THANKFUL. 2020 has certainly been a tough year for all of us but what I’m grateful for is all the opportunity we’ve created as a result of all the pivots. I’m so beyond grateful for my beautiful family and my son who brings me so much joy.

He’s a Las Vegas-based photographer and cinematographer specializing in luxury real estate, interiors, and architecture. Whether projects are local or nationwide, Fraser is sought out for his creative ability, attention to detail, and professionalism. Tell us a little bit about yourself and your background. An artist from a young age, I knew my talent would take me into a career using my natural ability. I graduated from college with a degree in graphic design, multimedia, and animation. As the founder of Luxury Homes Photography, I lead a team of elite professionals and believe in mentorship, guidance, and ongoing education. Versatility is one of my greatest strengths. I push my team to learn new approaches and constantly evolve to stay ahead of the current trends in the industry. My ability to adapt and push boundaries is what separates and defines me as a creative visionary. What do you love most about real estate photography? I love the challenge and creativity that real estate photography brings. It’s never boring as each home is unique, and each has its challenges. This industry has taken me all over and continues to surprise me every day. Being able to capture these amazing places and connect with my clients is a career that I am humbled and lucky to have.

What’s your favorite property or landscape you’ve photographed? I gravitate toward properties with amazing views and creatively incorporate the outside natural elements into the home. One of my favorite properties was a custom home built in a community next to Red Rock Canyon. The use of natural elements, rock, concrete, metal, and woods in that home was amazing.

PHOTO-READY FRASER ALMEIDA SHARES HIS EXPERIENCE AND TIPS WHEN IT COMES TO REAL ESTATE PHOTOGRAPHY What kind of gear could you not live without? Simple, my camera and my phone. Both allow me to capture moments to cherish forever. I love looking back at memories or seeing how my technique has evolved over the years. Too many people get hung up on gear. But, as long as you have something that adequately captures a moment, that’s all that matters. What advice do you have for aspiring photographers? 1.

Allow yourself to fail and make mistakes. The key to failure is learning from it and growing. To this day, I am still learning and growing to better my craft for myself and my clients. Make sure you also welcome the criticism from others. It may be hard to hear, but it will help you see your flaws from someone else’s perspective. Experiment. I have done it all: weddings, baby photos, fashion, portraits, automotive, landscapes, events, and more. Trying all those different industries allowed me to find my real love, which is real estate, interiors, and architecture. Try different areas that you think you may like, and you will eventually land on the one that fulfills your creativity and generates your income.
Use Fraser’s useful guide as a checklist to make your home photo-ready for a professional photographer. Inside the Home • Add or remove artwork and photos • Arrange furniture in a natural manner to show off the space • Check all light fixtures work properly • Clean all windows, glass, counters • Dust everything • Hang fresh-looking curtains • Hide trash cans, cleaning supplies, magazines/books unless well placed for staging, religious and political items, broken decorations, and exposed power cords • Open all windows and door covers, let all the light in • Remove cobwebs • Remove dirty or mismatched rugs • Remove magnets, kids’ drawings, and fingerprints from the fridge • Remove toilet covers • Tidy bedrooms and make the beds

GRATITUDE. I can definitely say 2020 is a year myself, and so many will never forget. Unfortunately, a few months ago, I contracted COVID-19. I self-quarantined and took steps to boost my immune system. Fortunately for me, my symptoms were mild, and I was back to normal in about three weeks. I'm so thankful for another day on this earth when so many worldwide have been lost to this terrible virus. I’m grateful every day to still be here. I know many have been struggling with work during these times but crazy enough for my company, I don't think I've ever been this busy before. I’m so thankful to have a career that can stay strong during these challenging times. I always see the silver lining in things, and even though it’s been a crazy year, it has made me appreciate all the things I have, friends, family, health, and career. I will use this experience to never take life for granted and to live each day to the fullest.

