M

etro Denver and the surrounding communities are located in a setting that has quickly become one of the country’s

most popular places to live. Our gorgeous state offers its residents a balance of nature and metropolitan amenities that simply can’t be found otherwise. Not only does Colorado supply a direct connection to an endless supply of natural beauty, but it is also a hub for new businesses and technology. For decades, the Metro Denver area and surrounding communities have exhibited unique housing strength. More recently, due to the increasing population of Denver, which has grown by nearly 20% since 2010, the city has seen significant and consistent upward pressure on the real estate market. But the rapid growth of the market has some worried that Colorado may be entering a housing bubble. Everyone remembers the housing bubble of 2006 which directly preceded the recession of 2008. The phrase “housing bubble” is a buzzword that has the power to scare sellers into staying put in their current homes and keep buyers at bay – hence why any hint of a housing bubble on the horizon can cause wide-spread panic. But how do consumers know if the market is truly entering a bubble, or if Denver’s real estate market is just experiencing a rise in activity? By looking at historical and current market data, we can gain a better understanding of where real estate really stands. This time last year, in the midst of a strong seller’s market, multiple offers and panic often drove prices quickly upward. While since then, inventory has risen, time on the market has increased, and the market has become more balanced. Currently, most key performance metrics in Denver are pointing towards a healthy real estate market. In August,
