The world has shifted drastically since the start of the pandemic, and this shift resulted in new consumer desires that sparked unprecedented market growth and a mountain migration like never before. With so much to explore across the Centennial State, it can be hard to know where to start. Should you go for a downhill bike ride? A leisurely hike? Experience a classic Colorado 14er? The endless options for adventure can be overwhelming, which is why we’ve done the leg work for you (well, most of it, you’ll still need to hike or bike!). From Grand County to Telluride, we’ve compiled a checklist of our favorite trails, ranging from familyfriendly outings to the classic challengers, so whether you’re on a bike or on foot, we’ve got the perfect trail for you, and a tip or two to help you along the way.

VAIL VALLEY RADIO FLYER 3 MILES
Vail Mountain’s Most Well-Known Downhill Trail Radio Flyer is a fun flowy singletrack! Close to three miles in total, you can access this intermediate freeride trail by taking the Eagle Bahn Gondola up out of Lionshead Village. Once you load your bike and start the ride up the mountain, parts of Radio Flyer are visible out the right side of the gondola, where you’re likely to see and hear riders of all ages ripping down the trail. A local’s favorite, this downhill only trail is sure to put a smile on your face and elicit a few whoops and hollers as you fly down its well-built berms and bumps, taking it as fast or as slow as you’d like. TIP Radio Flyer won’t take you all the way back to Lionshead, so to continue the fun back to the base on intermediate freeride trails, choose Big Mamba to Hanks Hideaway and finally Son of Simba to lead you back to the village.
VILLAGE TO VILLAGE 15 MILES
Beaver Creek Resort Bike Tour Village to Village is a leisurely way to experience the area, perfect for riders of all ages and abilities. Close to 15 miles in total, this enjoyable trail can be shortened by taking the village bus (which allows bikes) up to the base area, or you can choose to experience the whole ride by cruising up the paved bike path. Connecting Beaver Creek Village and Arrowhead Village, this trail intersects with many of the mountain’s other trails, allowing you to create your own adventure, ranging from a green, mellow day to “challenge-by-choice” on some of the area’s more difficult black trails. TIP Village to Village is a great way to experience Beaver Creek Resort’s biking trails without purchasing a lift ticket, and the village bus, should you choose to take it, is free as well!

BERRY PICKER 4 MILES
An Iconic Vail Mountain Adventure Hiking Berry Picker is a heart-pounding, highly sought-after adventure. The signature four-milelong trail starts in Lionshead Village and promptly ascends straight up the mountain. Meander through aspen groves and wildflowers as you endure a 2,200+ foot climb that many say is not for the faint of heart but is undoubtedly worth it upon completion. At the summit, relax at the Eagle’s Nest mountain-top restaurant or take in the views of Mount of the Holy Cross. If you’re looking for even more alpine adventures, you can hike Berry Picker up and down the mountain, but many opt for taking the Eagle Bahn Gondola down so they can sit back and enjoy the stunning mountain views. TIP To take the Eagle Bahn Gondola up the mountain, you’ll need to purchase a summer lift ticket, but if you choose to take the Eagle Bahn Gondola down the mountain, the gondola ride is free!
EAST LAKE CREEK TRAIL 4+ MILES
Holy Cross Wilderness Hike East Lake Creek in Edwards is a beginner-friendly trail you won’t want to miss. Part of a much longer hike that leads you all the way to Upper Camp Lake, the first portion of the East Lake Creek Trail is perfect for families and those looking for an adventure without the elevation gain. This four-mile out and back hike takes you through thick aspen groves and rolling hills without exceeding 800 feet in elevation gain. You’ll know it is time to turn around when you reach the bridge that intersects with East Lake Creek. Be sure to pack snacks and enjoy the solitude of Holy Cross Wilderness before turning around and hiking the two miles back to the trailhead. TIP If you get to the bridge and want to keep going, the trail continues for another 10 miles. Just be sure to turn around before you get tired, so you have the energy to hike back out!