What is your specialty? I have always had a passion for the luxury market, which is what led me to Elite Homes Christie’s International. There is certainly an emotional impact when buying or selling a home that is tied to so many treasured moments. I’m grateful to help my buyers find a perfect space for memories to come. What’s your prediction for the Las Vegas housing market in the next 12 months? Las Vegas is currently a hot market, and this trend will only intensify as our city continues to expand and flourish. Las Vegas is the new home to several Fortune 500 companies including Amazon, Tesla and Google. It is an exciting time to live in Las Vegas and to own property in one of the fastest-growing cities in the U.S. that experiences continual population growth.
What are some of your favorite recreational activities in Las Vegas? I enjoy skiing at Mount Charleston, lake days with the family or hiking the Gold Strike Hot Springs Trail. COVID-19 has motivated our family to get out of the house more often and explore the beauty that our city has to offer. Please describe your perfect day in Las Vegas, from beginning to end, if money and time were no object. I’d wake up to my beautiful son and husband and head over to the Veranda at Four Seasons Hotel for some quality family time and out-of-this-world eggs Benedict. Then, we would head over to Lake Las Vegas and charter a yacht. We could cruise down to the South Shore, where our magnificent listing, the La Villa Gialla mansion shines on the water. After a day of sun and kayaking, what better way to relax than a massage at the South Shore Country Club Spa? Finally, in the evening, we would head over to the wine cellar of the exclusive Park Towers building and uncork a bottle of Château Pétrus to enjoy another spectacular Las Vegas sunset overlooking the Strip. From Park Towers, we are just steps from the Strip and many Michelin-starred restaurants. We would either order in or dine out and enjoy an exquisite dinner.
GRATITUDE. After this pandemic, I am most grateful for time spent with my family. This pandemic has made me realize more than ever that life is precious and a gift. My happiest, most treasured moments are being at home with my son and husband.
What advice do you have for your clients when talking about the future of the market? My advice to my clients when talking about the future of the market is that now is the time to invest in real estate, big or small. Take advantage of the historically low interest rate.

Financial and life coach Lisa Chastain helps young women make money simple and create rich, full lives.

isa Chastain is on a mission to change the way millennial women relate to money. “Sixty-one percent of women say they would rather talk about death than money,” says Chastain, a No. 1 best-selling author, entrepreneur, and financial industry disrupter. “In my world, we talk about money all the time; it’s some of the most valuable work we do. “BUY WHAT IS IN YOUR BUDGET, AND DON’T BE HOUSE POOR.”
Tell us a little bit about yourself. What’s your background? I’m originally from the Philippines. My family and I migrated to San Diego in 1989, where I lived until 2002. I had a brief stint in Utah for two years before moving to Las Vegas in 2014 to start my real estate career. Tell us about your family. I have two older sisters and a younger brother. What I take the most pride in and the most important aspect of who I am is being the father of two boys. Ethan and Evan. How long have you been working in real estate? I have been in the real estate game since 2004. There have been a few commercial deals here and there spread out over a 16year career, but 99.9% has been residential. What is your specialty? What has helped me thrive over the years is the ability to adapt and change to the market. I started in the industry helping buyers and sellers flip homes. Then it became REOs and foreclosures. Then the market shifted to short sales. The last six years have been more of a market dominated by traditional buyers and sellers. Even though the iBuyers have entered the market, it hasn’t impacted a change in the average agent’s business model. What do you love about the North and Northwest communities? My affinity for the area began early in my real estate career. I had the good fortune of helping several veterans find a home. This was the perfect area for many of them to commute between Nellis Air Force Base and Indian Springs. The area is extremely diverse. There are several master planned communities throughout the North and Northwest.
The area isn’t just new home builds either. It has horse properties and homes with acreage. The surrounding areas and communities are filled with entry-level homes.
Please describe your perfect day in Las Vegas, from beginning to end, if money or time were no object.
What’s your prediction for the Las Vegas housing market for the next 12 months? The market will remain stable. The low inventory and low-interest rates have created a strong sellers’ market. I don’t see housing prices changing.
I would get up first thing in the morning, head to Samballatte, and grab a Nutella Latte while eating a donut or two with my kids. We would just hang out and talk for an hour, then head to Red Rock to go for a hike.
The recent increase in the average median sales price move from 310,000 in April to $340,000 in September would seem like a jump. But upon closer look, I see more highend homes selling at list price and comparable to other sales.
When we get back, it’ll be lunchtime. My kids love pasta, so we would go out and eat at The Olive Garden or Buca Di Beppo.
In other words. A person who bought a house in March at 300,000 doesn’t all of a sudden have a home valued at $330,000. What advice do you have for your clients when talking about the future of the market? Buy what is in your budget, and don’t be house poor. What are some of your favorite recreational activities in Las Vegas? Give me a headlight and trail at night anywhere in Red Rock or Calico, and I am game anytime.
For the next couple of hours, we would play video games and watch TV. Depending on the weather, we would jump in the pool and swim and play for an hour or until the kids and I are tired. The day would end with dinner with the family, my kids, parents, sister, and their kids. We would end with watching TV while I have my boys in my arms and then bedtime. It’s not that hard to imagine my perfect day. I’ve had many of these days. I am truly blessed.
Where are your favorite places to eat? The amount of Taco shops on my list is embarrassingly long. Add the donut and coffee shops throughout the valley, and I am never more than 5 minutes away from my happy place.
GRATITUDE. As always, I’ve always been grateful for my two boys. They are healthy, kind, and empathetic. I’m always grateful for my small circle of friends I trust and my family, who are always there for me.

