CRESTED BUTTE, GUNNISON AND THE SURROUNDING REGION For centuries, early settlers have found new opportunity in the treasures and resources of the Gunnison Country. Today, long time locals and first timers alike continue to be drawn to the many assets of the Crested Butte and Gunnison region, including the vast open spaces, rich community, abundant waters, all-season recreation and solid infrastructure.
VAST OPEN SPACES Gunnison is Colorado’s 5th largest county with over 2 million scenic acres and 750+ miles of single-track trails, beckoning bikers, hikers and riders of all ability levels. In the north end of the Valley, trails emanate from the drainages around the towns of Crested Butte and Mt. Crested Butte, including trailheads to 6 of Colorado’s 54 fourteeners. Of course, exploring the lift-served trails at the Crested Butte ski area, now owned and operated by Vail Resorts, is a must. In the south end of the Valley near Gunnison, you will find an equally diverse inventory of trails featuring the Hartman Rocks Recreation Area, the Curecanti National Recreation Area and the Black Canyon of the Gunnison National Park. Curecanti is home to three reservoirs, including Colorado’s largest body of water, the Blue Mesa Reservoir. The Black Canyon exposes you to some of the steepest cliffs, oldest rock, and craggiest spires in North America carved out by the Gunnison River and the forces of nature. There is nothing like experiencing these dramatic peaks, expansive panoramas and breath-taking colors up-close!

RICH COMMUNITY Crested Butte and Gunnison celebrate their rich heritage with the architectural character of each downtown core, offering many dining and shopping options free of national chains. In 1974, Crested Butte achieved the designation as a National Historic District and is home to two very active land trusts. Mt. Crested Butte was formed in that same year around the base of the ski area. Gunnison’s Main Street is wider to accommodate cattle drives of yesteryear while the rodeo grounds remain active all year, especially during Cattlemen’s Days in the summer. The arts community is vibrant at both ends of the Valley anchored by the new $20 million Center for the Arts in Crested Butte and the historic Gunnison Arts Center. In addition, the galleries, museums and libraries contribute to the ongoing array of weekly art walks, theatre, annual festivals, camps, walking tours and other programming for all ages. The list of unique attributes continues with a 90-year old high-altitude biological research laboratory, a funky radio station, a 34-year old wildflower festival, an acclaimed Adaptive Sports Center, committed mountain biking and trail maintenance associations, and weekly farmers markets.

guide GUIDE
ABUNDANT WATERS In addition to the Gunnison River and the Blue Mesa Reservoir, favorite bodies of water include Taylor and Spring Creek Reservoirs, the Taylor River near Almont, East River, Slate River, and Long, Green, Emerald and other high alpine lakes near Crested Butte. These coveted water resources offer some of the best fishing and boating in the state. Camping on these shores at established campgrounds or dispersed camping areas is another favorite pastime. Catch a record rainbow trout in the morning, explore the currents of your favorite river or lake on an afternoon paddleboard expedition, and ready the cooler for boating or water-skiing tomorrow and kayaking or whitewater rafting the next day.
ALL - SEASON RECREATION Modern day alpine skiing on Crested Butte Mountain Resort began in 1961 and is complemented by a range of backcountry options and 50 kilometers groomed by the CB Nordic Center. Additional summer activities include golf at the Club at Crested Butte designed by Robert Trent Jones Jr. or Dos Rios in Gunnison and tennis at the many hard courts around the Valley. A drive over Kebler Pass (the largest aspen grove in the world), Taylor Park (stunning collection of wildflowers) and Schofield Pass (gnarly, but doable with 4WD clearance) promise heart-stopping scenery. Road bikers can cycle the Mt. Crested Butte rec path, Highway 135 between Crested Butte and Gunnison or the newly paved Cottonwood Pass. Climbers frequent the Skyland Boulders, Taylor Canyon cliffs, Hartman Rocks or the three indoor climbing walls. Skateboarders and BMX riders love the Big Mine Park in Crested Butte and the Jorgenson Skatepark in Gunnison.

guide SOLID INFRASTRUCTURE The Valley’s public education, healthcare and transportation infrastructure is truly first class. The Crested Butte Community School is consistently ranked as a top 5% performer in Colorado and the nation by U.S. News and World Report. Western Colorado University was the first college established on the Western Slope and now offers computer science and mechanical engineering degrees in partnership with CUBoulder. Gunnison Valley Hospital has been recognized by iVantage as a Top 100 Critical Access Hospital in America and operates the County’s senior care communities. The City of Gunnison operates a multipurpose recreation center and pool since 2005. The County-owned, FAA-sponsored regional airport was expanded in the 1980’s to handle the first nonstop scheduled service into the mountains and can accommodate 757’s and small private aircraft. The Mountain Express and the County’s RTA operate regular bus/shuttle service up and down the Valley.

