2015 was a strong year in Colorado real estate with more closed transactions and higher average sales

A

ndrew Hyde of Boulder, Colorado has an impressive list of accomplishments: founder of three startups (two failed, one sold), marathon runner, Ironman competitor, renowned blogger, published author, and host of TEDxBoulder. His greatest achievement, however, is a contribution to the ever-growing Boulder tech community and entrepreneurs around the world. Hyde has simplified the trying process of entrepreneurship by helping entrepreneurs discover if their prototype or idea will flop or flourish in significantly less time than traditional methods. Hyde founded Startup Weekend, a 54-hour weekend event, during which groups of developers, business managers, startup enthusiasts, marketing gurus, graphic artists and more, pitch ideas for new startup companies, form teams surrounding those ideas, and work to develop a working prototype by Sunday evening. “It’s all about the idea of coming up with a viable product and testing it quickly,” said Hyde. “Teaching someone how to do that in a day, versus two years of their life, is incredibly valuable.” His work has been featured in the New York Times, NBC World News, Washington Post, Boston Globe, Daily Mail, and Yahoo!, but his success within the Boulder tech startup scene didn’t start out glitch-free. Post graduation from college, armed with the prestigious moniker, first in his class, Hyde chose to move to Boulder by throwing a dart at a map. With a degree in New Media and Computer Graphics from Johnson and Wales University in Providence, Rhode Island,

one would think there wouldn’t be many obstacles that would stand between Hyde and tech startup stardom. But there was one big hurdle—finding a job. “There were no jobs in my field, there were no jobs anywhere,” said Hyde. He was bussing tables before he caught his first break. “I was in some web development studio, waiting to speak with the receptionist to ask for a job. She hung up the phone and said ‘I can’t believe someone would think we would build them a website for $500.’ I thought, ‘wait, someone would pay $500 to build them a website?’.” This chance encounter led Hyde to begin his first entrepreneurial adventure. He began building and marketing simple websites at a fraction of the cost of mainstream website developers, however despite his fluency in the language of computer technology, Hyde realized his real talent wasn’t programming or development, it was networking. “I realized I was the one always connecting people,” said Hyde. “‘Hire this

person; this developer could help you with this.’ I thought to myself, why don’t we culturally collaborate on projects like this? Why do we talk about what we want to do, but don’t actually do the work? I became an accidental entrepreneur.” At the first Startup Weekend, 82 entrepreneurs convened above Boulder’s University Bicycles bike shop and did not leave until they had created a viable business model from the concept that was introduced at the beginning of the weekend. “On Friday we met as strangers, on Sunday we left having created a business together. Now, eight or nine years later, people have co-founded companies together having met at that first event. It’s how I’ve met people like Brad Feld and David Cohen, the co-founders of Techstars, the #1 ranked startup accelerator in the world. It was really the first-ever startup event for the Boulder tech scene.” Hyde explains that today, Boulder is one of the top five tech centers in the country, if not the world, that people look at when they’re considering relocating; however Boulder was not always the tech mecca it is today. “In the past nobody ever moved here to be a part of the Boulder tech scene,” said Hyde. “Now, people know Boulder. I’ve been to 75 countries, and everyone I meet around the world asks where I’m from. When I say Colorado, they say, ‘Boulder?’” Startup Weekend has gained international recognition. It is in 161 countries, has over 193,000 alumni community members, and has held more than 2,900 events to date.

“We just had Startup Weekend in Bhutan, Cuba, and Mongolia,” said Hyde. “I think entrepreneurship is a universal language. Everyone’s been exposed to it, everyone has aspirations to be bigger and better—it’s a concept that works everywhere.” Few other cities are churning out new and innovative companies at the same rate as Boulder. “You walk down the street and see entrepreneurs collaborating and being helpful toward one another,” said Hyde. “Boulder has a unique flavor; a mix of environmental consciousness, entrepreneurial spirit, and worldwide thinking. Boulder is full of people that love what they do personally and professionally.” Few can argue Boulder is not a city of entrepreneurs. “I think it relates from how we were founded as miners, to how we’ve developed,” said Hyde. “Boulder shouldn’t be an international start-up scene, but it is. We average an IPO every year, which is insane. There’s nowhere per capita that’s near that.” Hyde, who sold Startup Weekend to a non-profit, is continuing to maintain his status as a thought leader through new projects. He recently returned from a two-year trip around the globe with only 15 items in his possession, and wrote a book about it. Most recently, Hyde is gearing up to host TEDxBoulder for the sixth year.

