VAIL VALLEY Quarter 1 Highlights:
In the resort mountain residential market of Eagle County and the Vail Valley, the housing market remains vibrant and healthy, with average price increases reflected across the board. Price increases indicate that as the economy gets stronger, people are more willing to spend extra dollars to purchase the homes they desire, and specifically to the Vail Valley, individuals continue to seek homes that suit their lifestyle needs. Springtime is a popular time for home buying in that buyers want to secure new properties prior to the activity-rich summer, and winter months living in the Vail Valley affords.
• Edwards and Singletree’s average price is $717,583 – up 32.9% • Wildridge/Wildwood’s average price is $827,500 – up 15.5% • Arrowhead’s average price is $1,586,314 – up 1.1% • Beaver Creek’s (SFH) average price is $1,956,088 – up 3.7%

The Vail Valley Micro Market Report (MMR), prepared by LIV Sotheby’s International Realty, compares 2016 Quarter 1 statistics (January through March), to that of 2015, for single family homes and attached dwellings. The number of single family homes and condos sold rose to 217 combined, a 13.0% increase year-over-year, with average days on market decreasing 17.3% to 167 from 2015.

Across the board, days on market are dropping (now 167 days on average), and the sales price to list price ratio is up, averaging 95% throughout the Vail Valley. This statistic is evidence of continued competitive, however less frenzied, conditions in the marketplace.
