The Atlanta/Sandy Springs/{Roswell} Alpharetta market was included on this (short) list. $800,000 MAYOR HENRY PROPOSED GRANTS FOR RESIDENTS AND BUSINESS OWNERS. City of Roswell Mayor Lori Henry proposed $800,000 in COVID-19 relief grants for Roswell residents and brick-and-mortar businesses. The objective is to provide financial relief for those struggling during the pandemic.

Henry presented her proposal during the Jan. 25 mayor and city council meeting. Roswell city council members will begin working on and polishing the proposal.

Roswell received around $3.9 million as from funds the county was granted through the CARES Act. According to director of finance Ryan Luckett, the $800,000 would be taken from Roswell’s remaining $2.8 million from the CARES Act funds. The city had expenditures, but was reimbursed by Fulton County. will go before the city council for a vote during the Monday mayor and council meeting.

"I am committed to helping our residents and business owners during these unprecedented times," Henry said. "This is something the city can do to help families in need pay their mortgage, rent, utilities or buy groceries. It also allows us to help those brick-and-mortar businesses struggling due to COVID-19 stay afloat until the vaccine is widely distributed, and we can get back to normal."

Henry proposed the $800,000 be divided with $400,000 in grants available to residents and $400,000 available to Roswell brick-and-mortar businesses that have lost revenues during the pandemic. These would be grants that would not need to be paid back to the city. If the grant money is approved at the meeting on Monday, qualifications for the grants and how they would be administered would need to be determined at a future mayor and council meeting.

Henry noted that the city has already awarded $600,000 in Community Development Block Grants for COVID-19 relief to local nonprofit organizations and has passed occupation tax relief for businesses that has already totaled $90,000 in credits to Roswell businesses just in the first few weeks.

"I want to do everything we possibly can to help our residents and business owners make it through this pandemic, and I am hopeful this will help them," Henry said.

Nationwide, new listings were down 23% year over year, so buyers should gear up now for a very competitive spring. “It’s tough for buyers, particularly first-time buyers dealing with limited options and fast-rising prices,” says www.realtor. com® Chief Economist Danielle Hale. “We’re looking at an all-time low number of homes for sale and record numbers of buyers trying to get into the market.”

Home prices rose the most in the Northeast, by 16.8%, followed by the West, at 12.3%, the Midwest, at 10.4%, and the South, at 8%. In the nation’s 50 largest metropolitan areas, prices shot up the most in Austin, TX, by 30.2%.

In identifying these markets, NAR considered a variety of indicators that it views to be influential to a metro area’s recovery and growth prospects in a post-pandemic environment in 2021-2022, including the percent of workforce working from home, number of multi-generational households and net domestic migration, relocation numbers, unemployment rate, retail / leisure and hospitality industries, small business openings, recreation and mobility relative to January 2020.

Highest Number of Remote Workers What stands out most about the Atlanta metro area is that it has the highest share of workers working from home, at 8.8%, compared to the na-

tional share of 5.6%. Among the top ten metros, it attracted the third largest number of movers, at 202,361, of which 3.7% came from West Coast metro areas. This metro area has also been recovering well, with mobility to retail and recreation places at just 7% below the January 2020 level, compared to the national rate of 20%.

Buyer Demand Strong in Georgia Monthly housing indicators in November 2020 show the number of closed home sales increased - year over year - by 20%, and the median price increased by 17%! More cool numbers include: • new listings decreased 3% to 12,085 • pending sales were up 19% to 12,001 •closed sales were up 20% to 12,372 • inventory levels shrank 43% to 23,582 units • median sales price increased 1% to $265,000 • avg. sales price increased 19% to $318,565 • days on market decreased 26% to 40 days • months of supply of housing inventory was down 48.6% to 1.8 months

SHORT TAKES Pending Home Sales Breakdown • Pending home sales in the South decreased 1.1% to an index of 150.0 in November, up 21.3% from November 2019. The index in the West fell 4.7% in November to 111.3, which is up 10.4% from 2019.

• Contract signings are up 16.4% (year over year) reaching a record high in November 2020, even though they slightly decreased 2.6% from the prior month.

