For properties above $2 million in Summit County and Crested Butte, and those exceeding $3 million in Vail Valley and Telluride.

Through Q4, trends varied by region. The median sold price for properties over $1 million held steady across the Front Range, while resort areas experienced significant growth. Denver Metro saw a 2.5% dip in median sold price, landing at $1,329,000, compared to 2023. In contrast, the Vail Valley experienced an 11.9% increase, and Telluride surged with a remarkable 30.4% growth.

Luxury sales in the Front Range remained steady year-over-year, signaling a balanced market. Colorado Springs experienced modest growth, with a 2% increase and a median sold price of $1,250,000. Meanwhile, South Metro, Boulder, and Northern Colorado saw stability, reflecting no change when compared to 2023. The state’s strong job market continues to attract new residents seeking Colorado’s renowned work-life balance.

In the Greater Denver area, 6,946 luxury properties sold, up 23.9% including 1,098 transactions from the West Metro Foothills. Boulder recorded a slight 2.4% increase when compared to 2023, with 977 luxury sales. As the spring selling season approaches, these more balanced dynamics in Colorado’s luxury real estate market are expected to persist.
