DENVER METRO The Denver Metro Micro Market Report (MMR), prepared by LIV Sotheby’s International Realty, compares 2015 first quarter statistics, to those of 2014, for single family homes and condos.

Quarter 1 Highlights:

• Observatory Park’s average price is $887,047 – up 16.9% • Park Hill’s average price is $553,087 – up 17.4% • Uptown’s average price is $383, 839 – up 12.9%

The average price of single family homes and condos combined rose nearly 14%, resulting in an average price of $344,280 in Denver Metro. Inventory is flying. The surging national economy combined with Colorado’s growing popularity is causing a severe lack of inventory in Denver Metro. For properties under $400,000, percentage of sold price to original list price was 98% in 2014 and 100% in 2015. Interestingly, several neighborhoods including Observatory Park, Park Hill & Uptown all reached significant price points above $300/square foot, demonstrating the heavy growth market. In addition, LIV Sotheby’s International Realty exhibited a significant presence within the luxury market with a 30% share of the highest luxury price sales in Q1.