• The Pending Home Sales Index hit 125.7, an all-time high for November.

Inventory of Existing Homes for Sale at 60% of 2019 Levels.

Interestingly, although housing inventory in Roswell was already at a 10-year low BEFORE the pandemic, home prices had remained relatively low. For example, in January 2020, just 372 homes were on the market — compared to 473 homes for sale in January 2019 and 650 homes six months into 2018, according to data from Redfin. Despite the low inventory, the median sale price a year ago (in January 2020) in Roswell was $361,000, which was the lowest its been since September 2017. More recently, the median sales price in Roswell was $462,000!

Home Values Rising in Roswell The local residential real estate market has gotten off to a strong start in 2021, thanks to continued low interest rates, low inventory and an uptick in relocation from buyers in other parts of the country looking for Roswell’s quality of life. However, buyers are frustrated with the number of homes available for sale, which causes prices to rise. In the 14-county greater metro Atlanta area, there are 18,153 homes listed for sale (January 2021) in FMLS, which in previous years averaged around 30,000. Competition for existing homes is fierce, and sellers are receiving multiple offers from prospective buyers on the best homes. The median sales price in Roswell is $462,000, up 28% year over year, according to Redfin.

Roswell Property Tax Rate Unchanged The City’s 4.955 millage rate has remained unchanged since 2018 and remains intact in 2021 following a 4-3 vote of the city council in September. Roswell residents likely could see a hike in their property tax in the next fiscal year.

City Council lowered the rate from 5.455 in 2018 after the property tax rate had remained at that level since 2009, city officials said. Out of the total property tax that a Roswell resident pays each year, City taxes are equal to approximately 15 percent of their total bill. Taxes paid to Fulton County Schools and Fulton County account for approximately 54 percent and 31 percent, respectively. For example, based on the 4.955 millage rate, a Roswell resident who owns a property with a Fair Market Value of $250,000 (assessed value of $100,000 or 40 percent of the Fair Market Value) would pay $495 for their City tax, the city said.

Moving Back Home to Mom and Dad’s The coronavirus brought many challenges, and due to job losses and furloughs, many young adults found themselves back at their parents’ house to save money.

For those able to save their rent, those funds could convert into a down payment toward a home. What are they building over there?

Lidl, a German grocery store chain, is under construction at the corner of Holcomb Bridge Road and Old Roswell Road.

Lidl has been providing high quality groceries at low prices since 1973. Today, Lidl successfully operates about 11,200 stores across 32 countries. At the new Roswell location opening this summer, at 690 Holcomb Bridge Road, we will find a bakery, fresh produce, fresh meats, international foods, baby items and everyday groceries. Plus, you can find items not typically found in grocery stores, such as clothing, toys, home décor and more.

The low cost grocery store is under construction on the roughly four acres at Holcomb Bridge and Old Roswell Road formerly home to My Friend's Place, HOLA, Kassas, Spice of Thai, among others. Retailers and residents in the area are pretty excited, including Frank Mack who owns City Antiques & Interior Arts which sits directly behind the new grocery store, who sent us some photos!

Roswell’s Lidl store reflects a more muted, simplified [economical], modern design elements that differs from the pitched roof lines on the structure it’s

replacing. Fulton County provided tax breaks and incentives to draw Lidl to Roswell because the new store is replacing an aging and largely vacant strip mall and adding up to 50 full-time jobs, according to Fulton officials.

The new store is a stone's throw from Roswell Village, where a former Publix Supermarket that had sat vacant since 2005 was divided and leased to Ross Dress For Less and Marshalls, which opened earlier this year.

The center, Roswell Village, was perhaps in worse shape than The Crossings at Roswell, but new owners who purchased the center in late 2014 have invested heavily into a complete overhaul that attracted Marshalls, Ross, Crunch Fitness, Phoenix Salons, Gold Fish Swim School, Starbucks among others.

These include; outside in the courtyard, on the porches and patios, or in the oversized, fine-dining room, where tables have been spread out and all can be served comfortably apart, or in the spacious activity room.

While the pandemic persists, family visits continue and are currently taking place outside on the porches, patios and courtyards.

