Denver Metro MARKET UPDATE

Last year, Denver Metro continued to be a hot destination to buy and sell homes. With more people able to work from anywhere, pursue their passions, and live the life they love, Colorado and its capital city experienced a wave of real estate activity that has finally begun to settle back into more typical season patterns in 2022. Denver Metro boasts some of the best entertainment options, business opportunities, and outdoor access in the country and for those reasons and many more, this city and its surrounding communities will continue to be a popular choice for homebuyers and sellers. According to LIV Sotheby’s International Realty’s (LIV SIR) Q1 Micro Market Report, which compares real estate data through March of this year compared to the same frame in 2021, the number of homes sold across the six-county Denver Metro area decreased slightly in comparison to the exponential growth that the market was experiencing last year. Through March of this year, there have been 10,740 homes sold – down 11.1% from 2021. Despite the small decrease in property sales, home values in the area are still appreciating, incentivizing sellers to list their homes on the market and in turn creating additional inventory for buyers to choose from. During the first quarter of the year, the average price for a single family home in Denver Metro increased by 16.1% - bringing the average single family home price to $743,411. Looking at attached homes, the average price through Q1 was $467,706 – a 16.7% increase. Overall, the total dollar volume sold in Denver Metro through March of this year compared to the same period in 2021 rose by 3.9% to reach a total sale volume of $7,012,733,483. Several specific neighborhoods within Denver Metro also saw similar upward trends in the number of listings sold, appreciating home prices, and other key market metrics. For example, homes in Cherry Hills Village set on less than an acre of land saw a 100% increase in the number of listings sold and appreciated by 32.5% to reach an average price of $2,832,113. The Golden Triangle community, beloved for its nearness to downtown and its many art galleries, saw a 35.3% increase in sales. Additionally, Platt Park experienced an impressive 76.9% increase in property sales through March of this year.

Other areas neighborhoods such as Hilltop and Highlands also saw home prices appreciate, growing by 38.6% and 22.4% respectively. Denver’s historic Capitol Hill neighborhood offered the most affordability during Q1, with properties selling for an average price of $466,161. Sustained demand for Denver Metro homes paired with the challenges of limited inventory continues to accelerate the speed of the market. The City of Denver saw homes spending 43.3% less time on the market through March of this year compared to the same time frame in 2021 – averaging just 17 days on the market for local homes. Homebuyers looking to take their time finding the perfect home may prefer to shop in the Cherry Hills Village neighborhood where homes on more than an acre of land are selling within an average of 46 days. Those in the market for a condominium in Downtown Denver will enjoy the most relaxed pace. Condominiums in this area remain on the market for an average of 56 days thus far in 2022. The Denver Metro home market is making its way back to its regularly observed seasonal buying and selling trends. As this year progresses and this high-demand market will continue to create opportunities for both buyers and sellers to create the life they love.