The talks this year are themed, Rules and Renegades, and are devoted to ideas worth spreading. With the founding of Startup Weekend and Startup Week, and serving as host to TedxBoulder, Boulder Ignite, and Boulder Startup Week, Hyde has fostered the spread of thousands of ideas in Boulder and around the world. I asked Hyde, is there a limit to the influx of startups the Boulder community can support? “You’ve seen the entire Colorado startup scene explode in the last couple years. There is much needed class A office space, so you’ve seen the spread to Denver, Colorado Springs—even the mountains. Aspen has an accelerator, Telluride has one. Colorado is truly an entrepreneur’s state.” Whatever your passion, and however big or small the project, Hyde encourages entrepreneurs to take action, despite the risks. “Entrepreneurship offers the highest highs, and the lowest lows,” said Hyde. “There’s huge responsibility in owning a business, and you can never fully understand it until you are in the entrepreneur’s shoes.”

Your Home, Your Happy Place: Green Design & Architectural Trends That Bring the Outdoors In By BRITTANNY HAVARD

he outdoors have long been synonymous with health and vitality, two features that correlate directly with the home. With Colorado’s six to eight months of livable outdoor weather, it is easy to create a sense of well being within the home, by bringing the outdoors into it. With today’s variety of options, including architectural features that connect your home to its surrounding environment, design trends reflective of nature, and green energy saving practices, it is possible to create balance and harmony within the home, transforming your most lived space into a relaxing and happy place. Today, there is an increasing trend to create and sculpt an outdoor landscaped element, right off the main living area of the home, regardless of the residence type, size, or location. Contemporary residences are featuring clean, green, and natural accents that are making a big impact within the home.

GREEN ELEMENTS |

Some homes enjoy the advantage of being able to house the outdoors within them—literally. When a couple, native to California, moved to Boulder, Colorado, they sought to build an energy-efficient home that would satisfy not only their artistic tastes and desire for an open layout for entertaining, but also their aspiration to bring Boulder’s natural landscape indoors. The couple sought out Laurence Verbeck, principle of Verbeck Design Studios in Boulder, known for his skills in green architecture, a practice where environmental impacts are livsothebysrealty.com

minimized through design efficiency and moderation in the use of energy and materials. Experienced in many green architecture projects, this build was unique to Verbeck in that he would be trying to incorporate Boulder’s natural landscape into a highly stylized, yet energyefficient home. “The owners came to me conceptually with the idea to have a waterfall and atrium within the home in the first conversation I had with them. I was a little surprised that they were so ambitious from the start, but I enjoy a challenge and took it up immediately.” page 10