SUMMIT COUNTY LILY PAD LAKE TRAIL 3.3 MILES
Fun, Family-Friendly Trail at High Elevation Lily Pad Lake Trail, located in Silverthorne, is a three-mile out and back trail that offers a mellow hike with only 396 feet of elevation gain. Perfect for families, this trail is easy to follow and well signed, so even the youngest kids can take the lead as you wind through lodgepole pine and aspen trees. Along the way, you’ll pass beaver ponds and enjoy views of Lake Dillon and the surrounding mountains before arriving at the picturesque Lily Pad Lake, named aptly after the hundreds of beautiful lily pads that decorate the water’s surface. TIP Plan this hike in mid to late June to see the lilies in full bloom!
QUANDARY PEAK 6.5 MILES
A Popular Colorado 14er Considered an introductory 14er, Quandary Peak is extremely popular thanks to its accessible terrain and lack of technical rock scrambling. However, don’t let the term introductory fool you — this hike still ascends 3,326 vertical feet over three-plus miles to the top, making it a six and a half-mile out and back hike. As you make your way up to the summit, keep an eye out for mountain goats and other wildlife that inhabit the highest peak of the Tenmile Range, along with other flora and fauna that preserve in the high alpine environment. At the top, celebrate your successful 14er and soak in the incredible views of the Gore and Sawatch Mountain Ranges. TIP To park at the Quandary Peak Trailhead you’ll need to make a reservation at ParkQuandary. com. Otherwise, there is a free shuttle service operated by Summit Express out of Breckenridge.

BOREAS PASS 12.5 MILES
Continental Divide Historic Dirt Road Ride Boreas Pass, located in Breckenridge, is an easy 12.5-mile out and back gravel ride. Unlike most bike trails in Summit County, the ride up and down the Continental Divide takes place on a dirt road — Boreas Pass Road. Providing unmatched scenery and a glimpse into the area’s rich mining roots, the road is a historic railroad route that gradually climbs up over 1,000 feet until it reaches the pass, making it popular and accessible for cyclists of all abilities. In addition to Boreas Pass, this road is also a great connection point for other bike trails in the area and continues beyond the pass, allowing you to add on additional mileage and memories if you choose to. TIP Boreas Pass Road is shared by bikers, walkers, and auto travelers, so if you don’t feel like biking, you can take a leisurely scenic drive to the pass.
MOSQUITO COAST 1.5 MILES
Keystone Bike Park Favorite Mosquito Coast is an intermediate downhill bike trail you’ll want to check out! Fast, flowy, and fun, this one-and-a-half-mile blue trail offers machine-built berms and natural technical features like roots, rocks, and logs. Take Summit Express or River Run Gondola up to the summit and head right towards Suz’s Cruise to access this “challenge-by-choice” trail. From here, the green beginner trail drops you into Mosquito Coast, where features can be avoided or achieved, depending on your style and riding ability. Once you’ve experienced all that Mosquito Coast offers, load back up on the lift and choose your next adventure from Keystone’s 34 singletrack trails. TIP Known for welcoming riders of all ability levels, Keystone Bike Park offers a bike-to skills zone where you can warm up your bike and body without getting on the lift.

GRAND COUNTY LONG TRAIL 2 MILES
Trestle Bike Park Freeride Long Trail, a two-mile-long, lift-served intermediate blue trail, is a downhill biker’s dream. With over 40 miles of trails to explore at Trestle Bike Park, the Long Trail features the park’s best. The upper three sections are machine-cut and designated as a freeride trail, featuring flowy singletrack, massive hand-built berms, and countless small features to jump off, rollover, or bypass altogether. Lower Long Trail, the fourth and final section, is a technical trail that uses natural mountain terrain, including existing roots and rocks, to enhance the rider experience. To spend a day experiencing all that North America’s fastest-growing bike park has to offer, you’ll need a day ticket or a season pass, but it is well worth it! TIP Winter Park Resort transforms into Trestle Bike Park in the summer and offers both downhill and cross-country style trails for riders of all interests and abilities.
BEE LINE 1 MILE
Granby Ranch Lift-Serviced Trail Granby Ranch, a family-focused mountain located in Granby, provides the best of both worlds with a mix of cross-country bike trails and downhill trails serviced by the Quick Draw Express lift. Bee Line is notably the easiest of green downhill trails at this acclaimed resort, featuring a smooth machine-built surface that flows effortlessly down the entire length of the mountain. The perfect progression trail for beginners or a warmup lap, this one-mile-long trail will elicit some whoops and hollers as you descend easily and excitingly down to the base area for another lap or libations. TIP All bikers using Granby Ranch trails need to purchase a day ticket or have a season pass, even if you’re not using the lift-served bike trails.

