BACKYARD BLISS

What better season than spring to reimagine your outdoor space? From Boulder to Golden, Castle Rock to Downtown Denver, Coloradoans enjoy spending more time outside as the weather warms up. Discover the latest trends in decor and landscaping to create a space you love.

Yardzen, a leading landscape design platform, has declared 2023 The Year of Backyard Bliss, with specific ideas on how to improve outdoor spaces. Their annual trend report compiles data from over one million American homeowners.

“This year the data tells a story that homeowners are investing in outdoor projects that increase their enjoyment at home” according to Yardzen. “Many homeowners are creating landscaping that makes them feel happy, whole, and connected.” The top trends identified include immersive yards, maximalist plantings, wellness sanctuaries, and day-to-night spaces.

DAWN TO DUSK DESIGN

Design is trending toward spaces that transition seamlessly from day to night, with thoughtful areas and furnishings that serve a variety of purposes. If you like to enjoy your morning latte outside, create a comfortable seating area with Eastern exposure to receive warm morning light. The same location can play host informal cocktails with friends, with the simple addition of candles or lanterns for evening entertaining. Layer in linens and table settings that complement the color palette of the garden for effortless entertaining under the night sky.

Outdoor kitchens can double a home’s kitchen space, with unique additions such as pizza ovens, rotisseries, and outdoor bars that are inviting to guests. Yardzen reports a 69% increase in outdoor bars, a 68% jump in large outdoor dining tables, and a 65% rise in pizza ovens.

SUMMER SOIREES

As the days become longer in the summer months, cocktail parties and dinners move outside to take advantage of Colorado’s enviable weather. Lighten up your outdoor spaces with LED lanterns, which can be used as decorative centerpieces for dining alfresco or to brighten up decks and walkways.

With a temperature dip after sunset, outdoor fireplaces are a perfect gathering place for parties that stretch into the evening hours. For townhomes, condos, or apartments with smaller outdoor spaces, chimineas or tower heaters will keep your guests cozy.

STELLAR SIGHTLINES

Immersive yards draw on the landscape principle of designing on both the horizontal and vertical planes. This technique draws in the viewer throughout the space, and it can be accomplished with the addition of arbors, gazebos, trellises, and other elements that create height as a complement to gardens and yards. In more compact spaces, garden features such as bamboo fences or tall decorative metal accents create height and variety.

Data from Yardzen shows that over the past year, 47% more clients requested a pathway, designs with a pergola rose 40%

and 23% more plans included trellises, as homeowners bring these techniques to life in their outdoor spaces with the interplay of vertical and horizontal features.

Gardens are trending toward lush and full landscaping, with an emphasis on native and climate-friendly plants. The yard-totable phenomenon is still popular, as homeowners look to their gardens for seasonal vegetables and herbs. Builder Magazine, a resource for home plans, design ideas, and product innovation reports that “since 2020, requests for edible gardens and raised beds have increased each year with 30% of clients requesting raised beds, and a 43% increase in greenhouses since 2022.”

POPS OF COLOR

The Pantone Color of the Year is magenta, which can be added in a myriad of ways. Flowers such as dianthus, dahlias, and petunias are a vibrant way to add color to gardens. To brighten up outdoor lounge areas and dining spaces, amp up the color with throw pillows, table runners, or weather-resistant outdoor rugs. Planters of various heights can line walkways and decks to add visual interest and create distinct spaces between dining tables, outdoor kitchens, and poolside lounges.

NAMASTE WITH A SPA DAY AT HOME

Homes are featuring more areas to enhance relaxation and wellness, such as plunge pools, yoga platforms, and other spa-inspired elements. Yardzen reported a 45% increase in saunas and a 34% uptick in hot tubs as homeowners utilize their decks, patios, and backyards as sanctuaries. Plunge pools are gaining popularity as a top addition to outdoor spaces. They require less space and less upkeep than a traditional full-size swimming pool and offer the perfect spot for a quick dip to cool off during warmer months as well as being visually appealing. Since many people are using their homes as remote offices, it’s beneficial to have a zen-like location for a digital detox at the end of the day. Whether it’s a luxurious cedar sauna, dedicated meditation garden, or soaking tub, create a wellness hub to bring the spa experience home.

