BROKEN HEARTS, SHATTERED DREAMS By Annika Tierney
FITZ BAND COMP: 20 YEARS STRONG! By Annika Tierney Ku-ring-gai Council’s Fitz Band Competition is set to kick of its 20th Year this September. With sponsors Turramurra Music, Triple H Radio and Australian Guitar Magazine, this year’s band competition is not only about putting on an all ages show but also aims to empower young people through music. The music industry is well-known to be one of the most difficult to crack. The Fitz gives young and up-and-coming bands the chance to gain experience performing in front of a live audience. The judges are from different sections of the music industry with the aim of providing bands with a range of feedback. Booking agents, professional musicians and radio presenters are included in the judging panel this year. The competition is held at Fitz Youth Centre, St Ives on Friday the 14th, 21st and 28th of September with the final on the 5th of October.

LIVING LOCAL MAGAZINE SPRING 2012
After spending three and a half years working in the local music scene I have seen my fair share of broken hearts and shattered dreams. Being a young band on the North Shore is tough. Venues accepting underage musicians are few and far between and many youth centres only accept bands within their council boarders. Promoters and booking agents only take on bands they know will be a success and many musicians that have great potential are left to flounder on the sidelines. In this world full of disappointment, one man stands out from the crowd. Alasdair Gyngell, genuinely cares and wants to make a difference on the local music scene and with his fledgling company, Saiala Management, he plans to do just that. Alasdair has a dream of taking young, talented and passionate musicians and helping them on the road to success. A young person himself, Alasdair easily relates to his clients and shares their passion and enthusiasm for music and life. He has the potential to change the face of the local music scene. Young musicians and those interested in a career in band management and promoting ought to look up saialamanagement.com and seriously consider being a part of this musical revolution. www.livinglocalguide.com.au

FASHION&Beauty had previous success wearing tinted moisturisers, I think you’ll be impressed with the new BB creams available. The colour range is bigger (though still expect less than 6 per brand) and there are some decent oil-free formulas which is essential as we head into Spring and Summer. How do you wear it?
BB MANIA By make-up artist Wendy Kwei Beauty Balms (or BB creams) are the “it” product in the cosmetics world right now. While they have been hugely popular in the East for decades (some of the earliest formulas originating in Korea), it’s only been in recent years that the West has joined in. This spring you can expect them to be flooding our cosmetic counters. So, if you’re not in the know already, here’s a quick summary: What is a BB cream? A multi-purpose product that combines skin care, namely sun protection and moisturisers, and make-up in one. It looks and feels essentially like a tinted moisturiser, with a little more coverage and some additional 16
skin care ingredients (and potential benefits). In terms of make-up, it’s too sheer to conceal pimples or even-out your skin tone, but it will give a subtle tint of colour which is perfect for people who like a natural, nomake-up look. Is it worth the hype? It depends. BB creams are intended for people who want to take advantage of this all-inone product, like busy mums or those with only a few minutes to spare each morning. Pricewise, it’s more expensive than an average moisturiser, but cheaper than a full strength, high-end foundation. For some people, the time it saves each day makes it worth the expense. If you’ve
LIVING LOCAL MAGAZINE SPRING 2012
Provided the BB cream has broad spectrum (UVA and UVB) protection, theoretically you should be able to skip sunscreen and moisturiser and just apply this one product – that’s the point. If you need additional sunscreen or moisture, apply it underneath the BB cream. If you want more make-up coverage, apply concealer, foundation, or other make-up products on top. Where do you start? It’s always difficult choosing between brands. I recommend visiting a brand you are familiar with, that has products you’ve used before and helpful sales staff . Check out their range of BB creams and ask for a sample. While you can see the colour and coverage immediately, don’t forget this is also a skin care product. You really need to use it for 3-5 consecutive days to see how your skin will adjust and react. For more make-up and beauty tips visit Wendy’s website at www.wendykwei.com to read her make-up blog.

PRODUCT REVIEWS and have a gorgeous subtle scent that’s refreshing and citrus-like. Best of all they’re certified organic! One day I used another moisturiser and to my surprise, found myself saying “KORA is far nicer on my skin.” While I’ve never been much of a brand-snob, especially with cosmetics and skin products, I think I might have just become one. KORA wins; hands down. Edwina’s Review
LIVING LOCAL REVIEWS FOR KORA ORGANICS BY MIRANDA KERR Rebecca’s Review As a lover of all things organic and natural, I was thrilled when KORA Organics agreed to us reviewing some of their products. For the past six weeks I’ve been trying the Cream Cleanser, Hydrating Day and Night Cream and Exfoliating Cream. The verdict is: I love them – so thanks KORA! I’m one who likes to make good things last, so the first time I used the products, I tried use them sparingly. Disappointingly, the pea-size amount just wasn’t enough, so I used a little more. Much to my surprise, after using them just a couple more times, I now only need the smallest amount. I obviously didn’t realise how neglected and dry my poor skin was so so it took a while for the KORA products to hydrate and replenish my skin! The products feel great: light and not too heavy, soft and smooth,
I’ve always wanted to try KORA as it’s 99% chemical free. The prices aren’t low, but worth it. I look forward to washing my face morning and night knowing I’m using natural products. Foam Cleanser: Initially I wasn’t convinced it was the product for me as my skin brokeout, but I have very sensitive skin and this is not unusual. My skin has now adjusted, thankfully quite fast, and feels soft, smooth and hydrated. It foams really well, which is surprisingly as it is soap free. It feels great on my skin and I adore the subtle fragrance. The tube looks great and is easy to use.
www.livinglocalguide.com.au
Soothing Day and Night Cream: It’s light upon application and moisturises my skin the perfect amount so I can easily wear make-up over it. I have naturally oily skin so I don’t feel I need to use much, just a thin layer is perfect. Again, I love the subtle fragrance and my skin feels nourished and revitalised. I tend use this as a night cream as there isn’t any SPF. Enriched Body Lotion: I love this lotion and its thicker consistency, my skin feels amazing using it. It doesn’t leave my skin feeling moist as it absorbs fast. So, if you love a herbal scent, not too over powering, then this is for you. The only downside is the price but it does last, I am still using mine.

