Just north of Denver, the beautiful County of Boulder offers the opportunity to live at the crossroads of closeness to nature and a tight-knit, colorful community. Aptly named, this county lies at the base of the Rockies, next to the famous Flatiron rock formations. Because of its location, Boulder County has unparalleled access to incredible hiking, biking, camping, and rock climbing. With more than 150 miles of trails and 45,000 acres of open space to explore, it’s no wonder Boulder County is one of the healthiest communities in the nation. But this community has more than just outdoor activities to offer its residents. The University of Colorado at Boulder sits right in the center of the City of Boulder, and nearby Pearl Street features the area’s best local boutiques, restaurants, and bars. Here, residents will always have something new to explore close to home. LIV Sotheby’s International Realty produces a Micro Market Report focused on Boulder County and each of the unique cities and neighborhoods within and around it. The report examines year-end key performance indicators from 2021 and compares them to 2020. Across all neighborhoods, Boulder County saw a 15.5% increase in total dollar volume sold, growing from $3,603,242,260 in sales during 2020 to $4,161,793,289 in sales last year. Despite the 13.9% decrease in new listings coming onto the market in Boulder County, several neighborhoods within Boulder and its nearby communities experienced increases in the number of properties sold in 2021 compared to 2020. By far, the most impressive rise in property sales was seen in South Boulder. Here, the number of properties sold rose from 254 during 2020 to 618 last year – a 143.3% increase. The University Hill & Chautauqua neighborhood, popular for its nearness to the famous Flatirons, saw a 41.0% increase in homes sold over the last year. These increases in home sales are no surprise considering that Boulder was recently named one of the best cities to live in the country by U.S. News & World Report. The heightened demand for homes in the area, paired with a limited inventory of available homes, has resulted in an

appreciation of average home prices in several communities. Property prices within the Mountain & Canyon Communities increased by 41.4% over the last year, reaching an average price of $799,070. The City of Boulder also saw rising home values in 2021. The average price for residences here increased by 21.0% from $955,679 in 2020 to $1,155,900 last year. Homebuyers looking for a better deal on a home in Boulder may consider looking in East Boulder and Gunbarrel, where property prices rose the least, increasing by 11.1% to reach an average of $788,294. The influx of excited buyers looking to call Boulder County home influenced the speed of the marketplace in 2021. In the City of Broomfield, the average days on market decreased by 49.3%, dipping from 67 days during 2020 down to 34 days in 2021. The City of Louisville saw an impressive 33.9% decrease in the average days on market in 2021. Homes in the area sold within an average of 41 days last year. One of the only neighborhoods where the market didn’t pick up pace in 2021 was Central & Historic Boulder, where the average days on market rose from 68 days in 2020 to 76 days in 2021 – an 11.8% increase. Boulder is an incredible place to live with convenient access to culture, city life, and captivating mountain views. The real estate market in this area continues to show signs of strength and growth as it attracts more consumers to its thriving communities.
