Welcome Hello and welcome to the latest LJ Hooker Quarterly Market Report.   After the unprecedented growth in median prices in 2015, many were expecting softer market conditions this year - not so! For the June ¼ our area has again experienced exceptional clearance rates (eg; family homes - 92% clearance at auction), whilst the prestige market (both apartments and houses), was also very buoyant.

What’s driving this continued strength? Low stock levels and record low interest rates.   Take our recent sale of 82a Amherst Cammeray. 239 buyers visited this home before it’s June 9 auction. (Sold under the hammer for $1.5m –  a suburb record of $20,000 per sqm for an existing residential house). And what about the sale of 2/83 Grasmere Road Cremorne. 212 buyers visited this gorgeous art deco apartment. (Another strong under the hammer sale for a record price of $950,000!) 2 recent Mosman house sales give further evidence of this continued strength.  A home we sold on Wunda Rd produced a $700k + gain in only 4 years with no structural changes, whilst a home on Medusa St realised a 24% gain with no improvements at all in only 24 months.
