ONE FAMILY SPECIALISING IN FINE FURNITURE SINCE 1866
A SPECIALLY COMMISSIONED GARDEN OF PARADISE SILK CARPET Hand woven in pure silk to 256 knots per sq inch on a cotton foundation. The design is taken from a rare 19th century Tehran carpet of great importance to collectors. The paradisiacal motif is continued into the wide ivory border that provides an effective frame for the vibrant blue field. Length 134” (342cm) | Width 86" (220cm)
£9,964
Members of the Care & Fair initiative, financially supporting education and health for carpet knotting families in India, Nepal and Pakistan. Very few traditional weaving families remain with the knowledge and skill to produce silk rugs of this quality, making it extremely difficult and for the majority, not viable. However, we believe in supporting the traditions and making the additional effort to present unrivalled products to our clients. All the weavers have been personally visited by us to ensure the quality of materials and manufacture, that appropriate human rights are adhered to and the community is supported.
Due to the intricacies involved, each carpet takes around 10 months from concept to completion COVID-19: We believe it is in the best interests of our clients and team to continue with our established hygiene protocol. Our team will continue to wear masks with temperature checks, social distancing and regular rapid testing in place when possible, with routine sanitisation of showrooms and vehicles. Masks are available to all showroom visitors.

Meet Our Experts
It was while studying estate management in the late 1990s that our Cotswolds specialist was first introduced to the area; today he says he wouldn’t live anywhere else.
James Walker Director, Savills Country Department
Having begun my career handling large sales volumes in London, I happily transferred to the country market in 2003. For the past 12 years I’ve focussed on the sale of country houses, farms and estates in and around the Cotswolds - and what an interesting experience it has been. The desirability of the Cotswolds was certainly accelerated by the arrival - and subsequent rubber stamping - of a series of well-known names and tech entrepreneurs. Its accessibility to London, varied cultural scene and dynamic market towns are a big draw for many buyers. For me, the magic stems from the topography, which is so diverse, and the distinctive honey-coloured buildings and miles of dry-stone walls. Both aspects lend a beauty to the landscape not found elsewhere. Preparing houses for sale, matching them to their next custodians, and helping newcomers navigate a new lifestyle in the Cotswolds is a huge privilege. To find out more about the market in the Cotswolds and the western region, watch my video update here: http://sav.li/meetourexperts

T
HE launch onto the market in today’s COUNTRY LIFE of the timeless Elmestree House estate at Doughton, near Tetbury, Gloucestershire, marks the end of an era for the Wilson family, who have farmed it since 1949. Matthew Sudlow, head of Estates and Farm Agency at Strutt & Parker (01865 366640), seeks ‘offers in excess of £7.5 million’ for the wonderfully unspoilt, Grade II-listed manor house and farmstead set in 117 acres of ancient parkland abutting Highgrove, The Prince of Wales’s Cotswold home since 1980. The Elmestree estate lies within the Cotswold AONB, two miles from the historic wool town of Tetbury, in an area of gently rolling
hills and pasture ideally suited to the rearing of sheep and cattle. The manor of Elmestree, or Elymundestre as it was then known, dates from the 12th century, when it was owned by the monks of the Benedictine Abbey of St Ebrulph, Normandy. After the Dissolution of the Monasteries, the Crown granted the manor to Sir Ralph Sadler, later Chancellor of the Duchy of Lancaster. The Cotswolds wool and cloth trade was still flourishing when, in 1685, Elmestree was acquired by Thomas Deacon, a London silk merchant. His son, also Thomas, was succeeded at the manor by his sister, Mary, who left it to her cousin, Robert Jenner, who was
professor of Civil Law at Oxford. By 1803, Elmestree was owned by Thomas Brookes of Redmarley d’Abitot in the Forest of Dean, who died unmarried in 1812, leaving the estate to his brother, William. On William’s death in 1825, the estate passed to his son, also William, who built the present Elizabethan-style manor house in 1844, to the west of which was a 17th-century farmhouse, known as Farm End. In about 1870, the estate was acquired by Francis Henry, later Lt-Col Henry, who, in 1884, built a connecting wing between the two buildings, incorporating the original carriage drive. He made further large additions to the north-west front in 1900.