Daniel Collins (Year 11) recently shared in the NSW Schoolboys’ team’s success in winning the National Football Championship in Townsville, and has been selected in the Australian Schoolboys’ team to tour Argentina and Brazil in January next year. These achievements demonstrate Barker’s commitment to excellence across its broad co-curricular program. "We congratulate each of our boys on their success," Headmaster, Dr Rod Kefford AM, said, "acknowledging their individual hard work, their dedication to training and improving their skills, and their outstanding sportsmanship." 18
FINE FASHIONISTAS Roseville College teacher inspires six of her students into the finals of the Australian Museum Design Awards. An extraordinary six of the ten finalists in this year’s Australian Museum “Fashion Less Waste Design Awards”, including the Runner Up, Rebecca Lee, were Year 11 students of Roseville College’s Technology & Applied Studies (TAS) teacher, Dominique Northedge. The impressive result, acknowledged by the judges as "very unusual" and "unprecedented", was thrilling and humbling for Ms Northedge, who says she only sought to encourage her students to give it their best. "This year’s awards were in connection with the broad theme ‘Deep Oceans’; so girls used innovative materials to create outfits inspired by creatures from the deep," Ms Northedge explains. "I am delighted that six girls were named as finalists. It is icing on the cake that Rebecca Lee was the Runner Up." Australian Museum Education Project Officer, Jane Johnson, says having six finalists from

one school – Georgina Craig, Yianna Georgiou, Rebecca Lee, Eden Lim, Edwina Sharpe and Rachelle Sleiman – is "impressively disproportionate" considering over 1000 entries were received. "You may have noticed the strong representation of Roseville College in the Secondary Category," she blogs. “This really says something about the learning environment created by their teacher. Congratulations to Dominique as well as to all the finalists." Winning entries are displayed from 2 Aug to 29 Nov 2012 at various Sydney locations. For details, see: http://australianmuseum.net.au/ Fashion-Less-Waste. In recent years, Roseville College’s TAS achievements include 2007 graduate Alexandra Comino named as the 2008 Singer® Young Designer (short-listed as a finalist with a fellow graduate). In the HSC, four students ranked in the Top 50 in Design & Technology, seven were pre-selected for DesignTech (Board of Studies’ Showcase) and one was selected. www.livinglocalguide.com.au
At Roseville College, girls are inspired to pursue their personal best across the spectrum of College life from academic studies, to sport and the arts, community service and personal interest initiatives. Junior School girls participate in a variety of initiatives where physical activity, technology and character growth are woven creatively and authentically into a diverse curriculum. They are encouraged to connect with others while directing their best effort into every opportunity. Applications for the Year 3 intakes 2013-2015 are now open. As each girl journeys from Infants to Senior School, she is nurtured to become an independent young woman who embraces life’s array of valuable learning experiences with passion and diligence. 2011 HSC Dux, Belinda Slack (pictured), achieved an outstanding ATAR, a Premier’s Award and a nomination for OnStage, the BOS HSC Drama Showcase. Like many of her peers, she was also actively involved in College life: a Prefect, Sports Captain of her House and Captain of Drama, and a member of our 1st Softball and 1st Netball teams. KNOX RUGBY By Sally Robertson On Saturday 25th August the Knox Old Boys Rugby Club hosted a rugby match called BrothersIVBrothers to celebrate mateship and harness community spirit to raise awareness and financial support for the Chris O’Brien Lifehouse at RPA. A team of players, mostly veterans who played between 2001 and 2010, gathered to play Mosman RUFC in a full competition third grade game in the Suburban Rugby Union competition. Two young men, old boys and mates of the Knox Community, have been battling cancer and inspired the event. Tim Cussell 29, OKG 2000, and Lachlan Robertson 33, OKG 1996. Lach enjoyed playing rugby with the Knox Old Boys for several years but never managed to play in a match with all three of his brothers, Scott, Jason and Bryn, until Saturday. The game was won by Knox Old Boys, 35-12. The day raised over $80 000, which went to Lifehouse, making a material difference to many lives in the future. The Lifehouse is a world-class facility that combines clinical care, research, education and integrative therapies, creating opportunities for innovative research and compassionate holistic care and outcomes for cancer patients, their families and carers. Local businesses and sponsors came on board to support the event, including Exclusive Meats at North Turramurra, The Great Northern Hotel, The Blue Gum Hotel, Westpac, LJ Hooker at Wahroonga, The McCarroll Motor Group, Ord Minnet, and Corporate Video Australia. You may show your support by calling Danae Fitzpatrick on 9515 2000. Please remember to reference BrothersIVBrothers. Donations are fully tax deductible. 22
TASSIE EXPEDITION Knox students battled snow and freezing conditions on Tassie expedition. Students from Knox Grammar School encountered freezing conditions, snowfall and strong winds as they took on the 65 kilometre, six day Overland Track in Tasmania. The mid-winter expedition, which involved 12 Knox students and four staff members, is part of the Knox’s extensive Outdoor Education Program, which is focused around positive psychology and teaching students life skills. The group traversed the picturesque Cradle MountainLake St Clair National Park, part of the magnificent Tasmanian Wilderness World Heritage Area. The boys stayed in huts along the length of the track and carried all their own food, equipment and fuel. “The conditions were literally freezing and physically and mentally challenging for everyone,” said Knox Head of Outdoor Education, Mark Trollope. “Some of the boys’ socks and shoes froze solid overnight, but this didn’t deter our resilient boys and staff.”
“We had the track almost completely to ourselves and we got to see Cradle Mountain and the Tasmanian wildness spectacularly dusted in snow.”

MYTHSANDHYPEOF MODERNMEDICINE Dr. Ross Walker, local cardiologist, has a passion for people and health. Dr. Walker recently released his new book, 5 Stages of Health, which debunks the myths of modern health and helps you find the facts of good health. Dr Walker is considered one of the world’s best keynote speakers and life coaches. He is the author of six books, is a regular presenter on the Nine Network’s Today Show and several radio stations.
What prompted you to write your most recent book, 5 Stages of Health? It was really just the fact that when I look at medicine, there are some things we do well and others we don’t. The first stage of health, body health, we do well. That is, if you have a gall bladder full of rocks, you need the gall bladder removed. If you have bypass surgery, you need your cholesterol managed. But what we don’t do well, is deal with all the other stages mentioned in the book. There is nothing that really puts together all the aspects of our health. Medicine has a very strong place. If you’re having a heart attack don’t go to a naturopath or stay home and meditate, go to a hospital and get treated! There are deficiencies in the medical system that haven’t been addressed and that is what led me to write the book.

