FOOTHILLS MARKET UPDATE The Foothills is a community, within Jefferson County, that incorporate 20 unique neighborhoods such as Genesee, Hiwan Hills, and Lookout Mountain to name a few. Situated at the base of the Rocky Mountains, this area boasts beautiful mountain landscapes, room to roam and explore, as well as communities full of life and cultural happenings - all within a short drive to Denver. With social distancing more top-of-mind than ever, homes with access to fresh air and outdoor recreation have become priorities for many consumers. Following the spring, when the real estate market was briefly put on hold, demand for homes in Colorado, JEFFERSON COUNTY including properties in the Foothills, has January through June 2019 2020 % Change skyrocketed. Soda Creek and Genesee saw the most significant increases in average price through June of this year. Soda Creek’s average home price grew by 56.9% for the seven homes that sold this year compared to three in 2019, increasing from an average price of $1,114,700 in 2019 to $1,749,143 in 2020. Genesee’s average price increased by 6.3%, landing at an average price of $1,052,800 for 2020. Several neighborhoods had an upward trend in the number of properties sold so far this year compared to last year. There have been four home sales so far in 2020 in Tanoa, three more than were sold through June of 2019, a 300% increase. Spring Ranch experiences a 200% increase in home sales, increasing from one home sold through June of 2019 to three homes sold so far in 2020.