Tell us a little about yourself. What ‘s your background? I am the founder and CEO of Lifestyle LV. In 2004, I moved to Las Vegas from the San Francisco Bay Area and started my career in real estate shortly thereafter. I knew I wanted to open my own brokerage, and, in 2016, I opened Lifestyle LV, a boutique real estate and property management company. Tell us about your family. I have a husband and a beautiful 7-year-old boy who keeps me busy and moving. My family is mainly from the San Francisco Bay Area. My father’s family is mainly in the Philippines, although some family members are here in the States.
When I was 15 yrs old, my parents decided that we would join the rest of my mother’s family in Fremont, California. I left the Philippines in 1985. How long have you been working in Real Estate overall? In Las Vegas? I’ve been a real estate agent for about 20 years — 15 as a licensed real estate agent in Las Vegas, and about five years before that as an investor. What is your specialty? I am a residential broker and property manager. I have multiple clients who have multiple properties I manage for. I also buy distressed homes and remodel and sell them.

What’s your prediction for the Las Vegas housing market in the next 12 months? Before COVID-19, the real estate market was set to soar higher but remain sustainable for the next five years at least. With COVID-19, although our market is still hot, I will have to watch and see where it goes after the last quarter of the year. We have a very high unemployment rate, and this affects locals and their ability to rent or buy homes. On the flip side, we do have great market equity stemming from the subprime era, as well as a big surge of people moving from California and other states, which is keeping the market robust. I think we could look at 2021 for recovery — with great caution — as I’ve learned from past economic downturns. What advice do you have for your clients when talking about the future of the market?
Every local market is different, so seek the advice of a local real estate agent who is familiar with the particular market segment you’re targeting. What business resources do you recommend to individuals who are new to the Las Vegas community? The best resources are local residents, local real estate agents and other local professionals. My agents and I can recommend many things because of our Las Vegas experiences and local connections. What are some of your favorite recreational activities in Las Vegas? I run trails for my daily workout. We have many many trails and paths in the Anthem and Inspirada communities. My family likes to hike Charleston and other canyons in the valley. We go to Brian Head Ski Resort as it’s the closest ski area to Vegas each winter.
Encore, and then get a massage. Dinner would be at ARIA or Mastro’s Ocean Club inside Crystals at CityCenter. Finally, we’d relax at home and end the day watching a great movie.
GRATITUDE. What I’m most grateful for in 2020 is having a supportive husband, my loving son, and family, especially my brother and sister. I’m also thankful for my loyal and new clients for an amazing year in business. COVID can’t slow us down!
Golfing is an activity I enjoy, and my son is an avid little golfer as well. Living in Vegas gives us the ability to enjoy all of the above activities that no other place can provide. Please describe your perfect day in Las Vegas, from beginning to end, if money and time were no object. A morning workout starts the day with natural endorphins. I’d then check emails with the views of the valley from my balcony. Later, I would partake in a light lunch at the mall or area where we could do some shopping. Then, indulge in some pool time at a favorite joint, such as the Wynn or

I am the oldest child, and I have two brothers who also are Realtors who work for me. I have a sister, Brittany, and she has two sons, Dylan and Mason, who are awesome! Both my parents are attorneys, and my mother Karen was one of the first women to open her own practice in Vegas in 1991. She remodeled a 1950’s hair salon as her first law office. My father never practiced law and went into the family business instead, Lewis Homes, which was the largest homebuilder in Las Vegas/ Henderson from 1977-2001 building over 33,000 homes during this time. They sold the company to KB Homes in 2001 for $1.2 billion.