COVERFeature this pill for the rest of my life.”? It just doesn’t feel right, does it? So you’ve therefore got to say to yourself, “There is something wrong with this advice”. I think our intuition is ignored in Western society and we have to get much more in touch with that. If what the doctor says feels right, and it resonates with you, then I think you pursue the therapy. But if not, well I think you go looking for other aspects of health care that might suit you better. PRACTICAL TIPS FOR READERS In your book you suggest that certain medical procedures are arguably unnecessary and potentially detrimental to an individual’s health. How can someone make a wise and educated decision as to whether to accept the recommendation of a medical professional? One thing we have to all start doing is listening to our own intuition. It’s like anything in life, if you are doing something that doesn’t feel right then go searching. You’ve got to enjoy every moment and when you’re in a situation where you’re feeling bad or confronted, say, “Well hang on, this isn’t right”. If a 35-year-old goes to a doctor and the doctor says, “Oh your cholesterol’s high, we have a pill for that. Take this pill for the rest of your life.” Now, you have to ask, how many 35 year olds who don’t have a history of heart disease, who have high cholesterol, are prepared to say, “Yeah, I’ll take
30
Is there one particular thing you hope readers ‘take home’ further to reading 5 Stages of Health? I think the greatest point is that your health is your responsibility. This is what disturbs me about the way modern medicine is practiced and accepted by people. People abuse their bodies up to the day of a heart attack, or the day they discover they have bowel cancer, and then go to the doctor and say, “Doctor, please save me!” It’s not the doctor’s responsibility. Every day of your life it is your responsibly to make a good decision that is going to improve your health and quality of life. I say it in my book and I say it in my talks and on my radio shows. Life isn’t about making a decision to be healthy, it’s about making 30, 40, 50 small decisions every day. It will either take you to good health and happiness, or bad health and unhappiness.
LIVING LOCAL MAGAZINE SPRING 2012
Does it frustrate you when patients don’t do what you recommend? Great question, that’s called the Walker-rule-number-two of medicine. All I can do, and all I am as a doctor is an educator and a servant. It’s not my job to judge people. It’s not my job to say, “You must take this pill or vitamin.” That’s their decision. I think you’ve got to look at every moment of the day as a selfimprovement program and it’s no one else’s job to make you healthy and no one else’s job to make you happy. Your books are tools to empower people to embark on the path to wellness. Can you give our readers a few practical ideas to enable them to embark on this journey? Absolutely! First, the five main points to a healthy life are: 1) No belly fat - Simply check your calories in versus calories burnt. Discipline yourself to eat less every day and don’t eat unnecessary food. Our actual physiology is designed to get a bit hungry, so you don’t always need your belly full. Eat smaller helpings off smaller plates, don’t have second helpings or eat dessert (most of the time), and don’t graze. 2) No addictions. 3) Good quality eating and less of it 4) Three to five hours of exercise every week - The second best drug on the planet is to have a regular exercise habit, so I encourage everyone to do some form of exercise every day. The www.livinglocalguide.com.au
best form of exercise is not walking, but one you will keep doing. So, you find something you enjoy and do it regularly. 5) Best drug on the planet: happiness and contentment. My best piece of advice: cultivate happiness in every moment of your life. Bad things happen in your life but you’ve got to say, “I choose peace over this” and go through your life with that attitude. Determine that you are not going to give anyone else the power to cause your heart attack or stroke. Can fluids such as tea replace drinking water? As a child I was encouraged to drink milk at morning tea but these days kids have a can of coke. To me, soft drink is a poison. We should be avoiding anything that’s fizzy. See them as something you might have once every six months - not once a day. Their effect is an increase in diseases such as diabetes and osteoporosis. Be careful what fluid you put in your mouth. Drink water together with good quality teas, and modest amounts of coffee. Reduce your alcohol down to less than two drinks a day. This will keep calories down and keep you healthy. We have a thing called thirst, so drink to your thirst to keep yourself hydrated. There is no evidence that you specifically need to have eight glasses of water every day. The second stage of health I mention, environmental health, explores the truth about hidden
chemicals in plastics so when you drink water, drink it out of a glass not a plastic bottle. You were recently on A Current Affair talking about sugar. In an ideal world, should we avoid sugar altogether? Yes, there is enough sugar in the food we get naturally. You don’t need to supplement sugar at all. It is what I call white death: sugar, white bread, salt, rice, pasta, potatoes. We have to try and minimise the intake of all these things. There is no justification to add sugar to anything nor to have sugary foods. There is enough sweetness in fruits and vegetables.
but they miss the point. We get enough vitamins and minerals in our foods to stop us from getting deficiency diseases that we used to get 200 years ago but they are not the diseases that kill us today. Today, heart disease, cancer, Alzheimers and diabetes all have what we call a free radical, which is affecting our immunity. These diseases are more diseases of excessive poisoning and bad immunity. The way you counter that is by having a good-quality multivitamin every day. So, I am not arguing against the deficiency argument that Choice used, but I suggest they look at the diseases that are killing us in 2012, and they are not deficiency diseases.
VITAMINS AND SUPPLEMENTS Supplements are frequently recommended for those who find it hard to eat a balanced diet or are lacking in certain nutrients. Is eating well enough? Eating well is a good thing but I also think it is good to supplement your diet with a multivitamin. Recently, Choice declared that there is no need to take multivitamins if we are eating a balanced diet,

Certain vitamins are known for preventing and helping alleviate common colds and sickness. Is it good advice to dose-up on vitamins? Absolutely! When I feel a virus coming on, I take a big dose of Vitamin C (4 grams) and two times the standard does of echinacea and garlic to prop up my immunity. I also suck on a zinc lozenge every eight hours or so. They all work well together but not for too long, just to give your immunity a boost. If you just do that for a few days, it’s not going to hurt the body. ANTIBIOTICS Many people seem to be stuck in the antibiotics cycle. Is this concerning to you? How do we break it? First, we don’t need antibiotics as soon as we feel a sniffle coming on. Wait until you’re actually coughing a whole lot of green muck before you even think about it. A lot of people rush off to the doctor with a sniffle. Over prescribing doesn’t happen so often now. Doctors and patients are much more 32
attuned to this. Thirty years ago, our mothers would have us off to the doctor and we would go on antibiotics, which is ridiculous because antibiotics only work against bacterium not against viruses. The common cause of respiratory-track infections are viruses like influenza or the cold virus, which have no treatment. Tamiflu is an antibiotic you can use for influenza but as far as the cold, try vitamins to minimise the length and severity of the illness. We have to educate people that we can’t keep flogging our bodies with antibiotics because when we get really sick, the bacteria that live in our bodies can change and then become mutant bacteria and then dreadful super bugs. Be careful as far as antibiotics go. Also, drug companies make most of their money out of developing chronic drugs. Drugs to lower cholesterol and blood pressure, and chemotherapy drugs, not antibiotics. So, little research is being put into developing antibiotics, which is why we’re stuck with the ones we’ve got. If you leave a doctor’s surgery without a script, you’ve probably gone to see a very good doctor. There’s a wonderful saying, ‘If all you have is a hammer, everything looks like a nail’. The hammer in medicine is the script pad and scalpel. It’s good to see a doctor to get some health advice, not be filled to the eye balls with pills. One of my big concerns is the excessive use of cholesterollowering drugs and this nonsense that everyone over fifty years should be taking cholesterollowering drugs for the rest of
LIVING LOCAL MAGAZINE SPRING 2012
their life to stop them dying. We should be targeting our therapy to individuals not a one-size-fitsall approach. LOCAL AREA How long have you lived in Ku-ring-gai? We have lived here for 18 years. I love the place and my practice is at Lindfield. What’s your favourite local past time? Easy, going to Wahroonga for a coffee at Kokoh. Favourite place to eat? Great question! Turramurra used to have Magic Curries, which have now moved to Terry Hills called Urban Tadka. My friend, Dimpy Singh, who is the owner calls me if I haven’t been in a few weeks saying, “Hello doc, where have you been?” Great guy. The Old School Trattoria in St Ives is also another favourite. In fact, we’ve had quite a few birthday parties there. We also love the Road to Goa in St Ives, La Zana and Cosy Thai in Wahroonga. We’ve been going to these for years. Are there health issues that are more specific to local people than those in other areas of Sydney? People living on the North Shore are a healthy bunch and are very intelligent and motivated people, which is why I like practicing on here. The patients appreciate my kind of advice and my philosophy about your health being your responsibility. I have the privilege of working here and I also think it a wonderful place to live. www.livinglocalguide.com.au