COLUMBINE LAKE TRAIL 7 MILES
High-Alpine Lake Hike This seven-mile out and back hike is worth every ounce of energy expended on the way up its 1,046 feet of vertical trail. In the beginning, the trail is a forgiving level path that eventually turns to rock as you ascend higher and navigate the various trail forks. Along the way, you’ll pass meadows, meandering creeks, and plenty of mountain views as you traverse west of the Indian Peaks Wilderness boundary. Brimming with wildlife, the trail’s wet bogs and meadows attract animals searching for Colorado’s luscious vegetation. Once you arrive at the idyllic alpine lake, you’ll see views of Mount Neva as you soak up the sun and cool off in the glacial waters. Pack a snack and your fishing pole to get the whole experience of this popular Grand County hike near Tabernash! TIP Located in the Arapaho National Recreation Area, hikers will pay $5 per car to park near the trailhead.
MONARCH LAKE LOOP 4 MILES
Indian Peaks Wilderness Lake Loop Monarch Lake Loop is an enjoyable four-mile loop with just under 300 feet of elevation gain, this trail is perfect for hikers of all ages and abilities. Situated on the west side of the Continental Divide, Monarch Lake is one of the most popular year-round destinations in the Indian Peaks Wilderness due to its accessibility and allowance of hiking, horseback riding, fishing, and non-motorized watersports. While completing the entire loop around the alpine lake, you’ll encounter thick groves of aspen and pine trees and marshy areas where, if you’re lucky, you might catch a glimpse of a moose. Enjoy a sandy beach along the trail to cool off, eat a snack, or fish for trout before making the leisurely trek back to your car. TIP Located in the Arapaho National Recreation Area, hikers will pay $5 per car to park near the trailhead, which fills up quickly!

CRESTED BUTTE AWAKENING 1 MILE
Bike Park Downhill Tour Awakening is a great trail to warm up on or lap for beginners. Offering over 30 miles of lift-served singletrack, Crested Butte Bike Park has something for everyone off the Red Lady Express Lift. Awakening to Lower Awakening, make up just about 1-mile of downhill fun featuring large man-made berms and fast straightaways so you can play with speed while still comfortably tackling this steep mountain. An exceptionally wide downhill trail, Awakening, and Lower Awakening parallel intermediate multi-use trails and the disc golf course, giving riders a grand tour of all that the mountain offers in the summer. Once you’re back in the base area, hop on the lift to lap it again, or explore the next level up on Frequency and Luge! TIP It is easy to identify the beginner to intermediate trails at the Mountain Bike Park. As you dismount the lift, almost all of the advanced and expert trails will be on your right and the beginner to intermediate trails are off to your left.
401 TRAIL 14 MILES
Crested Butte’s Most Famed Trail The mecca of high alpine mountain biking, this 14-mile trail will leave you coming back for more. While some start the adventure in town, many begin the 401 Trail at the Judd Falls trailhead and begin the trek to Schofield Pass. The 2,398 feet of climbing throughout is well worth it for stunning views of the Elk Mountains and quintessential Colorado wildflowers. You’ll start on a smooth single track and work your way through technical sections amid aspen groves and eventually a bit of road riding to get back to your car and starting point. Overall, the 401 Trail is best for intermediate riders due to its length, steep climbs, and tight sections. Work up to this adventure by exploring the progression trails at Crested Butte Mountain Bike Park and the surrounding trail networks! TIP Savor the ride and take it slow! With so much to see, many cyclists make an entire day out of it by packing a lunch and taking in the unbelievable views along the way.

JUDD FALLS TRAIL 2 MILES
Easy, Stunning Hike through Wildflowers Judd Falls Trail is a two-mile out and back trail perfect for hikers of all ages and abilities. Climbing just over 200 feet, this accessible trail is located about six miles north of Mount Crested Butte in the small town of Gothic. The trailhead begins at the Copper Creek Trail parking lot, where you immediately become immersed in aspen trees and wildflowers, not to mention sweeping views of Gothic Mountain. Once you reach the popular waterfall destination, take in the views above the slot canyon from the comfort of a bench on the small overlook. The Judd Falls Trail is a part of the greater Copper Creek Trail system, allowing hikers to continue past Judd Falls to Copper Lake and East Maroon Pass if you’re dreaming of more mountainscapes. TIP Located in Gunnison National Forest, this trail is accessible by two parking lots; the first and most common starting point is the Copper Creek Trail parking lot; however, a mile up the road, there is a 4X4 accessible parking lot that makes the hike even shorter.
MOUNT CRESTED BUTTE 2 or 9 MILES
A Trek to the Summit Hiking to the steep summit of Mount Crested Butte is an adventure! A “challenge-by-choice” trail, the route to 12,162 feet is varied. Hikers can choose the ultimate alpine outing by starting in the base area and hiking four and a half miles and 2,672 feet up, or you can purchase a lift ticket for the Silver Queen Lift and begin your ascent from 11,430 feet at the top of the lift. The less intense, while still strenuous route includes 1,248 feet of climbing over one mile of wooden stairs and rock scrambling. No matter the path you choose, the views from the summit of this awe-inspiring, jagged mountain are stunning and well worth the sweat equity. Take in the beauty from high above and rest up before deciding on your route down. TIP The Silver Queen Lift requires a paid lift ticket to ride up the mountain but not down. If you decide that you do not want to hike down you can take the lift down for free.

