Denver Metro MARKET UPDATE

Over the course of 2021, Denver Metro’s real estate market has experienced positive shifts that have created unique opportunities for both buyers and sellers hoping to reach their real estate goals in the Mile High City. While inventory remains low, the speed of the market has slowed slightly as a result of the return of seasonal trends, offering buyers some reprieve as they search for the perfect Denver Metro home. As we enter the final quarter of the year, it appears as though the strength of the market will continue to produce unprecedented results and set a new standard for real estate activity in Colorado’s capitol city. According to LIV Sotheby’s International Realty’s (LIV SIR) Q3 Micro Market Report, which compares real estate data through September of this year compared to the same time frame in 2020, the number of new listings coming onto the Denver Metro real estate market has decreased slightly by -3.2%, bringing 53,132 listings onto the market so far this year. The sustained demand for Denver Metro homes, paired with the low levels of inventory, have led to appreciation in the average price of homes throughout this community. During the first three quarters of the year, the average price for a single family home in Denver Metro increased by 20.8% – bringing the average single family home price to $680,256. Looking at attached homes, the average price through Q3 was $426,083 – a 14.6% increase.

Other areas saw more significant rises, such as Cherry Hills Village properties under an acre in size, where average sold prices reached $2,714,967 – a 43.9% increase. While the rate at which homes in Denver Metro are being sold remains elevated overall, there are specific communities in which buyers may be able to take advantage of a slowed pace. In City Park, a gorgeous area with unbeatable access to the city’s largest green space and just moments from downtown Denver, listings have stayed on the market for an average of 22 days through September of this year – the same number of days through September of 2020. While this may seem like a short shelf life for homes, the consistent pace allows buyers to make decisions about their next real estate investment without the added pressure of a racing market. Conversely, most markets in the Denver Metro community have seen decreases in their average days on market. In the City of Denver listings remain on the market for an average of 37 days, which is 15.9% lower than January through September of 2020. In the Berkeley neighborhood, the average days on market decreased by a notable 60.9%, leaving homes available for just nine days. The Denver Metro real estate market continues to thrive through the third quarter of the year. The elevated levels of buying and selling activity have created additional opportunities for both buyers and sellers to live the life they love.

Despite the lower inventory and rising home values, Denver Metro as a whole saw a 4% rise in the number of listings sold, bringing the total dollar volume sold up by 23.5% to reach $27,928,210,400. Several specific neighborhoods within Denver Metro also saw similar upward trends in the number of listings sold, appreciating home prices, and other key market metrics. Urban communities with enhanced walkability, exciting nightlife, and proximity to green spaces have regained their popularity after the height of the pandemic. In neighborhoods such as Capitol Hill, Uptown, and Golden Triangle, the number of listings sold have risen by 58.7%, 77.5%, and 134.8%, respectively. More residential communities offering additional space, privacy, and the luxury lifestyle have also seen continued interest from homebuyers. An example of this can be seen in the Country Club neighborhood where the number of listings sold rose by 83.3% through September of this year. Average prices have been on the rise in many neighborhoods across Denver Metro. Sloan’s Lake, a popular community just west of downtown Denver, experienced a 26.5% increase in