The KPO is very excited about the upcoming free Community Concert “Last Night at the Proms Ku-ring-gai Style” to be held on Saturday, 15th September in Wahroonga Park at 5pm. The Turramurra and Lindfield Community Bank® Branches will be providing recyclable ground sheets for $2 each for the audience on the night.
The KPO has banked with Turramurra Community Bank® KU-RING-GAI Branch since 2008. “We find PHILHARMONIC ORCHESTRA their friendly, client focussed staff incredibly helpful”, said Anne Cahill. To find out more about the Kuring-gai Philharmonic Orchestra , please visit www.kpo.org.au

YOURHealth Good sleep habits • Try to regulate your sleep/wake cycle by going to bed and waking up at the same time. • If you take a nap, try to time it carefully. Napping late in the day or for too long can affect your sleep later that night. • Exercise earlier in the day to give your body time to wind down before you turn in.
SLEEPING WELL IN PREGNANCY By Dr Sean Seho
It is a truth universally acknowledged, that a couple in possession of a new baby, must be in want of a good night’s sleep. (Apologies to Jane Austen fans for misquoting her!) Expectant parents are often told that getting a good night’s sleep will be much harder after the arrival of their little bundle of joy. However, for many mums-to-be, the idea of a deep, uninterrupted sleep, particularly later in pregnancy, can also be a challenge. It’s normal to feel tired, as the body works around the clock protecting and nurturing the growing baby. Even during the first trimester, pregnant women may need more sleep than usual as the body undergoes many changes. Sleep deprivation can be frustrating, and make it difficult to cope the next day. Despite being exhausted, many still find it hard to get proper sleep.
Tips for expectant mothers: • Find a good sleeping position. It’s generally recommended that pregnant women sleep on their left side. This improves blood flow to the heart, uterus and fetus. It’s natural for changes in sleep position to occur during the night, so no need to unduly worry if you wake not on your left side. • Cut down on food and drink containing caffeine, e.g. coffee, tea, chocolate, and soda particularly later in the day. • Avoid heavy or spicy meals and drinking lots within a few hours of going to bed, particularly if heartburn is a problem. • Alcohol and nicotine are best avoided altogether in pregnancy. • Ensure you get enough fluid and nutrients through the day. • If nausea keeps you up, try bland snacks e.g. crackers before bed.
• Take a yoga class or practise relaxation techniques. • Establish a regular, relaxing bedtime routine e.g. reading, talking with your partner, or having a soothing bath. • Write a to-do list so you don’t stay awake worrying about what you have to do the next day. It’s natural to be anxious about the birth, breastfeeding, or your abilities as a parent. If this is keeping you awake, attending antenatal classes may help. Knowing what to expect can help put your mind at ease. When you still can’t sleep Rather than tossing and turning, worrying about why you’re still awake, and counting down the hours until morning, get out of bed and do something different: read a book, listen to music or watch TV. Eventually, you’ll feel drowsy and fall asleep. Don’t panic if you wake at night. Interrupted sleep during pregnancy is perfectly natural, and also common when the little one finally arrives!

ADDRESS THE CAUSE The BEST treatment for many pain-related disorders, providing fast relief of symptoms and quickly promoting healing. (Journal of Advancement in Medicine)
In my 20 years in medicine I have never experienced any treatment or therapy that provides relief and results as quickly as Frequency Specific Microcurrent. I have been amazed and pleased”
...an exciting NEW way to treat nerve pain and muscle soreness
Robert Lerman, MD, PhD
WHAT IS SOMATHERAPY Krystyna of Somatherapy has extensive professional training and experience in the treatment of many forms of myofascial pain and dysfunction. She is a certified practitioner in the clinical application of the Frequency Specific Microcurrent Therapy (FSM), with a diploma in Myofascial Release and Government accreditation in Tactile Therapy (highest level). Traditional approaches to chronic pain are not always effective. Krystyna provides therapy with a difference, changing what is possible in pain management. She offers highly specialised, non-invasive and painless manual therapy, in combination with the latest
advances in FSM Therapy. FSM Therapy represents a significant improvement in rapid pain control and injury repair stimulation. It uses currents in the micro ampere range, 1000 times less than TENS and below sensation threshold. It is an exciting new way of treating nerve pain and muscle soreness. New injuries heal in record time. It has been shown that FSM may reduce tissue inflammation by 62% in four minutes and accelerate healing of ligaments and tendon injuries by over 250%.
pain from traction injuries, disc bulges, compression neuropathies such as carpal tunnel syndrome, knee joint pain and more.
Clinical experience indicates that FSM is effective for treatment of soft tissue injuries, postsurgical scars, headaches, temporomandibular joint pain, bursitis, tendonitis, nerve

FSM may help patients recover from chronic myofascial pain that didn’t respond to other commonly used therapies. FSM instruments have been TGA approved for pain relief in 2001. The therapy is gentle, safe (no side effects) and clinically proven to be effective.
Health Fund rebates are available to eligible patients.
WHAT PATIENTS SAY I first saw Krystyna with very painful knees which western medicine wanted to replace and I adamantly refused to do. I had passed Krystyna’s clinic numerous times and taken her information on microcurrent therapy. I decided to give it a try. After the first treatment I felt wonderful. The pain started to decrease significantly with each treatment. It is 3 months since I began with Krystyna and the pain in my knees, hips and back (the source of my knee problems) has improved 90%. Most of the time my knees are very good and I no longer have to descend stairs in a crab-like fashion and have begun walking again for exercise, which had been a major problem for me. I have referred 2 others to Krystyna. They have had the same results. We are indebted to Krystyna and her therapy. I would have no hesitation in recommending a consultation with Krystyna who is careful to state that depending upon your specific condition; she may or may not be able to assist you.
Jan Kite I was already aware how effective Krystyna’s treatments were when I developed acute pain and swelling in the left side of my head. Everything caused pain: eating, sleeping even walking - all caused pain radiating out from my cheek all the way to the back of my head, face and my left eye. Pain medication merely dulled
the pain from acute to very uncomfortable. And I had to take it every 4 hours. I saw Krystyna who treated me for an acute facial neuralgia. After one treatment of the nerve pain and inflammation there was an amazing improvement. Further treatments followed and within a week I no longer needed pain medication. Within 3 weeks of intensive treatment I fully recovered. I was very happy with my treatment. I would (and have) recommend Krystyna.
Fiona Onikul I had a fall and fractured my lateral tibial plateau. After surgery I was told it would be 3 months before I’d be walking unaided - with work and a family, that just can’t happen! A friend brought me to see Krystyna hoping the therapy could fast track my recovery. I took a leap of faith, stopped the merry-go-round of physio/ chiro visits and saw Krystyna twice a week for about 6 weeks, along with gentle exercises, advised by her, to do at home.
1 in 5 of us suffers from chronic pain. But breakthroughs in international medical research are bringing hope for a pain-free and drug-free future.