On inclement days, family visits will take place in our comfortably furnished Legacy Room which has its own private entrance. The room has its own air filtration system specifically designed to clean the air on a continual basis.

The indoor heated swimming pool continues to be used regularly by residents but with safe limits on the number of residents in the pool at one time.

High-risk activities such as grocery or supplies shopping are delegated to staff members who help in the delivery by carefully disinfecting items to reduce unnecessary exposure, and then dropping the groceries off at residents’ cottage or apartment.

With older adults being disproportionately at risk for COVID-19, Sterling has bolstered a transparent line of communication to keep residents and their families comforted and informed of every change. On warm weather days, fitness classes transition outdoors, are limited to a smaller number of residents in each class, and are properly spaced to ensure the safety of all participants. Currently, there are 1.4 months of inventory in Roswell. Simply put, if nothing else came

T

he Roswell real estate market has proven to be strong even through general economic slowdowns across many industries. The biggest challenge faced by home buyers is the lack of inventory, or homes for sale.

Low inventory of homes on the market can be a blessing if you are a seller, as this creates a strong sellers’ market and often allows the Seller to gain the best price and terms.

Because of the pandemic, many homeowners chose not to place their homes on the market, which caused an already tight inventory market to become tighter. Those who chose to move forward with a home sale, have been rewarded.

Looking specifically at homes sales in our Roswell market in the Roswell High School district, and in the price range of $400K to $500K: in the month of September 2019, there were 37 homes for sale on the market, this

year we only had 9 homes, a 62% decrease.

There were 40 homes in the Roswell High School District, priced between $500-$600K, on the market in September 2019. In 2020, there were only 9 homes for sale in that same area. That’s a 72% decrease in inventory.

Only the number of homes for sale over $2M increased in availability from September 2019 (6) to September 2020 (8).

Lack of competition is causing prices to go up.

If inventory of new construction increased or an influx of resale homes came on the market, it would slow price increases. The median sales price across all of metro Atlanta and surrounding counties has gone up 12.6% YTD (single family detached homes).

So what’s driving buyers to be continually interested in Roswell?

We are seeing that the record low interest rates have kept owning a home more afford-

able, for now, even with rising prices. Also we are seeing buyer moves from more urban areas like Atlanta -- or even from other areas of the country like the Northeast or West Coast.

Buyers are attracted to Roswell for the green space, affordable prices, great schools (public and private), low crime rate, local community culture, easy access to interstates and area attractions. We expect to see this robust market continue, at least into the first part of 2021.

After that, it’s hard to predict - like everything else in 2020!

ith all this staying at home, we have been looking around our homes assessing whether the floor plans are functionally adaptable to new priorities: remote work and virtual schooling. Many have concluded their current homes aren’t working for them as arranged before March 2020, so they’re asking themselves if they should move or remodel? If moving isn’t an option, you’ll still want to be sure any remodeling projects you take on are smart investments!

When considering home renovations, we’ll want to be sure to do our research -- we wouldn’t want to make changes to our homes that would hurt our property values now, or later. The Curtins shared a few tips for helping us make the most of our renovation choices in 2021.

OUTDOORS We want to entertain outside now more than ever because it’s safer for our guests! Whether it is a child’s birthday party, a family reunion or a wedding ceremony, outdoor events are all IN. So, if you haven’t hopped on the outdoor kitchens bandwagon yet, that trend will not be leaving us anytime soon in Roswell, so there’s still time!

Stone fireplaces are the focal points of some of the best backyard landscape designs out there, so be sure to consider including one in your space if your budget allows.

Beyond entertaining, outdoor living spaces are more practical now than ever because we need to be able to get away from our work (in our homes) as often as possible. We should take breaks outside throughout the day, so why not step outside under a covered deck or porch, or take lunch out on the patio.

KITCHENS We are cooking at home more these days. The data suggests home buyers are looking for updated, professional grade kitchen appliances, as well as large islands, more counters providing multiple workspaces, and ‘keeping rooms’ that invite loved ones to gather nearby while we prep. It’s trendy to lighten things up at home these days, be less formal, make use of whites and lights.

