FOOTHILLS market update The Colorado Foothills parallel the Front Range, offering spectacular mountain views and abundant wildlife. Neighborhoods such as Genesee, Lookout Mountain, Hiwan Hills, and more, complete the Foothills’ report by LIV Sotheby’s International Realty. of 70.2% to under one month for average days on market in 2018 (28 days in 2018, from 94 days in 2017). Conifer Mountain also reported a large decrease in average days on market by 68.1% to just 23 in 2018 (from 72 days in 2017). Impressively, six other Foothills’ neighborhoods also showed a decrease of over 50% in average days on market: Bear Mountain, Hiwan Hills, Lookout Mountain, Ridge at Hiwan, Shadow Mountain, and Spring Ranch. Another notable highlight for the Foothills is an increase of over 15% in average price for Bear Mountain, Conifer Mountain, Hangen Ranch, Hiwan Hills, Ridge at Hiwan, and Tanoa. Hiwan Hills reported a 43% increase in average price, the highest for the Foothills, from $583,529 in 2017 to $638,868 in 2018. Right behind Hiwan Hills, Tanoa also showed a notable increase of 38.8% in average price from $710,125 in 2017 to $985,400 in 2018. Each neighborhood within the Colorado Foothills provides a different environment, thus a different real estate market. This report details each neighborhood to provide an overview of 2018 results compared to 2017 for average price, average price per square foot, average days on market, highest price, properties sold, and percentage soldprice to list-price.
