RESIDENTIAL LUXURY REPORT INTRODUCTION

Through the first half of the year, Colorado’s luxury real estate markets throughout the state have seen dramatic increases in buying and selling activity, indicating that consumers are ready to begin their next chapters in homes that elevate their lifestyles. This boom is likely a continuation of the surge in real estate that was sparked by consumers’ need for more space, privacy, and amenities last year. The appreciation in home values, which has been influenced by heightened demand for luxury homes, has benefited sellers this year. However, with more people taking vacations or traveling this summer, buyers may now have the opportunity to purchase their next primary or secondary residence in one of Colorado’s incredible communities. LIV Sotheby’s International Realty, Colorado’s leading luxury real estate brokerage, produces a quarterly Residential Luxury Report comparing January through June of this year to the previous year. This measures the performance of luxury real estate markets in some of Colorado’s most popular communities, analyzing the luxury market for Colorado’s diverse neighborhoods. The statistics in this report show performance for single family homes and condos for Denver Metro ($1 million+), South Metro ($1 million+), Foothills ($1 million+), Boulder Valley ($1 million+), Colorado Springs ($1 million+), Grand County ($1 million+), Summit County ($2 million+), Crested Butte ($2 million+), the Vail Valley ($3 million+), and Telluride ($3 million+).

DENVER METRO LUXURY MARKET Luxury homes in Denver Metro offer an upscale Colorado living experience near the excitement of the city while positioning residents just a short drive from some of the state’s most amazing outdoor spaces. Overall, the six counties across Denver Metro have experienced an impressive 151.9% increase in the number of luxury homes sold through June of 2021 compared to the same period in 2020, with 2,217 luxury homes sold. Additionally, the average sale price of those luxury homes rose by 8.3%, bringing the average price for luxury homes in the community to $1,610,835. These increases resulted in a 172.7% rise in the total dollar volume sold, totaling $3,571,221,847. The strength of the market was seen throughout the individual neighborhoods within Denver Metro as well. In Greenwood

SOUTH METRO LUXURY MARKET The South Metro luxury home market offers consumers more space than can typically be found near the city with just as many entertainment, outdoor activity, and shopping options. For this reason, the collection of neighborhoods that make up South Metro has become a popular place to invest in luxury properties. Douglas County, which makes up much of the South Metro community saw a 170% increase in the number of luxury properties sold and a 4.3% increase in the average sold price through June of this year compared to January through June of last year. The combination of these increases resulted in a 181.6% increase in the total January through June 2020 2021 % Change dollar volume sold within the luxury sector of the # of Properties Sold 190 513 170.0% market.

Out of the eight luxury neighborhoods within the South Metro community, Heritage Hills saw the most significant increase in the number of luxury homes sold. This area experienced an astounding 2,400% rise in luxury home sales, growing from a single property sold through June in 2020 to 25 properties sold through June of this year.

Luxury homes within the Ravenna neighborhood appreciated in price the most through Q2 of this year. Here, luxury homes sold for an average price of $2,523,818, a 27.7% increase from January through June of last year when the average price was $1,976,247. Backcountry proved to be a very popular community in the eyes of consumers through Q2 of 2021. FOOTHILLS LUXURY MARKET The Foothills, a community beloved for its nearness to nature and captivating views of the Front Range, saw an influx of luxury real estate activity during the first two quarters of 2021. As a whole, the number of luxury listings sold through June in 2021, compared to the same time period in 2020, grew by an impressive 194.1%, totaling 400 luxury homes sold. Increased demand for high-end homes in this area raised the average sale price of luxury homes from $1,378,247 through Q2 in 2020 to $1,448,560 so far this year, a 5.1% increase. VAIL VALLEY LUXURY MARKET Known for its upscale lifestyle, world-class ski resorts, and stunning mountain scenery, the Vail Valley has been a favorite community for consumers seeking a luxury living experience in Colorado. Through June of this year, compared to the same time frame in 2020, the number of luxury listings sold within Eagle County, which makes up the Vail Valley, rose by 235.3%. Although average sales prices dipped slightly by 9.9%, the total dollar volume sold in this resort community still increased by 202.2%, totaling $626,908,795. This notable increase in luxury homebuying activity can be seen throughout many of the individual neighborhoods within the Vail Valley. In Lionshead, Beaver Creek, and Arrowhead, the number of luxury homes sold rose by 300% or more. The Town of Vail had the most luxury property sales through the first half of the year, with 47 listings sold. Arrowhead not only saw a significant increase in luxury property sales, but listings in this community also appreciated in price the most, rising by 53.5%, which made the average sale price for all property types $4,971,105 through June.