MASTER BATHROOMS It was a lot easier to ignore updating our master bathrooms when we never used them! Yes, master bathrooms had become less of a priority with busy, modern families who were rushing from activity to activity, or spending the weekend at Johnny’s baseball tournament in Kalamazoo? When we all started to accept the pandemic was not moving out anytime soon, it made sense master bathrooms would increasingly more important because perhaps we’re spending more time in there (hiding from the kids?)

We’ve noticed the following master bathroom trends among the hundreds of homes we’ve viewed in 2020. Homeowners have begun to remove their old jacuzzi tubs and replace them with stand-alone soaking tubs. We’ve noticed many are upgrading their bathroom cabinets and counters with lighter, fresher looks, and we’re seeing square sinks are much more common than they were just a couple of years ago.

If homeowners don’t have rooms they can use for quiet focus, then they’re probably looking around for a home more conducive to their lifestyles in 2020. We thought the trend for smaller homes, with less square footage and walk-ability has taken a pause, as families seek to expand privacy areas in order to ensure and create separation between home life and work/school.

BASEMENTS The trend towards finishing basements has continued; however we see the functionality of finished basements change, with more focus on homework spaces conducive to creativity and learning, as well as remote offices for working parents. Home theaters, exercise and recreation areas are still desired, but these have lowered on the priority lists for finished basements in 2020. Our clients without basements are asking us to look around for homes with them.

The number one trend we’re seeing in Roswell?

POOLS! Locals are moving to homes with existing pools (if they can find any), or they’re adding backyard pools to their current homes.

REMOTE WORK & HOMEWORK Home builders and designers had been shying away with formal living rooms in new construction because nobody uses them anymore. Surprisingly, the need for functional office and learning spaces nearer to the main activity areas (kitchen, family room, entryways) has today’s young families and @roswellmagazine

hen you first heard you could ‘work from home’ last March, you tried not to show excitement, right? You’re not supposed to be happy about anything in the middle of a pandemic. Ten months later, remote working is widely accepted in most industries, and when weighing the pros and cons of 2020, we’d put that acceptance over in the pros column for sure.

Are there days you’re missing the ‘good part’ about going elsewhere for work and coming HOME (ie. not work) at the end of the day after work? Are there days you need a professionally equipped spot to host an impromptu board meeting? Train your new assistant? That’s where co-working spaces are thriving in early 2021, as ‘add ons’ to a remote workforce toolbox. We can’t entirely focus on that proposal when Johnny is home sick from school.

A report by MIT in April 2020 confirmed that 34% of Americans who previously commuted to

work were staying home even after things got more normal. Before COVID-19, the number of remote employees remained at 4%. Kate Lister, president of Global Workplace Analytics, predicts that 30% of people will continue this trend for the foreseeable future. “Once they’ve done it, they’re going to want to continue,” Lister said. COVID-19 has eradicated the employer’s skepticism in one fell swoop, proving that remote work works. Lock downs will end, but this doesn’t signal a return to the traditional office.

However, many employees like separating their work and personal lives. Eventually, when the risk of transmission goes down, people will want to commute somewhere. Birria Tacos, Burritos and Ramen are on the menu Texican Tex-Mex Barbecue has replaced Chipper’s Pub in downtown Roswell. Radioactive Restaurants opened Chipper’s Pub Summer of 2018 on Atlanta Street serving southern American comfort food that included meatloaf, fried chicken, and fried green tomatoes. After two successful years, the effects of the covid-19 pandemic forced Terry “Chipper” Gronholm to evaluate the new landscape of the restaurant industry in Roswell.

“Our business model and concept was centered on being the gathering place or the local community in historic downtown Roswell. Due to the forced shutdown and reacting to the ever-changing situation with limited success, we made the decision to re-evaluate our concept”, said Gronholm.

After months of research and careful planning, Texican Tex-Mex Barbecue was born. “We had to consider what restaurant revenue streams were going to look like in the future. With the increase in Take-Out and delivery, we wanted to create a concept that would better fit the demands of restaurant consumers”, Chipper explained. As self-proclaimed foodies, Chipper and his team saw the opportunity to bring a new popular concept to life in Roswell.