YOURHealth Somatherapy Treatments
HABITS COUNT... YOU & CHRONIC PAIN By Krystyna Zawadzka Every day thousands of Australians wake to debilitating chronic pain - month after month, year after year. Chronic pain affects lives! Anybody who has ever had to live with pain knows how insidious and soul destroying it can be. Various factors are causing the body’s misalignment resulting in chronic pain and limited mobility. But far too often chronic pain, and basically anything that that happens in your body, is tied to ageing. Habits Count Habitual physical stresses affect the body’s alignment. A history of sitting hunched over a desk or continually carrying a briefcase pulls the shoulders and neck out of line in relation to gravity. With repetition, the body sticks in that position, even if it is not engaged in the activity that caused the misalignment. The body’s connective tissue system called "fascia" glues together and the whole body becomes out of balance. 42
Fascia connects different parts of the body. Therefore it can 'drag' tension, restrictions and pain in any other direction. Habitual movement patterns, caused by physical trauma, "embody" dramatically. For example, a person who has fractured a leg tends to walk in an unbalanced way to protect the injury. The irregular movement pattern can become the body’s normal way of moving, long after the injury has healed. As ageing continues, more and more of these physical and emotional patterns become embodied in the connective tissues (fascia) and we lose flexibility. Fascia’s restrictions became a source of tension to the whole body and they have a cumulative effect. The body gets caught in a trap - the more misaligned with gravity we become, the more tension and stress we experience and the more energy we expend holding ourselves together. The body shortens and stiffens and we age more rapidly.
LIVING LOCAL MAGAZINE SPRING 2012
Highly specialised manual treatments aim to reverse these processes and boost the patient to a new state of health. Treatment integrates Myofascial Release Techinques, a relatively new addition to the physical therapies and Frequency Specific Microcurrent (FSM) Therapy, which is a unique physical therapy, pioneered and used in USA for over sixteen years. Myofascial Release Therapy is very effective for persistent muscle pain and realignment of the body. It is an extremely mild and gentle form of manual stretching and lengthening of the fascia, unwinding the tissue’s holding patterns and facilitating structural alignment. FSM Therapy works on the principle of biological resonance. Microcurrent frequencies resonate with biological tissue and improves cellular bioelectric activity, reversing abnormal structure of the tissue. The effects are long lasting and the healing of tissue is more complete. The body stores the trauma of our lives in muscular rigidity, thereby keeping us stuck in the past. When we release tension in our body and align ourselves with gravity, we take a new stand in life. This allows us to be at ease with ourselves and in harmony with our relationship to others and our planet. Krystyna practices at Gordon Somatherapy. WHEN SENIORS SAY “NO!” “Our research and day to day experience shows there are many people worried about their ageing parents and are trying to care for someone who says they’d rather not have any help at all” according to Home Instead’s local franchise owner, John Quirk. “This resistance can be a real problem for family caregivers – they can be worried about the safety of a senior loved one forgetting food on the stove or neglecting to take their
medications.” The message is: “keeping fiercely independent seniors safe at home isn’t a lost cause; there are solutions.” A survey of family caregivers, revealed that 51% had an ageing relative actively resisting care and offers of help from a family caregiver or a professional trying to assist them. Sometimes seniors only want help from a son or daughter, which can put undue pressure on that family caregiver who feels he or she can’t call for professional
help. Most caregivers can go into crisis mode to rally around a loved one in the short-term, but long-term, the strain can take a particular toll on the life, work and health of family-caregivers. Often family caregivers make assumptions but never ask: "Mum, I’ve noticed that when I bring up having someone come in to assist, you don’t want help. Why is that?" Sometimes the parent doesn’t realise they’re being resistant. Reassure senior loved ones that you have the same goal in mind. Try saying: "My goal is for you to be independent, too. You know I can’t be here all the time. A little extra assistance will help you stay at home." Caregiver support materials and resource booklet When Seniors Say "No!", offering practical tips and insights about overcoming resistance to assistance are available from homeinstead.com. au or phone Home Instead Senior Care on 9144 2322.
into high-quality liquid fertiliser that will really ORGANIC GARDENING waste make your veggies produce!
By Dennis Collins
It’s Spring, a great time to get active in the garden! Join the trend towards gardening organically with some simple steps. The aim of organic gardening is to improve the health of your soil, plants and animals by using natural additives and gardening systems, and avoid synthetic chemicals and fertilisers. Tips to help you achieve good results: • Use natural fertilisers such as animal manures (dynamic lifter/chook poo), liquid seaweed-based mixes or carp mixtures and composted material to feed and strengthen your plants. • Compost to effectively recycle plant material by turning it into nutrient rich, fertile soil. If space permits, a worm farm is a great way to convert food 44
• Control pests in your garden by using safe insecticides such as Dipel, pyrethrum or neem oil. However, all insecticides also impact beneficial and desirable insects, so use sparingly. Also rely on removal by hand, safe options such as soapy water and white oil, or simply encourage helpful garden visitors like ladybeetles, spiders and birds to control your pests. • Mulching your garden is like a blanket for your soil. Certified organic mulch retains moisture in the soil, keeps plant roots protected, suppresses weed growth, eventually breaks down and adds extra organic matter to your garden. • Plant resistant (non-hybrid or heritage) varieties of vegetables. Time plantings to suit the seasons and choose plants suited to your area. Last, have fun in your garden, play and experiment! Happy growing!