TELLURIDE SNEFFELS HIGHLINE 12.4 MILES
Mount Sneffels Wilderness Challenge Sneffels Highline is a challenging and rewarding adventure. This scenic loop starts and ends at the Jud Wiebe Trail located in the heart of downtown Telluride. Rated as a hard trail due to its length, but more so its elevation gain, Sneffels Highline climbs over 3,380 feet in elevation as you traverse your way through gorgeous wildflower meadows and experience sweeping views of the San Miguel Mountain Range. Despite its difficulty, its spectacular views and convenient location make it an incredibly popular trail. Pack your hiking bag for a full-day adventure and take in all that this high-alpine hike has to offer the next time you’re in Telluride. TIP If you’re looking for a lower mileage adventure, hike Sneffels Highline from the trailhead to the saddle separating Pack and Mill Basins, which is only an eight-mile round trip hike. BRIDAL VEIL ROAD 4 MILES
Colorado’s Tallest Free-Falling Waterfall Starting off on a 4x4 road, this hike is just under two miles to the top of the Bridal Veil Falls, making it close to a four-mile round trip hike that rises 1,650 feet in elevation as you navigate the road and switchbacks. A moderately easy trail for hikers of all ages and abilities, Bridal Veil Falls, is a very popular attraction due to its accessibility, awe-inspiring views, and significance. At the end of the hike, you’ll enjoy panoramic views of the 365-foot waterfall from the top of the falls, just underneath a historic power plant built in 1907 which still supplies renewable energy for Telluride and the surrounding areas. TIP Multiple trails lead to Bridal Veil Falls, with vantage points from above and below the falls. Bridal Veil Road is the newest trail that brings you to the bottom of the falls. Be sure to select the trail that is right for you, as many of the trails are significantly more challenging than the fourmile 4X4 trail above.

PROSPECT TRAIL 10 MILES
Telluride Bike Park’s Cross-Country Trail Starting at 10,540 feet in elevation at the San Sophia Gondola Station, Prospect traverses across Telluride Ski Resort, under Lifts 4 and 5, and eventually climbs up to Lift 10 before descending to Heritage Plaza in Mountain Village. Once you’re finished with this singletrack adventure, you’ll have conquered 10 miles of trail, 800 feet of climbing, and over 1,000 feet of fun, flowing downhill. While this is one of Telluride’s most talked about trails, it is not for everyone. Rated as a difficult black trail, Prospect requires stamina and commitment, but its challenge is well worth it with beautiful views of the resort and surrounding peaks, not to mention bragging rights upon completion. TIP Even though this trail, which opens July 1, is classified as cross country, a Telluride Bike Park season pass or day ticket is required to enjoy this tempting trail.
JURASSIC TO VALLEY FLOOR 7 MILES
Scenic Tour from the Village to Town Starting in Mountain Village and ending in Telluride, this leisurely seven-mile ride should be completed as follows for a fun adventure: start on Country Club Drive and drop into Jurassic Trail, which flows through beautiful aspen trees and eventually feeds out onto Adams Ranch Road. From here, you’ll ride downhill on Meadows Trail, a single track that brings you to the bottom of Lawson Hill. ow did the experts at the Pantone Color Institute know? Had they ever spied a Colorado alpine meadow carpeted with spectacular, bluey Mountain Lupine, or glimpsed towering Pikes Peak, which inspired that timeless line from America the Beautiful about “purple mountain majesties”? Sure, they are color experts, but were these stunning shades forefront in their minds while they deliberated the next Pantone Color of the Year from their New Jersey offices? Had the otherworldly purple-rose of alpenglow at altitude elbowed its way into their debate? It certainly seems so, for the 2022 Pantone Color of the Year will be familiar to anyone who knows and loves Colorado’s beautiful, vertiginous natural environment. The institute’s choice? Pantone 17-3938 Very Peri, a periwinkle blue made warm with a violet red undertone that, to the delight of Colorado’s mountain town designers, can be seen pretty much daily. “Very Peri just happens to be the color of the Columbine, the Colorado State Flower,” remarks
Mary Beth O’Connor of Collective Roots Design in Telluride. “We can see this stunning flower on our hiking trails, in our own backyard and beautifully curated gardens. Lilacs, bluebells, lavender all fall in this same color family and brighten the summer palette here. It can also be seen in the alpenglow at sunset. Living in the mountains reminds us of the ‘purple mountain majesties’ that we’re so lucky to see every day.” First, though, a note about the Pantone Color of the Year. The annual color choice is generally considered to be a reflection of the global mood, as well as a hugely influential forecast of design trends. The selection, made each December for the coming year, goes on to color, in the literal sense, everything from cell phones to sofas, instant pots to purses. In making their announcement for 2022, the optimistic folks at Pantone seemed to reference a hoped-for emergence from the past few years, noting that “in blending the faithfulness and constancy of blue with the energy and excitement of red, this happiest and warmest of all the blue hues introduces an empowering mix of newness.”

