Manager’s Report

– GM Horner & FM Zamora GM Horner & FM Zamora presented their monthly reports and updates. o GM Horner stated that there is not a work order report because a new computer has been ordered. o Past Due Condo Fees o (20) 16-30 days late ($3,829.00) o (12) 31-60 days late ($5,795.00) o (13) 61-90 days late ($10,018.00) o (05) 90 days late ($16,836.00) Past due condo fees last month totaled $52,983.68. The current past due condo fees total $36,478.00. Difference of $16,505.68. o Building Permit o 10 issued; 3 concrete, 1 deck, 1 storage shed, 1 vinyl siding, 2 awing, and 2 reroof with dumpster fee o Project o The pump has been replaced with new seals at the outdoor pool & hot tub. o The indoor pool is still under construction. o The sand has been replaced on the filters. o A lock has been installed on the small exercise room for security reasons. o Secretary Vasquez asked if the contractor could check everything completely so there are no issues later. GM Horner stated that the contractor is conducting a pressure check on each line. o o o wall. o o

New railings have been installed near the gazebo. Two A/Cs have been installed around the buildings. 100 feet has been installed on green 18 of the retaining New speed limit signs have been installed. Patch work has been completed on the parking lot.

o Director Ramirez asked if a quote has been received for the fence. FM Zamora stated that the topic is on the agenda and he will discuss it when it comes up. o Treasurer Steffensen asked FM Zamora about a new problem concerning the main drain. GM Horner stated that this is the issue they discussed the previous day. o President Chapa stated that during the break if anyone wants more information about the plumbing, they are able to see the crack on the pipe and the different sizes.

Jeanette started working for the Village Grill in September of 2011. She and her husband recently moved from Laguna Vista to Port Isabel to be closer to her work here. Never idle, she filled in for housekeeping and at the Pro Shop when the Grill closed for the spring season of 2012. She truly found her “niche” when the Poolside Grill opened up in June of 2012 and has continued to run it through this summer. Jeanette says she loves working at LIV. She enjoys the people she works with and especially likes the interaction with all of the residents. The Poolside grill will be closing after Labor Day but Jeanette still works a couple of days a week at the Pro Shop and in housekeeping. The indoor Village Grill has also been a big success this summer by serving menudo and barbacoa to the busy breakfast crowds on weekends.

OBITUARIES Jean Shortridge 75, passed away at her home Lot 791 on July 21, 2013. She and her husband, William Johnson, taught school in Dallas for many years until his death in 1978. She married Roger Shortridge and ran a successful business in Las Vegas until 2003 when they retired and moved to Port Isabel. Jean was proceeded in death by her first husband William Johnson and by her 2nd husband Roger in April of this year. She is survived by her daughter Kim Britt & grandchildren Jennifer, Cody and Tyler Britt of Dallas; her son Brent Johnson also of Dallas; two stepchildren Hadidjah Ellison and Jolynn Tidwell and brothers Richard Johnstone of Roseburg and Dr. Bruce Johnstone of Portland. Jean always had a smile on her face and a keen interest in everything and everyone she encountered. She will be truly missed by her many friends in LIV. James Walden Woodard 92 Lot 226, was born March 12, 1921 and passed away on August 1, 2013. He moved to LIV from Austin,Texas approximately 30 years ago. James was an avid fisherman and won TIFT In 1995 with a 10.5lb. tagged redfish 31” long. He loved teaching children how to fish. Betty says James’s priorities were 1,2,3 – fishing. He is survived by wife Elizabeth (Betty), seven sons and 1 daughter. You will find Betty enjoying life in Flippen Arkansas with her sister. Aaron moved to LIV and was an avid hunter and fisherman. Those around him loved to listen to his adventurous stories, while barbecuing and tailgating at UT games.

