LIV Sotheby’s International Realty’s quarterly Luxury Report provides invaluable market data tailored to help you navigate the evolving landscape of Colorado real estate.

Measuring the performance in some of Colorado’s most popular communities for single-family homes and condominiums, we include all residential properties sold above $1 million in Greater Denver, Colorado Springs, Boulder, and Grand County. Residential properties selling above $2 million in Summit County and Crested Butte are included as are properties sold above $3 million in Vail Valley and Telluride.

Across these regions, the median sold price for residential properties above $1

million was $1,800,876 during the first half of 2024, indicating strong home values across Colorado. Properties in the Front Range saw a median sold price of $1,325,163, remaining stable when compared to the first half of 2023, and the Resort regions had a median sold price of $2,371,732.

Colorado’s Front Range AT

Luxury home sales in the Front Range held steady during the first half of this year, with a median sold price of $1,325,163, down only 0.1% from 2023 indicating a more stabilized market. Greater Denver saw 2,382 residences sold with South Metro accounting for 555 of those properties. The West Metro Foothills sold 499 homes, an increase of 15.2% when compared to the previous year.

With an active spring selling season turning into an equally active summer, we anticipate additional inventory to continue coming to market, creating more opportunities for buyers who are drawn to the ease of living in the Front Range where a thriving urban scene for commerce and culture fosters a strong sense of community.

Luxury residences spent an average of 92 days on the market in our resorts during the first half of the year, down 10.9% from 2023. Home values remained strong, up 6.8% with 497 properties selling for a median price of $2,371,732, when compared to the previous year.
