BOULDER The Boulder Area Micro Market Report (MMR), prepared by LIV Sotheby’s International Realty, compares 2015 first quarter statistics, to those of 2014, for single family homes and condos. The average price of single family homes and condos combined rose 10% in Boulder County, resulting in an average price of $478,757. In the City of Boulder, single family homes and condos rose 15%, resulting in an average price of $632,133.

AREA

Quarter 1 Highlights:

• Central Boulder & Historic District’s average price is $1,160,471 – up 38% • Downtown Attached Dwellings average price is $593,746 – up 23%

The number of new listings coming on the market has dropped 10% in Boulder County and 18% in the City of Boulder. Meanwhile, the number of sold listings have increased 23% and 20% respectively, making for a very tight supply of inventory. Combine that with an already strong,and growing demand, and you have significant upward price pressure and market conditions that favor sellers. While the central core of Boulder leads the pack in terms of appreciation rate, we have also seen great interest and activity in the Foothills Communities of Boulder County, including the city of Lyons, which was heavily damaged by the floods of September 2013.