Owner notified to remove vehicle and trailer. 07/03 Lot 590 Renter reported A/C not working. Maintenance notified. 07/05 Lot 259 Security found water leak while on patrol. Maintenance notified. 07/05 Lot 477 Owner notified security that a person was soliciting at Lot 191. Sheriff called and person was confirmed to be with the Coast Guard and was giving out decals for boating safety. 07/05 Lot 457 Owner was notified of children continuing to brake the rules at the pool and they had to leave the pool area. 07/05 Security Golf Cart # 2 was missing keys. Keys found next day at Golf Cart # 1. 07/06 Lot 618 Security called about water leak. Renter stated BBQ Grill had fallen and broke the top of the water hose. 07/06 Lot 842 Boat trailer parked without owner’s permission. Renter from Lot 843 removed trailer from village. 07/06 Lot 170 Renter called security regarding a woman at her door from Lot 176 who was confused. Constable called and assisted the woman to Lot 176. Domestic dispute report filed. 07/08 Lot 513 Security on patrol at outdoor pool found the renters cooking on the Gazebo Grill. They were told they could not use the grill and the equipment was removed. 07/12 Lot 315 Renter cut corner close at gate house and scraped concrete post with his boat trailer. Only damage was to reflector on trailer. 07/15 Lot 634 Security stopped kids twice and took them to the parents and reminded them of the rules for driving a golf cart. 07/16 Gate House - Driver tried to enter village without a pass. When told he needed to go to the office to get one, he got mad and just drove in. Management was notified. 07/16 Lot 637 Security told renters that they had to move their ATV off the grass and that they could not drive them in the village as their children had been doing. 07/21 Lot 791 Constable called as owner had passed away at home. 07/26 Lot 693 Broken water line reported to security. Maintenance notified.

ONE FOR THE DITCH? Wrapping up the Summer Fun Everything must come to an end and sadly so shall the summer fun. But….not so fast!! The kids continue to enjoy Friday night movies at the Pro Shop. A few of us were “wowed” when Leroy and Ivonne Barrera cranked it up for the first time Saturday afternoon to test it at the Poolside Grill. A large, fun loving, crowd gathered the following Saturday evening when Bob & Patty Champion got the new equipment rocking and rolling with fun family style Karaoke by the pool. Have you ever heard the phrase “One for the Ditch”? Well, neither had I until I met our friend Chris Hatzold. Chris hates when a good time is coming to an end…… and can be heard saying to whoever will listen. Come on you guys…..how about we just have “One more For the Ditch?” and thus the last dance of the summer season gets off to a great start! Again our resident DJ, “Cool Raul” Moreno knew exactly what tunes to spin to get the families up and in a dancing mood The Summer D & E have been successful in raising $850 this summer as a donation toward our Employee Christmas Bonuses and over $1000 used to purchase the new popcorn machine and Karaoke equipment.

7 REGULAR BOARD MEETING June 26,2013 Approval of May 22, 2013 Board of Directors Meeting Minutes o Director McBride made a motion to accept the minutes. VP Pelletier seconded the motion. All in favor. Motion passed. Financial Committee – Secretary Vasquez & Treasurer Steffensen Treasurer Steffensen stated that the committee has not met. She asked for two volunteers that have not been on the committee before. Dr. Wilma Smetter, owner of lot 31, and Reta Priest, owner of lot 229, volunteered to be on the committee Retired Earnings – Treasurer Steffensen Treasurer Steffensen stated that at the end of 2012, there was a revenue excess of $171,869. Approximately $17,161 was allocated for the pool repairs leaving a remainder of $154,708. Treasurer Steffensen stated that an infrastructure reserve fund account was set up at IBC Bank in the amount of $31,000 from the remainder of the 2012 major improvement fund The purpose of the account is to help offset the assessment on the owners for the roads and canals work . Treasurer Steffensen made a motion to move the remaining excess revenue in the general ledge account 361 into the infrastructure reserve fund account at IBC Bank in the amount of $154,708.59. AT Guerra seconded the motion An open discussion took place. Secretary Vasquez stated that he wanted to go record stating that President Chapa is out of order because this topic is on the agenda as a discussion item not a discussion and action item. The open discussion continued. All in favor. Motion Passed.

AS Gunderson amended her motion to fill the vacant position in two months. Director McBride seconded the amendment. An open discussion took place. Roll Call vote: Director Ramirez-no, AS Gunderson-yes, Director McBride-yes, VP Pelletier-no, Treasurer Steffensen-no, AT Guerra-no, and Secretary Vasquez-no. Motion did not pass. Close Rental Office – AS Gunderson Treasurer Steffensen presented figures about the rental office. AS Gunderson made a motion to leave the rental office as is. AT Guerra seconded the motion. President Chapa stated that AS Gunderson would be the head of the committee. Update on dredging o GM Horner gave an update on the dredging. AT Guerra made a motion to approve Bel Air. Director Ramirez seconded the motion. An open discussion took place. All in favor. Motion Passed. President Chapa called for recess at 11:31 a.m. for executive session to begin. Executive session The board meeting resumed at 11:45 a.m. after executive session. Secretary Vasquez made a motion to have Mr. Garcia work directly with the Cowen case as the lead attorney and he will cc Ramona. Mr. Garcia will inform the board of the progress of the case; he will also draft a letter for the owners of LIV pertaining to the Cowen case and how to proceed if summoned.