While the region’s designers applauded the, well, Colorado-ness of the color choice, they also noted that the surprisingly striking color marks a departure from the muted shades of past years. Notes Heidi Sherratt, of Crested Butte design firm Interior Visions, “Very Peri is a surprise, and I could not be more excited to see a happy, uplifting color this year. The past few years have been heavy for so many reasons and I think we are all ready for some change. The days of shades of gray are not as appealing and our clients are looking at other ways for their homes to still feel natural, but also have some unique personality with colors. People are ready to have fun in life and in their homes, and adding a touch of color lifts their spirits.” Both O’Connor and Sherratt note that while Very Peri might not be everyone’s choice of main color for an interior (yet), it certainly makes for a perfect accent color, one that works well with whites, beiges and everything in between. Says O’Connor, “Very Peri is a bold choice, but it introduces a color pop that still falls in with more

classic, organic tones. It’s an exciting color to introduce as a wallpaper, possibly for a powder room, where you can bring in an element of surprise and have a bit more fun with color.” She continues, “A great way to play with this color is by bringing it into the bedroom. Imagine a range of tones of Very Peri in throw pillows on a fresh crisp white duvet and accented with a new rug that also echoes the same Very Peri color palette. Accessories, artwork and fresh flowers can also add to overall finished design.” Sherratt agrees. “Pillows, bedding, wallpaper, and decorative items are the way we mostly bring color into our clients’ homes. We have seen a new interest in using colors for paint on the walls in the bedroom. Bedrooms are a great place to add color on the walls if you are feeling bold. You can keep the bedding light and neutral using natural linen duvet covers and crisp white sheets, then add some color in the decorative pillows, artwork, rugs — and the room feels warm and happy.”

Talk to these popular designers about integrating Very Peri into current projects and the word “fun” comes up a lot. “For the right clients, it could be the perfect color to upgrade a teenage girl’s bedroom,” O’Connor says. “Fun artwork and this new fresh color will inspire and provide a creative base for the young girls that get excited to change their personal space. I like to give them some freedom to play and be involved in the process.” Adds Sherratt, “We have not used a ton of color in the last four years, but we are actually working on a farmhouse-style home right now and it is full of color. The cabinets are all different colors in the kitchen and bathrooms, along with fun colorful tile everywhere, and even a blue-painted trim around the windows inside the house. Every time we meet with these clients and pull out their samples, it simply makes me smile. It is a very unique style to this mountain area, but we are loving it. It feels fresh and yet still classy and timeless.”
Sherratt continues, “I think that Pantone’s choice of color this year is a challenge to everyone to think about how colors make them feel and, whether it is a periwinkle blue or some other color, maybe it is time to bring them into our homes and have some fun.” Both designers note, though, that colorful Colorado’s outdoors offer up an even wider array of colors, making these designers’ palettes varied beyond Very Peri. Think the gold of autumnal aspens, the multitude of greens that cascade below treeline, or the greys and rusts above it, the frosty white of winter, or the bluebird skies for which Colorado is famous. It’s a delicious panoply to tie into their interiors, no? “So many of the homes we design have stunning views of the mountains that surround us,” Sherratt explains. “It is a huge element that we like to bring inside the house and the colors of nature are a mix of everything from bold and bright to muted and neutral. If you truly look around there is not a color that is not out there in nature and they are all beautiful.”