Left and above: On the market for the first time since 1949, the Grade II-listed Elmestree House Estate offers 117 acres and more than 19,000sq ft of outbuildings. £7.5m bringing on youngsters as a sideline, and particularly loved the hustle and bustle of Gloucester livestock market, where he sold cattle from its beginning in 1958 until the last market there in 2001.’ Approached up a long private drive through pasture and parkland studded with magnificent trees, Elmestree House is a fine, Grade II-listed country house that offers some 7,500sq ft of accommodation on three floors, including six reception rooms, six bedrooms, five attic rooms, cellars and a three-bedroom annexe —all now in need of renovation. His son, Tim, recalled a happy childhood growing up at Elmestree From 1949, when the Wilson family acquired the estate, Elmestree was farmed by David Wilson, who became a local farming legend in his lifetime. In an interview with the Wilts and Gloucestershire Standard, his son, Tim, recalled a happy childhood growing up at Elmestree, where his parents lived and worked for more than 50 years: ‘All his life, Dad really enjoyed the farming and dealing side of the business. He never liked using sprays or chemicals. He wasn’t one for shiny new machinery; he really focussed on his livestock, his cattle and his sheep. As well as having a soft spot for working farm horses, he was known for breaking-in and
ing Farm End is a substantial family house in its own right, with four reception rooms, four bedrooms and two attic rooms, accessed by a separate entrance. To the north of the house is a former walled garden, with lawns, a small lake and the remains of its 19th-century pleasure gardens to the south and east. The house is supported by more than 19,000sq ft of outbuildings with enormous scope for development. They include the stable block built by Lt-Col Henry in 1870, a coach house, a cow shed with its original stone pillars, yards, livestock buildings, and a traditional Cotswold-stone barn. And nestled in a small copse of woodland within the park is Pond Cottage, a derelict waterside idyll hidden
among the trees that offers a further opportunity for some inspired ‘blue-sky’ thinking. Over to the east, on the fringe of the Oxfordshire Cotswolds, Bruce Tolmie-Thomson of Knight Frank (020–7861 1070) is handling the sale of the immaculate, 103-acre Manor Farm at Nether Worton, four miles from Soho Farmhouse, nine miles from Chipping Norton and 23 miles from Oxford, at a guide price of £15m for the whole. The Anglo-Saxon village of Nether Worton lies on level ground flanked by pastures of deep ridge and furrow in a wide valley beside a small tributary of the River Cherwell. It comprises a small church, three or four cottages, Manor Farm and, within a high-walled park, Nether Worton House—all built of local stone. In the mid 17th century, the two principal houses, Manor Farm and Nether Worton House, were owned respectively by John Parsons and William Draper who, having acquired between them all the land in the parish, agreed to inclose it in 1648–9. That was despite being on opposite sides during the Civil War, which saw Parsons compounding as a Royalist, while Draper emerged as a prominent local supporter of Parliament, which led to appointments as governor of Oxford in 1651, MP for the county in 1653 and High Sheriff in 1655 and 1657. The Drapers eventually became sole landowners in Nether Worton by acquiring the Parsons estate. When William Draper’s grandson died in 1797, his estate was sold to a wealthy London silk manufacturer, William Wilson, on whose death the manor and Manor Farm were bought by Sir John Warren Hayes. Above and below: Grade II-listed Manor Farm has been extensively renovated and remodelled in ‘Soho Farmhouse’ style. £15m Farm incorporates on the south side a small 17th-century farmhouse, based on a three-room, double-depth plan. Additions, including a staircase, were made on the north side later in the 17th century. In the 19th century, a north service wing was added and it may have been then that the roof was reconstructed. Twentieth century alterations included a further addition to the north and a south porch, and the removal of several internal walls. Thereafter, Manor Farm fell on hard times and the house was seriously run-down when its current owner bought it some 10 years ago and embarked on a massive restoration of the house, its outbuildings and surrounding estate. That ‘blue-sky’ thinking is apparent throughout the exquisite Grade II-listed farmhouse, which has been remodelled ‘in Soho Farmhouse style’, with bright, bold interiors designed by Francesca Hood and the latest in environmentally-friendly power and heating systems. Today’s Manor Farmhouse offers 7,407sq ft of easy-living space on three floors including a large reception/dining hall, three reception rooms, an impressive kitchen/breakfast room, with a charming principal bedroom suite, four further bedrooms and three bath/shower rooms on the first floor, and a further two suites on the second floor. It comes with a spectacular leisure complex and swimming pool, a converted dairy, a two-bedroom cottage and, blending into the landscape, a custombuilt barn beautifully designed for storage, equestrian pursuits or home offices.
