have been moderate in most materials other than lumber, which has been on a wild ride. Some materials have experienced price increases and the labor market continues to add to cost of construction.

As you can see, the market for poultry farms is complicated. Many of the above listed factors have interrelated relationships as well. With all of that said, the combination of buyers’ ability, inflation, interest rate changes, and down payment ability are the prevailing factors in today’s market. The net result is downward pressure on pricing.

Interest rates are actually at a healthy level, and are very normal when you look at the last 25 years of history. It’s everyone’s thinking and perception that has not caught up since we have all been accustomed to the unprecedented low interest rates we have had for the last several years. Everyone will adjust to this and the market will too.

Greater inventory equals more seller competition for the buyers and moderate downward pressure on price.

Buyers’ ability is the driving focus here. Farm pricing has a ceiling at what will cashflow and the down payment factors plus interest rates have decreased Buyers’ ability. Buyers’ strong desire is keeping this from being a larger negative than it is today.

The pressure that interest rate changes have had on price has resulted in some downward movement. However, lenders are responding with extended terms and novel loan products that shorten their risk period. This has softened the blow somewhat.

No real change in pricing has occurred from this at this point. It has mostly resulted in increased processing time.

Lenders getting their desk clear and being willing to get more creative is always a positive for the market.

In some cases, operating expense has outpaced increases in pay resulting in these pay increases not really moving the needle on pricing very much.

Inflation is the cure for inflation. See Newton’s third law reference above. As prices rise on the cost of doing business, the value of the business itself decreases because it does not make as much money.

Lower selling prices of their homes result in less available down payment, resulting in more of the purchase price having cash flow within the income generated on the farm. This is the heaviest weight we see on pricing right now.

The combination of slightly lower building costs and increased integrator incentives to build new houses have actually pushed some buyers into the market to build new rather than buy an existing farm.

Inflation will cure itself at some point, the only thing that remains to be seen is the volatility that is involved in the “cure”. So many factors outside the poultry farm market itself make this a tough prediction. Recent thought among the financially literate folks suggests that inflation may not get as bad out of line as we once thought it could.

So, change is constant. The poultry farm market is constantly changing. The prevailing winds right now point to lower pricing, but not extremely lower. We certainly have not lost all that was gained in the last 5 years or so, and do not expect to. In fact, as inflation subsides some, and everyone’s perception of interest rate moderates, and buyers continue to want to get out of town and back to the farm, we can see this market coming to a fairly stable point in the next year.