My yearly must-attend event is, of course, real-estate related: The AREAA Las Vegas Annual Red Event Installation of the Board & Awards Ceremony is a must for real estate professionals. What are your favorite philanthropic organizations to support in our community? I have hosted charity real estate events for The Animal Foundation, and The Shade Tree of Las Vegas. In the Las Vegas housing market, you can get more space and more opportunities for less money. And who doesn’t want more for less? The Las Vegas housing market is a perfect fit for people seeking to relocate from more expensive California cities.
BETTER LIVING WITH LOWER COSTS
While Las Vegas is less than an hour and a half by plane from Los Angeles, San Francisco, and San Diego, the median price of a single-family home is up to $687,000 less than those California markets. Basically, for what it would cost to buy one single-family home in San
Francisco, you could buy almost three homes in Las Vegas!

Las Vegas housing market rental prices are similarly favorable and come in at least $780 cheaper than Los Angeles and nearly $1,400 less than San Francisco.
There’s also more opportunity in the Las Vegas housing market.
No matter if you rent or buy, it’s likely that you’ll get more space for your money in the Las Vegas housing market. The median square footage of a housing unit in Las Vegas comes in at 1,600, according to the US census. In Los Angeles and San Francisco, that number shrinks to 1,250 and 1,500, respectively.
According to the National Association of Homebuilders, the Las Vegas housing opportunity index is 56.9. This number measures the share of homes sold in a given area that meet the criteria of affordability based on local median income and a standard mortgage underwriting criteria. Comparatively, San Diego stands at 20.1, Los Angeles comes in at 10.8, and San Francisco scores 8.5.

Tell us about your family. I met my husband, Michael Hiltz, when I hired him as Signature Gallery’s managing broker in 2009. We were married in 2011 and live in Lake Las Vegas with our dog, Lulu, a Goldendoodle. My husband is a commercial real estate broker.
You can buy more home for your dollar due to the low rates. But due to low inventory, you must work with an agent who knows how to negotiate and make your offer stand out from others.
What is your specialty? My focus is in residential real estate with a heavy emphasis on the luxury market. Since I reside in Henderson and have an office there, the majority of my business takes place here, although I do serve the Las Vegas area as well since I receive many referrals. What’s your prediction for the Las Vegas housing market for the next 12 months? The housing market has been strong. As crazy as it sounds, it seems like COVID-19 has helped our market by attracting a lot of out-of-state buyers. They are wanting to flee the high-cost, high-density areas from California, New York and Chicago. About 85% of the buyers for my listings are coming from out of state. Although we are experiencing high unemployment in Nevada, the out-of-state buyers are helping keep our real estate market stable. What advice do you have for your clients when talking about the future of the market?
What are your favorite philanthropic organizations to support in our community? I love being involved in my community and making a difference. I am the Chairwoman of the Board of Directors of the Henderson Chamber of Commerce. I am also the Chairwoman of the Board of Directors for Living Grace Homes, which is an organization that houses and assists young homeless, pregnant women. I also serve in the finance council for my church, St. Francis of Assisi. What business resources do you recommend to individuals who are new to the Las Vegas community? I highly recommend getting involved in the Chamber of Commerce. It is a great way to meet other business people, network, gain visibility and learn about the resources available in the business community. What are some of your favorite recreational activities in Las Vegas? My husband and I love to cycle. We ride road bikes, and there are hundreds of miles of beautiful trails in Henderson. I also love to cycle at the Red Rock Canyon National Conservation Area on the scenic loop.
Please describe your perfect day in Las Vegas, from beginning to end, if money and time were no object. I’d be boarding a plane to Spain flying first class! But in all seriousness, I love to get up early and take my dog for a long walk. Go home for a bike ride — preferably outdoors, but if the weather doesn’t permit, I’d jump on my Peloton. I’d relax in my backyard and then finish by going with my husband on our golf cart to have dinner with friends in the Village of Lake Las Vegas. As simple as it all sounds, I rarely get to do this as I keep very busy in my real estate business. But I am grateful for all of the opportunities I continue to get through my clients and referrals.
GRATITUDE. 2020 and all of the challenges that it brought to us has caused me to really look at every blessing I have in my life. My husband, special friendships and my incredible real estate team that my husband and I are fortunate enough to work with. We all have had to dig deep within ourselves and focus on our strengths and appreciate what we do have rather than what we lack. Although covid has been devastating to the entire world, most of us have grown during this time, and I am certain we will get to the other side of this having realized special gifts & blessings we have in our lives.