A north Gloucestershire idyll
Rupert Wakley of Jackson-Stops in Chipping Campden is handling the sale, for the first time in 40 years, of tranquil, Grade II-listed Bengrove Farm with five acres of land near Teddington, 6 miles from Tewkesbury, 6½ miles from Winchcombe, and 8½ miles from Cheltenham. On offer at a guide price of £1.75m, the working smallholding comprises an 18th-century, five-bedroom main house built of Cotswold stone and rendered brick under a tile-and-slate roof,
a Cotswold-stone barn currently used as a staff room and office, and 14,095sq ft of steel-framed outbuildings and yards, beyond which the land is ring-fenced and laid to grass.

Small but mighty Beautiful boltholes in Cotswold villages Gloucestershire, £650,000 There’s an opportunity to create an interior as you’d like it at Greenhill, which needs modernising, say agents, but is delightful nonetheless. In the well-stocked village of Blockley, three miles from Moreton-in-Marsh, it has all the desirable elements—vaulted kitchen ceiling, flagstone floors, exposed Cotswold-stone walls, fireplaces, woodburner, four bedrooms and a secluded garden with a mature apple tree, ripe for picking, plus a garage that could be converted. The woodburner in the sitting room will warm the nights as they start to draw in and there’s also a conservatory and four bedrooms, including a master accessed via a wooden spiral staircase. Oxfordshire, excess £1.1 million With three excellent pubs within walking distance—The Feathered Nest in Nether Westcote, The King’s Head in Bledington and The Hare in Miltonunder-Wychwood—early-17th-century The Thatched Cottage needn’t be so pretty, but it is. Little casement windows peep through rough coursed limestone walls, shining light on three beautifully kept bedrooms and two reception rooms, with charmingly higgledy-piggledy exposed timber, a window seat, wooden shutters and a sun room. In lovely Idbury village, the centre point between Stow-on-the-Wold, Bourton-on-the-Water and Burford, it’s Grade II listed with an enclosed garden of lawns, mature shrubs, beds and south-facing terraces. Gloucestershire, excess £700,000 Designed by Sir Jeffry Wyatville for neighbouring Lypiatt Park, Grade II-listed Lypiatt Lodge is one for the romantics, with oriel and trefoil headed mullion windows, a Tudor arched doorway, crenellations and a turret. Within its three-storey tower and singlestory wing, there are four/five bedrooms, two bathrooms and a roof terrace, plus a south-facing garden and timber outbuildings; the agents say some modernisation may be required. The popular market town of Stroud is about three miles to the south-east. Knight Frank (01285 822001)
The shop might currently look as bountiful as the church at Harvest Festival, but Ruth is driven to despair by villagers complaining about prices. ‘Your runner beans are twice the price of Tesco’s!’ snorted Major Topbrass, dragging his tartan shopping trolley noisily out to the car park. Nor was he impressed with the elderflower cordial that he could ‘bloody well make himself for a lot less than £5’. And as for the oat milk: ‘What a simply revolting idea! What’s wrong with cow’s milk?’ But, come Friday, Ruth breathes a sigh of relief when the weekenders roll in and everything flies off the shelves with lightning speed. ‘Oh my gourd,’ joked the lady renting the Old Chapel when she saw the pile of pumpkins and squashes. ‘Your prices are a darn sight cheaper than our deli in Parsons Green.’ GK
