West Metro MARKET UPDATE
Denver’s West Metro community, encompassing the peaceful neighborhoods and up-and-coming communities within Lakewood, Wheat Ridge, Golden, Arvada and more, is a scenic and exciting place to call home. With plenty of outdoor adventures, easy access to downtown Denver, and neighborhoods filled with character and our state’s history, West Metro is a great option for anyone who wants to live near the best that Colorado has to offer but with the added bonus of more space and affordability than urban or mountain living can provide. LIV Sotheby’s International Realty produces a Micro Market Report focused on the West Metro market and its performance during 2021 compared to 2020. Last year, the total dollar volume sold in Jefferson County reached $7,259,130,844 – a 17.22% increase from 2020. This increase in sales volume is the result of the appreciation of average home prices combined with a strengthening demand for homes in the area. Over the course of 2021, the average price for all property types rose by 18.9% to reach $620,545. Similar data trends have been observed in several neighborhoods within Jefferson County’s West Metro community. Canyon Point, an area just north of Golden with stunning views of the Foothills, saw average property prices rise from $828,188 in 2020 to $1,322,000 last year – an impressive 59.6% increase. In the City of Golden, home prices appreciated by 13.0% to reach an average price of $792,017. The only neighborhood in which home prices did not rise in 2021 was Trail Village. Here, home prices dipped slightly by just 2.9% which brought the average property price to $740,000. In addition to price increases, many West Metro communities saw an increase in the number of homes sold during 2021. For example, Eagle Ridge property sales rose by 66.6%, growing from six sales during 2020 to 10 sales in 2021. The City of Golden also saw impressive increases in the number of homes sold. Here, there were 222 homes sold in 2021 – a 12.6% increase from 2020. The increase in
sold properties within the Table Rock area is also worth noting. This neighborhood saw a 50% increase in home sales, growing to a total of nine homes sold last year. Due to the demand for homes in this beloved Colorado community, many neighborhoods within West Metro saw a sharp decrease in the average days that homes spent on the market in 2021. Homes listed for sale in Arvada remained on the market for just 11 days in 2021 – a 45% decrease from 2020 when the average days on market was 20 days. Buyers looking for a slightly slower market pace may find luck in the North Table Mountain neighborhood, where the average days on market for homes is 19 days – the longest average days on market in West Metro. With sweeping views of the Front Range, tight-knit communities, and access to scenic natural spaces, West Metro offers homebuyers and sellers with unique opportunities to reach their real estate and lifestyle goals in Colorado.