Colorado Resort Markets Continue their Ride. By Ingrid Palmer

s we head into what is typically the busiest season for real estate sales, interest rates are climbing and mortgage loan applications are slowing, according to the Mortgage Bankers Association. For much of the country, home prices right now are sky-high and those big price tags are causing people to think hard about whether now is the best time to purchase a new home. Things are a little different in Colorado’s resort areas, however. Inflation and the economic fluctuations that affect much of the country’s real estate numbers don’t have the same impact in resort towns where many buyers purchase homes with cash. “Activity is still strong in the mountain communities across all sectors,” said Dan Fitchett, President of Colorado Resort Markets at LIV Sotheby’s International Realty. “Prices continue to escalate, and sales continue to outpace the previous year’s numbers. Houses that might have sat on the market for a few weeks three years ago are now selling in hours, often sight unseen. Nothing is slowing down.” Colorado resort markets—Summit County, Grand County, Vail Valley, Telluride and Crested Butte—each have their own unique vibe, but certainly have something in common, which is that they are all growing. “Each of our markets are
within 10% of each other in gross dollar volume sales,” said Fitchett. “However, the number of transactions has declined and the price per house has gone up.” In Crested Butte, a laid-back town that used to fly under the radar, the average sold price rose 150% from the beginning of 2021 to the beginning of 2022, according to LIV Sotheby’s International Realty’s Micro Market Report. “Crested Butte gained a lot of exposure during the pandemic,” said Jaima Giles, Vice President and Managing Broker for LIV Sotheby’s International Realty’s Crested Butte office. “Last year, the majority of our clients were looking to live here full-time. Now, it’s about fiftyfifty between buyers wanting a primary residence and those seeking a vacation home. But the people who moved here last year are staying. They’ve found that living in this community works for them and they’re excited to be here.” Like Crested Butte, the nearby City of Gunnison experienced a 106.8% increase in average sold price, more than doubling from the first quarter of 2021 to the first quarter of 2022 and proving that you don’t have to be next to a ski mountain to get caught in the real estate frenzy. “The properties that were two million dollars are now five million. The $200,000 properties are now $600,000,” said Giles. “It’s been incredible to see this happen in such a short amount of time. “

Despite rising interest rates, a cacophony of political noise, and the uncertainty surrounding world events, these statistics prove that some things haven’t changed. “People come to our towns, they get excited about our lifestyle, and they seek out properties to buy,” said Fitchett. The majority of recent sales are from cash buyers or those who have their financing pre-arranged, particularly in the luxury market. “When you’re considering a home priced over three million dollars, buyers either have the cash on hand or they have assets they can dispose of to buy the property they want,” Fitchett said. But it’s not just the luxury market that is soaring; it’s all property types across all price ranges. In Telluride, for instance, where the majority of buyers are purchasing vacation properties and there is currently a moratorium on short-term rentals, demand remains strong. “Typically, we see the highest demand for properties closest to the ski area. With accelerating prices, there is growing demand for neighboring subdivisions, communities

and mesa properties,” said Peggy Raible, Vice President and Managing Broker for LIV Sotheby’s International Realty’s Telluride offices. Summit County’s 31,000 residents have a front-row seat to this real estate rush as well. Most properties here spend 20 days or less on the market, and its single highest-priced sale jumped a whopping 130.4% from quarter one of 2021 to quarter one of 2022. The popularity of the area known as “Colorado’s playground” cannot be underestimated, with its easy access to Denver and four world-class ski resorts.

Now, there’s a lot of new construction priced above that mark. However, Summit and Grand Counties are still the two most affordable resort markets in Colorado.”
Grand County’s home sales increased 28% from early 2021 to early 2022. The Town of Grand Lake saw fewer properties sold—a 30.8% decline from this time last year—but at higher price points. Fraser, Granby, and Kremmling, all more rural areas farther away from the ski hills, are also growing fast.
Low inventory is exacerbating the high prices in the resort markets. During the first quarter of 2022, the Vail Valley saw a 63.1% overall drop in days on the market, from 111 to 41. Telluride saw a 29% decrease in listings sold from 2021 to 2022 yet a 22% increase in total sales volume. And the average days on market was 137, down from 248 in 2021. “It’s remarkable that we are seeing stock market volatility, rising inflation and higher interest rates and all of these trends have not impacted buyer demand and absorption rates in our mountain markets,” said Raible.
“We have seen an influx of eight- to ten-million-dollar listings in our market recently,” said Aaron Shriner, Vice