Radioactive Restaurants brought on chef Miguel Delgado to create the menu for Texican Barbecue, which Gronholm describes as “Tex-Mex fusion.” In addition to wings and barbecue platters and sandwiches, the menu also features an entire section dedicated to birria, a newly popular niche cuisine that is taking the industry be storm. Delgado was born in Baja, Mexico, and lived and worked in Los Angeles before moving to Atlanta.

Birria, a savory, chile-laden stew traditionally made with goat or mutton originated from the Mexican state of Jalisco and was often served at celebratory occasions such as weddings and holidays. The dish eventually traveled north to Tijuana, becoming a street taco, and then to Los Angeles, where it rose even further in popularity and is now more commonly made with beef. The Tijuana-style queso birria de res tacos at Texican sees beef brisket braised for five hours with chiles, vinegar, garlic, herbs, and spices until the meat is tender and forms a deep red consommé. Tortillas are then dipped into the mixture and griddled crispy on the flat top grill. The tacos are stuffed with melty Oaxaca cheese, braised birria brisket and pico de gallo. In addition to birria tacos, they serve a birria burrito, quesadilla, nachos and birria ramen.

The official Grand Opening and Ribbon Cutting ceremony is scheduled for March 10, 2021 at 12:00 pm. Additionally, Radioactive Restaurants says the group plans to open an outpost of Tyga Bites, the delivery-only boneless chicken wing restaurant backed by rapper Tyga, in Roswell this week. The Tyga Bites menu offers a selection of chicken bites seasoned with black garlic, lemon black pepper, or peri-peri and 12 sauce options, along with sides like sweet potato Tyga tots.

Born in Seymour, Australia, Campbell realized at an early age that he wanted to be a part of the imaginative world of cartoon animation— which led to a career spanning over 50 years, working on some of the most beloved and iconic children’s shows in television history.

Ron's career began in 1958 animating various commercials for Australian television. However, when Al Brodax brought both his Krazy Kat and Beetle Bailey cartoons to Australia for pro-

duction, Ron was recruited to work on the project.

In 1968, Al Brodax asked Ron, and his colleague Duane Crowther, if they could animate many of the connecting sequences in the movie The Beatles Yellow Submarine. Together, they animated around twelve minutes, or roughly one seventh of the entire film.

In 1971, Ron founded his own animation studio, Ron Campbell Films, Inc.; the company's first project would be ABC's television sitcom Nanny and the Professor.

He would go on to produce and direct animation in both the Emmy and Peabody award-winning children's shows, The Big Blue Marble and Sesame Street. Following this, Ron worked on the hit animated series, The Smurfs.

The 1990s took Ron to Disney Ani-

mation, where he worked on several cartoons, including: Bonkers, Goof Troop, The New Adventures of Winnie the Pooh and Darkwing Duck. Additionally, he worked with Klasky-Csupo for Nickelodeon, and storyboarded on such shows as: Rugrats, Rocket Power, and Duckman for the USA Network.

Ron brought us so many laughs and smiles through his work and his personality. Ron will be truly missed.

It only takes 21 days to create a habit, right? What do you think? Local fitness favorite Rick Banks tells us the truth.

ecently, a client said to me after 21 days my workouts will become habit. Haven’t we all heard or possibly believe something to that effect.

the 21-day claim, he referenced this number as an observable metric in both himself and his patients.

That anything you do for 21 days automatically becomes a habit. That conversation stayed with me and caused me to do some research as I too wanted to understand what it took to make permanent changes. Why do some people attain permanent results while many either try and fail, or manage some level of success and then you see them six to twelve months later and they are back to what they looked like before or worse? I became determined to provide my clients with the best chances for lasting success.

He wrote: “These and many other commonly observed phenomena tend to show that it requires a minimum of about 21 days for an old mental image to dissolve and a new one to gel.” But as the book gained traction and became more popular, with more than 30 million copies sold, this situational observation seemed to translate as accepted fact. This left me wondering – is it truly fact or an urban legend.

