SUMMIT COUNTY Market Introduction

SUMMIT COUNTY January through June

The desire for lifestyle-inspired home purchases breeds a continued healthy and balanced real estate market in the resort mountain communities of Summit County and Breckenridge, with several communities achieving stand-out leaps in sales. Less than a two-hour’s drive from Denver, Summit County is known as one of the leading resort community destinations worldwide based on its easy access to the famous Colorado Rocky Mountains, and unparalleled lifestyle opportunities. Known locally as ‘Colorado’s Playground,’ real estate values will continue to rise. The number of sold listings increased substantially, from 719 listings sold in 2016, to 813 listings sold mid-year (January through June), 2017. This is evidence of continued competitive conditions in Summit County’s highly desirable marketplace. The average sales price in Summit County rose to $711,507, in January through June, 2017, a 19.7% increase over 2016. Across the board, days on market are dropping (now 71 days – a good timeframe for the resort markets), and the sales price to list price ratio is holding at 97.8% throughout Summit County, less than a one percent change from 2016. Highlights from the Summit County area include the average price of Frisco’s single family homes rising to $1,198,600, up 56.8% from 2016 and Keystone’s average price of all properties rising to $565,141, up 33.4% from 2016. Breckenridge/Blue River’s average price of single family homes rose to $1,359,626, up 17.7%, from 2016.
