The Living Place Studio
Since it opened in the 1930s, Rice Village has grown to a 16-block shopping, dining and entertainment district attracting nearby neighborhood residents, Rice University students and faculty and Texas Medical Center workers. Sonoma’s developer envisioned a true urban village of living, retail and work spaces that would capitalize on the existing pedestrian-friendly environment of Rice Village.

raised by the head of Houston’s planning department as an excellent prototype for urban living, Sonoma totals 213 residential units, 54,000 sf of retail, 31,000 sf of office space, four restaurants, an urban grocer and parking for 989 cars.

Phase 1 is a rectangular building covering an entire block. Residential units on levels five through seven are double-loaded, located on the perimeter and overlooking the garden level. A garden level atop the parking area contains a resort-style pool, landscaped courtyard and bow-shaped fitness center. Parking will be available in the building interior and below grade and surrounded by retail and office space on the first two levels and condominiums on levels three and four. Phase 2 is linked to the first phase by a brick-paved pedestrian plaza for café dining, weekend farmers markets and other activities typical of a village square atmosphere and comprises two narrow rectangular seven-story buildings with retail and office space at grade and residential units above.

REDEVELOPMENT The Work Place Studio Commercial Renovation
A Golden Opportunity In 2005, Thomas Properties Group (“TPG”) entered the Houston market with their acquisition of the majority of the Equity Office Properties’ Houston portfolio. Brookhollow Central I is one of the properties, and with the relocation of its major tenant, TPG faced an opportunity to redevelop this 11-story, 210,000 sf office building. Following an exhaustive evaluation, upgrades will include architectural components such as new glass, entrance portals, lobby finishes, garage-building connector, typical floor restrooms and corridors, elevator lobbies, elevators and mechanical systems. Landscaping, environmental graphics, and the garage will also be upgraded.