Whether it’s a lush garden, expansive yard, wrap-around deck, or quaint balcony, each home’s outdoor space creates additional living space and often serves as the entertaining hub during warmer months. Whether your personal aesthetic is contemporary, traditional, or mountain modern, elements of each design style can be woven into outdoor spaces for extra layers of luxury. With some strategic additions, every outdoor space can become more luxurious and inviting, ideal to make the most of springtime in Colorado.

Eco-conscious & Stylish Upgrades

Environmentally friendly improvements to protect your home, your family, and your investment

According to luxury consulting company Agility Research & Strategy’s TrendLens survey, 75% of affluent Americans are willing to pay more for eco-friendly and sustainable brands. Transformations ranging from advanced HVAC systems to cork spray siding enhance your family’s safety, provide peace of mind, and increase the property’s value.

SAFEGUARD AGAINST THE ELEMENTS

Metal roofing is a popular choice for homes in Colorado due to its durability with weather that ranges from spring hailstorms to hot summers to icy, snowy winters. Crafted from premiumgrade materials such as steel, aluminum, or copper, metal is resistant to combustion from wildfires and capable of enduring harsh weather without sustaining damage. Metal roofs are also on trend with the clean lines and modern aesthetic, which are in high demand from buyers. On the sustainable front, metal roofs last an average of 40-70 years, depending on the material used. Traditional asphalt roofs only last 12-20 years before needing to be replaced.

Cork spray siding is an innovative green feature that replaces traditional paint and has the look and feel of stucco. It’s a combination of 80% cork granules and 20% water-based paint, can last up to 20 years, provides a strong barrier to water, and is fire resistant.

Cement fiber siding, made of cement and cellulose fibers, is a fire-resistant, impact-resistant material, available in a variety of colors and styles. It mimics the elegant aesthetic of wood, stone, or other materials to match the overall style of any home. Another option is a stone veneer which offers a natural stone look and can withstand hailstorms and fire.

Hemant Kalbag, managing director of Alvarez & Marsal Consumer Retail Group, notes that “Millennials and Gen Z are much more motivated by sustainability as part of decisionmaking. That’s having an impact on how companies need to think about luxury goods.”

BREATHE EASY

According to NASA climate and wildfire expert Liz Hoy, changes in our climate, along with other factors, have led to wildfires increasing in intensity, severity, size, and duration. Wildfires can affect negatively affect air quality hundreds of miles away.

In recent years, there has been a significant increase in the development of air filtration systems for homes. The latest technology is designed to filter out harmful particles and pollutants and assist in controlling asthma or other respiratory issues, boosting your family’s overall health and safety.

HEPA (High-Efficiency Particulate Air) filters are some of the most effective air filtration systems available. They can filter out particles as small as 0.3 microns in size, including smoke and ash particles. HEPA filters work by using a dense filter material that traps particles. Many new air purifiers and HVAC systems come with HEPA filters as standard features. Also consider activated carbon filters which absorb harmful chemicals and smells from the air, and UV-C light which uses ultraviolet light to kill bacteria and viruses that might be present in the air. It is expected that homes equipped with state-of-the-art air filtration systems will become increasingly desirable to prospective buyers, as they seek out the ultimate in protection for their families.

“The sustainable home is becoming the norm,” says Milton Pedraza, founder and CEO of research, consulting,

and education firm Luxury Institute. “Wealthy people are demanding that they get that from homebuilders, and when they refurbish or renovate homes, they’re installing those kinds of very energy efficient, aesthetically pleasing, sustainable kinds of products.” With the increasing frequency of environmental events, prospective buyers are likely to prioritize homes that offer eco-friendly features and protection against harmful effects.