Cathy noted, “Direct travel spending contributes about $1.37 billion to our state and local tax revenues annually.”
The method of travel is also important to keep in mind. Cathy stated that the popularity of car travel is on the rise, saying,

willing to drive 13 hours or more on their next road trip, which is an increase from previous years. In order to capitalize on the latest travel trend, Colorado Tourism has created more than 200 itineraries for day trips to encourage people to take road trips and visit Colorado’s 26 scenic and historic byways. These travel ideas and other technology tools are available on Colorado Tourism’s website, Colorado.com. These offerings will initially be aimed at Coloradans. “With such a large portion of the population being transplants from other states, it makes sense to invite these people to explore their own state.” In later phases of this marketing strategy, tourists in other states, and eventually other countries, will be targeted as well. This summer will certainly be different for tourism industries not only in Colorado, but across the globe. But with the proper precautions and a whole lot of optimism, the industry and Colorado’s communities will persevere and come out stronger. “It’s a summer of challenges but Colorado is seeing a resurgence in travel. We have to be very nimble to help our tourism businesses adapt to the new realities and accommodate consumers to make the most of new opportunities,” reassured Cathy Ritter.

ome is more than a shelter with four walls. It’s the starting point for hopes and dreams. It’s a place for serenity, comfort, and rejuvenation. It’s where we make memories around the dinner table, connect with nature in the backyard, and where many of us work, keep fit, and entertain. Our homes are at the heart of everything we do. And now more than ever, finding a home to perfectly suit our lifestyle has never been more important.
In fact, as a result of the
pandemic, buyers are reprioritizing their time and budgets to find properties that better align with their “new normal.” Here’s a snapshot of the top five trending features homebuyers are looking for.

1. Land Privacy and space are hot commodities. The number one feature buyers want right now? Space. Properties in rural settings—with significant acreage, lush landscaping, and breathtaking views— are going for a premium, and not only at the luxury price point. Well-kept homes on desirable lots are getting more interest from buyers who want to reconnect with nature, and are going under contract at a rapid clip.

2. Fitness Rooms If you can’t go to the gym, bring the gym to you. Staying healthy is top of mind as buyers look for ways to keep fit at home. Colorado is well known as one of the most physically active states in the country, and fitness rooms or spaces that promote healthy living are on everyone’s wish list. Inviting yoga rooms, tranquil lap pools, and a spot to park the Peloton bike are among the fitness features that people want most.
3. Indoor Entertainment Everyone needs a place to unwind after a long day. For most buyers, it’s critical to have a home that offers plenty of space for downtime. From tricked-out game rooms and state-of-the-art home theatres, to kid’s playrooms, wine cellars, and built-in bars, people want a place to escape without ever leaving the comforts of home.

4. Outdoor Living What is more appealing than dining alfresco with a mountain view? In Colorado, homes with outdoor entertainment areas are selling faster than those without. Think private patios with outdoor fireplaces, pergola-covered dining areas, outdoor kitchens for poolside barbecues, plus fire pits and porch swings that instantly put you at ease.

TOWN OF CRESTED BUTTE A NATIONAL HISTORIC DISTRICT AT THE FOOT OF THE ELK MOUNTAINS Incorporated in 1880, the Town of Crested Butte rests at an elevation of 8,885 feet and serves as “the Gateway to the Elk Mountains.” Explorer Ferdinand Hayden referred to the dominant peak guarding the residents as a “crested butte,” and the namesake was born. Crested Butte thrived as a coal-producing supply town to the many mining camps nearby, which attracted a mix of immigrant workers from Europe, especially the Slavic countries. Colorado Fuel & Iron was the dominant employer of the day operating mines whose names are familiar to skiers; Jokerville, Keystone, Twister, and Peanut. By the late 1950’s, mines had closed, and the tracks of the Denver & Rio Grande Railroad were pulled up making way for a new era built on another

plentiful resource, snow. The Crested Butte ski area opened in 1961 and serves as one of the primary economic drivers of the Valley, especially with the advent of Vail Resorts’ ownership and their Epic Pass. With skiing came a new breed of local leaders who diversified the Town’s identity to include cultural heritage. The Town is listed on the National Register of Historic Places and has received state and national accolades for historic preservation. In addition, demand for the “off season” grew such that the Town’s summer sales tax revenues have outpaced the winter. A diverse collection of restaurants, bars and shops animate Elk Avenue, which are complimented by an amazing line-up of special events, long-running festivals—Wild-
flower, Arts, Music, Film—athletic competitions—Grand Traverse, Alley Loop, Chainless Race— and regular programming offered by a host of local non-profits—Center for the Arts, Mountain Theatre, Land Trust, Mountain Bike Association, Nordic Center, KBUT Radio. Other drivers of the Crested Butte socio-economic scene include the acclaimed CB Community School, Western Colorado University, Gunnison Valley Hospital, the Gunnison-Crested Butte Regional Airport and now mountain biking and hiking trails. The evolution of the local economy has attracted an interesting mix of sometimes irreverent “locals” that match up with the still applicable tagline, “Like Aspen used to be and Vail never was!”