LIFEStyle Charlie’s death was immediately paid out to their step-mother by the trustees of the Super Fund, leaving the Estate with the house and mortgage. Furthermore, Charlie’s Will then split the remainder of the assets four ways - equally to the two daughters, the stepmother and a one quarter gift to his first wife.
WHAT DO TREES HAVE TO DO WITH FINANCIAL PLANNING? By Mark Lewin It surprises me how many of our new clients don’t go beyond their own lives when describing their investment structures and portfolios to me. I have no doubt that they all love their children and grandchildren, but very rarely with new clients do I see much thought placed on intergenerational wealth transfer. More often than not, I find that it is due to their previous financial advisors having not advised them on how to set up a proper Will. That is, a Will that ensures protection of their Estate assets and further enables these assets to be transferred, in a tax effective method as part of a full financial planning strategy. That’s where the family tree plays a big part in our financial planning process. One of our first tasks, when meeting prospective clients, is to sit down with them and draw up a comprehensive family tree. The family tree connects clients to their children and grandchildren and allows 46
us to discuss wealth transfer and the long-term protection of their hard-earned Estate assets. Everyone has a family story to tell and unless your financial planner has a detailed picture of your extended family and the issues that invariably exist, planning mistakes will occur. Part of any good financial planning is to ensure you get the assets you desire to the people you intended receive them, but more importantly, it’s about avoiding unnecessary stress, asset loss and/or shrinkage. Case Study 1 After Charlie’s death, his two daughters felt confident that his Will would “look after” them. The main assets of Charlie’s Estate consisted of a home valued at $1.2 million with a $600,000 mortgage and a Superannuation Policy valued at $800,000. Charlie was estranged from his second wife, his daughter’s stepmother, but she was the nominated beneficiary on the Superannuation Policy. His two daughters were dismayed to learn that super was a “non-Estate” asset and upon
LIVING LOCAL MAGAZINE SPRING 2012
Your death benefit nominations on insurance policies & super funds must only be made after careful consideration of the Will and then they must be kept up to date. Having all the family tree matters considered as part of a comprehensive planning strategy would have prevented these issues arising as they did. Case Study 2 Ted and Mary ran a successful small business on the Northern Beaches of Sydney and had high hopes for their sons Robert, age 18 and Dan, age 20. Unfortunately, Ted and Mary were tragically killed in a car accident leaving the two boys with a payout of approximately $2 million each. Being young and with the lack of parental guidance, they took off to Europe to ‘get over’ the loss of their parents and to travel the world. Unfortunately, nine years later the boys, now in their late twenties, arrived back home penniless, having never worked or completed tertiary education. Their job prospects were even slimmer as they had nothing to put on a CV for upcoming job interviews. People who are properly advised by their financial planner and a lawyer who is expert in estate planning can make simple but effective provisions in their Will to ensure inheritances provide a worthwhile and positive outcome for the intended beneficiaries. www.livinglocalguide.com.au

LIFEStyle relationship of trust and people do business with people they trust.
PUBLIC SPEAKING VS BUSINESS SUCCESS By Trevor Ambrose Every time your employees interact with a customer or make a presentation with confidence they’re increasing the success of your business. Positive customer interaction happens when staff members treat customers in a way that leaves the customer feeling listened to, respected, informed and understood - and this increases sales. It’s a well known fact that people who are polished at public speaking and have good communication skills make more sales and are more successful in their careers. There are many skills that employees need to be able to communicate well with clients and customers and work in a way that develops ongoing relationships.
48
These skills include: • confidence when meeting clients • building positive relationships • clear and accurate information • making sales presentations • negotiating with prospects, clients and customers. Staff with polished and professional speaking and communication skills will do this successfully and are a precious part of any business. Truly effective communication is not simply about presenting information, that is just one aspect. Real success lies in presenting information in a way that clients or customers can really understand, that taps into their concerns and establishes credibility. This builds a solid

Many employees fear public speaking. Some people even resign from their job after being asked to present publicly; although they won’t usually give that as the reason. Unfortunately, the fear of public speaking can lead to workplace tension as employees try to avoid it, or can result in a less-than-perfect presentation, an unprofessional image or even the loss of an account or customer. Many people don’t realise just how easy it is to learn how to communicate well and how to speak with confidence. Employees with effective public speaking and presentation skills can: • attract new customers, • keep existing customers, • increase sales, • win new contracts and accounts, • build business reputation and brand. Many employers and managers underestimate just how vital it is for their employees to have confidence in their communication and speaking skills. Confident employees are the lifeblood of your business success. Trevor Ambrose is a Public Speaking Coach and Author.

GORDON SUSPENSION BRIDGE HISTORY By Joan Rowland The Gordon Suspension foot bridge over Stoney Creek connecting both sides of Rosedale Road, at East Gordon was originally called Minns Road Bridge. It was opened on 21st. June 1919. by the Mayor of Ku-ringgai the Hon. Mr Fitzimmons. The footbridge was replaced by a vehicular bridge in 1969. The Geary Gang, a band of bushrangers who plundered an area around Middle Harbour in the early part of 1821 operated from a cave, known as Geary’s Cave said to be downstream from the Gordon Suspension bridge. William Geary, who escaped from Parramatta gaol in January 1821 was the leader of the gang of at least five outlaws. The unfortunate Mrs Matilda Fish, who lived in a remote part of the area near present day, Powell Street Killara, close to the overhead railway bridge, was robbed twice by the gang. The bushrangers were captured in March at Geary’s cave but escaped and were recaptured a month later after further robberies. Mrs Fish gave evidence against William Geary at his trial and Geary and his gang were later hanged. Reference: Time and Tides. A Middle Harbour Memoir by Gavin Souter.2004 50

THE MONSOON
By Richard Jaskson
The Monsoon is underway in the Himalaya foothills and much of Nepal enjoys an almost tropical atmosphere thanks to warm temperatures and regular afternoon thunderstorms. Despite being high in the Himalayas, Nepal is within the tropics so the sun is powerful in the summer and temperatures rise. In fact, it’s wet and warm enough for rice to be a major crop. The standard of living is very basic in and around Arupockhari. Nearly all of the people are subsistence farmers, with only one in ten earning their living from work in the cash economy. It is commonplace for people to have only one set of clothes and to live in one room. The villagers are Hindu, although a Shaman remains active in the area. Approximately 53% of the students at Dharapani High School (the site of our Library) are girls and just over 60% are either Dalit (formerly known 54
as ‘untouchables’) or Janjati (members of non-Nepali ethnic groups, the Gurung people in this case). Unfortunately, the Monsoon presents challenges in Arupockhari. Decent school toilets are rare in Nepal and during the Monsoon, the basic sewerage systems found in most schools struggle, creating an environment where water-borne disease spreads. North Shore Rotary Toilet Construction Project In January 2012 Chatswood Chartered Accountant Peter Kindred, together with his partner Jo Nelson, an experienced teacher, participated a teachertraining mission to the schools we support in Arupokhari village, Gorkha district, Nepal. Peter is an active member of Rotary. Under his leadership, the Rotary Club, Chatswood, is now heading up a toilet construction project in and around Arupockhari.
LIVING LOCAL MAGAZINE SPRING 2012
• Durbar Higher Secondary School (417 students) – plumbing and repairs. Peter is utilizing a fantastic Rotary program known as the Matching Grants Scheme. In a Matching Grant, donor Rotary Clubs in developed nations partner with a Rotary Club in a recipient country to jointly undertake a development project. In this case, the Rotary Clubs of Chatswood and Wahroonga are partnering with the Rotary Club of Mount Everest in Nepal. Funds raised by the Rotary Clubs are then ‘matched’ by grants from their local district and by the Rotary International Foundation in Illinois, USA. Rotary Clubs globally compete for matching grants, so it’s a sign of the effectiveness of the work done so far that the matching grant is going ahead. The Nepal Schools Project Team is very grateful for the fantastic contribution from Peter and Jo and the wonderful support from Rotary.