make a decision after inspection anymore. Sellers are not accepting those kinds of offers.” Instead, buyers are relying on videos, photos, friends, and their real estate broker. Buyers across Colorado’s resor t towns are feeling the pressure of these intense market conditions. Many are making offers on properties with limited contingencies, and some even waive important items like inspections in fear of losing out. “This is why it’s more important now than perhaps ever before to align with an experienced, full-time real estate broker who has their pulse on the community,” said Fitchett. Alex Griffin, Vice President and Managing Broker for LIV Sotheby’s International Realty’s Vail Valley offices, wholeheartedly agrees. “The complexity of transactions has increased dramatically and hiring an experienced Realtor to navigate them is key.” With the number of days on market significantly declining in nearly every resort town, buyers need to be aligned with someone who has experience, knows the area well, and knows when properties are becoming available. “Read bios, search the web, ask around, and call to speak to brokers directly,” advises Fitchett, who said clients should interview at least three brokers to find someone who is active and
experienced, and a good personality fit as well. On the flip side, sellers need to strategically price their homes for success in the market. “If a seller has the location, functionality, fit and finish that everyone wants, they will have multiple buyers ready to jump,” Griffin said. “But you can overprice a property right now and end up chasing the market down on the back-end. If a home doesn’t sell right away, the property can get a stigma as buyers may wonder what’s wrong with it. The biggest mistake you, as a buyer or a seller, can make in this market is the money that you don’t make – hence why hiring a competent agent is integral.” Some new changes have been enacted that help alleviate the sense of panic buyers are experiencing these days. “With this low inventory situation, many sellers are setting specific days and times to bring in offers, which at least gives the buyers a day or two to strategize and really think about an offer before submitting it,” said Giles. Real estate brokers are feeling the fatigue as much as the homeowners and buyers. “We are the facilitators of these sales and right now the humanization factor is critical. We work with locals and newcomers, all types of buyers and sellers. It’s important for us to understand and
listen to each person’s situation and feelings about each sale, because it’s emotional and this is not a market of need,” said Giles. Heading into the peak summer months, Giles plans to focus on communications and preparing buyers for another summer of challenges with pricing. “The summer season is always fast and furious,” she said. Experts believe there will be some slowing to the price increases in the future. “It’s still a good time to sell because we haven’t found the ceiling yet,” said Shriner. “And it’s still a good time to buy because there remain some good investment opportunities. We’ve had more than 5% appreciation year-over-year for the past four years, so buyers can count on continuing value.” There’s no doubt that the demand for housing in Colorado’s resort towns has never been stronger. Even before the pandemic spurred city dwellers to abandon the concrete jungle for a more tranquil lifestyle, resort properties were selling well. Today, industry experts see very few people putting on the brakes when it comes to buying and selling mountain homes. Empowering Exploration in Colorado Through Education Few states are more well-known for their abundant wildlife and wilderness than Colorado, which is why LIV Sotheby’s International Realty caught up with Public Information Supervisor, Travis Duncan and Area Wildlife Manager, Matt Yamashita of Colorado Parks and Wildlife for this edition of Out to Lunch. Welcoming millions of visitors to the great outdoors each year, Colorado Parks and Wildlife (CPW) is a state agency that has the critical job of conserving and managing our state’s natural resources across 2.5 million geographically diverse acres. From the rugged Rocky Mountains to desert canyons and mesas to expansive grasslands, doing this is a delicate balancing act, prioritizing the well-being of wildlife and their habitat with the recreational desires of people looking to experience the natural wonders of Colorado’s vast landscape. Acting as stewards of the outdoors, Travis, Matt, and their 900 colleagues at CPW work to educate and inspire current and future generations to get outside responsibly and respectfully, whether you’re casting a line into the Colorado River, ascending a high peak on foot, or simply camping in the backyard. During our conversations with Travis and Matt, they gave us an inside look at what they learned from COVID-19, what to expect in the coming year, and shared tips on how we can be responsible recreationists in our daily lives. As a result of the pandemic, many of us found ourselves in the outdoors more than ever before. “We learned how valuable it is to Coloradans and folks visiting from out of state to have access to the outdoors and because of this, we saw visits to our public lands and our hunting and fishing license sales increase significantly,” shared Travis. “Access to the Colorado outdoor lifestyle proved very important to people’s physical and mental well-being during stressful times.” The healing power of nature is undeniable, and the attraction of Colorado’s 42 State Parks, 414 State Trust Lands, and
350 State Wildlife Areas (SWA) is at an all-time high, with state park visitation rising from 15 million in 2019 to north of 19 million in 2021. While this increase is welcomed by CPW, it is essential for the public to understand the impact of this increase so we can protect the outdoors as we know it for generations to come. Operating a world-class parks system over the last few years has taught CPW a lot about wildlife management and visitor and traffic management. During the pandemic, many of us grew accustomed to making reservations for all kinds of outings, including visits to many nationally operated lands like Rocky Mountain National Park and Hanging Lake. Learnings from these reservations and timed entry systems are now being adapted by CPW and implemented in a small number of high-traffic areas. Eldorado Canyon State Park is one area where visitors will have to make timed entry reservations this summer. Visitation has increased 118% since 2013, and the popular park near Boulder often reaches vehicle capacity so starting in August visitors will have to make free two-hour vehicle reservations on weekends and holidays. “We’re seeing a lot of positive reaction to this pilot project,” said Travis referring to the new policy. By utilizing timed entry technology, CPW can inform visitors as they’re planning their adventures rather than have them show up to full parking lots and crowded areas. Doing this enhances the experience outdoors and helps regulate the impact of high traffic on the environment. In addition to timed entry, the state agency now requires a valid fishing or hunting license or an SWA pass to visit any of the 350 State Wildlife Areas. This new requirement helps fund their initiatives and mitigates the number of visitors taking part in the condoned activities of these
areas. “We’re trying to open access to the outdoors for as many people as we can and do so in a way that doesn’t hurt the habitat or user experience,” Travis explained.