MT. CRESTED BUTTE HOME TO CRESTED BUTTE SKI AREA & YEAR - ROUND MOUNTAIN ADVENTURE Rising above Crested Butte by 500 vertical feet, the Town of Mt. Crested Butte (Mt. CB) lies across the Upper East River Valley from the protected West Elk Wilderness Area, where 6 of Colorado’s 54 fourteeners are located — Castle, Maroon, Capitol, Snowmass, Pyramid and North Maroon. These together with Gothic, Teocalli and the Town’s namesake peak wrap Mt. CB with dramatic panoramas. Approximately 800 people live in the Town, which was formed in 1974 to gain local governance at a time when development was taking off around the fledgling ski area. Skier visits peaked in the late 1990s with over 500,000

skier-days recorded thanks to the expansion of direct jet service into Gunnison, the local bed base and notoriety from Ski Free, ESPN X-Games, U.S. Extreme Skiing Championships and other events and promotions. Following family ownership during its first 57 years, Crested Butte Mountain Resort (CBMR) is now owned by the publicly traded industry leader, Vail Resorts. Today, CBMR operates 15 lifts and 121 trails on 1,500+ acres in the winter and has a robust summer business built around mountain biking, scenic lift rides, zip line tours and other adventure activities. In addition, restaurants, shops, condominiums, hotels, lodges, summer con-
certs and mountain bike race series energize the base area. The concrete rereation path and Mountain Express connect Mt. CB to its older sister, three miles down Gothic County Road. It should be noted two longstanding beacons of the community have targeted Mt. CB for their headquarters. The Adaptive Sports Center, delivering exceptional year-round adventure activities to people with disabilities since 1987, opened their $14 million administrative and programming building in 2019. The Rocky Mountain Biological Lab, active since 1928, is studying a new campus on the North Village parcel.

ALMONT / GUNNISON OUTDOOR ENTHUSIAST MECCA AND HUB OF COUNTY ASSETS Almont is located halfway between Crested Butte and Gunnison, where the East and Taylor Rivers meet to form the Gunnison River. On the way along Highway 135 are three high-end ranch subdivisions south of Round Mountain—Reserve at East River, Danni Ranch and Roaring Judy Ranch. Almont is home to three long time dude ranches offering multiple options for cabin lodging, dining, drinking, fishing, rafting, horseback riding and other excursions. County Road 742 winding through the Taylor River Canyon leads to more real estate options at Wilder/Wapiti Canyon Ranch, Spring Creek and Crystal Creek subdivisions. 48 crestedbuttesothebysrealty.com
The legendary trout fishing on the Taylor River is enhanced by the Taylor Park Reservoir, 20 miles upstream from Almont, which has a small marina. County Road 209 is a newly paved scenic wonder leading to Buena Vista over Cottonwood Pass (summer route only) topping out at a breathtaking 12,119 feet. The City of Gunnison sits at the intersection of Highways 135 and 50 and is named after an explorer charting routes for the transcontinental railroad in the mid-1850s. Like the Town of Crested Butte, Gunnison prospered from a mining boom and then later the cattle industry, which has been celebrated for 120 years by the Cattlemen’s Days Rodeo.
Gunnison serves as the County seat and is home to many important community assets— Western Colorado University (founded in 1901), Gunnison Valley Health System (since 1938), Black Canyon of the Gunnison (awarded National Park status in 1999), Curecanti National Recreation Area, three State Wildlife Areas, Dos Rios Golf Course, Recreation/ Aquatic Center and Gunnison-Crested Butte Regional Airport (9,400’ runway). Real estate options include more affordable properties in and around the city limits and large tract options in the verdant Ohio Creek Valley of Eagle Ridge Ranch, Star Mountain Ranch and Wilderness Streams.

will forever be marked as the year that technology disrupted the real estate industry. Over the course of this year, challenges brought on by the global COVID-19 pandemic forced businesses and consumers to rethink the way they interact with each other.
