Construction on the South Tower is underway, with well over half a billion in sales and topping out of the building anticipated this February. Situated within the 500-acre Saltleaf on Estero Bay

The phrase “time flies” often comes up when noticing how quickly seasons shift, watching kids grow up in a blink or feeling the holidays sneak up faster each year. Since the start of this project in 2022, it has become a familiar sentiment for the developers, owners and local community who have witnessed The Ritz-Carlton Residences, Estero Bay evolve at an impressive pace.
This quiet cove is transforming daily, bringing the vision of a coastal residential destination closer with each milestone. Let us rewind and reflect on what has been accomplished so far:
In March 2022, London Bay made headlines announcing Southwest Florida’s first Ritz-Carlton branded residences. This luxury waterfront development, featuring two 22-story towers and 224 residences, immediately garnered attention. Within just two weeks of launching, $150 million in sales were recorded, proving the demand for upscale living in Bonita Springs.

October marked a major milestone with the completion of a multi-day foundation pour for the property’s waterfront lagoon, the largest groundlevel pour in London Bay’s history.
Now, the focus has shifted to vertical progress. With the Coastal Construction team averaging one floor every ten days, the first tower is set to top off in early 2025, with the second tower breaking ground shortly after. This relentless drive is positioning The Ritz-Carlton Residences, Estero Bay for timely delivery to owners and bringing this coastal dream closer to reality.
HELLO, WATERFRONT OASIS
The most recent construction achievement for The Ritz-Carlton Residences, Estero Bay, is the completion of a weeklong foundation pour for its waterfront lagoon, a one-of-a-kind amenity unlike anything seen in surrounding condominiums and certainly a first for Bonita Springs. The pour involved 115 trucks, 1,460 tons of concrete and 152,304 pounds of rebar, marking one of the largest foundational efforts ever undertaken by London Bay.
Spanning a full acre, the crystal-clear lagoon will be the crown jewel of the property. Designed by Arquitectonica, the lagoon features fifteen pavilions that appear to float on water. Led by Principal Fernando Fort-Brescia, the lagoon was
inspired by his travels to Bali’s serene island escapes. This tranquil space aims to blend luxury and nature, bringing a resort-style experience right to residents’ doorsteps.
Upon completion, this outdoor oasis will serve as the owners’ backyard and will include three cascading pools, the lagoon, private cabanas, poolside service and more, all overlooking the neighboring waterfront of Saltleaf Marina.

The 18-hole championship course, The Preserve, spans 150 acres and measures 7,075 yards with a par of 72 and slope rating of 126. Raul Garnil, architecture design director, loves the clean-lined contemporary look that’s been prevalent the last few years. “It extends to both exterior and interior elevations, including built-in cabinets and kitchen design,” he explains.
Senior Interior Designer Melissa Allen favors classic design. “It never goes out of style,” she says, noting the annual High Point Market interior furnishings show continued to showcase classic reinterpreted in different ways. “Silhouettes reminiscent of the ’60s and ’70s have curvaceous shapes instead of straight lines and acute angles.”
On-trend wall paneling, one of Senior Design Director Michael Scott’s favorite architectural details,
can convey either sensibility. “Stained flat wood panels create the perfect contemporary look while stained raised wood panels and crown molding convey a traditional look.”

Senior Design Director Jennifer Stevens and Associate Designer Emily Behrndt favored the natural textures at last fall’s market, among them: marine-treated teak, walnut, bird’s eye, eucalyptus and straw.
“Natural materials such as wood, raffia and stone were contrasted with simple clean-lined, lighter-toned upholstery,” Stevens reflects.
“Modernized natural elements woven into or applied to furniture provide a fresher take with more of a transitional or mid-century modern feel versus traditional or coastal,” says Cassidy Claflin, project coordinator.
ALL IN THE DETAILS

“Homeowners also have the option to show off their professional appliances in custom color finishes or make them disappear behind matching cabinetry panels,” adds Scott.

For Stevens, the stately half-bath presents a prime opportunity for fun and drama such as bold patterns that wouldn’t necessarily be used elsewhere. “You can incorporate more expensive materials in a smaller footprint, and you get a lot of richness and detail with minimal impact on the budget,” she says.

“I’m loving the reemergence of color themes from decades past,” says Allen. “Shades of brown made a huge return in fashion as well as interiors, along with caramel, persimmon, terracotta and yellow. All the glorious warm wheat and autumn colors are back.”

Scaling down the two-story living room to a single floor gained extra space, without sacrificing natural light, to make way for an approximately 300-square-foot third-floor extension featuring a study, additional sleeping quarters and optimized views of the Gulf of Mexico. It also introduced a new pool, larger impact-resistant doors and windows, and indoor and outdoor entertainment spaces with a connection to the nearby beachfront. On the main floor, the removal of freestanding floorto-ceiling columns created a new entertainment lounge with a wet bar and shiplap-clad window banquette in the former dining room.

Located in charming Old Naples, one couple fell in love with the unique architectural style of their home and was looking to enhance the interiors to meet their lifestyle and personality, plus incorporate push-of-a-button conveniences.
Enlisting London Bay Renovation, the team targeted 90% of the 6,600-square-foot residence, expanding a ground-floor bedroom and bathroom to create the second master suite and redesigning additional bedrooms and bathrooms for visiting friends and guests. This significant milestone was celebrated with a ‘Coastal Extravaganza’ seafood affair, with meticulously curated stations offering interactive seafood experiences, featuring delicacies such as paella, crudo sashimi, a lavish caviar bar and oyster tastings, complemented by champagne pairings and live music. Saltleaf Golf Preserve Grand Opening
The grand opening of Saltleaf Golf Preserve was celebrated on January 11, 2024, unveiling the extraordinary vision of the newly inaugurated golf course, and setting the stage for an exceptional experience in the world of golf. London Bay Development Group, Troon, development partners and community leaders gathered at the Saltleaf Clubhouse for an exclusive ribbon-cutting ceremony to commemorate this momentous occasion. Special guests included Bonita Springs Mayor Rick Steinmeyer, Councilwomen Laura Carr and Jamie Bogacz, Councilmen Nigel Fullick and Jesse Pardon, Village of Estero Council member Jim Ward, Village of Estero Vice Mayor Joanne Ribble, among others.
Employee Food Trucks & Appreciation Day
London Bay hosted employee food truck days throughout the year to provide opportunities for team members across all departments to mingle and build camaraderie while supporting small, locally owned businesses.
London Bay Kayak Tour
Supporting a local kayaking outfitter during the off season, London Bay team members enjoyed a day on the water for time to bond outside of the office and experience the best of the great outdoors, expressing their deep gratitude and appreciation for the local communities where they live, work, play and build.

London Bay and Romanza team members enjoyed a 9-hole short course at The Leaf, including a post golf social event at the newly renovated clubhouse.

Greater Estero Chamber Award Ceremony
The event was led by keynote speaker Mark Wilson, London Bay’s owner and CEO, who inspired attendees by sharing insights from his 30+ years in the builder/developer marketplace. Members of the company’s development team also participated in this year’s Greater Estero Chamber Award Ceremony. Additionally, Chris Smuts completed the “Leadership Estero” course this year to join an elite group of diverse business and community leaders who are chosen annually from dozens of applicants who want to have a positive impact in their community.