Another way CPW is moderating the impact of excess visitors in the outdoors is by relying on their 4,000 annual volunteers. “We are incredibly grateful for the folks who come out and volunteer with the agency,” said Travis. “It makes a huge difference and helps us make a difference in Colorado’s outdoors.” CPW volunteers help the agency in three core areas: picking up trash and debris, orienting visitors who are enjoying multipurpose areas (for example, trails that welcome both bikers and hikers), and most of all, acting as informative friendly faces out in nature. While CPW’s current policies and volunteer support have and will continue to help them on the path to protecting and promoting wildlife and their habitat, we must take responsibility for our actions both at home and outdoors. The best way Travis informed us we can do this is by adhering to The Seven Principles of Leave No Trace. “All recreation has an impact, and we’ve seen such a huge increase in folks who want to get outside, which is what makes Colorado so great, but to keep it that way, we all need to learn these principles and practice them when we’re enjoying the outdoors.”

The appeal of Colorado’s mountain views, high-alpine lakes, sprawling mesas, and countless canyons is matched by the desire to see the majestic animals that inhabit these areas. Throughout 66 million acres, an astonishing 960 wildlife species call Colorado home. For those who have driven down I-70 or spent time at one of the many ski resorts in our state, you’ve likely seen or heard of the most well-known species- bighorn sheep, black bears, elk, moose, and mountain lions- all of which co-exist with us in our mountain communities. However, beyond that, there are hundreds of other animals throughout Colorado that make the varying environments and ecosystems whole, from aquatic wildlife like the cutthroat trout to waterfowl like ducks and geese. “Every species in our state can be found throughout our state parks, wildlife areas, and public lands,” explained Matt. The wildlife sector of the agency- recreation, management, law enforcement, and education- manages a vast network of 2.5 million acres to ensure that all animals in the state, not just the ones that visitors most commonly think of, are protected and promoted. “People always think about the animal they see walking around on legs when they think of animals in Colorado, “ joked Matt, “but they often forget about the ones with fins or wings.”

While enjoying the outdoors, it is natural to think of the immediate impact on the dirt beneath our feet as we explore, but we also need to understand the effect our presence has on wildlife, too. From increased traffic on the trails to basic preventative measures at home, human behavior plays a role in the well-being of animals. “We know that people want to be a part of wildlife,” commented Matt, but this increase in human traffic adds stress on Colorado’s native species. Through the years, CPW has seen negative trends related to the impact of people in the outdoors on animal migration, distribution, and seasonality. Wildlife, like people, have only so much tolerance for change, and as traffic in these wildlife habitats increases exponentially, animals react accordingly. In addition to the mere presence of people outdoors, the most significant contributor to this change in behavior stems from visitors lacking spatial awareness and understanding. “We know people want to embrace connectivity with the resource [the outdoors], but when it comes to wildlife, we need them to embrace connectivity from a distance,” said Matt empathetically. Aligned with Travis’ recommendation for knowing and adhering to The Seven Principles of Leave No Trace, the sixth principle is to “respect wildlife”, which Matt elaborated on, “we call it The Rule of Thumb; if you fully extend your arm and your thumb does not cover the entire animal, you’re too close. If your thumb covers the animal, you are at an appropriate distance to observe and enjoy the wildlife.” This rule is beneficial not only for CPW’s conflict species- bears, mountain lions, and moose- but in general, to ensure that you’re maintaining a respectful and safe distance from all animals you encounter while outside.

Everything that CPW does comes down to biology. Working in a proactive manner, CPW relies on their officers, like Matt, who are all biologists, to utilize science to inform decisions, mitigate negative animal encounters and ultimately maintain sustainable population dynamics. Now that we’ve established the proper ways to conduct ourselves in the wilderness, we must also know how to act at home. CPW officers spend much of their time responding to preventable situations, particularly with bears, so while enjoying the great indoors of your home and neighborhood, Matt shared three tips for preventing wildlife conflicts. As we enter into the best months of summer, Colorado Parks and Wildlife and LIV Sotheby’s International Realty want to encourage you to get outdoors but do so responsibly. Colorado’s wilderness is undeniably inspiring, and by becoming educated adventurers, you can continue fueling your passion for the outdoors while knowing your enjoyment isn’t infringing upon the well-being of wildlife and the environment.