What’s your background? I was born in New Orleans, Louisiana and later moved to Tennessee, where I earned a degree in political science with a minor in business and leadership studies from Middle Tennessee State University and an MBA.
I then attended a leadership training in Las Vegas, where I met my wife Jane. I met Derek Parent, one of Vegas’s top lenders, and it didn’t take him long to convince me to start a career in the mortgage industry.

She is a fierce woman and leader in our community, and she inspires me to continue elevating myself and our contributions to the world. What is your specialty? I’ve learned to master the world of high rise and condo financing. Our team now has more than 200 condos and high rises approved for financing and has created valuable resources and tools to educate buyers and our realtor partners. What advice do you have potential buyers and investors in Las Vegas? The market is definitely hot, and it’s definitely growing. Be prepared and get pre-approved. This is imperative so that you know what you can afford to purchase. What part of Las Vegas is your favorite and why? This is so tough because there are so many beautiful parts of Vegas, but my favorite part is Henderson. It’s a great place to raise a family, has an incredible community with great leadership and I love the different opportunities that Henderson provides. What are your favorite philanthropic organizations to support in our community? Well, I love to give back so there’s definitely a long list. I love DRIVEN-Neuro Recovery Center. Hope For The City is a food bank that feeds those financially impacted by this pandemic. We just partnered with Susan G. Komen Nevada to host a breast cancer awareness boot camp at
Movement Fitness. I really love what Youth Leadership Authority is up to in inspiring youth to become leaders. Finally, Scale the Strat with the American Lung Association is an event we always participate in every year. I’m also very proud to be the newest member of the board of directors for Pinecrest Academy of Nevada. What business resources do you recommend to individuals who are new to the Las Vegas community? I would highly recommend getting involved with the local chambers. I’ve been so impressed with the Las Vegas Chamber of Commerce and the Henderson Chamber of Commerce. They have extraordinary leadership and being a part of the Vegas Chamber has extended our network far beyond anything we could have imagined. What other business ventures are you involved with? Right now, I’m a mortgage lender and I am very passionate about it, but I also love doing a lot of things. First, I created Living Large Las Vegas with Derek Parent. Derek and I are partners with Living Large Las Vegas. It’s a marketing and media company that started out as an idea to have a podcast, which has grown to include a digital magazine and production arm.
What are some of your favorite recreational activities in Las Vegas? Golf! This town has the best golf courses and our weather is perfect for golf. Please describe your perfect day in Las Vegas, from beginning to end, if money and time were no object. I would wake up at 5 a.m., hit the Summit Golf Course and eat breakfast there. After golf, I would pick up my family and shoot down to Henderson to go to church at Central Church and enjoy service. After church, I would then go to my favorite lunch spot, Bouchon. After that, we would head over to Mt. Charleston for a family hike to burn off our lunch. Then, we’d go get cleaned up then head out to dinner over at T-Bones, then head to the Strip to watch Cirque du Soleil’s “O.” Most people would call it a day, but not in Vegas! We’d take a nighttime stroll down the Strip and head over to the Bellagio to enjoy the fountain show.

We also have a new health club called Movement Fitness. This showed me what’s truly possible through hard work, determination and resilience. It provides a platform for us to partner with local non-profits to raise money and awareness for their organizations.
