With bountiful natural beauty, captivating vistas, and communities that cater to those looking for a mix of mountain living, luxury lifestyles, and everything in between, the Foothills are a wonderful place to call home. Positioned along the west corridor within Jefferson County, this collection of neighborhoods – including beloved areas such as Genesee, Hiwan Hills, and Lookout Mountain – offers more seclusion and privacy than neighborhoods close to the city. This highly sought-after area has seen encouraging growth within the real estate market over the course of 2021, which further illustrates the demand that consumers have to live the Foothills lifestyle. LIV Sotheby’s International Realty produced a Q3 Micro Market Report comparing real estate data from the Foothills during January through September of 2021 compared to the same time frame in 2020. Homes in this area appreciated in value by 20.1%, increasing the average price for all property types from $513,606 through September of 2020 to $616,873 through September of this year. This increase in average sale price boosted the total dollar volume sold in Jefferson County by 19.9%, bringing the total to $5,348,285,977. The area’s popularity resulted in an increasing number of listings sold within the majority of the Foothills’ neighborhoods. Most notably, Lookout Mountain saw an impressive 400% increase in the number of properties sold, from two properties sold through Q3 of 2020 to 10 properties sold through Q3 of this year. Out of all communities within the Foothills, Genesee had the most homes sold through September of this year, with 41 properties sold – a 13.9% increase from the same time frame last year. Looking at average home prices, Hangen Ranch, a neighborhood located in South Evergreen, provides a mix of modern, mountain and old-farm-style homes, reported one of the highest increases in average price. The average price of homes here rose by 81.5%, bringing the average price for a home in this community to $1,506,181. Soda Creek had the highest-priced residential sale in the Foothills through September of 2021. The $4,775,150 sale was 44.7% higher
than the highest-priced sale in 2020, which closed for $3,300,000. Several areas experienced increases in the speed of the market as a result of increased demand for Foothills homes. The Hiwan Hills neighborhood, a community located in the heart of Evergreen with stunning views and gorgeous landscapes, saw a 76.9% decrease in average days on market through September of 2021. Homes in this community remained on the market for an average of just six days. Buyers looking to take their time in a slightly slower market may find success in Soda Creek, where the average time spent on the market for homes was 40 days through Q3 of this year. Balancing open spaces, scenic views, and easy access to both Denver and the mountains, it’s no wonder that so many homebuyers wish to invest in the Foothills lifestyle.