REAL FOOD, FARMERS’ MARKET By Allan Waldon Spoilt for choice with the number of cooking shows on TV, we are all becoming more aware of where our food comes from and more in-tune with food: its preparation, presentation and how it is grown. In response to this and with the larger space we have further to our extensions, we are introducing cooking and sausage making classes. As the weather warms up, we will also have Better BBQ Classes targeted at making men on the BBQ a better chefs. One thing I really like is food production and the way the food line works, so some years ago we bought our own farm where we grow cattle to the specs we want and practice bio-dynamic
farming. I now spend four days a fortnight there and have a manger who looks after it. Our herd of cattle has reached 150, including our new Murray Grey bull from WA, with carcass producing figures in the top 5% of the breed. Coming into spring, calving is in full swing and the central west looks a picture. From now until Christmas, we have some top quality beef coming through the shop. We process in a small abattoir, only thirty minutes from the farm, where the type of processing keeps the animals calm and relaxed, which is very important for animal welfare and meat quality. We dry age our better cuts for superior eating quality. We are also growing some 300 top boer goats, a South African
genuine meat breed. We will soon have a steady supply of this lean, low-cholesterol meat. Thought to be leaner than chicken, we have nice, extralean sausages, and goat is also fantastic in curry (we also sell the perfect curry packet mix for an easy meal). So, if you want to shop at a real farmers’ market, where we really love and care about what we do, are always trying to improve and where we know and look after our animals through the whole cycle, drop in to our shop. It is extremely exciting to produce food of this quality, and see our customers enjoy it! Contact Eastern Road Quality Meats on 9489 4345 for more details about the upcoming cooking classes.

BEYONDLocal sense, hungry faces and beaming smiles. Hope in the most hopeless circumstance. Fast forward four years to August 2012, I’m back the tiny town Kitgum, Northern Uganda. It’s my sixth time returning to East Africa on account of Development Support for the region. Northern Uganda has been severely affected by a war that lasted twenty five years.
THE AFRICA IN ALL OF US By Sarah Rudolph It was September 2008, I was recovering from a break-up and battling a form of undiagnosed depression. Break-ups seem a right of passage for any 21-yearold living on the North Shore. Right? They happen all the time! Underneath a facade of university, a bar job and my struggle for independence, an inner world had crumbled. Deeply yearning for the presence of an estranged boyfriend, who would neither answer or return phone calls, my perceived purpose in life had been stripped away with a series of text messages. “It is over Sarah, let it go.” At the time, it felt like those words ended my life. It wasn’t long before grades at university dropped to fails. Hitting rock bottom, I was sitting in a comfortable family living room in Kirribilli with the world at my fingertips when a life-long friend dragged me to a local travel agent to discuss a trip to Africa and the United States. 58
Plans came together and before I knew it, I was on a flight to Johannesburg, South Africa. Flying over the patchwork quilt of Western NSW, intuitively I knew I was leaving an old life behind and beginning a new one. Travel plans never calculated for the cost of a new heart. But I was given a new heart for free. Between backpacking though Kruger National Park and the breathtaking Masai Mara there were the occasional opportunities to volunteer a mere afternoon in an AIDS orphanage. As a twenty-oneyear-old I naively thought it was a ‘nice thing to do’ not really accounting for the transaction about to take place. I would be given far more than I could give in a thousand life times. A new sense of purpose for every day, kindled passion and a new lease on life. My heart beat once again. From the border of insurgent Zimbabwe to the slums of Malawi. None of it really made

We just spent some thirty three hours on the red dirt roads lined with the lush grasses that are unique to Uganda. A local leader confirms my suspicions of resource wars behind human rights abuses. From my jewellery to my car petrol tank, I wonder whose blood was spilled when. Awareness reveals an ugly beast in humanity. These truths inspire me to continue my post grad studies in policy & development. There is a flip side to my most recent travels, I found comfort in the remarkable work of several projects headed by Compassion. Their work in Uganda is certainly worth writing about. Young men and women, once the ‘poorest of the poor’, are being raised as local and international leaders through a Leadership Development Program. It’s as though the horror stories of their past are cause to catapult them into a bright future. Somehow, by giving just a little each month, those of us coincidently born in to more privileged circumstance have the honour of being part of this too. I hope you can reconcile this riddle: there is an Africa in all of us.’ To view the full article please see our blog at livinglocalguide.com.au www.livinglocalguide.com.au

Want to ensure you have enough money in your accounts? Then Bills Monitor is a great little App for you. This is primarily a bill reminder App, however it can be used to track monthly expenses and report on your spending habits. The only downside is part paid bills are displayed on the summary screen with their original amount. The actual part payments are stored elsewhere. Overall it’s a useful App and not one of my bills have slipped through the cracks since using it. Rating **** 4/5

DECAFDAN
Andrea from Lane Cove
Brian from St Ives
By Dan Yee
Cut ‘N’ Keep Butter Cake
Chorizo Minestrone
125g butter, softened
2 Chorizo
1 teaspoon vanilla essence
2 Carrots
1 1/4 cups caster sugar
1 ¼ Penne pasta
3 eggs (room temp)
6 Cups Chicken Stock
1 cup plain flour
2 Stalks Celery
1/2 cup self-raising flour
1 Onion
As part of my job I can sometimes taste twenty-plus coffees, and actually drink three to four, a day; but I rarely drink it for its caffeine. Don’t get me wrong, the side effects can have positive results on my productivity throughout the day however, I just hate drinking coffee purely for this reason.
1/4 teaspoon baking soda
1 Can Cannellini beans
1/2 cup milk (room temp.)
1 Can Diced tomatoes
Method
Parmesan cheese to serve
1.Preheat oven to 160C. Grease & Line deep 20cm round cake pan.
1 Cup Peas
2. Beat ingredients in on low speed with electric mixer until just combined. 3. Beat on medium speed until smooth and changed to a paler colour. Pour mixture into prepared pan. 4. Bake cake for about 1 hour 15 minutes. Stand cake 5 minutes then turn onto a wire rack to cool. Dust with sifted icing sugar.
Garlic Method Dice onion, carrots and celery. Fry onion and diced chorizo, garlic at the end. Add carrots and celery, tin tomatoes and stock. Bring to boil & add pasta cook for 10 minutes. Add frozen peas and cannellini beans for the last minute. Serve with parmesan cheese.
TIPS: Any essence can be substituted for vanilla, for a citrus flavour, add 2 tsp finely grated rind eg. orange, lemon or lime. To give this cake a slightly caramel flavour, substitute 1 1/3 cups firmly packed brown sugar for the caster sugar. YH8

