This walkable mixed-use urban village is being completed on a 24-acre site on Houston’s Allen Parkway in close proximity to downtown Houston. Phase I includes 740 residential units, 230,000 SF of retail and restaurant uses, and 160,000 SF of office space. Phase II of the project will offer 1,000 more residential units that include three condominium towers and an additional 100,000 SF of retail space. The master plan encompasses a four-block site designed as a pedestrian-oriented environment with mixed-use amenities such as shops, cafes, and restaurants located on tree-lined streets. Street-level storefronts offer easy accessibility to shopping, dining, and entertainment with open spaces conveniently located throughout the 24-acre site. Buildings have been designed with traditional materials and architectural elements to provide a memorable identity to this urban mixed-use destination. Regent Square will qualify for LEED Neighborhood Development certification - a rating system integrating principles of smart growth, new urbanism, and green building into a national standard for neighborhood design.

This award-winning 43-story high-rise condominium is a residential tower with 249 units above a podium comprising 10,000 SF ground-level commercial /. retail space wrapping the parking garage. Designed as a ‘Point Tower’, it was the first of its kind in Austin. Amenities include a fitness center, private guest quarters, private dining rooms on the fifth floor, a swimming pool, patio and lounge for the convenience of the residents. Spring Condominiums follows the City of Austin’s adopted downtown design guidelines and the street frontage follows Austin’s Great Streets design standards.

Fort Worth, Texas Situated on 15.5 acres, this 1.1-million SF urban village is located in Fort Worth’s Cultural District, which includes the Modern and Kimbell Art Museums along with the Amon G. Carter Museum and Will Rogers Auditorium West 7th consists of 345 residential units, 345,000 SF of retail, and 200,000 SF of spec office. Movie Tavern Partners of Dallas anchors the retail component with seven screens on three levels for first-run and art films and a restaurant-bar combo with a balcony on the top floor. Above retail is a 120,000 SF office space, an LA Fitness, and a Lucky Strike Bowling Alley. The firm has a major stake in the area as a whole and our presence has played a vital role in the area’s development.

Ella Lofts San Marcos, Texas

The 228,000 GSF project is a mixed-use student housing development within walking distance of Texas State University. On lower levels, there is restaurant space with an outdoor patio and other amenities such as study labs, a tanning room, a central courtyard offering an infinity-edge pool, sundeck, and putting greens, a clubhouse lounge with bar and game area. On the project’s four residential levels there are 75 apartments in a variety of configurations varying from 1 to 4 bedrooms. For its tenants, the property offers a secure parking garage, on-site tenant storage and bicycle storage. Energy-efficient and sustainable design features for irrigation and bio-retention were incorporated in efforts to reduce pollution of nearby Sessom Creek. 12

Campus Housing Various campuses

These mixed-use prototypical housing units have been developed for use at college and university sites throughout the U.S. Upper levels are residential with retail and parking on the propoerty’s ground level. The one, two and three bedroom unit designs are flexible so as to accommodate a wide variety of site utilizations, building footprints, and massing studies at different sites, unit mixes, and analysis of parking arrangements. Parking is integrated into the first level of the facility. Conceptual and schematic design is completed for four sites to date: Austin, Texas (University of Texas); Columbia, South Carolina (University of South Carolina); College Station, Texas (Texas A&M University); and Lexington, Kentucky (University of Kentucky).

Designed to be a model for mixed-use in the Orlando area, Thornton Park Central has been hailed nationally as a prominent example of ‘new urbanism.’ Playing to this exciting design ethic, the mid-rise, mixed-use development builds from the urban streetscape experience on up, bringing a lively mix of retail, entertainment, residential, office, and parking elements together into a cohesive, dynamic urban village core.

Chisholm Creek Oklahoma City, Oklahoma

Chisholm Creek, Oklahoma’s first walk-able mixed-use development, will be nestled in the growth corridor of Northeast Oklahoma City. From eclectic dining and top-shelf shopping to world-class hotels and contemporary business and residential, this green urbanist development will be the crown jewel in one of the nation’s hottest cities. Chisholm Creek has something for everyone. Visitors and residents can expect a wide variety of entertainment options. Enjoy live music, hit a bucket of balls at Topgolf, walk over to the food truck park or watch a game at a pub. Lantana Masterplanned Community Denton County, Texas

Lantana is a 1,750-acre masterplanned community of approximately 4,000 single-family residences, an 18-hole golf course and club house, various community amenity facilities, three school sites, and 40 acres of support retail and commercial property. The comprehensive plan for Lantana comprises six integrated master plans including land use, transportation, water, wastewater, drainage, and economics. Each plan works in concert with the others to provide a diverse community where residents can live, work, shop, and play. With more than 200 acres of nature preserve including lakes, wetlands, and creeks, the community combines a diversity of commercial and recreational areas. The firm has primary responsibility for the layout and civil design of all infrastructure to support the proposed master plan of the Lantana project and is providing full-time construction supervision services.

Stonebridge Ranch McKinney, Texas

Stonebridge Ranch, one of the most prestigious real estate developments in the state, covers 6,230 acres in McKinney, Texas. Huitt-Zollars provided overall project management, from master planning to construction management/inspection for this community which features a village center, commercial and business parks, single and multifamily residences, and educational facilities. Extensive land/streetscaping and park facilities have been established, thereby creating a desirable urban environment. Detailed planning and analysis efforts were required for water and sewer maps, transportation plans, a storm water management plan, land permitting, and FEMA mapping. Infrastructure design and development consisted of roadways, storm sewers, water mains, sanitary sewers, recreational lakes, championship golf courses with underground irrigation sources and systems, clubhouses, swim and tennis clubs, and a sandy bottom beach area. Huitt-Zollars was integral in the preparation of zoning documents for Stonebridge Ranch, the largest zoning case in the history of Texas. Additional services included establishing ordinance and public funding policies, and overseeing the implementation of such policies.