Elegant landscaping is a luxurious addition to homes, boosting the appearance and the resale value. Landscaping also plays a role in protecting your property from extreme weather events. Trees and shrubs can reduce the impact of strong winds by acting as natural windbreaks, and fire-resistant vegetation like lavender and sand cherry trees can help to absorb excess water, mitigate the risk of flooding, and elevate the look of gardens and outdoor spaces.

Landscaping with rock features, gravel, and boulders, known as hardscaping, creates aesthetically pleasing design elements and creates a natural firebreak as well. These features also cut

down on a homes’ watering and irrigation needs, making them ideal additions in Colorado’s high desert climate.

Plants native to Colorado including Columbine, sage, and golden currant, are well-adapted to the local climate and soil conditions, and they are generally more resistant to pests. They also require less water than non-native plants, which makes them ideal options for low water landscaping and buyers motivated by eco-conscious landscaping.

PERFECT YOUR POLICY

Single-family homes and condos in the Denver Metro area have appreciated 39% in the last 5 years, from an average price of $441,049 in January 2018 to $612,883 in January 2023. If you purchased your home several years ago, we recommend revisiting your insurance policy to make sure that your property has adequate coverage for the current valuation of your home.

For many Americans, their home is their largest investment in their portfolio. The peace of mind that comes with a carefully crafted insurance plan is paramount. With a comprehensive policy in place, you can rest assured that your property is safeguarded against minor wear-and-tear issues such as leaks and unpredictable events such as floods or wildfires. Any claim made on an insurance policy can have a significant impact on premiums, and with the ever-changing environmental landscape, insurance companies may also revise their coverage policies. So, it is wise to stay abreast of the latest developments and make informed decisions accordingly.

With the rapid pace of property appreciation, a frequent review will make sure your policy is up to date and reflects the correct property value. Insurance providers also offer a property assessment tool online that does calculations for you to determine your property’s worth. An appraiser can walk you through the factors, including renovations and an inventory of your belongings, which determine your home’s replacement value.

Making Sense of the Mixed Messages in the Marketplace

Home sales are down, but home prices are up.

Despite the 26 percent downturn in the number of properties bought and sold last year, the average selling price increased by 11 percent, according to the 2022 Year-End Denver Micro Market Report from LIV Sotheby’s International Realty (LIV SIR).

Yes, it is true—the overall real estate market is down in terms of total sales volume. However, it’s not the complete collapse that the negative headlines might have you believe. Despite the declines in sales volume, prices have remained strong as we’re still seeing very high buyer demand in the Denver area. The COVID-19 crazed market of the past two years left many buyers on the sidelines; either unable to find the homes they wanted or simply unwilling to shop during that frenzied market.

“Home pricing is much more dynamic and rapidly changing than ever before. At LIV Sotheby’s International Realty, we find that the best pricing strategy primarily considers the current active and pending properties on the market. This approach is a much more accurate reflection of today’s supply and demand, and will ultimately fetch our clients significantly better outcomes than pricing based on sold listings” said Shannel Ryan, President of LIV Sotheby’s International Realty’s Denver Metro offices.

Of course, sellers need to have realistic expectations as well, cautions Megan Sisk Aller, analyst at First American Title Insurance in Denver. “Sellers still think it’s 2021- 2022, but everything is shifting so quickly.” Leveraging the sold prices of the last few years alone could be misleading and detrimental to a successful sale.

While the 2023 real estate market started a bit sleepy, by the third weekend in February, it was in full swing. With only 0.8 months of for sale inventory, the market has been holding steady through the end of March. The low inventory signals that it will remain a competitive market, with prices remaining high and multiple offers likely. While it is not the frenzy that we experienced the last two years, so far 37% of homes in Denver sold for over the asking price, at 3-6% above on average.

Even with the record-breaking sales volume over the past few years, there is still strong demand for homes in the Denver Metro area. But when you live in a place as wonderful as Colorado’s Front Range, buyer demand feels nearly insatiable—especially with our proximity to the mountains and the wonderful urban lifestyle. Plus, there are always people who need to move for many reasons as well, whether it be marriage or divorce, moving into a larger home, or downsizing.