“We’re not robots. Anyone can live in a perfectly sealed structure that is energy efficient, but it’s not an exciting place to be. It’s important for an architect to be able to customize a residence and make people feel relaxed in their own personal space, and the easiest way I’ve found to do this is by incorporating nature into the home.” ~LAURENCE VERBECK Surrounding natural elements were incorporated into the home’s design from the ground up. “We visited the site and looked to see how we could bring natural elements into it. Quite literally we used the rocks that were excavated for the foundation in the landscaping and design as much as possible,” said Verbeck. “The couple had already selected a spectacular site and their main objective was to create a home that became a part of the site, not simply perched on top of it.” Indoors, both a living atrium and waterfall were built into the home. The living atrium sits in the center of the home, dividing the public spaces of the kitchen and dining room from the bedrooms. The waterfall, fed from a natural spring adjacent to the residence, adds tranquility to the space. “The waterfall is a unique feature that brings a small mountain creek inside the structure,” said Verbeck. “The sound of water trickling down rocks is audible throughout the home. The atrium is a 2.5-story, open-air space that allows you to walk from one wing of this modern-designed home, through a small mountain scape, to the other side of the building,” said Verbeck. “It’s completely unique.” Housing natural features indoors is easier than one might think. “The arrangement is set up to be very low-maintenance. Because the structure is mostly rock and the water feature is an enclosed, circulating feature, maintenance is pretty simple.” Strategic architectural design was used to reduce the home’s energy use. “The residence is positioned to take advantage of the heat from the sun in the winter, while maintaining cooler temperatures in the summer, eliminating the need for excessive cooling. It’s kind of standard these days, but hasn’t always been.” With a desire to reduce the structure’s green footprint, Verbeck installed a roof-top solar array and air handling system, designed to circulate air from the outdoors, mitigating the need for heating or cooling it. The home was equipped with an extensive variety of highefficiency appliances and lighting options. “The selection of LED lights has blossomed in recent years,” said Verbeck. “You can put LED lights anywhere; they last forever, are very energy efficient, and replicate natural light well.” Additionally, recycled materials are used throughout the home. “All of the hardwood in the building is recycled railroad ties,” said Verbeck. “There are many ways to use recycled and low impact materials, from furniture, paints—everything down to glass. All these items can be easily researched, and are easily attainable.” 303.893.3200

Incorporating nature into one’s interior environment is not a new idea. “It goes back to the Greene and Greene architecture movement in the 1920’s,” said Verbeck. The Greene brothers were architects known for bringing outdoor elements into the home. “People once lived in smaller houses. They had little windows, fireplaces. Greene and Greene believed fresh air and the environment were the root of health. The style of the day was to create sleeping rooms on screenedin porches, where today, people are expanding patio doors or installing garage doors that open from a dining or living room to a landscaped outdoor area to create a dual-functioning indoor/outdoor space.” As both an architect and an artist, Verbeck feels it is important to design a space in a way that illustrates inspiration. “We’re not robots. Even if your residential plans don’t include a cascading indoor waterfall or lifesized terrarium, there are ways to incorporate green features into virtually any home. “Putting a trellis on the south side of a home that has a climbing vine is an easily achieved green element. It will block the summer sun, and in the winter, the vine will lose its leaves, letting lots of light in. It’s a wonderful way to incorporate a green element, while at the same time, achieving significant energy savings,” said Verbeck. “In respect to architecture, increasing window size on the south side of a residence will increase warmth. Insulating the attic, or putting in a solar array are significant green architectural elements that can be easily achieved.” There are a plethora of ways people can achieve energy efficiency in their homes, and while green architecture is constantly changing, bringing the outdoors in will never go out of style.

DOOR ALLURE |

Incorporating an outdoor element into the home can begin simply by opening the door to it. This was the case for Dale Hubbard, principal of Surround Architecture, who designed a new build in the heart of Cherry Creek North with garage doors that open inward to an interior courtyard, the focal-point of the residence. By shifting the design focus of the new build inward, Hubbard and his team were able to achieve a true indoor/ outdoor living experience in a home with a very urban address. “The owner had assembled what is considered a fairly large piece of ground, 303.893.3200

especially for Cherry Creek,” said Hubbard. “We wanted to create a single family oasis steps from Cherry Creek. The idea was that this [project] would be a departure from the density there, and would be a completely unique experience in that you would be stepping into a layered, urban, enclave in the city.” With a location in one of the most vibrant areas in Cherry Creek North, steps from the neighborhood’s top dining, shopping and other amenities, achieving a true outdoor living experience within the home required unique architectural planning. “The home is organized in an ‘L’ shape, facing inward, toward an exquisitely landscaped interior courtyard square,” said Hubbard. “There’s a lot of permeability facing that square. Even as you navigate outside the ‘L’ shape of the exterior, you’re always in visual contact with the interior courtyard.” Hubbard incorporated modern takes on practical home elements, specifically the garage doors that are not only conscience of superior craftsmanship and style, but also reflective of the Colorado environment. The garage doors open from the interior living space and kitchen of the home, to the interior courtyard and pool. “Colorado is an environment where you can be outside many months of the year,” said Chad Willis, project architect at Surround Architecture. “In this build, we developed a kinetic façade composed of garage doors used to connect the interior gathering spaces to the courtyard; creating a true year-round indoor/outdoor living environment. When the garage doors are open the house serves as an ancillary space to the courtyard—the focus of the house.” page 13

