PRESIDENT’S LETTER
REFLECTING THANKFULLY AND LOOKING AHEAD WITH PURPOSE Greetings to all friends of London Bay Homes, I am pleased to report that 2015 was a record year for us at London Bay and that, in the second half of the year, we achieved sales and profitability that outpaced even our previous strong performance, at the peak of the market, in the market run-up of several years ago. For the first time in our 26-year history, we recorded more than $100 million in revenue across our combined business units. This is very good news. For the third consecutive year, London Bay has sold nearly all model homes introduced at the start of season in Mediterra, which was recently honored as Naples’ “Community of the Year” for the ninth time. Totaling more than
$11 million of revenue, the five homes included single-family estate and maintenance-free villa models that sold shortly before or upon completion. Since our commitment to building more ready-to-occupy homes for season, and in order to meet the increased demand for turn-key purchases that we’ve been seeing among homebuyers, we now have 15 new models underway and 10 open for viewing throughout Naples - several within the highly desirable areas of Old Naples, Park Shore and Port Royal. In the Sarasota market, we now have five new models underway within Siesta Key, Bird Key, and near downtown, as well as eight that are open for viewing between the two private communities of The Founders Club and The Lake Club at Lakewood Ranch. We’ve grown the company in a measured, but impactful way, in terms of number of employees, as well as office space. Early this year, we expanded our corporate headquarters in Naples to include a large suite

Further, we have opened a corporate office in Sarasota. With homes starting at $1 million, in areas historically known for some of the finest residential real estate in the country, in addition to premier communities that are member-owned and financially sound, one can feel quite confident that the purchase of a home that is built by London Bay, is a sound acquisition – especially over the long haul. The Making of The Private Label Living Video Series FIVE DAYS. EIGHT CREW MEMBERS. FIVE LOCATIONS. And countless hours of film went into the making of London Bay’s Private Label Living video series. Setup typically began around 7 a.m. and wrapped up at 6 p.m. Long days, and especially long hours in front of the camera and bright lights for executives and team members involved in creating London Bay’s dream homes. “The film crew and assistants worked behind the scenes to keep things light and fun, many times they would get you laughing and you had to refocus so as to not laugh during your interviews,” said Matt Bailey, Quality Control Manager for London Bay Homes. Bailey participated in the video that speaks to the quality of the company’s homes and what goes into the process of each inspection. In the videos, you also hear from President and CEO, Mark Wilson, on what Private Label Living means, as well as from clients who have created their dream homes with London Bay. Going into 2016, London Bay Homes was focused on maintaining
and growing its brand identity in the Naples market, as well as in Sarasota. As part of the online marketing strategy, their branding agency, Milesbrand, recommended creating a series of videos to be used in numerous ways for building awareness and explaining how the Private Label Living process differentiates London Bay from its competitors. “Private Label Living is one of the most unique brand positionings in the country for a custom homebuilder, but it needed to be explained in detail for customers to understand its true value,” said Dave Miles, president of Milesbrand. The result was five short videos; the first a teaser to give you a taste of what Private Label Living represents and the others go into detail to expand upon each step of the homebuilding process, including the building process, design and quality of the homes. The Murphys were coach homeowners in Mediterra who scaled up to London Bay Homes’ Girona model, a 3,526-square-foot villa in the Cortile neighborhood. In the article, Mary recalls with a laugh, “Terry was in real trouble. This one had everything we both wanted. It has the size we wanted, the quality we wanted, and I really fell in love with the decorating.” Cobalt blue happens to be Mary’s favorite color. Another important element the Murphy’s needed was a custom pool for their nine grandchildren to enjoy, which the Girona satisfied. The pool area of this home combines elements of water and fire, with cobalt blue tiles surrounding the pool. RECORD PROJECTS UNDERWAY AT LONDON BAY HOMES RENOVATION AND DESIGN London Bay Homes’ Director of Renovation and Design, David Valladarez, sees it all the time: Homeowners who’ve spent so many years in a home they once adored are ready to revamp their space and fall in love all over again. The trend has also correlated with record projects underway through London Bay Homes Renovation and Design division. Projects currently underway in 2016 have more than doubled compared to total number of projects for all of 2015. “Many of our clients have been living in the same community and the same home or condo for quite a while,” said Valladarez, director of London Bay’s renovation division. “A lot of them will go out and look for a new home but realize they love where they live. Of your professional experiences, which have had the most impact on your current role? First, working for Daniel Boulud in Manhattan. The ingredients we saw, the environment, and the professionalism molded me into the chef I am today, and helps me everyday to create a dining experience that is impactful. Secondly, assisting Christopher Kostow at the Naples Winter Wine Festival. Kostow is the Executive Chef at The Restaurant at Meadowood in Napa Valley. It was a surreal experience assisting a chef I’ve idolized. Describe a favorite in-home dining experience you’ve created? We’re very adaptable. We’ve cooked in some of the most amazing kitchens in Naples and Fort Myers, FL. And we leave the kitchen cleaner than it was, like it was our own. What’s the biggest misconception people have about in-home dining? They need to be involved. Once they relax, they realize how enjoyable it can be to socialize with friends and family. Where do you get your inspiration? My travels and other professionals. I’m also inspired by the farmers and the producers, the ingredients they provide.

How do you choose the type of cuisine for an event, is it customizable? Fully customizable. We look to take a client’s vision to the next level. But if they are unsure, we suggest cuisines or themes that have been successful in the past, or we can do something totally unique. What’s so special about food and wine pairings? The perfect food and wine pairing is best described as an explosion in your mouth. The perfect bliss and balance, where one isn’t overpowering the other, they’re complementing and creating a sensual experience. Do you have a favorite food? Cheese. In particular, a triple crème brie and a Saenkanter Gouda from Holland. Salty or sweet? Sweet. One of our most popular desserts is our honey lavender crème brulee with passion fruit Chantilly, basil crystals and salted almonds.