Decaffeinated coffee can have many negative connotations further to the use (abuse) of coffee in today’s society. Personally, I don’t have any problem with it. There are many reasons why people drink decaf such as pregnancy and medical reasons. So, if you drink decaf, look for nonchemically processed decaf coffee to ensure you get a sound product. To name a few, there is Swiss Water processed, Mexican Mountain Water, Water – EA (where sugar cane can be used as the ethyl acetate to process the coffee), which all use naturally processed methods of extracting the caffeine rather than using chemicals such as benzene. Most decaf coffee in cafes use these processes. Decaffeinated coffee, albeit it a lower volume product in most cafes, should still be made with a quality in mind: freshly roasted and ground on demand (as opposed to stale pre-ground coffee). For more info about non-chemically processed decaf visit swisswater.com Follow Dan on Twitter @YeeZa

STORIESFROMOURGARDENS By Wendy McCready
Most elderly clients of Easy Care Gardening Inc have lived in their homes for many years, some since they were married 50, 60, and even 70 years ago. These wonderful people want to stay in their own home with all of the memories of their younger selves, their children growing up, the trees they planted and bulbs that come up year after year. They have seen enormous change and worked hard to buy their own home, establishing links in the community and raising their children in simpler times. Easy Care Gardening recently compiled a book, Stories from our Gardens, a collection of life stories of Easy Care Gardening clients and volunteers. Here is a sneak peek: Owen and Dot were married sixty years ago and live in a house just around the corner from the home where Owen grew up. Owen tells stories of a wonderful childhood with freedom that children today
don’t often experience. Spear fishing and swimming in the river, climbing fruit trees, using a billycart made from scrap wood and metal to sell fruit and vegetables from the Chinese market gardeners to local homes, and delivering milk for a local dairy. Eighty-five-year-old Mavis has lived in her home since she was seven when she moved from country NSW with her mum, dad and sister. She was born very prematurely and has lived with cerebral palsy and problems with mobility all her life. Sadly, not long after they moved to Sydney her father died and it was a struggle for mum and two girls to make ends meet for some years. Mavis’ sister married and she and her husband moved in and had two children before they could afford to buy a place of their own. The home is quieter
now and Mavis has lived there on her own for the last twenty years. She is a bird lover. The family kept chooks for eggs, galahs in cages and fed tame sparrows until they were chased away by bigger birds. Today, Mavis feeds pigeons at her back door but worries about next door’s cat coming too close. Karen Bones, Easy Care volunteer, says, “Everyone has a wonderful story to tell and we are privileged to listen.” Stories from our Gardens is just $10 plus $3 postage. Phone 99831644 or send a cheque to Easy Care Gardening, PO Box 502, Turramurra NSW 2074. All funds raised are used to help Easy Care Gardening clients like Owen, Dot, and Mavis.

the difference between finding your buyer or your property remaining unsold. • De-cluttering is key but also consider styling your home. Weigh up the cost versus the return as you may be surprised how lucrative the investment can be. • Good professional photography can make the difference between buyers inspecting your home or not. • A floor-plan that shows land size, internal dimensions and direction north can say a thousand words. • Building and pest inspections can influence buyers toward your home and avoid possible nasty surprises.
SELLING THIS SPRING By Kevin Hinder
Is Spring the best time to sell your property ? You know Spring is in the air when the sun shines, the flowers open and the weather warms up. In real estate, the sun shines, the doors open and the market heats up as more homes come on the market. But is Spring really the best time to sell? “Spring is a fantastic time for buyers and sellers, because people are often motivated for the same reasons,” says Kevin Hinder, Sales Consultant from Ray White Turramurra. Upsizing or downsizing, kids starting or leaving schools, career changes and of course www.livinglocalguide.com.au
serial renovators, are just some of the reasons buyers and sellers hit the market. Spring is the season of choice. Maximising your sale price! There is no substitute for arousing the emotions of buyers. There are many key elements to standing out from the competition and it’s essential to zero-in on the important ones. • First impressions are important as you seldom get a second chance to put buyers at ease. Consider repainting your tired front fence or replacing the old bent clothesline. Simple makeovers can add more than money, they can make
The to-do list can seem daunting but don’t be afraid to make the call and get a second opinion on what to prioritise. You may be pleasantly surprised how much can be achieved within your budget & timeframe. There is no substitute for helping buyers fall in love with you home. Kevin Hinder and the Ray White team have access to a range of tried and tested tradespeople and professionals to make your selling a breeze. CONSIDERYOURSPACE BEFOREBUYINGMORE As the spring weather and longer days motivate us, and on the back of National Organising Week, there’s no better time to jump into those organising and de-cluttering projects you’ve been putting off for months (or maybe years!). At the recent Organising Australia Conference, Karen Koedding from A Little Elf (alittleelf.com) and Sarah Cottman from Heavenly Order (horder. com.au), together with Dorothy Breininger, from the US documentary Hoarders, shared their secrets about how to get more organised.
VALUES AND PRIORITISING Dorothy highlights the importance of assessing your values and prioritising your own health. “Avoid perfection at all costs”, says Dorothy. Do what you need to do, quickly. If you need to write a thank you note, she urges you to stop planning it and just write it. “Do a bad thank you note!” she dares. She also suggests that we need to declutter and organisse what’s in our head (especially true for creative people). Be sure to “brain dump” and then reorganise.
HOW TO GET THINGS DONE AND CONQUER PAPERWORK: 1. You create your Action List, so give yourself permission to cross things off your own list and decide not to do them!
BE CONSISTENT AND HAVE CLARITY
2. Your reading pile that keeps growing but never gets read: throw it out and it no longer hangs over your head!
It doesn’t matter where you keep something as long as like-items are together and you always do things in the same way. When de-cluttering or organising a space, only pick up one thing at a time. Decide what to do with it and put it in that place.
3. Piles of paper are a big problem – increase efficiency by standing papers up in magazine holders.
HELP STUDENTS ORGANISE THEIR WORK
CLUTTER WITH CLOTHES.
• Identify and work with the learning style of the student
• SORT in piles e.g. keep, thow out, unsure.
• Use binders and magazine boxes to store subject notes
• Consider THROWING OUT the whole bag of stored clothes you haven’t looked at.
• Everyone doesn’t work in an orderly way, some work better with a bit of chaos; just be sure to clean up after each project. • Embrace the pre-school motto: “After we play we pack away”
• CAP your number of clothing items. • CULL things that don’t fit. • Consider WHY you want to keep it.