Knowing what I have had to do to managed my own road to success and challenges in life, I thought to myself, how long has it taken me to achieve my set goals and accomplishments, could a simple 21 days really be the right answer. I felt some goals took longer than 21 days and some a lot less. As the owner of SFX, Trainer and overall fitness enthusiast, I felt compelled to search out the validity of the “21 Day Habit Myth”, not just for this challenge but for a clearer understanding and clarification of origin of the 21-day myth.

Where the Myth of “21 days” Originated The 21 Day Habit Myth can be traced back to a book published in 1960, “Psycho-Cybernetics “by Dr. Maxwell Maltz. Although Maltz didn’t make

So as I dug a bit further, I found that this same study concluded that, on average, it truly takes 60 days for a new behavior to become automatic.

That certain habits require more time than others, as demonstrated in the study, many participants found the adoption of drinking a glass of water at breakfast, easier than 50 sit-ups after morning coffee. Some people are just better suited to forming habits than others.

A consistent routine of any kind isn’t for everyone, so finding a good solution often needs some level of tailoring – this is where SFX can help you make a life changing difference in your routine.

The Chattahoochee Nature Center was selected as a 2021 ­­winner of The Knot Best of Weddings. This accolade represents the highest- and most-rated from wedding professionals as reviewed by couples, their families and wedding guests on The Knot, a wedding planning, registry brand, and mobile app.

Despite COVID-19 interrupting many 2020 weddings and social events, wedding professionals around the nation continued to support to-be-weds throughout their wedding planning journeys. From adjusting future schedules to make way for postponed weddings, to helping couples host socially distanced weddings following state and local guidelines and restrictions with an increased focus on health and safety, wedding pros— and the industry as a whole—rallied together in 2020, ultimately helping couples continue to celebrate life and love. The Knot 2021 Best of Weddings recognition honors the vendors who went above and beyond to help to-beweds navigate the global pandemic.

In 2021, five percent of hundreds of thousands of local wedding professionals listed on The Knot received this award. In its 15th year, The Knot continues its tradition of supporting local wedding vendors with The Knot Best of Weddings 2021, an annual by-couples, for-couples guide to the top wedding professionals across the

country. This comes as the industry prepares for an increase in upcoming celebrations due to postponed events throughout 2020.

To determine the winners, The Knot analyzed its millions of user reviews across various vendor categories—including venues, musicians, florists, photographers, caterers and more— to find the highest rated vendors of the year. These winners represent the best of the best wedding professionals that engaged couples should consider booking for their own weddings.

“The Ben Brady Pavilion is a lovely space to hold an event,” Julie Cumming with ‘CUE said. “The large pavilion is mostly covered and sits right on the water. As night falls, the cafe lights add ambiance and charm.

Best Sips The fifth annual Summer Sippin’ Roswell, which wrapped on September 30, brought the community together to safely celebrate the end of summer while supporting the local restaurants and to crown the “Best Sips in Roswell” 2020.

This year’s event was the largest to date with 51 participating restaurants, breweries and cafes each featuring a unique summer-inspired sip, with both in-house and carryout options available. During the two-month-long event, patrons were encouraged to order sips at participating restaurants. Customers could then rate each sip they tried on the Summer Sippin’ app to determine the “Best Sips in Roswell” 2020.

This year’s winning restaurants are both Hispanic-owned businesses, with sips inspired by the flavors of Latin America. The 2020 “Best Sips in Roswell” first-place winners are—the “Blackberries Hot Volcano Margarita” at Fresco Cantina Grille in the alcoholic category and the “VCSHOCK” kombucha at Huh Natural & Real Food in the non-alcoholic category.

ICYMI SUMMER SIPPIN’ WINNERS ANNOUNCED. The Stinger from Taqueria Tsunami was one of the winners!

Fresco opened in 2018 and has quickly become a local favorite, known for their fresh, made-fromscratch dishes and unique cocktails.

In the non-alcoholic category, first-time participant Huh Natural and Real Food created the competition’s first kombucha. The “VC-Shock” is packed full of Vitamin C and Peruvian flavor, made with passion fruit, cherries and Goldenberry—a sweet and tropical fruit common in Peru. The cafe bakery opened in December 2019 and offers gluten-free and dairy-free dishes that are made with fresh, organic ingredients.