Because inventory remains low, buyers are getting crafty on how to get into a home with smart and creative financial solutions. In navigating mortgage rates that have risen from their historic lows, buyers are seeking alternatives with the

understanding that rates are not likely to increase through the end of the year. The popularity of 10/1, 7/1 Adjustable-Rate Mortgages (ARMs) indicate that buyers recognize the volatility of rates at the current moment, yet have confidence in the broader the market real estate on a long-term basis.

While all of this indicates that it technically remains a seller’s market, buyers are gaining more leverage and things are becoming more balanced. Real estate finance company Knock predicts that the Denver Metro area will slightly favor buyers by the summer of 2023.

The buyer demand does not match the available home inventory in much of the greater Denver area.

Days on market look longer due to the slow start of the year, but momentum in market is building— and certain sectors of the market are hot.

Homes for sale stayed on the market longer than expected in early 2023 due to a hangover from the sluggish movement in the market in November and December of 2022, but by February, median days on market reached approximately eight days.

HYPER LOCAL DEMAND

With built-up buyer demand for particular neighborhoods or enclaves, we’re seeing the strong emergence of micro market trends that buck the larger market trends. These high demand areas could be a subdivision or neighborhoods like Golden Triangle, Capitol Hill, and Baker, known for their historic architecture, cultural landmarks, and artsy vibes. Suburban areas like Aurora, Lakewood, and Littleton are also

popular among homebuyers due to their more affordable housing options, excellent school districts, and family-friendly communities. Figuratively, homes in high demand areas such as these are flying off the shelves with sellers often receiving multiple offers.

As Sisk Aller’s data shows, sales results can vary widely from subdivision to subdivision, and having a local real estate agent who specializes in the Denver Metro area is the best way to help you navigate each specific housing market. For example, according to the LIV SIRs Year-End Denver Micro Market Report, the average price of a home in downtown Denver fell 0.4% between 2021 and 2022, while in Greenwood Village West, it increased by 3.6%.

FLIGHT TO QUALITY

Not all homes are created equal. Now more than ever, buyer demand is more concentrated on turnkey, move-in ready, updated homes.

“We always said that there was a buyer for every home, but lately buyers seemingly just want updated homes. There are fewer and fewer people willing to take on projects and fix things themselves. Maybe it’s because of supply chain frustrations, but the more you can take improvements off the table, the quicker a home will sell,” advises Ben Day, VP, Managing Broker at LIV Sotheby’s International Realty in Colorado Springs.

“[Your home] needs to be ready to go,” says Sisk Aller. “Those that have been selling are staged with great photography and a pre-inspection.”

While it technically remains a seller’s market, buyers have more ability to negotiate concessions. So, before you list Sisk Aller advises that all major repairs (a pre- pre-inspection can help you ascertain which fixes are needed) and upgrades are made (kitchens, bathrooms, furnaces, AC, and roofs are particularly popular).

Buyers also need to come prepared to compete. “You need to be working to save as much as possible and have financing secured.” states Sisk Aller.. Working with a trusted real estate advisor who is an expert in the subtleties of local micro -markets can help translate the current real estate climate and successfully guide you through your journey.

HOW TO STAY AHEAD

Denver remains one of the most desirable places to buy a house in Colorado for a whole host of reasons. With access to urban offerings such as galleries, museums, and top-tier medical services, it maintains its position as one of the top markets in the nation due to inventory versus demand as more people from across the country choose to live close to the beauty of the Rocky Mountains.

An experienced broker can help you strategize for a speedier sale by helping you decide on the proper price to attract the most qualified buyers. Studies also show that, on average, a For Sale By Owner (FSBO) listing in the United States sells for around $100,000 less than agent-assisted sales.

“The greatest concern when selling a home is pricing—pricing too high or too low could mean leaving hundreds of thousands of dollars on the table.