Willis and his team incorporated materials into the build that were both stylized, and reflective of the Colorado aesthetic. “We incorporated a lot of steel and glass within the home,” said Willis. “We went through finishing processes that let the steel remain as natural as possible, and we used a lot of glass, which is key for light and visual permeability.” The home’s exterior, with its specific use of wood, blackened steel, and glass, maintains a vernacular, Colorado feel to it; however the ultra modern amenities that exist throughout the home remain exclusive to Cherry Creek. The residence features a spacious rooftop deck, private pool and hot tub and features energy efficient, geothermal and radiant systems throughout. “The synthesis of not only the amazing location of the home, combined with thoughtful site planning, organic, modern materiality, punctuated with high performance, cutting edge mechanical systems, makes this residence one of a kind,” said Hubbard. The newest single family home in Cherry Creek, the home embodies serenity, seclusion and modernity, and at the same time, achieves bringing the outdoors in. A design objective to incorporate outdoor living space into a home in an urban setting is no easy feat, and this home demonstrates that a cutting edge architectural approach to home design is just as important as uncompromising technical competence. The outdoors are enjoyed from within the home, positioning this residence as an icon in Cherry Creek. livsothebysrealty.com

According to Bob Nettleton, of Nicholas Custom Homes, there is no material more timeless and vital to achieve bringing the outdoors in than glass. An architect in Colorado for more than twenty-five years, Nettleton believes using glass to connect living space to the outdoors is prevalent in both traditional and contemporary styles of home design. “The use of glass is a timeless trend. Everyone wants connections to the outdoors. Our traditional designs would include large French doors that connected people to patios, fire-pits, and other outdoor living spaces. In contemporary homes, there are more stylistic glass accents.” Nettleton was commissioned to build a second addition to an elegant residence perched atop a pined hillside in Castle Pines Village. The owners of the home were hoteliers with a penchant for contemporary style. They wanted to build an addition on their home that captured the surrounding natural beauty of Castle Pines Village, but in a contemporary way. To accomplish this, Nettleton chose one of his favorite dynamic mediums, glass, to bring the surrounding environment indoors, while simultaneously adding eye-catching accents to the addition. “The main glass feature of the home is a chrome and glass bridge that crosses the entry. It is a major design element within the house, and is the showpiece when you walk in the front door,” said Nettleton.

“Within the home, there’s a sculpted glass wall, a curved glass entrance into the spa room, and glass panels in the exercise room allowing you to look into the garage. The stairway between the house and the fourteen degree subterranean garage is also glass.” Glass windows helped bring the natural environment into the contemporary space. “Glass brings in the light,” said Nettleton. “The huge glass wall in the family room helps connect indoor to outdoor living space. That’s the way people in Colorado live­—the indoor/outdoor lifestyle.” To Nettleton, glass is symbol of tradition, and is a medium that stands the test of time. “We like to say we build legacy houses. Homes that are built for the long term—that in fifty years will be just as relevant as they are today,” said Nettleton. “Early in my career we built homes in Cherry Hills, and today people drive by and ask, ‘when did they remodel that house?’, but in fact we haven’t done any remodeling, we just built the house originally with a classic look.” Today, Nettleton is noticing the increased use of glass and a renewed focus on outdoor living space in an array of projects, regardless of size or location. “Whether we are doing a residence in Castle Pines Village or high-end duplexes in more urban areas like Cherry Creek, there is always a focus on the indoor/outdoor lifestyle. Homes of all sizes and locations are wanting exterior fireplaces and outdoor kitchens,” said Nettleton. Nettleton’s design proves that by combining traditional and contemporary glass accents in any residential design, it is possible to bring the outdoors in, in a timeless way.
